- "Nice place to stay when you're looking for something different. The room was more than spacious enough, and though there are no per-room controls for the central air, the room did have a fan as well. The shared bathroom wasn't a big deal, potentially because I went to bed and arose early. The house is on a relatively quiet intersection, and is within easy walking distance of the pedestrian streets and dining of downtown Boise. I would happily stay here again!"

The space:
**NON-SMOKING***. Renovated daylight basement suite with private entrance. 5 to 8 min to downtown, BSU and close to anything else. Private entrance through the garage. Suite is a spacious 700 square feet and separated from upstairs by a locked door. Apartment has high end furnishings, bedding, bathroom essentials and some extra's like a baked breakfast bread loaf, coffee, & tea to name a few. We keep a high standard of clean. The space is near to some highly recommended restaurants and on the hill overlooking the whitewater park district of garden city. Children's items and soaps are available.

The Area:
Roll out of the queen sized Tempur-Pedic bed, make yourself some tea or a coffee, have a slice of breakfast bread and spend your morning relaxing. If you prefer to get out and buy a cup of local coffee and a bite to eat, the suite is located 3 min (5 min bike) up the “bench” from Boise’s new whitewater park area which features bars, restaurants, art gallery, food trucks, a winery, and gritty garage coffee shop along Boise river greenbelt. Coffee is not your thing? Let us send you on a bike-able route from the B&B to visit downtown Boise’s (15 min bike, 5 to 8 min car) best breweries and cider houses. Or, check out the miles of foothill trails. Whatever you are here for you will have a great time in Boise.

Guest access
This is a basement suite (private living room, bathroom, bedroom and laundry) in our home. You will enter the space through the garage via a keypad and go through the door in the back. The garage is a shared space as we use the garage for storage of our bikes and other items. Guests can also store their recreational equipment in the garage. The backyard is private as we have dogs and children who use it. Feel free to hang out in the front yard with us and visit. There are chairs on the front porch.

Children:
We are family centered and provide a portable crib, noise machine, small high chair, toddler mattress, baby toiletries, infant rock and play, books and toys upon request. We have a shower tub combo for baby's bath time. Quiet hours are between 8pm and 730am though we understand children can be hard to keep completely quiet as we have two of our own upstairs. There is a park with playground 3 min walk down the road. The neighborhood is safe family neighborhood.

Things to Note:
We have done our best to insulate between floors to reduce any noise and increase privacy but you may still hear muffled footsteps from upstairs. Normal speaking is not usually heard and very loud speech is muffled and not discernible. We do our best to stay as quiet as possible for our guests, we have hosted families with young babies and have always received excellent reviews but we prefer to paint an accurate picture of your stay so you may decide if this is configuration is suitable for you ahead of time.
Please note, this is a guest suite and there is a fridge and microwave but no kitchen included.

#Franklin House Carmine Suite is a private room in our 1896 guest house, one of Boise's original "ice houses" with five private bedrooms, each featuring a unique vibe. The Carmine room is a favorite and features a private bath with a toilet and jetted tub ensuite. There is a common kitchen and living area. Experience Franklin House Boise, a “Bed & Beer”. The backyard beer garden is open to the public and provides a wonderful space to enjoy craft beers, wine and a perfect night on the patio. ALL guests must be 21+ years or older!

The Space:
Carmine Suite is furnished with a comfortable queen bed, with quality linens. There are nightstands and bedside lamps for guests convenience. The private bathroom is located in the studio and features an air jetted corner tub suitable for two people (with ozone-clean technology), along with a vanity and toilet. There is a common kitchen and living area that is shared and available to all guests at the property.

There is an additional SHARED full bath down the hall with a toilet, vanity and shower. The full bathroom is shared with other guests at the property.

The main level is a SHARED common area for guests to relax & unwind. There is a full kitchen where you can prepare a small meal or snack or enjoy your morning coffee. Two sitting rooms for relaxing. You will love the history and character throughout the property, and will appreciate the hard work that went into creating a beautiful gathering space for guests to experience!

Franklin House was the creation of Jen Bury and Gavin O'Neal, two friends who met while walking their Rhodesian Ridgebacks in the foothills of Boise. The two shared in the challenge of updating old homes and when one of Boise's oldest "ice houses" became available, they jumped at the opportunity to restore the 1896 house on the corner of 15th street and Franklin.

