Welcome to our two story secure townhouse within walking distance to the town where you can enjoy plenty of shopping and food experiences in the nearby Food Court or the popular Eat Street. It is on a quite street with a secure single garage with internal access.

Our refreshed townhouse is ready for you to stay with full kitchen facilities. We have a washing machine available but no dryer. The laundromat is not far away situated at the Shopping Centre next to K Mart. Here there is also am Indian Takeaway, Sushi, Pita Pit, MITRE 10 amongst other stores. This is within walking distance.

On the ground floor of the Townhouse there is a Bedroom with a Queen Bed with its own bathroom across the hall with shower and toilet.

The ground floor hosts the main living area. There is a small deck for outside enjoyment with a high fence so you are totally private from the neighbors.

We have two bedrooms upstairs. Master has a Queen Bed and a full window that is mirrored to ensure full privacy for you. You can see out but no one can see in during the day. Just remember to close the curtains at night.

The third bedroom hosts two Single Beds where you can look down into the lounge through the skylight.

Both the upstairs room share a full bathroom with a shower over the bath.

All linen and towels are provided in your stay.

It is a shared driveway so only one car can park in the garage however there is parking on the road.

Our Rural property is set on approx 5 acres of mature trees, gardens and paddocks. We are 15 mins from Rotorua Central, and close to all attractions. Skyline, Thermal Pools and the Redwoods are all within 20 mins. We are an hour away from Hobbiton and Taupo perfect for a day trip. We have Sheep, Chickens and Tonkinese Cats that may say hi. Valley is very cosy with a comfy Queen size Bed and its own Entrance and area to sit and relax. It has its own private en-suite. There are NO cooking facilities, however there is a Toaster, Microwave and Plates etc to make a simple meal and Breakfast. Tea and Coffee are provided and there is a small fridge to keep beverages cold. Check in time is between 3 and 6pm unless prior arranged and check out time is before 10am. We love having visitors to our newly (October 2024) renovated guests’ suite (your place) which sets in Lynmore, a safe and beautiful suburb in Rotorua.

It’s around 5 minutes walk to Redwoods Forest (access through Tarawera Road) which is famous for its biking/walking tracks. And it’s about 5 minitues drive to Redwoods Treewalk.

Blue Lake is just 5 to 7 minutes drive. Carry on another 8 minutes for the world class trout fishing at the spectacular Lake Tarawera.

The town centre is around 8 minutes drive.

We always want to create a hassle-free experience for you to stay at the guests suite (your place) so some matters should be REMINDED BEFORE ANY booking.

1 Your place is newly (October 2024) renovated and at the bottom level of our family home, and we live on the upper floor. Your space is small and compact, and we do lots of work to keep it quiet, clean, tidy and cozy.

We have one middle school-aged child. Due to nature of young kids, noise is sometimes made from the upper floor.

We do our best to keep any noise to a minimum.

2 Your place has a capacity of FOUR people including adults and non-adults. The primary booker should be an adult.

Please make sure the number of guests while booking is the SAME to the number while check in and during the stay. OUTSIDE visitors are NOT allowed without our permission due to safety reasons.

Please inform IN ADVANCE if you have a LATER check in. NO LATER check in after 9: 30 pm would be highly appreciated.

The later check in planned/caused by guests means the same check out time at 10 am.

The later check in caused by us would lead to the return of the same amount of time to your check out.

3 The garage is NOT open for parking and you just park on our drive way to the right as close to a tiny tree as you can because we park on the left just outside the garage.

You do NOT share any living space with us. Also there is NO any internal access between the two floors.

4 There is NO fully fitted kitchen and gas fire for cooking is NOT available at your place due to safety reasons while a kettle, toaster, microwave, air fryer, bar fridge (NO freezer), dishes and cups are at your place already.

5 We change the bed linens including the sheet which directly covers you, the sheet which you directly lie on, and covers of pillows, possibly change more depending on situations, EVERY SINGLE TIME before your check in although just a small amount of cleaning fee is charged.

Large area of and/or many spots of stains/marks/damages caused by makeup, blood, food, drink, semen, etc. on bed linens, carpets, walls, etc. will cause EXTRA fees to have a deep cleaning/repair/replacement due to considerations for next guests and especially due to the interests of kids and infants.

6 Smoking, events/parties, excessive alcohol drinking and pets are NOT available at your place.

7 You have your own access to your place.

There are two bedrooms at your place and you do NOT share them with us.

Bedroom 1 featuring the deep blue vibe has a queen-sized bed and comfortable bed linens.

