It was the perfect home base for exploring Yosemite National Park and Bass lake. My only recommendation would be a better stocked kitchen. There were not enough place serving for my family of seven. There were only 4 bowls and 6 plates. A colander for draining pasta would have been helpful. Overall, we had an amazing stay and would highly recommend this property."

- "We had a nice time at our Vrbo. We were the first renters so please take this as more of an opportunity for growth than a bad review! The location of rental was top notch! Darren was very accommodating during our stay and assisted us with all concerns that came up on our visit. Had an issue with air conditioning not working and he sent someone out to repair immediately which made the stay comfortable during the heat of summer! Pool was amazing! The home was spacious and the beds were very comfortable with fresh linens. Took advantage of the coffee bar and the tv had all apps from YouTube tv to Netflix. Master bath was spacious and provided all the toiletries and fresh towels for showers and pool. Could have used a book to help with the directions for pool and tv but figured it out pretty quickly. Was lacking a little decoration though out the house but as a new rental it was understandable and I anticipate in the future it will come along. We were a little disappointed that the guest bath had some issues with the shower being older and damaged soap dish that was broken and jagged edges along with the painted over tile.. but still functional. Could use some personal attention to details in the future. There was bit of dust on the blinds and vents so could have been cleaner and looked like there was some trash left out in the front yard from the cleaning crew. But overall we had a good experience and with Darren making all the extra effort we still had a great experience."

For your convenience, we provide the following items: dish soap, hand soap, paper towels, trash bags, cleaning supplies, basic cooking supplies, spices, shampoo, conditioner, body wash, and toilet paper. These items are offered as a courtesy but are not guaranteed. For larger parties or extended stays, you may need to purchase additional supplies.

We provide all freshly laundered linens for your stay, including towels, sheets, pillowcases, pillows, quilts, and blankets. For your outdoor cookout needs, a propane BBQ is ready to go, complete with propane—just be sure to clean up after use.

Our kitchen is fully equipped with everything you need to whip up a delicious meal. For your caffeine fix, both a Keurig and a full-size coffee pot are available. Please note that the property does not have a dishwasher.

Free Wi-Fi is provided, and the TVs are equipped with Sling app for your streaming entertainment. To ensure your comfort year-round, the property also features both heating and air conditioning.

***Property is located in the mountains, thus it is located in a wildlife area. Especially between March and November, there is a possibility of seeing Bears and other wildlife. It is extremely important to not leave any food or trash outside or in vehicles, that vehicles are locked at all times, and that windows lower than 10 feet from the ground are not left open at night or when leaving the property.

***Property is located in the mountains, which is home to various species of snakes, scorpions, and many other types of bugs and reptiles. Please be cognizant of your surroundings and do not leave children unattended.

***Please be advised we do have one external camera located on the front porch. We do not reside in the property full time and use the camera to monitor for property security.

***We do not offer cancellations, refunds, reschedules, or credits of any kind for weather conditions, and/or park closures as these are beyond our control. We strongly suggest that guests purchase travel insurance at the time of booking if weather and/or park closures are a concern.

***Please be advised that there will be third parties periodically on site at the property to perform water filtration, landscaping, and pest spraying services.

***Due to our mountain location our water contains minerals which can impact the hardness and taste. The water is safe to drink and the home has a water softener. If you are sensitive to taste we recommend that you bring bottled water for your stay.

• Any damage from pets will be charged to the deposit collected
• Guest must pick up and dispose of all pet waste. A $50 fee will be charged if pet waste is not picked up.
• Dogs must be current on vaccinations and flea treatment
• Dogs may not be left in home unsupervised, and must be confined to crates at all times while guests are away from the property.
• Guests are responsible for bringing all of their own pet supplies (i.e. crates, food and water bowls, poop bags, beds, etc.)
• Dogs are not allowed on the sofa or beds and an additional cleaning fee may apply if there is excessive dog hair, and extra cleaning required.

Small touches have been placed throughout the cabin to ensure your stay is a memorable one. Netflix/Amazon Video have been loaded onto the 65 inch HD tv. An arcade console with dozens of arcade games, a poker set, and other fun games all give you the extra entertainment you need after winding down from a long day of fishing, boating, hiking, and exploring the area!

