Full size kitchen, 2 queen beds that were very comfy, a rollaway bed, futons and a couch in the living room, full size dining room table and counter seats as well, 2 bathrooms and the showers have amazing water pressure, huge porch on the front over looking the river, several beautiful antique furnture pieces, and so many other special touches! The manager and house keeper were friendly and welcoming but gave us our privacy and we didn't hear the guests downstairs at all. There is a cute courtyard in the back with tables and grills and even a beautiful apple tree and painted mural on the back cabin. Fast Wifi and lots of channels to watch also. We are looking forward to staying here again in the future and will recommend to all our friends and family :)"

This was the perfect way to get the camping experience without the commitment! The view of the river and the mountains was breath taking. The restrooms had real toilets and were immaculate. The kids loved the shower set up! It was like taking a rock waterfall shower with a view of the clear blue skies. You could hear the river and it was so relaxing. I didn’t see river access from the campsite but there are plenty of day use areas that get you closer to the water nearby. As an added bonus they have coffee available in the mornings. We brought in our own food and kitchen supplies and firewood but pretty much everything else was provided by the host. Including tables, chairs, and a grate to cook over the fire. Would recommend and would definitely say again. "

Welcome to River Willow, our wonderful 1950's cabin on the beautiful Kern River in the quaint, residential neighborhood of Riverkern. 3 miles from Kernville. An idyllic setting perfect for couples or small groups. Property is 1 acre with river access, fenced front yard, surrounded by mountains & lush vegetation. Our classic, updated cabin's main floor has one bedroom with a queen bed and a small adjoining bedroom with a twin xl bed. The loft is accessed by a steeper stair/ladder with handrails on both sides & a fixed baby gate at the top. The loft has a full bed & a twin sofa bed. The cabin can accommodate up to 5 people comfortably. Main floor has a bathroom with a tub/shower and a separate toilet room. The second bathroom is between the 2 downstairs bedrooms and is a half bath. Please not: there's no bathroom in the loft.

Riverkern is a small, quaint residential neighborhood just a few miles upstream from downtown Kernville. Our cabin has cabins next door on both sides. It's a quiet neighborhood with paved, well-maintained streets, no need for any specialty vehicle. The speed limit is 25 MPH on the main street with no sidewalks, so street bicycling isn't recommended.

Riverkern itself has a General Store within short walking distance from the cabin. You can grab coffee & breakfast or sandwiches for lunch! The General Store is closed from Thanksgiving (November) to President's Day Weekend (February).

Because it's a small and quiet community, it's very important to respect others' property and our neighbors. Please be aware of private property and of keeping the noise down at night. We've never had a neighbor complaint - yay!

We're in a very high fire hazard area, so outdoor fires or smoking are never permitted. Use of the propane BBQ on the front deck is permitted at all times of the year.

To get to restaurants, shopping and other local activities requires a short drive - 3 miles. The well-maintained, paved mountain road to town doesn't have a sidewalk or much of a shoulder for walking or bicycling - be aware!

PETS: Well-behaved and house-trained dogs are permitted with pre-approval, so please tell us about your pup (breed, size, etc). Please note that there is a $60 pet fee per stay. The fee is for up to 2 dogs maximum. No other animals are allowed without prior approval.

The mighty Kern River runs at the back of the property, and you can access it by walking down a sandy path from the back deck off the cabin. During spring runoff only, a small stream sometimes flows through the property (weather dependent, please inquire.)

For guests traveling with small children - there's a Graco Pack n Play with a fitted sheet, high chair, and bathroom sink faucet hose (for bathtub) for your use in the cabin. Outside we have sand toys & a variety of life jackets.

This charming 1930s cabin is one of old Kernville's historic homes. Rich with history, private and secure, this cabin is a treat. Beautifully appointed with an amazing wrap-around porch with sweeping views.

