Large windows give way to the string light lit Ally where you can find shopping/restaurants/coffee shops just steps from your door.

This unit is perfect for a weekend getaway or even a long term stay for two or four people. It applies all of the amenities you may need including a washer and dryer.

Both bedrooms have smart TV’s and of course black out curtains for weekend sleep-in’s.

One bedroom has a king bed (firmer mattress), and the other room has a queen bed (softer mattress).

Please note: This unit is located up one flight of stairs with no elevator.

Please be aware: There can be train noises due to the proximity of the tracks. We have provided ear plugs for light sleepers as well as sound machines. The trains are not on a set schedule but do not tend to come late into the night.

Our lake is a living lake with a natural shoreline. This means is that there are plants and animals in the water, and there is no beach. You are welcome to swim. I prefer to paddle around the lake. 😊
• All lake fun is at your own risk, there is no lifeguard on duty. We are not responsible for injury or lost/damaged property.
• I never thought I would need to say this, but Watch Your Kids! We want everyone safe and happy.
• Dock: Guests are welcome to use the dock. The water is about 5 feet deep off the far edge of the dock, and it gets deeper from there.
• Fishing: You are technically required to have a fishing license. We haven’t had a problem so far, but I’m just letting you know that DNR does come out on the lake sometimes, and could request to see your license.

- "I traveled with my husband, adult son and dogs. We are originally from the area and know it well. Fenton is an awesome city with great restaurants and lakes. We were not here to “vacation “ but rather hang out with our daughter. However, if seeking a vacation, there is a small public beach about two miles away in Fenton Twsp Hall area. We had two bedrooms with comfortable beds and fresh bedding. This property was clean and fresh with just about everything brand new. I did laundry in the basement often while using brand new washer and dryer. I also used the peloton bike and my son used it and other exercise equipment. The communication was top notch and the yard was perfect for the dogs! For someone wanting more space than a hotel, and with similar amenities, book this property! It’s 2-3 times bigger than a hotel and has a full kitchen with everything you need plus a yard! We will be back! I forgot to mention the Fenton Wine and Brewery is across the street and we ate and drank there twice. Again… very convenient. Thank you to the owner and property manager! I have a VRBO and understand what it takes to meet the customer’s needs. They did it so well!"

- "Our 2 bedroom apt was clean. They accommodated my request to stay an extra night but that was not an easy process thru VRBO. My husband and myself were not able to sleep the two nights there because the resident next door had their television on loud ALL night long. Concierge service on weekends is available only until 6.30 pm and the two times I looked for someone (the bartender) was not there. There was a sign with phone number to call but for emergency only (fire, accident only). We had to purchase toilet paper as there was no extra on site. I would stay again but not on a weekend and only if they could guaranteed a room without occupants on either side. "

Our home is an older Victorian house originally built in 1920. Across the street is the horse stables where the city's first fire department used to keep their horses. All the houses on the street are of a historical nature. House as been updated but preserved as much of the original architecture as possible. The apartment is about 450 sq ft. and is available furnished with a new bed, fresh bedding, a sitting area, all appliances, dresser, a desk, TV, closet area and all basic kitchen and bathroom utensils and furnishings. Units are pretty modest, nothing fancy, but are private, clean, and in a quiet building in a peaceful neighborhood.

You will have this entire apartment and a private deck out back. The yard is shared with the other tenants in the house. You will have 2 assigned parking spots in the driveway. The parking is tight. If you are more comfortable, you can park in the adjacent lot.

**Smoke Free/Fresh Air**
Our house is a smoke-free environment. There is NO smoking or vaping in or near the house. If you want to smoke, please go to the designated smoking area/sitting area near the parking spaces. Place all butts in the butt bucket provided and all trash in the trash cans. IMPORTANT: Give yourself a few extra moments to air out afterward before entering the house. The smell really gets into the fabrics and upholstery. Please do not burn incense or use any other strong, lingering scent in the house. Do Not cook seafood or fish in the house. You may use the grill outside.
$250 extra cleaning fee for violations.

