- "Overall i was happy with this unit. It was perfect for a solo travel to the area. It honestly feels a little cramped for more than two. Two might even be pushing it a little. Some of the pictures and directioon the listing are outdated: 1. There isn’t a keurig but a regular coffee pot. I prefer a coffee pot but I’m glad i decided to wait to buy groceries until i saw the unit because looking at the virtual tour, i would have bought keurig pods (which i don’t use at home and would have been a waste). 2. The driving instructions that are sent were helpful but i had to have them up while driving. The instructions indicate that you can’t go up the hill to the check in which is no longer the case. There were no “do not enter” signs as indicated in the instructions and this way is much easier and quicker to get to the unit. 3.The check in process i think is the worst part. The instructions indicated a lock box outside the building. This lock box is there and the code worked but there was nothing there. I stood outside for about ten minutes trying to figure out what i was missing. I finally just went up to the until (third floor) and there was a keypad on the door to the specific unit. I was able to bypass the lock box completely. This needs to be revised for future visitors. Overall, and despite the above, i did like this location and would stay again. No AC is unfortunate but thankfully they do provide a couple fans."

Two bedroom, 1.5 bathroom apartment unit very close to Lake Tahoe boat launch, bike trails or cross country ski area. Paved bike pass starts just across the street. Lake Tahoe Skylandia Beach, boat launch and dog beach are 3 minutes drive. Unit has upper deck and lower deck with BBQ and patio furniture. Unit has its own fully enclosed fenced backyard and is pet friendly. Ski lease is available starting January 4, 2025 for 4 months at $3700/month.

You have access to your entire private Cabin. No areas are "shared". Relax and enjoy your vacation in a very private and peaceful location.

**Please note that this listing is a studio. The space is intimate and cozy--ideal for a maximum of 2 adults and 2 young children. Although it could technically accommodate 4 adults, or 2 adults and 3 children, it would be a bit cramped and is not recommended by the hosts.

This warm and charming private studio features a full kitchen, full bathroom and studio living room. The queen size murphy bed easily lifts to provide ample living space when not in use. Per Placer County Short term rental laws, quiet hours are from 9pm to 8am, and no street parking is permitted at any time, including boats and trailers. We recommend purchasing 3rd party trip insurance if you have concerns about canceling your reservation. We require Vacation Rental Accidental Damage Insurance for your reservation. This costs an additional $55. If you want to satisfy our Accidental Damage Insurance requirement another way, you can reach out to us and opt in for a refundable security deposit of $3,000.
Cancellation Policy / Cancellation fee: If cancellation is made more than 60 days of arrival, a cancellation fee of $100 plus the 4% booking fee will be applied.

The Space:
Situated just minutes away from the entertainment of Tahoe City and within walking distance to beaches, this fully equipped studio will have everything you need for your Tahoe getaway. Located above the detached garage, the studio features a cozy and inviting layout providing everything you need for a comfortable stay. You will be impressed by the beautiful and modern interior and the abundance of natural light that fill the space from the large windows. The entire studio boasts beautiful woodwork including exposed wood beams and wood cabinetry that warms up the space and adds a special charm to the studio. Feel right at studio at this stylish retreat!
When you arrive in the studio you will first come to the entryway that includes coat hooks and space to store your outdoor gear keeping it clutter free. Directly off the entryway is the open layout featuring the kitchen/dining/living room and bedroom. Step into the fully equipped kitchen where you will find a full range of appliances and all the basic cookware the chef in your group needs to prepare a delicious meal. Next to the kitchen you will find a table with seating for 4 making it easy to bring fresh dishes straight from the oven to the table. The open layout of the studio seamless flows from the kitchen into the living room and bedroom area. In the living room/bedroom you will find a stylish blue couch located at the foot of the bed with a lovely wood coffee table in front of it. A mounted 42” smart TV is located on the wall across from the couch and bed with a tall dresser underneath. From this space you can step out the french patio doors and onto the step-out balcony where you can take in the fresh mountain air and enjoy the beautiful nature surrounding the studio.
When you are ready to tuck in for the night you will find a comfortable king-size bed to tuck into with nightstands on either side. And in the winter you are only 15 minutes from Palisades Tahoes and 12 minutes from Homewood Ski Resorts. Looking for a little less outdoor activity on your vacation? The home is a short 3-minute drive to Tahoe City where you will find great shopping, a small movie theater, outdoor concerts, a farmer’s market, grocery stores, and a wide variety of bars and restaurants.
Getting Around:
Situated just outside of Tahoe City this studio is centrally located off HWY 28 making it easy to quickly get around the area. There are several public transportation TART stops that can be reached by walking from the studio, however, please note the walk would be along a busy main road with a high volume of traffic. For those that plan on utilizing public transportation, a 10-minute walk will take you to a TART stop at Hwy 28 at Tahoe City Inn connecting you to all of Tahoe’s recreation through public transportation. The central location off of HWY 28 provides quick access to the beautiful surrounding areas for those with a rental vehicle. Jump in the car and explore all over North Tahoe, Tahoe City is just a 3-minute drive away, the beautiful Common’s Beach is just a 2-minute drive, or head North to Kings Beach which can be reached in 16 minutes, and Truckee is a 24-minute drive. In the winter time enjoy being only 15 minutes from the Olympic Valley Ski Resort and 22 minutes from NorthStar Ski Resort.