A small river winds through Kernville Ranch’s 15 acres of meadows, shade trees, and grazing horses. Meadowlands Cottage, a quaint bungalow attached to the main house, overlooks the lawns and fields. Guests can swim in the river’s seasonal swimming hole, relax in the cedar hot tub under starry skies, or enjoy the zip line and rustic wood burning stove with endless firewood.
The MAIN BEDROOM features a queen bed, ensuite bath, and built-in curtained bunk with a wall-mounted TV—perfect for kids or privacy. The BATHROOM has a tile floor, walk-in shower, and vaulted ceiling, with doors to both the bedroom and hall.
A sound-insulated central door connects to the neighboring Mountain View listing. For larger groups, both it and the nearby Shiny Spartan trailer can be rented along with the cottage.
The cozy DEN doubles as a second bedroom or living room, with twin beds, a sitting area, TV, and potbelly stove with ranch-cut firewood. At the heart of the house, the KITCHENETTE offers a stovetop, two mini-fridges, toaster oven, microwave, sink, and laundry facilities.
Guests have private use of the cottage and are welcome to explore the fenced grounds. Shared outdoor spaces include the hot tub, river, lawns, barns, and trails. A dedicated groundskeeper visits daily to care for the horses.
I don’t live on-site but remain attentive and responsive. My husband and I have worked in horses and hospitality for over 20 years, and I was honored with the Hero Award from XXX in 2014. While this historic property occasionally has quirks, I strive to make every stay memorable and comfortable.
Nature provides its own magic here—deer at sunset, children chasing frogs in the mint field, or herons gliding over the meadows. Kernville Ranch offers families a unique mix of comfort, history, and wide-open beauty.

The entire property is fenced from front to backyard with lockable gates. Past the backyard fence is a quaint, historical river water canal that is crossed by a short footbridge with security handrails. After the bridge crossing is the river's edge concrete patio with lounge chairs & a picnic table. This patio area has a metal handrail only, no fence. There's a natural boulder path with a handrail down to the river water. You must be sure-footed to access the water. There is a very nice swimming area at the house depending on the season & weather - please ask us about what to expect during your stay :) Outside you'll find native plant-filled terraces, sitting areas, hammock and mature shade trees. Large patio and riverfront setting invites you to enjoy a BBQ or picnic lunch, or simply lounge on the deck. Enjoy the river going by.

Location/Town:

The streets are wide, in very good condition & calm. No need for 4-wheel drive. The river is in the backyard so that's the sound you'll hear most of! It's a fun neighborhood to walk your dog to downtown Kernville. Kernville a vintage-y, quirky Old West town that feels like you've gone back in time. Many restaurants, grocery stores, pharmacy, post office, shops, sports outfitters, fishing shops & local brewery are right in town. You can bring it all with you or buy it here - the choice is yours! Bicycles are fun in Kernville. Many options for road or trail running. Some very nice trailheads/hikes are close to town with a short drive. It's a perfect basecamp for exploring the southern Sierras.

Things To Do:

1 mile to Downtown Kernville, walk there in 15 minutes. You can get your morning coffee and have a look around. Go for a run or nature walk to Bull Run Creek at nearby Whiskey Flat Trail 1 mile from house. Visit the Giant Redwoods at Trail of 100 Giants (closed in winter). A 45 minute picturesque drive upriver. Stroll in the Kern Audubon Preserve. Mountain bike Cannell Trail or Whiskey Flat Trail. Fly fish the North Fork of the Kern for famous wild trout. Or trout fish right in your backyard! Try a kayak lesson, a white water rafting trip, take an intro climbing lesson. Kids can have some fun at Riverside Park in downtown Kernville where there's a nice playground & children's river beach. Visit the free Kern Valley Museum or the Nuui Cunni Native American Cultural Center. The beautiful view from Johnsondale Bridge is a short drive upriver. Welcome to the River's Edge Cottage - Your Private Waterfront Retreat

In a beautiful riverfront setting, your 3-person Suite has a gated driveway, private entrance, kitchenette/dining area, and fireplace. Meet the river as soon as you arrive! It's the entire riverside floor of a large 2-story house. The upper portion of the house is not rented and will be unoccupied during your stay. The house, ample property grounds and riverfront are yours alone to enjoy. Relax with the Kern River in your backyard.