**Quiet Time**
Others are living here as well. So out of respect for all, we ask that noise be kept down at all times and quiet time be observed between 10 PM and 8 AM. We don’t expect silence, but we also don’t want others to be disturbed by ya. : )

**Toilet**
Absolutely nothing except normal toilet paper and tissue is to be flushed! Absolutely NO: Wipes, Feminine Products, Facial Cleaners, Toys, Q-Tips, etc. Even if it’s advertised as flushable or if you think it is flushable. Flush ONLY normal toilet paper and tissue. If the sewer is backed up after your stay, we will charge for plumbing services.

**Items for Owners Only**
There are areas containing items for owners' use only. These are clearly marked. They are not to be used by guests. We will have to charge you if you use these "owners use only" items. Thank you for understanding and complying.

**Security Cameras**
We have security cameras on the exterior of the house. These are positioned to view the parking, entry, and/or yard areas.
**Long Stay Cleaning Fee**
If your stay is 28 days or longer, you will be charged an extra cleaning fee to do a deep cleaning on the space. This can be paid directly through the guest portal link that will be sent shortly after your reservation is confirmed.

**Room Cleaning**
We clean the space after each stay. You are welcome to wash the sheets, etc. as needed during your stay. You will find a vacuum, broom/dustpan, mop & bucket in the entry closet. There is cleaner under each sink. These are provided for your use to keep the space clean.

**Paper Products**
We provide a starter supply of paper products. If you need more, you will need to buy them.

**Priority Check-in/Late Check-out**
We can sometimes accommodate a priority check-in or a late check-out. We need time to clean and prepare the space in between guests. We may be able to prioritize the cleaning schedule for a $50 fee with pre-approval. Thank you for understanding.
**Lost/Left Items**
Sometimes guests leave items here. Who hasn’t done that, right? ;) However, we are not responsible for lost or left items. If you have forgotten something, please let us know. Often, we can mail items out, at the guest’s expense.

**Cancellations/Refunds**
There is a 10% processing fee for all cancellations/refunds. We have cancellation policies in place and will follow them without exception. We suggest that you get travel insurance to protect against disruptions to your plans.

**Air Conditioning**
There is a window A/C unit in the bedroom. Please turn it off when you are not in the house. It’s naturally nice and cooler in the apartment, plus there are ceiling fans for extra circulation. We enjoy the fresh air. To keep it cooler in the apartment, simply close the windows & curtains before it gets hot, and re-open when it cools back down.

**Heat**
The heat is controlled with the thermostat on the wall near the kitchen. And there is a little electric fireplace in the bedroom. The controls for the bedroom heater are on the back.

**Pets**
• There is a $60 pet fee for the first 2 pets. Extra pets may be permitted with prior approval for an additional $25 each.
• You are responsible for your pets at all times. They are to be contained (i.e., crated), and quiet when you are not with them. You are responsible for all damages and messes they make. Excessive barking/noise is not allowed.
• You are required to use protective furniture covers on living room furniture. Some are provided in the living room closet.
• There is a high probability of other dogs being on the property. So please use common sense in restraining your dogs. Leashes are strongly recommended. Not all dogs get along with other dogs. Not all owners want other dogs near theirs. Better safe than sorry.
• Clean up any messes. Cleaner and tools are provided. They are located in the kitchen and living room closet.
• Dog Poo – You are expected to pick up after your dog outside. No one wants to step in poo. :(

**Grill**
We have a small BBQ grill in the backyard. You are welcome to cook your food directly on it or line it with tinfoil.

