Inside everything has been designed with your comfort in mind, with super comfortable new beds, pillows, mattresses. Blackout blinds ensure a full nights sleep and retractable insect screens mean you can enjoy the country air. Equipped with a fully functional kitchen, with the essentials for cooking and baking available plus large fridge freezer for you to stock up. There is a sunbeam coffee machine, Smeg oven and hob, dishwasher, and a washing machine. In addition to a full-sized Smart TV with Netflix provided, there is a Bluetooth soundbar for playing music. Starlink internet is also provided. The apartment is double glazed and fully insulated, with air conditioning to keep it cool in summer and a wood-burning fireplace and heat pump to keep it warm and cosy in winter. Free-range eggs (when available), tea, herbal teas, allpress coffee beans, hot chocolate are provided along with spices, sauces, and baking essentials. The entire dwelling is for your private use. The apartment is attached but “separated” from our small farm warehouse/office where our business is located. We only have 4 staff that work normal business hours (8-5pm, weekdays) There is a huge football field for your use in front of the accommodation and a netted trampoline! This is a shared space with our other airbnb accommodation, as is access to the pet animals. The two accommodation options are completely separate to each other and very private. A very short walk to the next paddock has a couple of tree swings. You are also free to wander anywhere within that paddock. The fences are not electric but all gates should be left as they are found. Let us know if you have children coming and we will bring our tame goats, sheep, and cows down to hang out with them. They love a pat and we can provide food for hand feeding. By the citrus orchard, just to the front left of your accommodation, we have 2 Flemish giant rabbits (Mr Chips & Vadah), plus tame free-range chickens. The Papamoa Hills recreational park has a fantastic walk (or run for fitness buffs ) culminating in beautiful views of the Mount and Papamoa - spectacular at sunrise and sunset, and of course, the beach is a 5-minute drive away. The Farmstay apartment is on our 17 acre property. Our home is only 500 metres away, so we are always available should you need anything. We are happy to come introduce you to the animals. Set in the beautiful Bay of Plenty, we are blessed with one of the best surf and swimming beaches in NZ, along with several beautiful walks (the Papamoa Hills walk which is in our backyard, options of walking around the Mount or climbing to the summit, plus the Kaiate Falls walk). Within 10 minutes drive, there are a number of special local cafes, including 'the Daily' (cafe of the year 2019), plus a huge variety of restaurants and shops. Bayfair shopping mall is 10-15 minutes drive and for some more unique shops, there is boutique shopping in the Mount (20 minutes drive). There are also 2 lovely natural hot pools nearby - Welcome Bay hot pools and the Mount hot pools, so you really are spoiled for choice! Slightly further afield (a 50 minute drive) is Rotorua, with all of its thermal wonder and adrenaline activities! If bringing a dog, we can provide a tether and outdoor kennel. There are a number of dog friendly walks locally, however unfortunately the Papamoa Hills are not. However Papamoa beach is, as is Kaiate Falls, Waipuna park, the Daisy Hardwick walk. Pets are on application only. Because we are a rural property, you will need a car to get around. The nearest town is 8 minutes drive in either direction, although the beach is a little closer. Uber is available as are taxi's of course.

Inside the studio, we've spared no expense to make your stay enjoyable and equipped with everything you need. This includes new memory foam mattress toppers, high quality, new linen and towels. The custom made kitchenette features quality kitchenware, a new mini fridge with a freezer compartment and a small microwave. There is a state-of-the-art and quiet air conditioning unit that has heating, cooling and fan settings to ensure you're comfortable during your stay. Also, our HRV system ensures the studio is well ventilated, dry and warm. We provide a lovely selection of coffee, tea and milk to get you started. We often pop in fruit from our garden if our trees are fruiting. Please note there is no stove or oven inside, but we can provide a BBQ on request. There are many amenities close including a small supermarket, a number of takeaway restaurants (Indian, Turkish, Chinese, Fish and Chips) a great local pub you can walk to plus Fashion Island is 5kms away.

This is a great base if you are attending a wedding, family event, Jazz Festival, Arts Festival or if you are just having a look around or a beach break.

We live upstairs and you may hear us coming and going but we are very respectful of our guests. We are happy to help with any tips of what to see in our area, what is on and how to get there.