HOME LAYOUT:
The Main Room has a Queen bed and an attached Living Room with a deep sofa that's size of twin bed. Off the Main Room is a Kitchenette with Fridge/Freezer, Countertop Oven and Electric Cooktop, and Microwave. Inside Dining Area for 4. Outside has a large dining table for 6 with a Weber propane BBQ (propane is provided).

PLEASE NOTE: there’s no full-size oven nor traditional stovetop, no dishwasher. The Kitchen is all set up for casual meal preparation.

Off the Kitchenette is a Full Bathroom with a large walk-in Shower.
The Fireplace Lounge is separated by short hallway from Main Room. The Lounge a rugged stone wood-burning fireplace. We provide firewood bundles for sale.
The Fireplace Lounge has classic entertainment such as a record player, board games and puzzles. Also includes a cozy Queen sofa bed and its own outdoor access through a sliding glass door.

Summary:
This cute little cabin/tiny home sleeps six. It has a king sized master bed, futon that makes out to a double, and a set of twin sized bunkbeds. It has AC and heating, a kitchenette, kitchen table, and two flat screen TV's. This cabin is pet friendly. The campground is located on the Kern River; come experience rafting, fishing, swimming, and tubing. This gorgeous area has lots to offer; a short drive to gorgeous hiking trails, giant sequoias, and Lake Isabella.

The Space:
We have six cabins along the top of our park. The entire park is covered with large beautiful tree's and natural beauty. The park sits right on the banks of the wild and scenic Kern River. Stroll down and enjoy all the fun activities the river has to offer. River Front Beach Cabana Rentals are now available to book in advance. Limited spots! Contact our office for availability.

Guest Access:
Each of our cozy little units has access to a fire ring, charcoal bbq grill, and a picnic table. You will have access to the Kern River of course, as well as our dog park and volleyball area. Gather in our "boulder area" for a family picnic. Don't forget to visit our office store for snacks, firewood, ice, and other essentials. WiFi is limited to one user and is upgradeable. In the summer time check out our activities schedule.

The Neighborhood:
We are located just 5 min from downtown Kernville. In town you will find a number of delicious restaurants. You won't go hungry in this town! Don't want to venture out- "The Pizza Barn" will deliver right to your campsite. Kern River Brewery is within walking distance. There are all kinds of quaint little shops, as well as a museum full of local history. We sit at the gateway of Sequoia National Forest. The magnificent Trail of a Hundred Giants is just an hour away, there you can see the breathtaking redwoods. Other things to do include: Fishing, hiking, rafting, and bird watching.

Getting Around:
Everything you need is within a 5 min drive. If you'd rather walk, it will only take 10-15 min to reach town. There is a shuttle service and Uber's available as needed.

Other Things to Note:
Please note that this is a non-smoking cabin. Smoking of any kind is prohibited. You are allowed a maximum of 6 guests. $25 pet fee per pet (Max 2 pets), will be charged at check-in (Airbnb or Booking.com). Pets are not to be left unattended at any time. Due to insurance - absolutely no Pit/Pit mix, Rottweiler/Rottie mix (or aggressive dogs of any breed) allowed. Must be 21 or older to rent this cabin.

Next time I’m going to take my nephews camping. Right next to our cabin is a space we can rent and bring our tailer. The whole experience from the front desk and the check in process was simple and great customer service."