**TV**
There is a smart TV in the living room. The remote is on the shelf above it. We don’t have cable. Some apps are free, others can be used when you log in with your account info. Don’t forget to log out before you leave. See the channels pages here in the guide for more information.
**Parking**
We have free, on-site parking for each rental area. Please park in numbers 3 and 4. Parking is tight. You are welcome to park in the adjacent lot if you prefer.
**Garbage Day**
Please put your trash in the garbage can near the parking area. If you are here Sunday night, please put all the garbage cans out by the curb Sunday night for Monday morning pickup



**Check Out**
• Check-out is no later than 11 am. Late checkout will result in an extra day fee unless preapproved.
• Please place all used towels & washcloths in the laundry hamper.
• Please rinse all dishes, put them in the dishwasher, and run it before you check out.
• Please return the TV remote to its place above the TV.
• Please remove All trash and drop it in the garbage cans in the parking area.

Our apartment is in an unbeatable location! We are close to everything the local area has to offer, but also in an area with a low noise level, so you will be able to get a peaceful night's sleep!

We are a short 10 minute drive from Ascension Genesys Hospital, which makes our apartment an excellent choice for local doctors and residents who are in need of housing. We are happy to accommodate longer stays!

Less than a mile away is the brand new 106 acre Holly ORV Park which boasts over 20 adventure areas that are uniquely themed and capitalize on the landscape left behind by the site's previous mines! We have ample free parking on site if you are bringing an ATV or ORV. Our parking lots are large enough to accommodate vehicles with trailers!

On a hot summer day, take the family over to the Whoa Zone Floating Water Park located inside Holly Recreation Area ​on Heron lake- a short 2 minute drive from us! You can also rent canoes, Stand Up Paddleboards, kayaks, and more!

For travelers looking for a winter get away, look no further! Our property is located right next door to Mt. Holly Ski and Snowboard Resort! Walk or drive next door to enjoy 20 expertly groomed trails or get your thrills at one of the 3 snowboard parks! You can also grab a bite to eat in one of their cafeterias or warm up on their 4200 square foot heated patio with a fire pit!

Restaurants, coffee shops, a grocery store, boutiques, and much, much more can be found in beautiful downtown Holly, which is a short 10 minute drive away! Share some laughs at the comedy club at the Historic Holly Hotel or ask us for a recommendation for a great place to grab a bite to eat! If you are visiting during the Christmas holiday, the Holly Dickens Festival is a must for your to do list!

In the fall, you'll be a 10 minute walk from the award winning Haunted House- Rotten Manor. Enjoy a good scare at one of their 35-45 minute features in their haunted house or haunted forest!

Take in the sights and sounds of 16th Century England at the annual Renaissance Festival which takes place less than 5 minutes from our place each fall.

A spacious apartment on an 8 acre hobby farm, attached to the main house with private entrance. Picturesque landscaping and scenery. Location is quiet, safe, and cozy. It is our goal to make this a home away from home whether you stay 2 nights or multiple nights. We are about 5 miles away from Flint Bishop Airport and within 30 min from many recreational, recreation, shopping, eating, and events.

The space
The apartment was a former mother-in-law space that has been updated. It is quite spacious and quiet. Since this is located on a hobby farm, it is possible that you will hear the occasional dog bark or rooster crow, hear a tractor, or see a bug. Whenever we travel, we look for a space that is cost effective, clean, safe, and has hot water. This has all that and more!!

Guest access
The farm is located off of a main road and is easy to locate. We have a horseshoe shaped driveway and ask guests to park directly in front of the house near the sidewalk to the front porch.

Other things to note
This location is really central to so many things of interest including Mt Holly Ski Resort, Cross Roads Village, Bronner's Christmas Store, Genesee County ORV Recreation area, beaches, biking trails, DTE Energy Music Theater, shopping, and more. Very close to 3 highways I-75, I-475, I-69.

The whole group will enjoy easy access to everything from this centrally located place.

**Lost/Left Items**
Sometimes guests leave items here. Who hasn’t done that, right? ;) However, we are not responsible for lost or left items. If you have forgotten something, please let us know. Often, we can mail items out, at the guest’s expense.