Guest Access
There are two flights of stairs to access the unit.
All condominium units in this entire resort-style complex are individually and privately owned. The site was designed to function as private vacation homes and rentals.
All onsite amenities, such as the pool, hot tub, sauna, basketball, and tennis courts are for the free use of the individual homeowners and guests, such as yourself. Several businesses also operate onsite offering fun pay-for use activities. Owners and guests enjoy discounts for the zip-line course, day spa and massage, sledding, ski hill and rentals, restaurant and bar. Prices and discounts do change, so inquire about that when contacting the proprietor.
A key fob is utilized to enter the building when locked (after 11 PM). A half flight of stairs access an interior hallway leading to all units on that floor.
Interaction with Guests
We utilize a self check in and check out system. Please reach out to me via the messaging app during your stay for questions related to your stay. Kim, Jason, and our assistant take turns responding to messages so the messaging app is the best way to reach the person on duty. The phone would only reach one of us--who might be taking a break by raising our two young children. Use the listed phone number only for absolute emergencies in the middle of the night. In such a case, call twice to move past the "do not disturb settings" nighttime setting on the phone.
DO NOT GO TO THE “FRONT DESK”
Do not go to the "Front Desk" with questions regarding your stay. Sometimes guests notice signs for “reception”, “guest check-in”, or a “front desk” and think this is a hotel. This desk and office area is a private management company that manages vacation rentals for about 30 of the 140 Granlibakken homeowners as well as a conference center and restaurant/bar. Like the majority of owners, we do not utilize their services.
The front desk can only assist you with questions about various third-party onsite amenities such as skiing, sledding, and the restaurant. They also open, close, and maintain the recreation facility for the home owners association.
Other Details to Note
A quick note about “housekeeping” and what distinguishes this private condo from a hotel.
As private condo owners, and not a hotel, we do not have housekeeping. We utilize a third-party cleaner to prepare the condo for your arrival, but not during your stay, the same as a typical Airbnb listing. We provide typical vacation rental sundries, linens, and supplies as a starter-kit adequate for typical use for your party. However, guests using more than typical amounts will need to procure more on their own. Contact us if you would like our cleaner to procure more for you, and they may be willing to do so for a service fee for their time and cost. Any cleaners you may see on property may either be the onsite vacation management company (that we do not utilize) or the cleaners hired by the numerous condo owners for their own vacation rentals.