Nestled on 15 acres of Kernville Ranch, it’s just a brief 5-minute walk from the town of Kernville. Take a moment to rejuvenate in the natural cedar hot tub, delight in watching the horses frolic in the meadows, or enjoy old-fashioned fun catching frogs on the sprawling green lawns. With over 100 shade trees, a private river and swimming hole, and no check-out chores, this is a true retreat.
This charming original trailer has a cozy ambiance, with warm, honey-colored wood paneling throughout.
Arrive and step onto an expansive deck, featuring a Moroccan tile table for outdoor dining, a gas griddle, and comfortable chairs—perfect for watching the sunset or stargazing. The polished aluminum trailer, beautifully restored, reflects the surroundings like a mirror and offers two entrances.
The right-hand door leads into the living room and kitchenette, ideal for reheating leftovers or preparing a quick meal (please note: no gas stove). This intimate space includes a small table with two chairs and a twin bed that doubles as a sofa—an inviting spot to curl up with a good book. The air-conditioning unit is located here in the ceiling.
Windows throughout the trailer frame views of pink-hued mountains and lush lawns. Past the original pink fridge and kitchen sink, a narrow paneled hallway leads to a pocket door opening into a compact bathroom, complete with a shower and a cozy bathtub.
The bedroom features a comfortable queen bed and petite closet. Windows on all sides look out over the ranch, shaded by towering trees, with views of the horse pastures and Powers Peak just beyond Kernville. A door leads directly from the bedroom back onto the spacious wood deck—an ideal spot to enjoy the evening air after a day of hiking or rafting.
The charming town of Kernville, only a short walk away, provides a picturesque backdrop for a relaxing getaway.
You’ll have complete and private access to all interior spaces pictured. Guests are welcome to explore the fenced grounds of Kernville Ranch: take a dip in the cedar hot tub, plunge into the private river swimming hole (seasonal, April–December), greet the horses, or experience the zip line.
The ranch spans about 15 acres and includes three distinct listings:
Shiny Spartan – this restored travel trailer.
Mountain View – the original two-bedroom log cabin, built in the 1890s.
Meadowlands Cottage – a one-bedroom wing attached to the main house.
For larger groups, you may rent the entire ranch.
Please note: outdoor spaces are shared among guests staying in the different listings. Our dedicated groundskeeper, Alen, visits daily to care for the horses and maintain the property.
While I do not reside on-site and may not be physically present during your stay, I am a conscientious and engaged host. My husband and I have been involved with horses and hospitality for over 20 years. When not here in Kernville, we run a dude ranch in Hollywood. We love sharing Kernville Ranch and take our role as hosts very seriously.
This is a historic property, and while I can’t guarantee that something won’t go wrong, I will always do my very best to ensure you have a wonderful stay. I know how precious leisure time is, and I want you to love it here.

Kernville Ranch is home to several retired horses, with a gentle river flowing through the land. Abundant water keeps the grounds lush and green. Expansive lawns and towering shade trees provide a cool respite from the summer heat. Beyond the seasonal brook, the ranch opens into wide flood meadows where horses roam freely. Ducks, herons, and ospreys often grace the skies, with pink mountains rising in the distance.

- "please fix the shower head and the exhaust fan in the bathroom. Very low water pressure out of the shower and will multiple people using the one bathroom, the exhaust fan needs to work. Kent" - "My family and I loved our stay, and used the spot to explore the Sequoia National Forest. The unit was very comfortable, unique, and a great spot to base out of. There were a few downsides (like the front door knob needs to be replaced, and the cleaning fee still means you need to do a fair bit of cleaning before leaving) but overall we’d stay here again without hesitation."

- "The cabin is super cute, very clean, and has an awesome location. We thought we were getting the cabin pictured with a deck but cabin 11 does not have one. Either way, it’s a very nice stay. On the property, Kern River runs through where we saw people fishing. While it’s very close to town, I wouldn’t recommend walking since it’s on the main road. Our hosts were very nice and we would absolutely head back when we can. "

Each cabin has private access to a fire ring, charcoal bbq grill, and a picnic table. You will also have access to the Kern River, dog park and a volleyball area. You are also welcome to our boulder park for a family picnic! The office store is fully stocked with snacks, firewood, ice, and essentials. Complementary WiFi is limited to one user at a time but is available for upgrade. During the summer, we offer a weekly activity schedule.

We are located 5 min from downtown Kernville where you can find a number of delicious restaurants. "The Pizza Barn" will even deliver right to your campsite. Kern River Brewery is within walking distance as well for a cold beer after the river. There are quaint shops and a local history museum as well. Our site sits at the gateway of Sequoia National Forest. The magnificent Trail of a Hundred Giants is just an hour away where you can see the breathtaking redwoods.

Getting Around:
Everything you need is within a 5 min drive. If you'd rather walk, it will only take 10-15 min to reach town. There is a shuttle service and Uber's available as needed.

Meadowlands Cottage is a one bedroom wing attached to main house. We encourage guests to connect with fellow vacationers. I hope you get a chance to meet Reid, a retired sheriff, during your stay. He runs One Spade Youth Packers, a charity that fosters a sense of community. For larger groups or an exclusive experience, consider renting the entire ranch.