**Cancellations/Refunds**
There is a 10% processing fee for all cancellations/refunds. We have cancellation policies in place and will follow them without exception. We suggest that you get travel insurance to protect against disruptions to your plans.

**Air Conditioning**
There is a supplemental heat/AC unit in the living room. Use the controller mounted on the wall to adjust the temperature up or down. Do NOT attempt to move/remove the controller from its mount. Use the remote to turn units on and off, and to adjust temperature only. The use of other buttons can disrupt functionality.

**Heat**
The main furnace is set at a reasonable temperature. There is a supplemental heat/AC unit in the living room to use as supplemental heat if you desire. Use the controller mounted on the wall to adjust the temperature up or down. Do NOT attempt to move/remove the controller from its mount. There are also cute fireplaces in each bedroom.

**Pets**
• There is a $60 pet fee for the first 2 pets. Extra pets may be permitted with prior approval for an additional $25 each.
• You are responsible for your pets at all times. They are to be contained (i.e., crated), and quiet when you are not with them. You are responsible for all damages and messes they make. Excessive barking/noise is not allowed.
• You are required to use protective furniture covers on living room furniture. Some are provided in the living room closet.
• There is a high probability of other dogs being on the property. So please use common sense in restraining your dogs. Leashes are strongly recommended. Not all dogs get along with other dogs. Not all owners want other dogs near theirs. Better safe than sorry. • Clean up any messes. Cleaner and tools are provided. They are located in the kitchen and closet.
• Dog Poo – You are expected to pick up after your dog outside. No one wants to step in poo. :(

**Grill**
We have a small BBQ grill in the breezeway. You are welcome to cook your food directly on it or line it with tinfoil. Please move it onto the pavement or into the grass before using it. DO NOT use it in the breezeway.

**TV**
There is a smart TV in the living room. The remote is on the shelf in front of the TV. We don’t have cable. Some apps are free, others can be used when you log in with your account info. Don’t forget to log out before you leave. See the channels pages here in the guide for more information.

**Parking**
We have free, on-site parking for each rental area. There are 3 reserved spaces on the LEFT-hand side of the driveway for R&R Suite. The other side of the driveway is reserved for the lower apartment in this duplex.

**Garbage Day**
Please put your trash in the garbage can near the parking area. If you are here Sunday night, please put all the garbage cans out by the curb Sunday night for Monday morning pickup.

**Yard**
You may use the BACK yard ONLY. Do not go into the front, it is for the other Tenants.

**Trains**
As noted elsewhere, there is a train track nearby. You will be able to hear and see the trains passing by. The sounds are minimized & barely noticeable when the windows & doors are closed. For the full experience, just open the house up. :) It can be a fun experience for many, but maybe not for everyone. No refunds will be issued for anything train-related.

**Laundry**
You are welcome to use the washer and dryer. Please bring your own supplies. The washer is a high-efficiency unit, so you only need a tablespoon of soap and a tablespoon of softener per load. Double-check that all your socks, little items, etc. are going house with you. They can get caught under the rubber liner around the tub inside the door.


**Check Out**
• Check-out is no later than 11 am. Late checkout will result in an extra day fee unless preapproved.
• Please place all used towels & washcloths in the laundry basket.
• Please rinse all dishes, put them in the dishwasher, and run it before you check out.
• Please return the TV remote to its place in front of the TV.
• Please remove All trash and drop it in the garbage cans in the parking area beside the garage.

**Air Conditioning**
A/C is owner-controlled. Here’s why … We have central air, so that means just one setting for the whole house. The temp is set to suit most people (~75⁰F upstairs = cooler downstairs). There will be no adjustments for individual preferences. It’s naturally nice and cooler in the apartment, plus there are 3 fans for extra circulation. We run the A/C usually only on really hot, muggy days. The rest of the time, we enjoy the fresh air. To keep it cooler in the apartment, simply close the windows & curtains before it gets hot, and re-open when it cools back down.