Included is a George Forman grill, BBQ, Nutra Bullet and microwave. There is no oven access but oven top is included. Tea, coffee milk and filter coffee are supplied.

Down a private driveway ‘The Lodge’ provides safe off road parking. The accommodation features pin pad entry with 2 bedrooms (Queens) each with occasional chairs for your comfort. A kitchenette, bathroom, toilet room and shower room with rain head make up the space. A private subtropical courtyard lures you outdoors with comfortable seating in 2 areas including undercover and guest pool access.

I live on site. The property was designed to cater for guest accommodation. It is effectively 2 pavilions separated by an extra wide 2m entrance and locked door. Guests have their own access and private courtyard. I have my own outdoor area out of sight therefore our paths needn’t cross. I’m only a text away if you have a question…

‘The Lodge’ is set up as ‘Hotel’ style meaning it offers a Kitchenette with Tea/Coffee/Toaster/Fridge. Ideal for Continental style breakfasts but has no microwave or oven. However, a great range of well priced cafes/restaurants are only mere minutes drive away. Because if the size of the inside sitting area I’ve limited the accommodation number to 2 guests/2 bedrooms. This creates a more spacious area. Perfect for a couple or 2 friends or solo wishing to enjoy their stay while exploring what beautiful Papamoa and surrounds have on offer…..

Guests 25 years plus are welcome and ‘The Lodge’ including pool is available for the exclusive use of paying guests only. Unfortunately the property is not suitable for children, pets or wheelchairs.

Getting around is easy regardless of the direction you choose. Opt for the easy access onto the expressway (TEL) or the slower but scenic drive along Papamoa Beach Road. ‘Baybus’ stop is a 4 minute walk opposite Serrata Close on Te Okuroa drive. This is a great way to get to Bayfair Shopping Centre or ‘The Mount’ in peak season when parking is nigh on impossible.

A 3 minute (1.4km) drive will find you at Excelsa Centre. Here you will find Four Square for groceries/lotto, Pharmacy, Bottlezone, Lux Cinema, Hollywood Nails beauty, Anytime Fitness Gym along with dining options like Papa Mo’s, Grill and Green Mediterranean, Great Spice Indian, Henry & Ted Cafe, Hello Sushi and Rise Artisan bakery. Free EV charging stations are situated at Excelsa Centre.

2 minutes drive (1.5km) in the other direction you will reach a local favourite, Pap House Bar and Restaurant. Takeaway choices are in abundence at these shops with your choice of Fish and Chips, Chinese, Turkish or Indian. There is also a Superette, Bottlezone, Hairdresser and a Cafe.

6 minutes (6.5km) or so further on is Papamoa Plaza and Fashion Island. The hub of Papamoa. This area offers everything. Ranging from 2 Supermarkets, The Warehouse, Oceanblue Health and Fitness, MyPharmacy, Food Court, Fashion, Hairdresser, Beauty, Gifts, Post Shop and Physio. At Fashion Island make the most of the numerous discount Outlet stores like Sheriden, Bendon, Bonds and Converse plus more….. This is also the an area where you will find Doctors, Pharmacy, Mitre 10, Repco, and TAB. More restaurants are here including Lantern and The Island (formally the renowned Papamoa Tavern). Takeaways offering almost every cuisine are also located here.

Approximately 15 mins drive (12.2km) will take you to Bayfair Shopping Centre. All major NZ retail stores are here. Baypark Stadium is also located close to this area

Te Puke township is about a 15 min (12.8km) drive via Parton and Bell roads.

World famous Mount Maunganui takes around 20 minutes to drive to using the expressway (TEL). ‘The Mount’ offers great dining and fabulous ‘boutique’ shopping. Don’t miss the scenic walk around the Mount or up if you have the energy. Perhaps just sit under the Twin Towers with a coffee or enjoy Fish and Chips on the waters edge at Pilot Bay and watch the world go by……

This area has 2 golf clubs. Omanu (12.8km) at Bayfair and Mt Maunganui (14.5km) between Bayfair and The Mount. Numerous cycle ways are handy and are a great way to take in the local sights.

Tauranga Airport is 15km away vis the expressway (TEL) and is approximately a 20 minute drive. Rotorua Airport is approximately a 45minute drive (60km) via expressway and toll road **I advise you check ‘Live Maps’ before embarking on either of these drives as travel time does change depending on the time of day.

