The Lodge was originally built as the gatehouse to one of Broughty Ferry’s many Victorian mansions, and retains many charming features. All on one level, the house enjoys views across the River Tay from both the lounge and the master bedroom.
The spacious cosy lounge includes a dining table seating four, and a multi fuel fire for cooler evenings.
The master bedroom is lovely and light, with windows on two sides, and a walk-in dressing closet. The second bedroom overlooks the back garden, and has a built-in cupboard.
The modern kitchen has been built in two adjacent rooms towards the back of the house, allowing plenty of space for preparing a meal. There’s enough space around the cocktail table and bar stools if you prefer to grab a quick breakfast in the kitchen..

LOCATION
You are within ten minutes’ drive of the lovely coastal suburb of Broughty Ferry, with food shops, cafes and boutiques, plus picturesque harbour and shoreline. Families will love the excellent children’s playpark at nearby Castle Green and beach, and if you’re lucky you might spot seals and dolphins.
On the seafront the striking Broughty Castle is well worth a visit. Dating back to 1490, it originally protected the Tay estuary, and now houses a museum which explains the history of this pretty fishing village.
Broughty Ferry train station connects you with the Scottish mainline stations of Edinburgh, Glasgow and Aberdeen. Plus, being just three miles from the city of Dundee, there are excellent road, rail and air links making for straightforward travel. The property has bus stops outside, and the nearby National Cycle Network Route 1 gives access to coastal cycling and walking routes.
Dundee itself has been transformed in recent years into a lively and cosmopolitan coastal city. Choose from the waterfront development with the V&A Dundee museum, historic ships and urban beach or the city centre shopping areas, theatre and museums.
The area is surrounded by beautiful countryside which will delight walkers and cyclists, and is close to Angus and Fife beaches, and world-famous golf courses, including St Andrews and Carnoustie.

This traditional semi-detached villa is situated right in the heart of the ever-popular seaside village of Broughty Ferry. In just a few minutes you can stroll down to the beautiful beach, wander to lunch or a drink at the fabulous local bars and cafes, or zip to the train station to explore further. It’s all on your doorstep with The Palm at the Ferry!
Open the welcoming sage green door of this traditional semi-villa and you’ll step into a modern oasis. The large and bright open living space is decorated with tropical flair. The lush carpets, sumptuous green velvet sofa, palm leaf lamp shade and gold velvet armchair all invite you to chill out with a cocktail, or to kick back with a film on the large screen television. There’s even a full-size arcade machine where you can battle it out with your friends and family!
The fully equipped modern kitchen is a beauty too, with glossy white cabinets, new appliances and a dining table that seats four. From here you can head outside to the large enclosed rear garden, with plenty of grass for kids to romp around, and a lovely seating area complete with table and chairs perfect for an al-fresco breakfast or an evening drink.
Back inside, heading up the stairs you’ll find three full-sized double bedrooms - 2 with double beds, 1 with a bunk bed - all spacious with fun and glam touches of gold and bold colour. There’s also a spacious family bathroom with a shower over the bath, with fabulously quirky wallpaper.

With a plethora of excellent local cafes, shops and bars as well as a gorgeous golden beach, it’s easy to see why the seaside village of Broughty Ferry is so popular. It was home to millionaire barons during the height of Dundee’s jute industry, and it retains its high reputation as "The Jewel in Dundee's Crown" today. You can soak up the history at Broughty Castle, which dates back to 1490, or simply enjoy a stroll on the beach.
With excellent air, road and rail links, Broughty Ferry is a superb base for exploring Dundee and the delights of the Angus region. Take a hike in the hills of the Angus Glens or potter around historic villages like Kirriemuir, the birthplace of Peter Pan author JM Barrie.
Broughty Ferry is a great base for golfers too, with the famous courses at Carnoustie, Montrose and St Andrews all within an easy drive.

Nestled within the historically hilled neighbourhood lies this lovely cottage in a peaceful area with Panoramic views looking down over Broughty Ferry’s quaint fishing village and across the estuary of the silvery Tay. You can admire local landmarks like historic Broughty Castle or the beautiful Tentsmuir forest across in Fife. It is just a 5-minute walk to ‘The Ferry centre’. This seaside suburb four miles east of Dundee. With an eclectic mix of cafes, many pubs, restaurants, and shops nearby, as well as the award-winning long golden sandy beach and picturesque harbour, make sure to look out for the Dolphins. There is a thriving water sports scene.

The space
This light and airy two-bedroom cottage has a bright open lounge with glass patio doors. These lead out onto a modern balcony with the most wonderful views. Both bedrooms have double beds and large, mirrored wardrobes. There’s a well-equipped kitchen and modern bathroom with shower cubicle.
Outside there is a private parking space and a lovely garden with a summerhouse and outdoor seating and dining available on a raised deck. Free parking is also available in the street on a first come, first serve basis.

The cottage is in the famous and loved coastal suburb of Broughty Ferry, (voted 2021 by the Times newspaper as one of the best places to live) and is close to the city of Dundee with its famous V&A and many other tourist attractions. In the village there is a good selection of pubs, restaurants, and shops within walking distance. The thriving main streets also boasts lots of small independent stores, galleries, etc.
Down near the seashore, the striking Broughty Castle is well worth a visit. Dating back to 1490 when it was built to protect the Tay estuary, it now houses a wonderful quaint museum which explains the history of this pretty fishing village.
The famous golf courses at Carnoustie and St Andrews are close by and there are other excellent courses locally for avid golfers to test their links game. The beautiful sandy beach nearby provides a haven for wildlife and a visit to Broughty ferry rock gardens is a must. Families love the excellent children’s playpark at Castle Green and there are lots of local coastal cycle paths too. With many e-bike sharing stations.
Broughty Ferry train station is just minutes away and, being just a few miles from the city of Dundee, there are excellent road, rail and air links nearby, making for straightforward travel.

- "Fabulous" - "The communication wasn’t as smooth as with other properties I have used on this website. The off street parking doesn’t accommodate a standard family suv although you can park on the street . As we did . Would use again if in the vicinity as it was clean and warm on arrival." - "The booking and check in process and ongoing support for the property was straightforward. Amanda, from the management company was readily available to deal with any queries or issues we might have had. It is hard to find fault with the interior of the property which met all our expectations above and beyond, and a couple of minor issues were dealt with swiftly by the management company. Indeed, the property appeared to have had a recent makeover, and all the facilities made for a very comfortable and enjoyable stay. Sadly, the exterior of the property let things down. It is situated in what feels like someone else’s garden, with inches separating you from a neighbouring house, with no privacy or screening to stop views into each other’s properties, although fortunately the residents were rarely to be seen. It was therefore difficult to enjoy the balcony at the front of the property, which ironically provided the best views, without feeling you were impinging on someone’s else’s privacy. Fortunately, the decked area made up for this as it provided a secluded area for sitting when the weather was suitable. Similarly, the ‘garden’ of the property is in fact only a gravelled area, and not green space as you we first thought, and which upon our arrival was desperately in need of a good weed and general tidy up. The unemptied smelling bins did nothing also to provide the sort of welcome you would expect. Be advised that the advertised parking space is in fact very difficult to access for an average sized family car, unless you are a highly skilled and experienced driver and/or drive a smallish vehicle with an automatic gear box. We were not aware the property is situated on a very steep hill making it extremely difficult to access the parking space due to the angle of the entrance, although fortunately there was plenty of safe on street parking nearby. It would also be helpful to better describe the overall location especially for those with mobility issues. Overall, despite the disappointment above, this did little to distract from what was otherwise an exceedingly enjoyable holiday!"
