But even more wonderful is all the little touches - the kind welcome note; the lemon-themed, cheery decor; the labels on the cupboards so that you can easily find kitchen stuff; big fluffy comforters and plenty of extra blankets; and so much more! Normally when you have a house this we-appointed, it come with a binder full of rules, but instead, this house had little notes asking you to feel right at home. Bring your kayak or boat if you plan to enjoy Lake Success, just 15 minutes away! During the warmer months you'll be spending all your time out in the backyard gathered around the gas fire pit, showing off your inner grill master at the BBQ, or relaxing in the Jacuzzi listening to the trickle of the waterfall pond. Getting married? Celebrating a milestone in your career? Or maybe you're just looking for a VERY nice place to stay after a long day of golf, or hiking up at Sequoia National Park. Whatever the reason you're here, you'll be living in the lap of luxury! Almost 7,000 square feet of space to spread out with 8 of your closest friends, enjoy the large movie theater with popcorn station and authentic theater seating, and then retreat back to your bedroom with a private en suite bath at the end of the night. Upon walking into the grand entrance, you'll notice a pool table to your left, a place to relax, and a bedroom off to the right. The grand kitchen is a chef's dream! It consists of 3 Wolf ovens, a 6 burner plus griddle Wolf range, dual Sub-Zero refrigerators/freezers, a crushed ice machine in the butler's pantry, and custom cabinetry. Upstairs is highlighted by the Master Suite with an effervescing stand-alone tub and separate jetted shower. The large laundry room is very convenient for quickly washing clothes before returning home. The fully manicured backyard boasts a custom pool with waterfalls, BBQ, and outdoor furniture.

Things to Note

Theater Rules: All guests must be disclosed. If you're having friends over to watch a movie, please let us know. If the pool house has a guest, Theater use must end at 10 pm (quiet hours). Please clean up after yourself in the theater room. Do not touch the screen with your fingers (oils will mess it up). The old-fashioned popcorn machine is for looks, only. Please utilize the microwave popcorn station if you'd like to enjoy popcorn during your movie.

The stairs at the far end of the theater go down to the Pool House Airbnb. The door is double-locked for everyone's privacy and security.

Pool Rules: Quiet hours are from 10pm-7am, please respect our neighbors and come inside to quiet down during that time. No lifeguard on duty! Please watch your children at all times. The waterfalls are not meant to be jumped off of, please be careful.

The pool is shared with another Airbnb on the property- the pool house. Please clean up after yourself at the pool and respect each others' space. The BBQ is not shared, you'll each have your own BBQ grill and utensils. The pool is not heated and it is serviced every week on Wednesday or Thursday. Please keep the pool sweep inside of the pool when not in use. If you take it out during use of the pool, please put it back in the pool after.

Because this home is in an upscale neighborhood, this IS NOT a place to have parties or loud gatherings.

Guests have access to the entire home but will not have access to the shop or pool house, which functions as an airbnb.
Shared spaces include the driveway and pool. The theater is NOT shared, but does sit above the pool house, which is also an airbnb. Quiet hours of 10pm to 7am are applied to the theatre room to not disrupt guests staying at the pool house.

5. Have fun! Our goal is to host a vacation to remember. If you don't agree with our above rules, this is NOT the house for you, please let us know so we can find you a home that better suits your needs! We'll always do our best to make sure you have the best time!

There is a full bathroom with outside access to the backyard patio. The pool house is a studio, so there is no wall between the bed and the living space or kitchen. A double locking door ensures privacy between the pool house and the rest of the Mansion. You can easily access the mansion from any of the exterior doors.You can also book the mansion on its own without the pool house for a discounted price- just ask us for the link.

This 700 sq.ft. studio cottage has a full kitchen with a dining table and all basic dishes, cookware and appliances. The main room is both living room and bedroom combined with a memory-foam king bed and fresh white linens. The mini room, "the horse room", has a full bed, luggage rack and hanging rod. It is really part of the studio and it’s only separated by a sliding barn door. Also separated by a sliding door is the full bath which includes all basic amenities and a washer & dryer. The living room sofa folds out to a queen bed.
We have a mini split for heat and air and 3 ceiling fans as well as a desktop fan and portable heater.
There are blackout curtains in the main room and the room will be quite dark if you also close the sliding doors and kitchen curtains.

