The unit is located in an older urban core neighborhood of the Murray Hill/Riverside area, and this well-appointed unit has everything you would need for a short or extended stay. The unit is equipped with a full kitchen, pots, pans, honor bar, fireplace. complimentary high-speed Wi-Fi, Smart TV and basic channels. You can access Hulu, Netflix etc. with your own credentials. The unit is modest on the outside, as is the neighborhood but packed with a festive, modern palette on the inside, with an interesting array of décor. A brand new 120 square foot deck and staircase was just added with plenty of treetop seating that is dedicated to this unit only. Brand new carpet Jan 2020.The unit is completely upstairs. This is an adult only unit. The unit has state of the art keyless entry, security cameras, well-lit off-street parking, carbon monoxide and smoke detectors. PLEASE NOTE.... I do accept one pet with a $50.00 nonrefundable pet fee up to one week. Inquire about multiple pets. Pets must be crated if you leave the unit. II don't care if you have never crated them before that's the house rules. If you show up with a pet you have failed to mention in correspondence prior to confirmation of your booking, the $50.00 fee will be paid before entry in the unit. You forgot? Did you forget your children too? I've had multiple incidents where so called "perfect pets" have chewed pillows, décor, etc. and am not going to put up with it. If this doesn't work for you, respectfully look elsewhere. Why pay $200.00 a night to stay at the tired old Hyatt downtown when you can get double the space and a lot more value for your money here? Please note as an urban core neighborhood you will see a variety of folks here and if you are uncomfortable with seeing people that may not look like you or may differ in terms of religion, ethnicity, sexual orientation or income level this may not be the best fit for you. Some blocks look great while the next one may not but note I can only control my level of service, how well appointed my unit is and how clean it stays, the neighborhood is gentrifying and is right on the edge of the dining district. There are over 50 restaurants within a mile of the unit and the number will triple within 2 miles. I have over 700 reviews on competing websites and have decided to add my units to VRBO as this may be the right fit for many short-term guests coming to our area. I have a 45 day maximum stay. Please feel free to ask if you have any questions regarding amenities, location etc. and I will do my best to answer all inquiry's. By the way, I am not near the beach and the closest one is 12 miles away. I get asked that a lot. Mayo Clinic is about 15 miles away. My maximum stay is 45 days. Neighborhood Overview:

The Flamingo Loft is centrally located approximately halfway down the island and is a quick drive to all of the island`s best dining and shopping.

Within a mile or two, you can enjoy dining and live music at The Surf or Slider`s, or ice cream from several local treat spots.

To the north, you will find Main Beach which features the Salt Life and Sandbar Kitchen restaurants, a playground, and beachside putt putt golf. From there, Amelia Island`s downtown historic district is just a short drive down Atlantic Avenue. There you will find plenty of wonderful restaurants, shopping, nightlife and local culture. Fort Clinch State Park is also located along Atlantic Avenue. The park features the 19th century Fort Clinch (still open to the public for tours), a great beach, and lots of beautiful trails for hiking or biking.

The South end of the island boasts several wonderful restaurants, the Ritz and Omni resorts, a picturesque canopy biking trail, and charming local boutiques. We recommend checking out the Ritz spa if you are looking for a relaxing treat!

Getting Around:

Amelia Island is a small area and is easy to navigate! There is free parking available throughout the entire island, making driving very easy to any place you choose to visit.

Although Uber/Lyft are not very reliable on the island (we strongly recommend bringing a car), they are available through the app on your smartphone.

Bike rentals are available at `The Beach Store` located 1 mile north of the Flamingo Loft. Riptide Watersports also delivers bikes.