This charming cabin is listed in the book Kernville’s Historical Houses. Originally located in Whiskey Flats (old kernville). Built in 1874. It was relocated to its current location in the 1950’s when the Lake Isabella Dam was being built.Located right across the street from the KRV Historical Museum. Walking distance to cafes, saloons, Circle Park, Kernville Park and various outdoor guide services. Updated with modern conveniences but still has the old days atmosphere. One of the best locations in Kernville. Also there is another larger cabin next door on the premises that can also be rented. It would be perfect for a family reunion or for larger groups wanting to stay together Small, non shedding pets on approval only.

The glamping tent features an awesome king bed for 2 to sleep in extreme comfort. A small sitting area inside allows guests to relax and enjoy a coffee and watch the sunrise. There is no running water in the tent, but within earshot of nearby water stations and sinks.
The tent is decorated in a modern southwest style with clean lines.

The restrooms and showers are shared by the other tents. The building is equipped with FLUSHING toilets, a beautiful propane heated HOT outdoor shower.

WINTER WEATHER DISCLAIMER:
Winter is a variable time of year and it could be 60 in the daytime and beautiful or it could be 30 and windy making it feel very cold. I always tell people if they book Nov-Feb. we don't make any promises; it can even snow!
The unit comes with a space heater so you will be warm when you are in bed, but walking to and from the bathroom can be cold and the shower has to be turned off is temps are freezing (under 32). Please check the weather and consider this when booking.

Assisted check in is only between 3-6pm. If you cannot arrive in between these times, please text us to make other arrangements or be given self check-in instructions.

We invite you to enjoy the gorgeous space we have created for our guests. It is a completely secluded guest home with a bathroom and kitchenette. Get away from the hustle and bustle and enjoy cooking a meal on our BBQ while your spouse relaxes under the stars on our semi-private deck that is fully enclosed. Town is about a 20 minute walk from local bars and restaurants. This is a peaceful place to retreat after enjoying all this little town has to offer.

This is such a lovely space. The energy here is calming. There are several outdoor seating spaces including outdoor dining. Inside has a lovely breakfast table, refrigerator, coffee pot, and a toaster. The BBQ also has a gas burner so you can make bacon and eggs, grilled cheese or a pot of spaghetti! Allow this cozy space to be your home away from home. Quiet hours are 10pm-8am. Thank you for helping us maintain a great relationship with our neighbors.

Entering through the front entry with your guest code provided you will be in the main living area that is a combination of a living, dining and coffee bar area with sight lines into the small but well appointed kitchen. Off the kitchen is a door to the back patio and yard. Heading through the entry you will come to the newly renovated full bathroom and just to the left of that is a cozy bedroom with a queen size bed and large closet. To access the family bedroom space that is appointed with a full size bed and a twin daybed with trundle as well as an attached 3/4 bath you must pass through the small queen bedroom. From that large bedroom there is also a door that accesses the the back patio and yard. The house backs up to US forest service land and is a short walk to Cannel creek behind the property and Bubbles beach on the Kern River to the west. The Southern Sierra and the Kern River Valley are home to diverse natural environments with endless possibilities to explore. When staying at the cottage in Riverkern you can walk to the General Store, drive a few minutes to dine and shop in Kernville or head up river for some beautiful scenery and great steak dinner at McNally’s. The small, quaint community of Riverkern offers everything from adventure to solitude and peaceful relaxation.

The large master suite bedroom has a king size memory foam mattress, a large bathroom and spectacular mountain and valley views as well as a balcony which the French doors lead you to. There a spacious garage to park you cars or unload you bikes. A washer and dryer is available for your use as well. You will have access to the entire house.

Check in and check out times are firm. We do charge an additional 20/hour for early check in or late checkout .


Our gardeners come every Wednesday for about 1 hour. Please be sure you are aware of this if booking on a Wednesday. :)

Trash day is Friday we have someone pull out the trash from the garage every Friday morning. Please keep all trash in the garage as there are lots of animals in the area.