The entire studio is at your disposal as well as our 10 acres which are available for exploring & swimming. We have permission to hike the 800 acres of cattle land that surrounds us. If you can get across the river, there’s a great hike to the top of the hill, as well as a beautiful hike up-river that is accessible nine months of the year. We do not maintain trails, so the ease of walking depends on the cows clearing a path. We recommend long pants and boots in the spring when the weeds are high. Please keep an eye out for snakes in high grass!
Unfortunately, our beautiful deck next to the river was destroyed in the 2023 flood. The river is very peaceful with rocky shores and a beach area for laying out in the sun, picnicking or building sand castles.
The river is more of a creek and may possibly be swampy or even dry by the end of summer depending on CA drought conditions. On the other hand, it can be raging in the spring and lifejackets are recommended (just ask if you need them)
Please check on conditions if that is important to you. The area is beautifully green in the winter and spring, but extremely dead and dry during the summer and fall.
The fire pit is available and supplies (kindling, wood and roasting sticks) are provided. Please take care to saturate the fire thoroughly with a hose and put on the screen after use.
We live on the property in the Big House, about 50 feet away. The outside area is shared with our family and we love to interact with our guests but we are happy to keep our distance, insuring you of privacy and rest. There may be cars coming and going depending on our work schedules.
We have a gas BBQ available for use as well as an outdoor dining table and an above-ground pool in the summer (usually late May to September)
If use of the pool is important to you, please confirm that we have it up during your visit.
This is our home and, on occasion, we host private events as well as family gatherings. We do all we can to make sure you are not inconvenienced, but please recognize you are sharing the property, beaches, and river, as if it were a public park. The cottage and front deck are all yours!! 😁

Other things to note
Sequoia National Park (north of us) is just over an hour away and the Sequoia National Forest (east of us) is also an hour away. We are right in the middle of the two! If you were planning on visiting both, we are in the perfect location. The differences can be confusing though!
Kings Canyon Park is an additional hour north of Sequoia Park, 2 hours total from us while Yosemite is 3 hours north of us.
If you are planning on visiting Kings Canyon, Yosemite or Sequoia Park, there are definitely closer places you could stay if you want to avoid longer car rides.
The small town of Springville is about 15 minutes away on the way to Sequoia National FOREST (Trail of 100 Giants, Dome Rock) It has a small park, thrift store, weekend vintage shop and a few restaurants. Porterville is about 20 minutes away in the direction of Sequoia National PARK (General Sherman Tree, Grant’s Grove) and has Walmart, Target, and most chain restaurants. We have a list in the binder of recommended restaurants in both towns. If you are going to the National Park, you will want to search for restaurants in Visalia or Three Rivers.
Unfortunately, we do not allow pets in the cottage. For those who enjoy animals, you will probably be visited by our friendly cat, Sumo, and our gentle golden retriever, Esther. You will probably hear the chickens and hundreds of birds that chirp to wake us each morning. For those who may have seen reviews mentioning our horse, Trigger, we regret to inform you that he passed away recently. 😢
We also found new homes for our goats.
Please note that we live in the country: there is a lot of dust, as well as bugs, uneven terrain, snakes and other wild animals.
Because of our remote location, there are times the internet is spotty. 90% of the time, we have no issues at all.
We do not have cell service where we live. It is available about a one minute drive down the road (pull over at McCarthy Ranch), but most of the time we can get calls and texts easily through the Internet, especially with iPhones.
The river had not dried up in decades but it did in 2021. CA drought conditions mean the river can lose water fast beginning in June. We will make every effort to report any negative conditions to our guests prior to their arrival. Spring of 2023 brought what most say was a “hundred year flood”. This causes a lot of damage that we have been working on to repair, but you will still see piled up trees and random debris.
Please note temperatures can be in the 100’s in the summer! It is cooler if you will be traveling up to the mountains!

A spacious, quiet guest cottage on a gated 1.6 acre property in the center of town. It is just a short drive from Sequoia National Forest, perfect for day trips. Parking is right in front of the house, a few steps to the door. Most of the year, we have seasonal fruits growing in the yard. You are welcome to stroll in the garden and pick fresh fruit off the tree. Wouldn't it be nice to pick your own oranges and have fresh squeezed juice in the morning!!

There is a possibility of two more beds, upon request. One guest remarked, "the bathroom is as big as one room at another Airbnb we stayed at."

Other things to note
City of Porterville charges 8% Occupancy Tax. Airbnb does not have an agreement with Porterville regarding this (the way it does with bigger cities) so you will have to pay it upon arrival. For bigger cities that have this arrangement with Airbnb, the occupancy tax is added to the total charge, just like the Airbnb fees.

Guests have access to entire home and property except the locked entry closet. Guests are not allowed to utilize the slide next to the swimming pool (see House Rules). Guest who made the reservation must be present throughout the stay. We do allow reservations for others unless it is discussed with us prior to the booking.

Other things to note
This home is 2.5 miles from Sierra View Medical Center, for any traveling medical professionals this is a great location with quick and easy access to the hospital.

We allow guests to stay for a maximum of 29 nights per reservation. On the 30th day they are required to checkout so that we can have our cleaning crew come in and make sure the house is cleaned up. A guest could make back to back reservations if they wish to stay longer than 30 days, and they can check back in that same day, we just need to clean in between those reservations.

**If you have children, PLEASE do not take your eyes off them when they are in or around the pool, being safe and aware around water is so very important! We highly suggest using life jackets for all children who might be in or around the pool. If you are concerned about your child going outside without you knowing, there is an alarm on the sliding glass door that you can activate that will alarm very loudly to alert you when the door is opened.