**Heat**
There is a fireplace in each room. The main living room fireplace is controlled with the thermostat on the wall nearby. Don’t adjust any knobs, etc. on the fireplace itself. The controls for the bedroom heaters are on the back.

**Dehumidifier**
There is a dehumidifier on the kitchen counter. It needs to run at all times. This controls the humidity creating an even nicer environment. There is a tube that drains into the sink. Keep it there to prevent water damage.

**Pets**

• You are responsible for your pets at all times. They are not to be left here unattended (alone) at any time without prior approval. In other words, they go with you when you leave the property, play on the lake, etc.

• Dock: Guests are welcome to use the dock. The water is about 5 feet deep off the far edge of the dock, and it gets deeper from there.
• Fishing: You are technically required to have a fishing license. We haven’t had a problem so far, but I’m just letting you know that DNR does come out on the lake sometimes, and could request to see your license.
• Boats: Guests are welcome to moor boats alongside the dock.
• Kayaks: We have 3 blue kayaks available for rental. They are $25/Kayak/Day.
• Paddle Boat: We have a 4-seat paddle boat available for rent. It is $25/Day.
• Tubes: We have 4 inflatable tubes available for rent to float around on the lake. There are no oars. They are $10/Tube/Day.
• Life Vests: We also have life vests available, included in rental fees.
• All rentals are first come, first serve. We will likely have other guests in other areas of the house.
• Firewood: For your convenience, we have firewood available for sale.
• For your convenience, all boat rentals and firewood can be purchased via your guest portal or cash.

We clean the space after each stay. You are welcome to wash the sheets, etc. as needed during your stay. You will find a vacuum, broom/dustpan, mop & bucket in the entry closet. There is cleaner under each sink. These are provided for your use to keep the space clean.

**Paper Products**
We provide a starter supply of paper products. If you need more, you will need to buy them.

**Priority Check-in/Late Check-out**
We can sometimes accommodate a priority check-in or a late check-out. We need time to clean and prepare the space in between guests. We may be able to prioritize the cleaning schedule for a $50 fee with pre-approval. Thank you for understanding.

**Lost/Left Items**
Sometimes guests leave items here. Who hasn’t done that, right? : ) However, we are not responsible for lost or left items. If you have forgotten something, please let us know. Often, we can mail them out, at the guest’s expense.

**Cancellations/Refunds**
There is a 10% processing fee for all cancellations/refunds. We have cancellation policies in place and will follow them without exception. We suggest that you get travel insurance to protect against disruptions to your plans.

**Air Conditioning**
There is a supplemental heat/AC unit in the dining room and each bedroom. Use the controller mounted on the wall to adjust the temperature up or down. Do NOT attempt to move/remove the controller from its mount. Use the remote to turn units on and off, and to adjust temperature only. The use of other buttons can disrupt functionality.

**Heat**
The main furnace is set at a reasonable temperature. There is a supplemental heat/AC unit in the dining room and each bedroom to use as supplemental heat if you desire. Use the remote to turn units on and off, and to adjust temperature only. The use of other buttons can disrupt functionality.

**Pets**
• There is a $60 pet fee for the first 2 pets. Extra pets may be permitted with prior approval for an additional $25 each.
• You are responsible for your pets at all times. They are to be contained (i.e., crated), and quiet when you are not with them. You are responsible for all damages and messes they make. Excessive barking/noise is not allowed.
• You are required to use protective furniture covers on living room furniture. Some are provided in the living room closet.
• There is a high probability of other dogs being on the property. So please use common sense in restraining your dogs. Leashes are strongly recommended. Not all dogs get along with other dogs. Not all owners want other dogs near theirs. Better safe than sorry. • Clean up any messes. Cleaner and tools are provided. They are located in the kitchen and closet.
• Dog Poo – You are expected to pick up after your dog outside. No one wants to step in poo. :(

**Grill**
We have a small BBQ grill on the front porch. You are welcome to cook your food directly on it or line it with tinfoil. Please move it onto the pavement or into the grass before using it. DO NOT use it on the porch.