Access to Yosemite and Nearby Attractions- Yosemite National Park, like many others across the United States, has implemented a reservation system in recent years to manage visitor numbers effectively. We highly recommend that visitors planning a trip to Yosemite stay informed by regularly checking the National Parks websites and affiliated sources for any updates regarding the reservation system. While we strive to provide our guests with an exceptional experience, it's important to note that access to Yosemite or nearby attractions cannot be guaranteed, especially during peak seasons. By staying informed and flexible, visitors can better navigate their travel plans and make the most out of their trip to this beautiful region.

Kitchen- The kitchen is stocked with pots, pans, cookware, cups, silverware, and more! Our housekeeping team leaves out salt, pepper, and a can of cooking spray. Friends, family, and other guests sometimes leave spices, aluminum foil or ziploc bags at the home. You are most welcome to use any of these items, but if something is particularly crucial to the success of your meals, we do recommend bringing it along with you.

Linens- Our vacation homes are some of the few in the Yosemite area to use professionally laundered linens. All linens are professionally serviced for each and every reservation. The linens are washed in commercial grade washers with stronger hypoallergenic detergent than you would find in a residential washer. All linens are then pressed with an iron at 300° F, vs. a standard home dryer that only reaches 160°. You are not likely to find this level of service in other vacation homes.

Fireplace- Kindly note that any type of wood burning is typically unavailable in the summer and fall months, due to heightened fire risk in the area. Propane firepits and BBQ grills are usable year round. Since the property has an adequate heating system, firewood is not provided. You are most welcome to bring any for your own ambiance if you wish, or you may use any that might be at the property left by friends, family, or other guests.

Pool/Hot Tub- There is no lifeguard on duty for the pool/hot tub. Please use at your own risk. We kindly ask that you shower prior to entering the pool/hot tub. The pool is not heated and is usually available mid May to late September. The hot tub is serviced and available year round.

Pet Friendly- This property is NOT pet friendly!

Parking- There is enough parking for 4 cars at this property. We appreciate you not exceeding the maximum parking limit. Many of the local roads are privately owned and privately maintained. Please be mindful to obey speed laws and drive slowly in residential neighborhoods!

Early or Late Check-ins- Early check ins are often difficult for our team to accommodate. If you would like to check in early, please reach out to us after 2PM on the day of your arrival so we can check with our team. If you need guaranteed early check in, we recommend booking the night before your arrival so that you may check in as early as you wish. For checkout, most vacation homes have a 10AM check out in our area. We provide an 11AM checkout, and unfortunately can rarely offer a later checkout.

Occupancy- Maximum occupancy of 8 guests regardless of age. Infants are included in the total. This is strictly enforced. No having events/weddings/large dinner gatherings/guests over just to visit.

Security Cameras- There are external only cameras on the premises that face certain entrance points of the home.

Chains- California Highway Patrol and the National Park Service may require chains in wintery/snowy/icy conditions. Please ensure you are bringing a vehicle and necessary equipment capable of navigating in these conditions.

No Smoking- The Smoke Remediation Fee will be a minimum of $500 for smoking in the house and could be higher depending on the extent of the damage.

Insurance- Travel Insurance is provided as an option during the checkout process. However, being in such a pristine environment means that you may occasionally encounter some of nature's residents, such as ants, spiders, insects, mice, and cobwebs. We take every precaution, including regularly scheduled professional pest control to minimize these occurrences, but they are a natural part of the mountain experience and may get past our defenses from time to time. If you do notice any of this during your stay, please let us know so we can promptly address them and ensure your comfort.

Neighbors- Please do not trespass on the neighboring properties. We appreciate you respecting the local neighborhood!

Internet- Peer-to-peer (for example bit torrent) and downloads of copyrighted and illegal material are strictly forbidden by United States law and our internet provider actively monitor these activities. Guests are fully responsible for any illegal uploading or downloading of content and for other illegal activities. By agreeing to the House Rules, you agree to not perform any illegal activities using the home`s internet connection. Any copyright infringement by guest is subject to release of guest's information to copyright holder.