Our cancellation policy is firm and highly suggest travel insurance. As you start planning your trip, we ask that you purchase trip insurance. Traveling to the Sierra mountains at any time of year has inherent risks and uncertainty, such as Covid, snow, air quality, fires, road conditions or personal health, or some other reason. As such, we expect our guests to mitigate these risks by purchasing trip insurance (in particular, "cancel for any reason" insurance). Airbnb now offers this insurance.
Due to health and safety issues, we do not allow houses to go over the indicated maximum occupancy. No smoking. Must state legally...Any violation of this will lead to loss of deposit and loss of rental monies as we will have to ask you to leave immediately. Placer County has strict rules regarding over-occupancy of short-term rental homes as well as large fines. There is a $1000 fine per over occupant if this occurs. We do not split up Friday and Saturday nights when staying less than a week. We ask you to follow all the easy rules in a white binder. Do not leave food in cars. We do not allow more than 1 car without prior authorization. Please help the environment and traffic so everyone can enjoy this beautiful area for years to come. We are very firm on one dog policy. Your pooch must be crated or go with you when you leave this house. No dogs on furniture. As stated this home is in a triplex and barking cannot be tolerated. Trash must be properly disposed of within metal bear bin alongside driveway. Do not leave any food or beverages in your vehicle as bears will not hesitate to help themselves to your goodies and can cause significant vehicle damage.
Home must be properly secured (doors locked, windows closed / locked, and bear mats activated) whenever not present in the home.
The driveway is on a seasonal plow service, whereas they come once per day when it snows more than 5 inches. They generally follow the road plows and will first clear the berms at the end of the driveway. You’ll need to move your cars so that the plows can access and clear the driveway (which takes less than 5 minutes once cars are out of the way).
There are a few steps that lead up to the covered front entry door. We do our best to ensure reasonable access to the property, but depending on the timing of your arrival (if during or immediately following a storm), the stairs may need to be shoveled. There are shovels located onsite that can be used by guests, but we recommend that you travel with a shovel during winter conditions.
WINTER ADVISORY: By reserving this house during the winter months (November - April), you acknowledge that you will be traveling into the mountains and that winter storms are common and often unpredictable. The dates that you are choosing to reserve are being held for your group and are therefore unavailable for other groups to reserve. In all cases, our cancellation policy will prevail. There will be no consideration afforded for difficult travel due to winter weather condition. We strongly advise that you pay attention to incoming storms and / or changes in weather patterns in order to help avoid travel delays or disruptions. As such, it is possible that you may encounter spiders, ants, field mice, etc. at properties throughout the area. We had massive snowstorm, so some issues with power going out and lots of outdoor parking/path shoveling - but that’s a hazard of a giant storm over the rental itself. This place is ideal for sm fam or sm group (like a girls wkend) where you’re looking for a nice crash pad w views, vs a place to spread out and hang."

We had zero issues with the property, but our host was very responsive & helpful, so if we had, I know anything would’ve been remedied immediately. It was awesome that there is a big dog crate for our little pup as well! The kitchen (and whole house in general) was well-stocked! We very much enjoyed our stay & time in Tahoe City!"

