A day before departure, management let us know the entire AC unit needed replacement—scheduled for the day after we left.We understand things happen. This beautifully updated home is wonderful for a large gathering of friends or family. It has 4 private bedrooms with beds for 12 guests, and 3 full baths. We have turned one large bedroom into a cowboy-themed bunkroom, perfect for kids of all ages! The great-room area features nearly 360-degree views of the mountain ranges, a well-appointed and well-stocked kitchen with every appliance you might need, saloon-style bar seating, a separate breakfast area, and pass-through to a large dining room that seats 8 or more comfortably. The dining room doubles as a conference room for business meetings. Rocky Top Ranch has stunning outdoor eating and socializing areas, as well as multi-tiered verandas perfect for sunset watching and star-gazing. There is a gas barbecue available for guest use.

Three of the spacious bedrooms are located on the first floor, while one of the two primary en suite bedrooms is upstairs. Guests are welcome to use the laundry room that has both washer and dryer, as well as a pet bath. (Well-behaved and well-trained pets are welcome!)

Additionally, Rocky Top Ranch employs an on-site Property Manager who is available nearly 24/7 for your needs. He is there to ensure you're every comfort, and he maintains the solar power and other infrastructure so that you have no stress or worry. However, unless you have questions for him during your stay, you will have complete independence and privacy.

Guests have access to all parts of the main house and surrounding property. (The separate coach house where the Property Manager lives and the garage are off-limits.) Guests may also use the exercise room and basketball hoop, after signing a waiver. Rocky Top Ranch has a ping-pong table, bumper pool table, poker table, and many board games and books for your entertainment. A drop-down, large-scale projection screen is located in the main living area for movie nights, to watch sporting events or to binge watch your favorite series. Our StarLink Wi-Fi assures excellent connectivity.

Although this is our private home, we hope it feels more like a luxury resort. Bed linens, towels, toiletries, hair dryer, kitchen cooking basics, drinking water -- all are provided for your comfort and convenience.

The second dining area was stunning for the special 80th birthday celebration we had. So many interior design details that stood out; the wood carved Indian welcoming us when first walking in, the wrap around windows in the living area with the hammered copper bar, all the seating areas, the library nook, the train tracks & wooden bridge and of course the water trough that John filled up for my granddaughter to wade in and cool off. With being close to the front gate of base and hospital, the whole group will be very comfortable with all the space you all will need to enjoy your stay. Three rooms have a queen size bed and one room has a full. The master bathroom has a jet tub that will help you relax after a long day at work. There is two large living rooms with 2 sets of couches and a TV. There is also a dinning room that has a table that seat 6 and a breakfast nook that seat 4. The kitchen has everything you will need and a little more. The stove top is a cooking dream and the counter space is ideal. Nothing about the kitchen or the whole house is small. There is also a washer and dryer that is provided with your stay.
The outside has a BBQ and a table that seat 4 and a patio set (couch and 2 chairs) with a coffee table.

The house is just a hop and a skip away from a beautiful park that is within the neighborhood. The park has 2 sets of jungle gyms for the kids, and a basketball courts/open fields for other sports/activities you and your group would enjoy doing.

Believe it or not, there is actually a lot to see here... we are just about an hour away from Whitney Portal and 30 mins away from the panicles.

Quiet and serene home in College Heights with great views and close to the hiking trails behind the college. Great for longer-term stays for those working temporary assignments at the local base or hospital. Everything in it is new, from washer and dryer to dishwasher, rugs, towels etc. I’ve been told that it is “absolutely beautiful and very relaxing with a true home away from home feel.” Ya know I think it is one of the cuter places I’ve done. It’s safe and secure. Lots of walking, exploring and biking available and a beautiful pool plus your own new BBQ for those relaxing days off.

This is a neighborhood you can walk around or better yet cycle around. There’s absolutely no issue with parking. The lil house itself has a garage and 2 1/2 acres to walk, explore and park on.

Please don’t leave lights fans and tv on when not at home. Please turn the split unit down or off too. It heats or cools very fast. Large groups need to take short showers to conserve hot water. No problem with less than 3 guests. Swap coolers are used in the desert that requires an windows or doos for efficiency.