Tauranga CBD is 20.1km via expressway (TEL) and Hewletts Road. Allow 30 minutes or so to drive.

Further afield is Rotorua . An easy drive to the CBD of about 1 hour (68km) via expressway and toll road. An alternative free route is available via Te Puke but does add on several more minutes to the journey. Numerous international activities are scattered throughout the Rotorua area.

The space
The ideal get away experience with the comfort of your own home. You have your own private entrance, with private outdoor space walking out on the lush green garden with shady trees.
The outdoor space is equipped with a table and chairs for outdoor meals for any occasion.
The main entrance is wide enough to accommodate oversize luggage/work wear/sport equipment or anything else you might bring with you. These double doors lead you to the outdoor place and can be left wide open to give you that welcoming paradise atmosphere.
The unit consist of a spacious open plan kitchen/lounge/dining area big enough for a crowd, (although limited guests are allowed) and ideal for a luxury stay away from home.
There is a big island bench for preparing a great meal and a big screen TV with high-speed Wi-Fi to just relax. Work-from-home-space available for two people for your comfort with a dedicated power point for fast charge with 2x USB and 2x C point, and a computer monitor for your remote work.
The kitchen is equipped with a Nespresso Breville coffee machine, large fridge/freezer with ice maker, microwave, two plate induction stove with hood, F&P Drawer Dishwasher, and all the equipment to make your stay pleasant.
The bedroom is spacious with plenty of packing space, comfortable queen size bed with extra power points and a makeup table for when an occasion you need to. The room overlooks some of the garden, which make it very private, secluded and surrounded by garden around you and behind the fence from the neighbor's side which will give you a quiet peaceful sleep.
The bathroom is a full spacious bathroom with a shower with a strong water flow, and plenty of space for two people to use at the same time.

The guest have their own access, with own privacy for a romantic stay. The exit opens up with double doors on the paved overed outdoor area for a perfect relaxing stay and holiday feeling.
The access is without interaction and the key to the unit is in a key lock box. The codes and directions for use always get send out after confirmation of booking.
The exit is is also without interaction and the same procedures will be applied.

Other things to note
Sometimes people do no need washing of some garments to be done, and we are here to assist you with that if you do experience the need for clean clothes etc. We do use eco friendly products.

There is always clean filtered water available on tap in the kitchen which is directly connected to a water filter which get replaced frequently.

Public transport is freely available, including Uber or Taxi's.

We have only one pet, our beloved 10 year old dog Diesel died. We have an 18 month’s old cat, Rufio which do not like strangers and normally stay away from the house and enjoy the fulltime use of all the neighbor's gardens for his play area. He only comes home for a bite. He sleeps indoors at night for your convenience. We just ask not to feed him, but a welcoming will be appreciated.

Our serene beachfront studio has direct private access to Pāpāmoa Beach and is the perfect place for couples or solo beachgoers to relax and unwind. Enjoy sea views from the sun soaked patio and fall asleep to the sound of the waves.

The space
You'll stay in a private studio space situated on the ground floor or the host’s property with its own private side entry and self-check-in so you can come and go with ease.

Inside, the studio is fitted with a cozy blue couch, a new King Bed, fresh linen, and quality towels. The lounge opens up to your private beachfront patio with a table and chairs for soaking up the afternoon sun or relaxing evening drinks.

The studio is equipped with a kettle, microwave, toaster, and mini fridge. Please note that there is no kitchen, however cutlery and plates/bowls are provided for meals brought home, Uber eats or your own platter creations. We recommend checking out Pearl Kitchen Cafe or Good Home Gastropub which are an easy walk away. Fresh Choice Supermarket is also conveniently across the road.

The bedroom and lounge can be closed off with by-folding doors, giving you plenty of options to relax and watch SkyTV in bed or from the couch.

The property’s beach access is only a few steps away from your studio so you can easily get to the beach for a morning swim, and wash the sand off with a hot outdoor shower afterward.

Guest access
Guests are welcome to park on the property’s driveway under the carport. Entrance to the studio is through through a discrete gate in the fence. We will provide you with the lockbox code prior to your arrival.

Other things to note
Amazing beachfront location with direct access to Pāpāmoa Beach. Enjoy walks along the beach, swim, surf or just sit in the sand dunes looking out to sea.