By proceeding with the reservation and entering the property, Guest(s) and all other persons material to the reservation acknowledge and accept the following Rules & Policies, without exception.
01. Check-In / Check-Out Policy
Whenever possible, we will be happy to accommodate early check-in and late check-out requests, within reason. In June, July, August, and during Holidays, this may not always be possible, but please do ask. Unauthorized late check-outs will result in a Schedule Interruption Fee of $150 per hour. The cleaning services cleaning team may not enter the property following check-out, with or without your permission, until all guests and all belongings have vacated the property.
02. Maximum Occupancy
The total number of Guests MAY NOT EXCEED FOUR (4) ADULTS AND TWO (2) CHILDREN, FOR A MAXIMUM TOTAL OF SIX (6) PERSONS OF ANY AGE AT ANY TIME. Occupancy limitations are governed by City and County ordinances, as well as Fire Department regulations. Violations of this policy place the Property Owner’s Short Term Rental Permit at risk. Should the maximum occupancy exceed the limitations at any time during your stay, an immediate $1,500 per additional person County Ordinance Penalty Fee will be assessed, your reservation will be immediately terminated, and you will forfeit all fees paid.
03. Pet Policy
THIS PROPERTY IS EXEMPT FROM PERMITTING ANY ANIMAL OTHER THAN NO MORE THAN ONE (1) DOGS. Cats, birds, etc irrespective of their class as a service or support animal are prohibited due to property owner’s severe allergies. The appropriate exemption documentation is on file with the applicable booking platform.
****** Your dog must be crated if left in the house alone for more than 10 minutes. Guests are responsible for providing the dog crate for this purpose.
****** Barking, howling, crying, and/or other prolonged noise is prohibited at all times and specifically while the dog is left in the house alone.
This neighborhood and the Tahoe Community in general, are VERY sensitive to pet owners who do not pick up their pets’ waste or “leave the baggie to be picked up on the way back”. It is against the ordinances of Placer, Nevada, El Dorado, and Washoe County to leave pet waste anywhere (even in the forest). Due to the sanitary nature of our cleaning service’s responsibilities, an additional $125 pet waste removal fee will be charged if a pet waste complaint is received regarding your stay or if pet waste is found anywhere on the property.
04. Maximum Parking
This home allows parking for a maximum of two (2) vehicles at any time, without prior authorization. All vehicles MUST have a parking pass displayed at all times. The parking passes will be inside the home when you check in. There is a $100 replacement fee, per parking pass, if the parking passes are not left in the home upon checkout. Street parking is not available in this neighborhood and additionally may not be permitted by local laws. Guest(s) accept full responsibility for vehicle damage, theft, fines, or loss while on or off the property.
05. No Smoking
Smoking (including vaping) is not allowed anywhere on the property—inside or out. Should a violation of this policy occur, an immediate $500 remediation fee will be assessed, your reservation will be immediately terminated, and you will forfeit all fees paid.
06. Quiet Hours
Quiet hours are between 9 PM and 8 AM. Quiet is defined as the absence of voices, music, and other noises anywhere outside of the residence. The County Ordinance Enforcement Officers and the neighboring community are extremely sensitive to the strict enforcement of this policy. Response to a noise violation report may result in a $1,500 County Ordinance Violation Fee. In addition, should a violation of this policy occur, your reservation will be immediately terminated, and you will forfeit all fees paid.
07. Trash & Recycling
This is bear country. We love and respect them, and everyone must accept responsibility for keeping them alive and the property damage-free. The Lake Tahoe Community is highly sensitive about the responsible disposal of trash and any type of wildlife attractant(s). Local residents routinely report violators to the local Sheriff’s Department, without warning. Bears that enter a residence, garage, or vehicle are subject to euthanasia by the Department of Fish & Game. Please know that it is against State Law to leave any type of trash or wildlife attractant unattended. Therefore, all trash and recycling must always be securely placed inside the locked metal container (dumpster). Overflow garbage and recycling must be taken off-site by the Guests and never left in a garage, vehicle, near a door or window, or any other unsecured outdoor location. Guests assume financial responsibility for all violations of the law. Local and State fines for improper storage and/or disposal range between $1,500 and $5,000 per occurrence. In addition, should a violation of this policy occur, your reservation will be immediately terminated, you will forfeit all fees paid, and the Property Owners will be entitled to reimbursement by the Guests for loss of revenue due to revocation of their Short Term Rental Permit.
08. Housekeeping and Check Out Practices
Your cleaning fees cover a standard level of service, including floors and surfaces, linen changes, and laundry processing. Unlike a hotel, this is a personal residence, and as such, the cleaning fee does not accommodate excessive or unanticipated services not typically required for a residential stay. Thank you for caring for this property as if it were your own.
After you check out of the property, there may be a period of time before the cleaning service arrives. Our bears are very motivated by homes with accessible food and trash smells (even when the doors and windows are closed), so we kindly ask that Guests please:
(1) Return all indoor and outdoor furniture to their original locations/positions.
(2) Leave used beds unmade (no bedding on the floor, please).
(3) Collect all dirty towels and place them near the washing machine - we always love it when guests start the first load when they leave, but it is not required.
(4) Load the dishwasher with any remaining dirty dishes and start the wash cycle.
(5) Secure all remaining trash in the bear box at the end of the driveway, ensuring the door(s) is/are firmly closed and locked.
(6) Close and lock all windows and exterior doors; close all blinds and curtains.
(7) Return Amenties Passes. Replacement charges range up to $200 for missing passes.
We don’t want to put any undue pressure on Guests to do our job. We hope you understand because when a bear breaks into a home, they are not eligible for a “second chance” or relocation option (not to mention the damage to the property).
09. No Guarantee of Services
Our WiFi and electricity are reliable. Although rare, unpredictable conditions may cause occasional outages (this is the Sierra Mountains). Likewise, indoor and outdoor amenities that are listed in this posting and depicted in the photos are subject to seasonal, operational, and/or functional availability. Interruptions or lack of availability of any of these services and/or amenities do not alter the terms of the Rental Agreement.
10. Security Cameras
As a function of our bear and snow awareness practices, your safety, and the security of the property, exterior-only motion-activated security cameras may monitor the front door, driveway, side yards, and other common areas. Tampering with or disabling cameras is strictly prohibited and will result in immediate termination of your reservation and forfeiture of all fees paid.
11. Property & Property Use
This property is for residential vacation use only. Events, commercial activities, subletting, or transferring your reservation to another party are not permitted. In the unlikely event of eviction or other actions required to enforce the Rental Agreement Rules & Policies, an hourly administrative fee of $35 per hour will be charged to the Guests.
12. Reservations
For weekend stays, all Friday night reservations must include the following Saturday night. Reservations that exceed twenty-nine (29) days cannot be approved prior to (1) submission of a State Applicable Residential Lease Application, to include but not be limited to written proof of income and performance of a credit check to confirm a credit score of 720 or higher, and (2) execution of a State Applicable Residential Lease Agreement. Payment for the cost(s) of completing any of these requirements shall be made by the applicant(s), upon demand. Note that security deposits and other upfront fees may apply.
13. Cancellation Policy
Our cancellation policy is STRICT. A maximum refund of 50% is available for cancellations made at least sixty (60) days in advance. An additional 4% of your total reservation may be deducted from any eligible refund to cover the costs of non-refundable credit card fees charged by the platform.
14. Accidental Damage Protection
We need Guests to report any damage so that we can ensure the property is maintained in a safe and rentable manner. To encourage Guests to report damage when it occurs, a non-refundable accidental damage protection plan, issued by Safely, has been included in the price of your reservation. Under this plan, you will not be held responsible for paying for accidental damage or loss to the rental property resulting from you or others in your party, for up to $3,000.