Their vision for the house is to provide a casual setting to build community - whether with visitors to the area or old friends looking for a place to unwind. The house features five bedrooms, two with private hot-tubs and four bathrooms. The Backyard beer garden is available for guests or the community and features hammock swings, two fire pits, and 14 rotating taps of beer, cider, and more!

Guests have access to the entire private studio, private bathroom, & common area. Full kitchen and living/seating area in SHARED common area. SHARED bath in common area.

The Neighborhood:
The Franklin House is located in the historic district of the "North End" neighborhood between Downtown Boise and “Hyde Park". This historic Boise neighborhood is a local favorite and a great place to experience the heart and soul of Boise. Hyde Park is .5 miles away, and boasts quaint little coffee shops, restaurants and unique shopping. There are a variety of restaurants, pubs, breweries, candy/ice cream shops, bike shops, and a convenience store within blocks of the home. Close to Camel`s Back Park with miles of single track running, hiking and mtn biking trails. The foothills trails connect to a system of trails called "River to Ridges" trail systems. It also connects to Hulls Gulch Nature Preserve. Only 30 minute drive to Bogus Basin Ski Resort and 10 minute drive to the Boise Airport. With the foothills to the North, and Downtown, the River & Boise State University to the South, you will be in the center of everything! Boise Centre on the Grove, Saturday Market, the Botanical gardens, Taco Bell Arena, public transportation, and the Boise Greenbelt are also convenient to the property.

Getting Around:
This neighborhood can be easily navigated without a car. An inexpensive UBER to the property from the Airport and you will never feel stranded. Walk 2-3 blocks to State Street to Albertsons, Janjou Patisserie or try amazing maple bars at DK Donuts. There is a Dutch Bros & Starbucks coffee, Rite-Aid, and multiple businesses right around the corner. Walk or bike to Downtown, (5 blocks) or drive 30 min. to Bogus Basin Ski Resort & 10 min to Boise Airport.
The locals LOVE biking, hiking and walking the neighborhood and it is easy to bike and walk downtown as well. It is quite possible to never leave the neighborhood and have plenty to do and see! Experience one of Boise's most coveted neighborhoods and immerse yourself in the local culture. There are “Boise Green Bikes” located on 13th & Alturas (available at low cost) and there are plenty of local bike shops if you would like to rent a Mtn. Bike or Road Bike.

~Please be respectful of all guests at the property. This is a shared guest home and it is important that EVERY guest has a great experience. Please be mindful of other guests at the property.

The space
The Cottage is the mother-in-law unit behind and to the left of the main house in the photograph. Its original wood floors are about the only thing that wasn't updated in the 2019-2020 renovation. All new plumbing, electric, HVAC, insulation, kitchen and bath room. The cottage mixes old and new to create a serene and comfortable home away from home.

In August 2022 I added a second wifi network (Verizon home internet, 5G not yet available in my neighborhood) so digital nomads are less likely to experience outages or slow speeds.

Guest access
The cottage is all yours, you are welcome to use the table in the yard where you may meet Kristin, my co-host, who lives in the basement or my upstairs tenant. You are welcome to plug in the patio lights, (outlet on the post closest to the back door of the main house), just unplug when you head out/to bed. You may also meet some of the neighborhood cats, (of varying friendliness) who like to visit now that my dogs and I have moved away.

If traveling with a dog, please do not leave your dog(s) unattended in the yard.

Laundry is in the garage and shared by all.

For cooks, there is thyme, rosemary and sage in the front garden that you are welcome to pick/use.

Other things to note
Two pet maximum, must be spayed or neutered and current on prescription flea treatment. If you preplanning to bring a pet, please confirm to me that you. have read and agree to pet rules. Failure to abide by these rules may result in immediate cancellation of your stay. Payment to me at check-in or through Airbnb, your preference. To prevent conflict with other tenants, my neighbors and my animals, your pets are not allowed in the shared yard unless directly supervised by you. Animal waste must be promptly scooped and placed in trash bins.

Please NO GLASS IN RECYCLING BINS. There is a dumpster in the parking lot at Albertsons should you wish to recycle glass, you may leave them in the cottage and we will recycle them, or you can put them in the trash.

The studio is attached to our house but fully private with its own entrance and patio. You have one dedicated parking space on a driveway in front of the studio. It is a shared driveway. We park our trailer/cars there as well.

Street parking available as well.