Strictly no parties, please.

There is room for a small child (who could sleep on the comfy couch). Please let the hosts know so they can provide additional linen. Babies are also welcome but guests will need to provide their own portacot and highchair etc.

You may spot a cute puppy who will be kept upstairs.

The space
The apartment is on the ground floor of the host's home, which is handy for some, but the shared driveway may be disturbing for others. Please let us know if you would like to maintain complete privacy.
The kitchen area gets the morning sun and the living room area the afternoon sun.
The entrance doors to the apartment are ranch sliders with double-glazed security glass. For your privacy, we have curtains, either translucent or blackout.

Our Farmstay apartment is a 60m2 dwelling set well off the road with private parking. It is ideal for a family of 4-5 (2 adults, 3 children) or for 3 - 4 adults.

After a great night’s sleep, collect fresh eggs from the friendly chickens in our citrus orchard while the kids have a great time on the big tree swing and trampoline!

Outside you have plenty of space to roam, run or relax. Make a coffee and relax in the hammock while the kids run between the football field & the trampoline or just hang out with our hand-raised farm animals.

Meet our pet sheep Larry & Emily, Mara & Wednesday (our pet goats) & Piglet & Rosie (our pet jersey cows). Our sheep will be lambing in spring & we have two Flemish giant rabbits called Ivy & Mr Chips that love being hand fed and are super friendly! All of our animals were hand-raised from babies and think of people as family. We frequently have guests surprised at just how friendly they are - the pet goats in particular will follow you around the paddock just like a dog would!

The Papamoa Hills recreational park has a series of historic Maori Pa sites along with a variety of fantastic walks (or runs for fitness buffs), culminating in beautiful views of the Mount and Papamoa - spectacular at sunrise and sunset.

At night you can sit outside and enjoy the abundance of stars and the sound of moreporks.

Inside everything has been designed with your comfort in mind, with super comfortable new beds, pillows, mattresses. Blackout blinds ensure a full nights sleep and retractable insect screens mean you can enjoy the country air. Equipped with a fully functional kitchen, with the essentials for cooking and baking available plus large fridge freezer for you to stock up. There is a sunbeam coffee machine, Smeg oven and hob, dishwasher, and a washing machine.

In addition to a full-sized Smart TV with Netflix provided, there is a Bluetooth soundbar for playing music. Starlink internet is also provided.

The apartment is double glazed and fully insulated, with air conditioning to keep it cool in summer and a wood-burning fireplace and heat pump to keep it warm and cosy in winter.

Free-range eggs (when available), tea, herbal teas, allpress coffee beans, hot chocolate are provided along with spices, sauces, and baking essentials.

The entire dwelling is for your private use. The apartment is attached but “separated” from our small farm warehouse/office where our business is located. We only have 4 staff that work normal business hours (8-5pm, weekdays)

There is a huge football field for your use in front of the accommodation and a netted trampoline! This is a shared space with our other airbnb accommodation, as is access to the pet animals. The two accommodation options are completely separate to each other and very private.

A very short walk to the next paddock has a couple of tree swings. You are also free to wander anywhere within that paddock. The fences are not electric but all gates should be left as they are found.

Let us know if you have children coming and we will bring our tame goats, sheep, and cows down to hang out with them. They love a pat and we can provide food for hand feeding. By the citrus orchard, just to the front left of your accommodation, we have 2 Flemish giant rabbits (Mr Chips & Vadah), plus tame free-range chickens.

The Papamoa Hills recreational park has a fantastic walk (or run for fitness buffs ) culminating in beautiful views of the Mount and Papamoa - spectacular at sunrise and sunset, and of course, the beach is a 5-minute drive away.

Other things to note
The landlord lives next door in an entirely separated dwelling by firewall/door, insulated properties, high fencing and seperate gated entrance. You may hear some neighbourly type noise and a small dog.

There is shared use of glass, recycle and rubbish bins for guests running adjacent to the house. They may need to be accessed, as well as the garden shed for maintenance, depending on the day and duration of your stay. The sprinklers also go on daily between 11am and 4pm.

The extensive cleaning process charged takes 4-5 hours from check out, so please don’t be offended if we can not accomodate a late check out or early check in if we require this time to prepare for the next 4pm check in.