When you arrive in the studio you will first come to the entryway that includes coat hooks and space to store your outdoor gear keeping it clutter free. Directly off the entryway is the open layout featuring the kitchen/dining/living room and bedroom. Step into the fully equipped kitchen where you will find a full range of appliances and all the basic cookware the chef in your group needs to prepare a delicious meal. Next to the kitchen you will find a table with seating for 4 making it easy to bring fresh dishes straight from the oven to the table. The open layout of the studio seamless flows from the kitchen into the living room and bedroom area. In the living room/bedroom you will find a stylish blue couch located at the foot of the bed with a lovely wood coffee table in front of it. A mounted 42” smart TV is located on the wall across from the couch and bed with a tall dresser underneath. From this space you can step out the french patio doors and onto the step-out balcony where you can take in the fresh mountain air and enjoy the beautiful nature surrounding the studio.
When you are ready to tuck in for the night you will find a comfortable king-size bed to tuck into with nightstands on either side. From bed you can enjoy the view out the large windows, or curl up for a movie night from the mounted TV. A tall dresser is located underneath the TV providing additional storage space in the room. Conveniently tucked just off the living room/bedroom is the studio’s full bathroom that boasts a modern style with a slate countertop single-sink vanity that includes under the sink storage space, and a gray tiled shower with a glass door.
For those traveling in bigger groups the studio includes a queen-bed and a twin-bed for additional sleeping accommodations.