**TV**
There is a smart TV in the living room. The remote is on the shelf in front of the TV. We don’t have cable. Some apps are free, others can be used when you log in with your account info. Don’t forget to log out before you leave. See the channels pages here in the guide for more information.


**Parking**
We have free, on-site parking for each rental area. There are 3 reserved spaces on the RIGHT-hand side of the driveway for TNT Suite. The other side of the driveway is reserved for the upper apartment in this duplex.

**Garbage Day**
Please put your trash in the garbage can near the parking area. If you are here Sunday night, please put all the garbage cans out by the curb Sunday night for Monday morning pickup.

**Yard**
You may use the FRONT yard ONLY. Do not go into the back, it is for the other Tenants.

**Trains**
As noted elsewhere, there is a train track nearby. You will be able to hear and see the trains passing by. The sounds are minimized & barely noticeable when the windows & doors are closed. For the full experience, just open the house up. :) It can be a fun experience for many, but maybe not for everyone. No refunds will be issued for anything train-related.

**Laundry**
You are welcome to use the washer and dryer. Please bring your own supplies. The washer is a high-efficiency unit, so you only need a tablespoon of soap and a tablespoon of softener per load. Double-check that all your socks, little items, etc. are going house with you. They can get caught under the rubber liner around the tub inside the door.


**Check Out**
• Check-out is no later than 11 am. Late checkout will result in an extra day fee unless preapproved.
• Please place all used towels & washcloths in the laundry basket.
• Please rinse all dishes, put them in the dishwasher, and run it before you check out.
• Please return the TV remote to its place in front of the TV.
• Please remove All trash and drop it in the garbage cans in the parking area beside the garage.

We restored a 171 year old home in downtown Fenton, where we live with the friendliest Red Fox lab, named Bama. The Loft @ 208 is a private studio suite (700+ sq ft), above our oversized garage. Tastefully decorated and stocked with you in mind. It has a queen bed, queen sofa bed, single pullout, two TVs, Phillip's concrete bar, full size fridge, toaster, instapot, beverage station, microwave, wifi and bathroom. A couch/chaise-ish and 2 comfy chairs complete the setting for a memorable stay.

The space
Entry is via a keyless pad located on the door. You may park all the way up, to the far right, next to the entry door. We can accommodate multiple cars. Enter into a shared space, to a short hallway on the left, and up a flight of stairs to The Loft. It is a new space we built specifically to use as an airbnb or to host family and friends. The Loft is approximately 700 square feet, cozy, comfortable and unique. It also has it's own private entry to our large deck, and oversized privacy fenced city lot, on the main floor.
There is a queen bed with a memory foam topper, a queen sofa sleeper/couch with a memory foam mattress, a pull out single, 2 comfy chairs a large bar/eating or work space and coffee/tea station. We pride ourselves in providing everything you need to have a memorable visit, down to the smallest of details. We like helping you make memories at The Loft!

Guest access
Guests can enter through a semi-private door between the house and garage. You will see The Loft @ 208 sign on the left, near the short hallway, leading to The Loft door. This door does have a lock, seperating it from the semi private space. On the other side of The Loft door is a staircase to The Loft, and a private outside door leading to the rear deck. Entrance to our home is on the other side of this shared entrance space through a barn door. Access to the laundry room with a washer/ dryer and ironing is available in the semi private area.

Other things to note
Bama will be in our house, he is not allowed in The Loft. They are completely separate. He does, however, have a doggie door he accesses in the semi-private entry. If you are comfortable with our Red Fox Lab, Bama, (don't hold his name against him) ... we like to allow him to use the doggie door and go to the Laundry room for his food and water. IF this is an issue for you in any way we can make other arrangements. Please see our Reviews, everyone loves him! :)