- "The place is conveniently located and easy access to the park in less than half an hour (assuming no traffic). We did not use the house much other than having food and sleeping. BE aware the cell signals are very poor. We had t mobile, Verizon and ATT in our group and none of us got enough signals to make a call or access internet. The issue I had was that owner gave the wrong entry code in email for the house and not having access to the internet and owner’s number caused trouble for me. We arrived there after five hour trip and I wasted about an hour in dealing with how to reach to owner, tried to contact VRBO customer service (took about 30 minutes to get a real person). we had to drive 10 minutes down on the road and 41 to get signals for cell, so that even I can communicate. VRBO could not reach to owner but did give me contact for owner. VRBO was almost finding an alternate place to stay when finally owner called me and gave the correct code. Also surprised that owner did not seem to understand that it would have taken me an hour to resolve this… owner’s response seemed very casual. It was a bit frustrating experience and not something I had expected. I could not image if I would have come late in night and had to deal with this kind of situation. Atleast in hotel, I would not have to deal this kind of issue. I had stayed at Yosemite place and Overall there were better choices in the same price, so I donot think I got the value for the money at this place."

PARKING:
Expansive circular driveway has parking enough for the whole family! Perfect for those with many vehicles or traveling with a boat/trailer. There are also two covered parking areas on-site.

*Noise is taken very seriously and there are external cameras surrounding the property to monitor and record 24/7.

*Traveling during the winter has risks due to potential snow storms. Always check the weather before traveling. The county plows this road, however, during a major storm it could take significant time for the road to be plowed but this is rare. There are also shovels provided for the driveway. During the winter months make sure to have chains available. We encourage you to purchase travel insurance for any home in the mountain area, especially for Yosemite.

*During the summer there is extreme fire danger. There is absolutely NO tolerance for smoking and outdoor fires during the summer months except the propane fire pit. The county will HEAVILY fine you for creating any campfires plus it will be documented via cameras and/or neighbors.

The immediate area includes a Chase Bank, McDonald’s, Taco Bell, Jack in the Box, Hardware store, gas stations, Pizza, Mexican restaurant, donuts, gift shops, visitor center, Post Office, coffee shop, cinemas, drug stores, Big 5 Sporting Goods, to name a few. There’s a sushi restaurant in town, in addition to other fare.

A Car with AWD is highly recommended for efficiently getting around the mountainous, hilly terrain of the neighborhood.

This Renter Agreement ("Agreement") is made between ("Owner and/or Manager and/or Hosts'') and "Guest" regarding the property known as *Mystic Mountains, Retreat* ("Rental Property''). By booking and/or submitting payment for this Rental Property, the Guest agrees to abide by the house rules and accepts this Agreement. The agreement is effective on the date the Guest books or submits payment for the Rental property. This Agreement applies to the Guest(s) stay at Rental Property during dates indicated on Airbnb and/or VRBO reservation, but also applies to any other dates which may be included if the reservation is changed. This Agreement applies to all members of the Guest's party no matter the age or affiliation. Guest acknowledges and agrees that Guest is responsible for sharing the renter agreement, and its requirements, with all members of the Guest's party and anyone else permitted onto the Rental Property by the Guest before their scheduled stay or check-in. Additionally, any member of the guest’s party or any person(s) that the guest has allowed on to the property will be assumed to have implicitly read, acknowledged, accepted and agreed to this Agreement if they enter the property and are present on/at the Rental Property. In consideration of the rent received and the mutual promises contained herein, Owner of the Rental Property does hereby lease and rent to Guest(s) such Rental Property under the following terms and conditions:

Hunting is banned on this property- The property is located in the Sierra National Forest with abundant wildlife and you will frequently see mountain animals.
Food should not be left in the cars or outdoor spaces. Please do not feed any wildlife. If you see a bear during your stay on the property, please do not feed him/her and stay away from them.
Cellular reception/signal is flaky in this mountain area due to high elevation and mountains. We have a network/signal booster antenna outside that connects to an indoor antenna in the living room to strengthen the cellular signal in the living room area. There is also a landline phone in the house for emergency purposes.Guests are allowed to use the landline for emergency purposes or to communicate with the hosts for any urgent matter. Any other landline calls made by the Guest(s) will be charged to the guest(s). Hosts/Owners may communicate with the guests through the landline phone. We do not make any guarantee/warranties with regards to the working of the signal booster and/or the quality of the cellular signal on the property.
You are not allowed to use the hot tub if you have consumed alcohol or if you are pregnant. Guest(s) under the age of 18 are to be always accompanied by adults (18 and above) in the hot tub. By accepting this agreement, guest(s) agree that there is no lifeguard on duty at the property and the hot tub is USE AT YOUR OWN RISK.The hosts/owners or their representatives are NOT responsible for any injuries that result from the use of this amenity. Guests are to use their best judgement when using the amenities.
Please do not use wood stoves if you are not sure how to operate them. Please contact the host for more information.
Absolutely no fires or open flames of any kind, during fire season. Please ask the host for permission before using the fire pit to make sure you are complying with local laws and regulations. Please also refer to the guest manual for fire-pit operation rules and strictly follow them.Accidents with fire-pits in this mountain region of California can cause loss of human lives, animal lives and extensive damages to property, nature and negatively impact the environment. We want to make sure you have a safe and peaceful vacation.
This is a strictly Non-Smoking / Vaping property. Additionally, please do not use/ bring illegal drugs on the property. Violation of this rule will lead to forfeiting of the security deposit and will be charged additional cleaning fee and any additional damages.
The property is not child proof and the hosts/owners or their representatives are NOT responsible for any injuries incurred during the stay.
A Ring security camera and doorbell that monitor the front entrance to the property for our guests' safety. The security camera/bell are not constantly recording and will only record once there is motion. Please do not touch or tamper with the camera or the bell. This is for your protection!
Please do not move/shift indoor or outdoor furniture/amenities/equipment without prior host/owner permission. Failure to do so will result in assessed damages.
In no event shall the Rental Property be occupied by more persons than the capacity of the property as stated on the web site or the confirmation letter, without prior approval by Owner/Hosts. In no event shall Guests assign or sublet the Rental Property in whole or in part. Violations of these rules are grounds for eviction with no refund of any kind.
Guests obligations include but are not limited to keeping the premises as clean and safe as the conditions of the premises permit and causing no unsafe or unsanitary conditions in the common area and remainder of the premises that Guest uses. Guests agree not to use the premises for any commercial activities or purpose that violates any criminal law or governmental regulation. Guest's breach of any duty contained in this paragraph shall be considered material and shall result in the termination of guest occupancy with no refund of any kind.
California Highway Patrol/Local laws may require chains and/or 4 wheel drive with snow tires during winter and spring months. Guests are responsible for vehicular preparation for winter/spring seasons and mountain region driving conditions. It is strongly suggested to have chains and /or a 4 wheel drive vehicle with snow tires when travelling during the winter season and/or in this mountainous region. Hosts/owners or their representatives will not be responsible for any damages or consequences arising/caused due to guests negligence or lack of preparedness for the mountainous region and /or winter/spring season.

Guest(s) shall refrain, and ensure his or her guests and invitees refrain, from any conduct, which a reasonable person would deem likely to annoy or disturb the neighbours while on the premises.
Plumbing: No flushable wipes or paper towels are allowed to be flushed down the toilets. If a plumbing problem occurs due to guest misuse the guest shall be required to pay for all repairs.
No Subletting - The rental property may not be sublet. Your reservation is not transferable to any other party.
Guest Illness - If, during a guest’s stay, a member of the party becomes seriously ill with a communicable illness, such as Covid-19, guest is requested to voluntarily notify the management of the illness, whether diagnosed or undiagnosed. Better in actual than the photos, and with extra sleeping provided not apparent in the pictures. Flowing creek in the backyard was the bonus we never expected. Step back in time in one of Bass lakes first cabins. Built in 1927, this 4 bedroom 2 1/2 bath home at waters edge has kept its original charm. The 3 upstairs bedrooms are screened. The 4th bedroom and bath have a separate entrance downstairs. Kitchen is equipped with double oven, microwave, dishwasher and trash compactor. There is a laundry room off the large bathroom.

A large screened porch faces the lake. Home has Cable TV as well as a smart television for guests to login to their own streaming platforms - plus wireless internet throughout the house

Outside, a large 2-level, deck extends over the high waterline with a pier leading to your private boat dock.
Spend the day relaxing under the large pergola with two fans on the top level of the deck. Barbecue on the charcoal grill then enjoy lakefront dining under one of the umbrella topped tables.

Cabin is located a short walk to the Pines Village and directly across from Goat Mountain. You might spot a bald eagle flying above.

Absolutely no fires or open flames of any kind, during fire season. Please ask the host for permission before using the fire pit, to make sure you are complying with local laws and regulations.

No refunds for weather/natural disasters/power outages/other things that are beyond our control such as closure of the Yosemite National park.