Family friendly 3B/2.5Ba condo with two seasonal heated pools and year-round hot tub and sauna access 40 steps from the back porch. Walk to Lake Tahoe in ten minutes or less! Centrally located for easy access to Northstar, Palisades Alpine, and numerous hiking, biking, climbing, and kayaking opportunities. Your Lake Tahoe adventure begins here! *Air Conditioning* is provided for upstairs bedrooms during summer season as the summers have slowly gotten warmer in the Lake Tahoe area.
The space
Walk into a cozy living room with two comfortable recliners as well as a fireplace for added warmth and ambiance. There is a bookshelf with some games for entertaining if desired.
The dining room has a large table for all 8 guests to comfortably fit. A Keekaroo high chair is provided for families with younger children as needed. Additionally, there are kid friendly cups and plates/bowls for your convenience. The kitchen is well stocked with everything needed to make a full Thanksgiving meal. Additionally, there is a pass through kitchen with a few bar stools which make snacking and hanging out a breeze.
A small table is provided outside for al fresca dining. There is also a bbq perfect for spring, summer, and fall evening grilling. Winter time, the bbq may not be accessible depending on the snowfall. This backyard patio is very close to the community pool/hot tubs, as we are located in the inner ring of the complex.
There are three bedrooms upstairs. The master bedroom has a king bed and an en suite bathroom. The second bedroom has a queen bed and the third bedroom has two twin over twin bunk beds. There is an additional full bathroom upstairs with a shower/tub combo. **A/C** - via stand alone units are placed in each bedroom during the summer to make sleeping more comfortable.
Wireless chargers, USB-C, and iPhone previous generation chargers are conveniently place throughout the property for your convenience. We hope you and your guests find everything needed to feel comfortable at our Lake Tahoe getaway.
Guest access
The guests will have access to the whole condo. Of note, the seasonal pools, year round hot tub, and wet sauna are community amenities which our guests are welcome to enjoy. The guests will also have access to the community pickleball courts and tennis courts. Lastly, the condo is a very short walk to the lake (10 minutes or less), making access very easy.
Guests will be able to let themselves in with a smartlock. The code is provided approximately 48 hours prior to check in.
Other things to note
There is a strict no smoking anywhere on property policy. This includes insides the condo, in front of the condo and on the patio. There is a $500 fine for clean up for smoke.
Additionally, unfortunately we can not welcome pets. The HOA prohibits pets in the short term rentals.
Permanent residents do have pets on property. This is a complex rule, not ours. Again, there is a $500 fine for extra deep cleaning for pets.
We do not give refunds for circumstances beyond our control, including but not limited to: broken amenities from prior guests, power outages (as these do occasionally happen especially during severe storms), and community resource maintenance/closures. We will do what is possible to fix broken amenities in a timely manner but know that the turn around times in Lake Tahoe area are much slower than major cities.

BEDROOMS & BATHROOMS
• 3 Bedrooms, 2.5 Bathrooms: Spacious and comfortable accommodations. This condo has a maximum of 7 adults (please read room descriptions below). The ideal occupancy is 4 adults, 3 kids. Additional kids 12 & under are welcome but please provide your own bedding (there is one air mattress).
• The bedrooms are all located upstairs.
• Primary Bedroom: Has a king bed with ski-themed Pottery Barn bedding and memory foam Coop pillows. The ensuite bathroom is spacious with a with walk-in shower. There is ample clothes storage in the dresser and also a walk-in closet with plenty of hangers and two robes for the hot tub.
• Second Bedroom: Offers a queen bed with mountain-themed Pottery Barn bedding and flat screen smart TV. This bedroom also has plenty of storage in the dresser and lots of hangers in the closet. There is also a Graco pack-n-play with sheets in the closet. There is a shared bathroom in the hallway with walk-in shower.
• Bunk Room: This cozy kids haven has a single bed and a twin sized bunk bed with ladder and railing. The closet has ample clothes storage, kid-sized hangers, and lots of toys and games.
• Downstairs bathroom: No need to trek upstairs to use the bathroom when you've got sore legs from skiing, there is a half bathroom right next to the kitchen.
KITCHEN
• Fully Equipped Kitchen: Cook up your favorite meals in the open concept kitchen, stocked with all the necessary cooking gadgets. We provide an initial supply of coffee and filters, and a standard variety of spices and cooking oils.
DINING AREA
• Gather your friends and family for a home-cooked meal or take out. The dining table accommodates six, plus three more guests can sit on the counter stools.
LIVING ROOM
• Fireplace: The cozy living room features a wood burning fireplace, perfect for warming up after a day on the slopes or hiking. Don't forget to bring a couple logs or purchase nearby.
• Cozy up on the brand-new sectional couch and watch a movie on the large flat-screen smart TV. Log in to your favorite streaming services or browse the cable selections.
PATIO
• Private Deck: Relax and enjoy your morning coffee or evening cocktail on the private deck, offering beautiful views of the surrounding nature. The patio table seats six and is available Memorial Day-Labor Day. This is a seasonal amenity only and is covered with snow in the winter. Note that due to the natural forest environment, you may need to sweep the deck and dust patio furniture prior to use.
• BBQ: There is a brand-new Weber gas BBQ available for use during summer months only (Memorial Day-Labor Day). Charcoal BBQs and fire pits are strictly prohibited by Placer County. Note that the BBQ may be unavailable during Red Flag conditions as determined by the fire district.
LAUNDRY etc
• There is a washer and dryer in the primary closet in case you need to do laundry during your stay. Detergent is provided.
• We provide an initial supply of toilet paper and a roll of paper towels. You will need to restock for longer stays or additional use.
STAY CONNECTED
• Streaming and video calls are not a problem with our free high-speed Wi-Fi.
• Get some work done at the dedicated workspace with monitor and docking station. We also have a camera so you can stay connected with your team. Don’t forget to bring your power cable.