Check-Out Procedure: We ask that you leave the premises in the same general condition as it was found. Please do the following upon check-out:
1) Bag your garbage and recycling and take it to the blue (trash) or yellow (recycling) bins on the side of the house.
2) Leave all sheets and other bedding on its assigned bed. Place dirty towels in a neat pile on the bathroom floors.
3) Wash dirty dishes. Do not leave dirty dishes in unit.
4) Leave all furniture arranged as originally found.
5) Check all drawers and closets for personal items. Disconnect from any streaming accounts.
6) Clean out all refrigerators and freezers.
7) Lock all windows and doors. CLOSE ALL BLINDS.
8) Set thermostat to a seasonably appropriate temperature and leave ceiling fans running.
9) Lock all doors behind you.

Property inspections will be made after check-out. There will be a charge if the above procedures are not followed or any damage is found.

Furnishings: Basic equipment and furnishings for a comfortable vacation are provided. If you move furniture while occupying the property, you must return furniture to its original position prior to departure. Do not remove furniture (including patio furniture) from the property.

Property Descriptions: Rates, descriptions, bed sizes, inventories, and furnishings are subject to change without notice. Neither the rental agent nor the owner will be obligated to provide replacements or give refunds for failure or absence of any items.

Linens/Towels & Supplies: A limited number of bath, beach, and kitchen towels are provided. With the exception of beach towels (returned to unit upon use), no towels are to be removed from the unit. A starter supply of paper products and soap will be supplied in your unit. You will be responsible for additional supplies during your stay.

Maximum Occupancy: The MAXIMUM number of overnight guests is determined based on the unit size and is listed in the listing details. At any time, no more than the listed maximum number of guests may be in the home unless prior approval is provided. Additional charges may apply.

Age Requirement: The person reserving the unit must be a minimum of 25 years of age and must occupy the property the entire length of the reservation.

Events: Guests are not permitted to hold events at the house. An event is defined as any gathering of people over the maximum occupancy of the unit(s) you are renting. If a guest is found to have held an unauthorized event at the property as defined above, they are subject to immediate eviction with no refund and/or fines for the damage or use of the property for such event.

Decor and Personal Items: Tents, canopies, blow-up pools, or any similar items are not allowed to be setup anywhere on the property or decks. No decor, banners or signs are allowed to be taped or hung anywhere on the property inside or outside. If anything is hung from the walls or windows and there is damage caused from doing so, you will be responsible for the cost of the repairs.

Illegal Substances: No illegal substances are permitted on the property.

Cleaning: If extraordinary cleaning is required, the cost will be charged to the guest card on file. Cleaning fees are charged for all rentals. You are responsible for the cleaning of your unit during your stay and for leaving the unit in good condition at checkout. Additional cleaning is $75 per hour.

Parking: You are allowed to park in the designated parking areas on the property. The number of cars is dependent on the property and is in the listing details. DO NOT PARK ON ANY LANDSCAPING or grass. You will be charged to repair any landscape or sprinkler damage if you park off the driveway. Park at your own risk. Owner is not responsible for cars on the property.

Centrally located to everything Jacksonville has to offer. This is walk and bike friendly neighborhood that less than 1 mile from downtown Jacksonville with all kinds of fine dining, bars breweries and coffee shops. A shot bike ride to Jacksonville Jaguars game, concerts and many more.

This is a newly renovated single level cute and bright one bedroom apartment. It has one queen bed, one futon and smart TV. Kitchen is equipped with basic cooking ware, fridge, microwave, coffee maker and etc. There is also a bonus room studio set up as a relaxing room or office.

PETS are welcome to our vacation rental. There will be an additional $58 pet fee required for first dog and $25 for each additional dogs after first one. Our housekeeping need special cleaning procedures for our next guests after each pet check out.

Avondale boasts excellent restaurants, parks, coffee shops, and local shopping. You're a short drive or bike ride to Riverside, Murray Hill, San Marco and Downtown Jacksonville. Farmhouse style one bedroom bungalow. Driving down you will be welcomed by the beautiful mossy 100+ year oaks that are as well all over the property, sit down by the emerald green pond and enjoy the fresh air. Pool is off limits. Just come and pet the Donkeys ( Chloe and Clementine) mother and daughter duo that love attention.