Rustic, historic 500 sq. foot studio cottage comfortable for 2 people but will accommodate up to 4 by request. Located 5 miles above Oakhurst. Only 13 miles to the south ENTRANCE of Yosemite, about 35 miles to Badger Pass ski area, 47 miles to Yosemite Valley and only 3 miles to Bass Lake. Bird and wildlife friendly yard so expect "interesting" surroundings. Eco friendly. People from all walks of life are welcome here. Also I will consider by request one night bookings if the date is available.

The space
This historic cottage is just across the walkway from the main house. Best suited for 2 people as it is a studio with no private rooms. Queen size bed plus a double size futon. The bathroom is tiny but adequate. Kitchen is stocked with plates, bowls, silverware, microwave, cooking items, tea and coffee. The patio has a propane BBQ . Access to the cabin is either a walkway from main parking area or a stairway from one separate parking space above the cottage. Overnight (One night) stays will be considered by request if the date is available. I charge a reasonable cleaning fee to help keep the nightly rate affordable. Please respect this and make an effort to leave the cabin presentable. Thank you.

Guest access
Access the cottage by parking in front of garage and follow walkway to cabin on left. There is also a parking space at the back of the cabin with stairway access if you so desire. Feel free to explore my yard if you enjoy flowers and birds. There is an all year creek a short walk down Dorstan Lane. Private property surrounds the creek so please only enjoy the creek from the bridge. There is wildlife in the area but they are seldom seen or a problem. Fox, bear, coyote, raccoons, skunks, possum, flying squirrels and occasionally snakes have been observed. Many bird species frequent the area.

Other things to note
Due to recent problems with guests using the provided internet access to download copyrighted material illegally it has become necessary to let guests know in advance that any activity of this type will result in a $50 charge upon discovery of such actions. This is necessary for me to be able to provide WiFi to guests because the internet provider is required to cancel internet access if its customers use the internet to engage in this type of activity. It should not affect anyone who uses the Wifi for legal uses.

Pets are only allowed with prior approval due to damages from allowing pets in the past. There is a $45 pet fee to cover cost of extra cleaning but pet owner is also responsible for any damages incurred. Also pets may not be left in the cabin. Thank you for your understanding.

As a matter of information, please note that although we are only 16 miles from the south entrance to Yosemite, the drive to Yosemite Valley is at least an hour from our location. Once the Glacier Point road is open allow about an hour to get to Glacier Point and if you plan to go to Tuolumne Meadows allow 3 hours from here. Yosemite is popular and if you want the best enjoyment avoid weekends IN the park as much as possible. Also in summer it is best to plan on going into the park as early as possible to avoid all the congestion as the day progresses. I advise a 6 am or earlier start. At any rate avoid getting to the entrance between 9 and noon.

Well located private guest suite! Close to Yosemite (30 min.s to the south entrance/Mariposa grove and 1 1/2 to the Valley), and very close to Oakhurst, (4 minute drive) a small cute city, which has more dining options then Yosemite. You will be in a quiet, safe neighborhood surrounded by large trees and beautiful nature.
The suite sleeps 4 with a queen bed and a couch (that converts to a full with a private bathroom for your sole use. There is a small yard with table and chairs for 4

The space
Your private guest suite is a clean, decorated, and comfortable converted garage. The entire inside has been updated and remodeled with the garage door still in place, though not functional. Both the queen bed and the couch bed are in one large room. Inside your 400 s.f. space is your own private 3/4 bathroom as well. There is also a yard we are setting up just for your use.

Guest access
Private suite, private bath and entrance, parking for guests, small yard with grass. Our yard is completely separate.

Other things to note
Yosemite Valley is an additional hour drive from both the South gate entrance and the Arch rock entrance. It’s a 1.5 hrs. total drive to the Valley floor when departing from your accommodations. Please be aware that given the massive expanse of the surrounding area, ex. Yosemite, and the nature of where it’s located, the mountains, you will have to do some traveling to visit. But trust us, it’s worth it-It’s beautiful!!!
You may also get to catch a glimpse of some wild life in our area.

Sleep amongst the cedar trees in this 1 bedroom 1 bathroom within walking distance to Lewis Creek Trailhead. Only 12 miles to the entrance to Yosemite National Park. Visit Bass Lake recreation and restaurants where the movie The Great Outdoors was filmed only 10 minutes away. Fish in the great little bass pond right down the road. We are near both Yosemite and Bass Lake. We are about 30 mins from Yosemite and 10 mins to Bass Lake. The local trolley has stops near by and YART can take you to Bass Lake and Yosemite - reserve ahead.