• Pools & Spa: The family pool and adult pool are seasonal (Memorial Day to Labor Day). Unwind in the spa and/or sauna (open year round) after a day of outdoor adventures.
• Tennis & Pickleball Courts (Memorial Day to Labor Day): Whether you're a seasoned pro or just starting out, take advantage of the community tennis and pickleball courts. We have racquets and paddles for your use.
• Basketball Court and Playground (seasonal): Let the kids run around and get their extra energy out.
***HOUSE RULES***
Please read the following rules and notes carefully. By renting our place, you agree to abide by these rules. Please help keep our property in good condition and able to be used by future guests under the short term rental program. Don’t ruin it for others.
Violation of these policies may result in removal from property and/or fines. We have listed the fines for violating these policies *not to be harsh! * but to be in accordance with California bill AB 2022 passed on July 1, 2025.
• Maximum occupancy is 7 adults on the property at any time. If you are looking to host a party look to stay elsewhere. You will be removed from the property if this rule is broken.
• Pets: we do not allow animals under any circumstances due to our family’s allergies. You will be asked to leave and fined $300 cleaning fee.
• Smoking/Vaping/e-Cigarettes: Not allowed inside the condo and within 15 feet of the property. You will be fined $500 and will be removed from the property.
• Parties: Out of respect for our neighbors that live here full-time, we do not allow parties or gatherings. Quiet hours are from 9 pm-7 am. We do not allow portable speakers. Violation will result in removal from the property.
• Excessive Mess: any excessive messes will be charged $200+ for our cleaners to spend additional time restoring our property to good condition.
• Damages/Theft: any damages will be invoiced to you based on repair or replacement cost. Theft will not be tolerated and you will be charged for replacement cost and reported to Airbnb. We understand that accidents happen so please reach out if there are accidental damages or stains.
• Misplaced pool key will be charged $100 per our HOA.
• A/C: As is the case for most places in Tahoe, we do not have air conditioning. This is not an issue for most of the year, but for those rare hot days, each room has a ceiling fan.
• Check In: 4:00 PM / Check Out: 10:00 AM. Late checkout creates a hardship for our cleaners and you will be fined $100.
• Snow removal: our HOA provides snow removal service up to our front doorstep. On snowy days, please do not leave any cars unattended in the complex - you will likely need to move your car to the overflow lot to allow the snowplows to clear the area. Any unattended cars will be fined without warning by our HOA and this cost will be passed on to the guest.
• Wildlife/Pests: Lake Tahoe is home to many species of wildlife, including bears. You may encounter bears during your stay, mainly they are just looking for food. We have bear bins in the complex just a short walk away from our condo and we require guests to use them to help deter bears and other critters.
• Additionally, you may encounter ants and other bugs looking to escape from the cold. We have regular pest control but cannot guarantee complete absence due to the nature of the mountain environment.
• Please do not unplug the WiFi or cover the cameras. Doing so will result in removal from the property.
• Please inform us of any damage or cleanliness concerns within 1-hour of check-in. This allows us to address any issues promptly and ensure your stay is comfortable. Our maintenance team or housekeeper may need access to the property to address concerns. If no report is made within this timeframe, we will assume everything is in good condition.
• Refunds: We do not provide refunds due to situations out of our control, such as inclement weather, road closures, power outages, family emergencies, illnesses, or poor air quality and smoke associated with wildfires. Travel to Lake Tahoe often requires 4WD and/or snow chains in the winter - please plan accordingly. You may want to consider purchasing travel insurance to cover any unexpected interruptions.
• Please review the "Good Neighbor" flyer published by Placer County and included in the photos. Guests of short-term rentals in Placer County are expected to adhere to those rules. Additional fines may be imposed by Placer County and are listed in the flyer.
