Overall, the room was average, but the location was spectacular!! By proceeding with the reservation and entering the property, Guest(s) and all other persons material to the reservation acknowledge and accept the following Rules & Policies, without exception.

01. Check-In / Check-Out Policy
Whenever possible, we will be happy to accommodate early check-in and late check-out requests, within reason. In June, July, August, and during Holidays, this may not always be possible, but please do ask. Unauthorized late check-outs will result in a Schedule Interruption Fee of $150 per hour. The cleaning services cleaning team may not enter the property following check-out, with or without your permission, until all guests and all belongings have vacated the property.

02. Maximum Occupancy
The total number of Guests MAY NOT EXCEED A MAXIMUM TOTAL OF FOUR (4) ADULTS AND TWO (2) CHILDREN FOR A MAXIMUM TOTAL OF SIX (6) PERSONS OF ANY AGE AT ANY TIME. Occupancy limitations are governed by City and County ordinances, as well as Fire Department regulations. Violations of this policy place the Property Owner’s Short Term Rental Permit at risk. Should the maximum occupancy exceed the limitations at any time during your stay, an immediate $1,500 per additional person County Ordinance Penalty Fee will be assessed, your reservation will be immediately terminated, and you will forfeit all fees paid.

03. Pet Policy
THIS PROPERTY IS EXEMPT FROM PERMITTING ANY ANIMAL OTHER THAN NO MORE THAN ONE (1) DOG. No cats, birds, etc irrespective of their class as a service or support animal are prohibited due to property owner’s allergies. The appropriate exemption documentation is on file with the applicable booking platform.

****** Your dog must be crated if left in the house alone for more than 10 minutes. Guests are responsible for providing the dog crate for this purpose.
****** Barking, howling, crying, and/or other prolonged noise is prohibited at all times and specifically while the dog is left in the house alone. This neighborhood and the Tahoe Community in general, are VERY sensitive to pet owners who do not pick up their pets’ waste or “leave the baggie to be picked up on the way back”. It is against the ordinances of Placer, Nevada, Eldorado, and Washoe County to leave pet waste anywhere (even in the forest). Due to the sanitary nature of our cleaning service’s responsibilities, an additional $125 pet waste removal fee will be charged if a pet waste complaint is received regarding your stay or if pet waste is found anywhere on the property.

04. Maximum Parking
This home allows a maximum of two (2) vehicles. Street parking is not available in this neighborhood and additionally may not be permitted by local laws. Guest(s) accept full responsibility for vehicle damage, theft, fines, or loss while on or off the property.

05. No Smoking OR Propane/Gas/Charcoal Grills
Smoking (including vaping) is not allowed anywhere on the property—inside or out. Propane, Gas, and Charcoal Grills are prohibited anywhere on the property. Should a violation of this policy occur, an immediate $500 violation fee will be assessed, your reservation will be immediately terminated, and you will forfeit all fees paid.

06. Quiet Hours
Quiet hours are between 9 PM and 8 AM. Quiet is defined as the absence of voices, music, and other noises anywhere outside of the residence. The County Ordinance Enforcement Officers and the neighboring community are extremely sensitive to the strict enforcement of this policy. Response to a noise violation report may result in a $1,500 County Ordinance Violation Fee. In addition, should a violation of this policy occur, your reservation will be immediately terminated, and you will forfeit all fees paid.

07. Trash & Recycling
This is bear country. We love and respect them, and everyone must accept responsibility for keeping them alive and the property damage-free. The Lake Tahoe Community is highly sensitive about the responsible disposal of trash and any type of wildlife attractant(s). Local residents routinely report violators to the local Sheriff’s Department, without warning. Bears that enter a residence, garage, or vehicle are subject to euthanasia by the Department of Fish & Game. Please know that it is against State Law to leave any type of trash or wildlife attractant unattended. Therefore, all trash and recycling must always be securely placed inside a locked metal container (e.g bear box or dumpster). Overflow garbage and recycling must be taken off-site by the Guests and never left in a garage, vehicle, near a door or window, or any other unsecured outdoor location. Guests assume financial responsibility for all violations of the law. Local and State fines for improper storage and/or disposal range between $1,500 and $5,000 per occurrence. In addition, should a violation of this policy occur, your reservation will be immediately terminated, you will forfeit all fees paid, and the Property Owners will be entitled to reimbursement by the Guests for loss of revenue due to revocation of their Short Term Rental Permit.