Other things to note
There is a hot tub on the patio you can use only when you sign a waiver and follow the rules (available in the studio). Please, make sure that the hot tub is fully closed if you are not inside.

We have three kids. We are out of the house a lot but you can hear them playing outside if we are at home.

We use only cotton all season bed linens. It is natural material and might be wrinkled after washing because there are no chemicals in it.

There is no traditional comforter but a duvet with a duvet cover on. The cover and all bedding are washed for each guest (using Tide gentle and free detergent).

You can find more towels, a pillow for stomach sleepers and a quilt with pillows in the trunk.

We have a travel trailer. You can see it parking on our driveway. Your parking spot is between the trailer and the fence.

This is a quiet and cozy studio within a few blocks of downtown Nampa. It is 5 minutes from NNU and the freeway and 10 minutes from the Ford Idaho Center.

Our guesthouse has everything you need for your stay. A fully stocked kitchen with all the necessities to make cooking easy. The big open floor plan is inviting and cozy. There are two bedrooms, one bedroom with a queen bed and the other bedroom has a Bunkbed with a twin over a full size bed and an additional single bed. living room has a futon bed (pictures to be updated soon showing additional beds) Each room has blackout curtains, so if you enjoy sleeping in, the rooms stay dark throughout the day. There is a full size washer and dryer in the unit. Relax In the walk in shower with multiple shower heads and a rainhead.

The popular Meridian Village is only 2 miles away. Downtown Boise is a close 12 miles and the airport is a quick 11 mile drive.

Our guesthouse is in the backyard of the main house accessed through the private RV driveway where you'll have plenty of space to park multiple vehicles. Enjoy the patio to yourself and the entire guesthouse.
There are long term family tenants in the main house who occasionally let their 2 dogs outside, however the backyard does have a short fence separating the two properties so they do not come across the space except on trash and recycling days to move the bins.

Our space is a true one-bedroom with doors to close off each of the rooms as desired. There is a king sized bed in the bedroom and a pull out sleeper sofa in the living room if you have an extra guest crashing for the night.

The same creature comforts as home. There is a fully functioning utility room if you need to do a load of laundry. Bathroom with towels, wash cloths, and a blow dryer in case you forgot yours. A large screen TV with sound bar and smaller TV in the bedroom. Fold out couch for extra guests and a comfortable private porch with ample seating to host friends for a cookout.

The Wooden House is a spacious almost 900 square foot urban retreat in the heart of the North End. This creative space is a perfect balance of industrial & hygge. Walk, scooter, or Uber to Hyde Park and downtown from this quiet hideaway. In the warmer months, open the bay door to let the outside in. When it’s cooler the radiant floor heat will keep your toes cozy. If you want more heat, turn the sauna on and have a sweat. Extra large bedroom with queen bed & additional lounge space on 2nd floor.

The space
The main level is an open living-dining-kitchen with cozy radiant floor heat. Smart TV to log into your favorite media channels. Strong WiFi let's you get some work done in-between exploring Boise. The bedroom is its own oasis with comfy queen bed and an additional living space to relax with a book. Want to really unwind? Heat up the sauna and melt your day away, then cold plunge and do it again. Then rinse off with Shikai bath and body products in the spacious shower.

You share the backyard with the owners who live in the home in front - and their stellar Jack Russell named Vera. If you are lucky enough to meet her, she will be excited, but can’t come into the Wooden House with you. Please please please make sure the gates are securely shut so she sticks around.

The Wooden House is professionally cleaned between guests.

Enjoy a king-sized Birch mattress, a double sofa bed, one full bathroom including a stone tiled shower as well as another half-bathroom for convenience. A full-sized desk is perfect for remote work and a standing desk is available upon request. Internet speed is 940 Mbps. The living room includes a flat screen smart TV ready to stream your own accounts. The kitchen is stocked with dishes, utensils, and pots & pans, and also includes a full-sized refrigerator, oven, stove, coffee maker, dishwasher, and double-sink with garbage disposal. A full-sized washer and dryer are also provided.

This space is exclusively used for Airbnb guests and located in the garden level of our home.

Before booking please note that the space is located below our main living quarters. We do not have any kids or pets but based on some of our guests feedback even though it is only the two of us living above you, you may still hear some noise. However, we have quiet hours from 10pm-7am and are respectful of our guests. Please remember that you’re staying in a house, not a hotel. Please treat the space with respect.