08. Housekeeping and Check Out Practices
Your cleaning fees cover a standard level of service, including floors and surfaces, linen changes, and laundry processing. Unlike a hotel, this is a personal residence, and as such, the cleaning fee does not accommodate excessive or unanticipated services not typically required for a residential stay. Thank you for caring for this property as if it were your own. After you check out of the property, there may be a period of time before the cleaning service arrives. Our bears are very motivated by homes with accessible food and trash smells (even when the doors and windows are closed), so we kindly ask that Guests please:

(1) Return all indoor and outdoor furniture to their original locations/positions.
(2) Leave used beds unmade (no bedding on the floor, please).
(3) We appreciate you collecting all dirty towels and placing them near the washing machine - we always love it when guests start the first load when they leave.
(4) Secure all remaining trash in the bear box or dumpster provided, ensuring the door is firmly closed and locked.

09. No Guarantee of Services
Our WiFi and electricity are reliable. Although rare, unpredictable conditions may cause occasional outages (this is the Sierra Mountains). Likewise, indoor and outdoor amenities that are listed in this posting and depicted in the photos are subject to seasonal, operational, and/or functional availability. Interruptions or lack of availability of any of these services and/or amenities do not alter the terms of the Rental Agreement.

10. Security Cameras
As a function of our bear awareness, your safety, and the security of the property, exterior-only motion-activated security cameras may monitor the front door, driveway, side yards, and other common areas. Tampering with or disabling cameras is strictly prohibited and will result in immediate termination of your reservation and forfeiture of all fees paid.

11. Property & Property Use
This property is for residential vacation use only. Events, commercial activities, subletting, or transferring your reservation to another party are not permitted. In the unlikely event of eviction or other actions required to enforce the Rental Agreement Rules & Policies, an hourly administrative fee of $35 per hour will be charged to the Guests.

- "The stay was better than listed! Everything was sanitized and wrapped in plastic/sealed after each guest stay. We felt very safe with the cleanliness of this property. The general manager also hosted a "sangria day" and hosted any interested guests to some sangria and chips one of our afternoons - a wonderful surprise for my friends and I since this trip was a reunion of the last time we saw each other when we studied abroad in Spain! The private beach and dock were perfect ways to enjoy the waters of Lake Tahoe and the pool/jacuzzi were nice additions to our evenings when the lake got a little choppy. The unit is within walking distance to Safeway and the downtown area with restaurants, live music, and other beaches. We are already planning our next visit to Tahoe and won't stay anywhere but here! - "Avoid this listing at all cost until you see better pictures of the rooms and bathrooms! This listing is extremely misleading and I want to save you the headache of booking this place. As soon as I walked through the front door, I felt like I just broke into someone's house as all the host's belongings and personal stuff was still at the property. Their clothes and shoes were still in the closet and personal information/documents were left on the desk. The main bedroom even had the host's scent that lingered in the air. On top of this, the listing states that there is a futon but it is placed in the middle of the room surrounded by gym equipment. In addition, the futon did not go down so it stayed in the upright position which doesn't allow a person to sleep comfortably on it as it's extremely tiny in size. Within 30 minutes of stepping foot into the house, I called Vrbo support to help us cancel the reservation and to reach out to the host regarding the uncomfortable situation and misleading listing. My family and I decided to not stay at the house and booked a hotel instead. By the way, Vrbo support did not provide a resolution to my terrible experience and seems like the host is unaware of the situation. Although the host is a lovely gentleman, he is not responsive through text or email and seems like the preferred method of contact is through phone which is not ideal especially for those who can be hard of hearing, has a disability, etc. Also, I had to pick up the keys to the property in Reno as he had to get keys made for his new listing which luckily I happened to be visiting. I wouldn't know how else I would have been able to check in if I didn't pick the keys up myself since the property doesn't have a lockbox or keycode for entry. Like I said, I have nothing against the host as he is a lovely person, but changes needs to be made to the listing or home for a more comfortable stay."

- "This was a nice, clean property, close to everything we wanted to do. The kitchen was well stocked, so we were able to make a few meals.