Bedroom 2 featuring the Polynesian style has two single beds and comfortable bed linens.

You have your own shower room (NO bathtub) and a separate toilet at your place. You do NOT share them with us.

There is an air conditioner/ heat pump in the living room and dining area.

And in winter/cold days there is a heater supplied in each bedroom.

8 We charge a small amount of cleaning fee and don’t ask any bond so just keep your place reasonably clean, tidy and undamaged while you are leaving.

We want your stay stress-free, so you do NOT have to make beds, do NOT have to clean used dishes and cups and you can just leave them in the sink, and do NOT have to chuck the used rubbish bin bags. Do NOT worry these three things at all.

9 An earlier check-in and/or a later check-out should be discussed and could be accommodated where available. Do NOT worry about the extra costs.

10 Pick-up and drop-off service are available from Rotorua airport or some attractions ONLY with a pre-approval and extra charges WILL occur.

Te Tuhunga, where the birds roost, is located 200m Lake Rotorua in Hamurana village, 20 mins from the Rotorua CBD and 10mins from Rotorua airport.
The accommodation is accessed via stairs and the balcony overlooking the lake, perfect spot for a drink at sunset.

Rokena Spa is a fully self-contained, high quality, peaceful, secure and warm apartment. Private entry (off a large timber deck), is to the spacious dining and living areas with adjacent sleeping areas, shower, toilet and vanity, laundry and kitchenette.

It has a spa pool and gas bbq on your deck, plus internet, Chrome-cast, sole-use Wi-Fi, 3 bikes,
2 car parks and lockable garage.
Knowledgeable owners are available on-site , in the upperlevel apartment.

The space
With 3 separate sleeping areas, plus 2 queen and 2 single air mattresses which can be set up in the large living area, as well as a couch, and a new double sofa bed, up to 9 or more people can be comfortably accommodated. Beds have crisp, fresh linen and electric under blankets. Please note that the third sleeping area is a small, internal space, which contains a narrow, single bed.
We are always happy to make up the double sofa bed, or set up a queen airmattress in the living area, if the single bed does not meet your requirements.
The open-plan living area contains a large Kauri dining table, which comfortably seats 9 or more people, and a breakfast bar, as well as 1 and 3 seater, grey leather lounges, and a 3 seater black lounge(which is a double sofa bed).
Lie back and relax while enjoying Netflix on the TV, a game of cards or chess, or one of the many puzzles.
There are 3 wall heaters and 2 central-heating units plus an oil-fired heater and a fan heater....heaps of heating! In summer there is a portable, floor fan available.
The kitchenette has a kettle, toaster, plunger coffee, microwave, mini-oven, electric frypan, 2 electric cooking elements( but no full stove), plus a dishwasher and a large fridge-freezer. All crockery, glassware and cutlery is of high quality.
On arrival, we provide you with complimentary drinks and nibbles, plus fruit, fresh ground coffee and other goodies, to welcome you to Rokena Spa.
Finally, we have a Flexible cancellation policy, because we believe that if you have to cancel your booking, you probably have an emergency, and don't need a financial burden as well. So far, we have had no reason to change our mind, even with Covid 19.
Families and groups up to 9 ( or more) in number, looking for a get-together/reunion/biking/sporting/cultural/recreational occasion, find our facilities very suitable, as do singles and doubles.
Please note that regardless of how many people you book, you are booking the entire apartment, and will not be sharing amenities with anyone else. You have complete privacy.
For MTB riders, we provide safe, lockable storage for bikes, and facilities for cleaning them.

We have a Spa Pool on the large timber deck , immediately adjoining your entry. You have free and unlimited use of this Spa Pool which is in an outdoor, bush environment and has been very popular with our guests. We will give you the (simple) instructions for its use when we welcome you. John maintains the Spa Pool daily for you.

Guests can access all parts of the property, surrounding the house.
The large timber deck, which includes outdoor furniture, the BBQ area and an outdoor Spa, is exclusively for your use.
It is surrounded by (mainly) native trees and shrubs, which stretch down into a valley. Our private pathway leads down through this area of native trees. At the bottom, a gate opens into the Rotorua Centennial Park (Tree Trust), a paradise for walkers and bikers.
There are birds around from morning to night, and there are great views of the skies on most evenings.
The night sky is delightful and books on Astronomy in the living area will help you identify (if needed) the stars and constellations.
There are 2 modern bikes available for your use while you are at Rokena Spa. Again, please let us know when you book if you wish to use them. Use of the bikes is free, provided they are returned in original condition. We do ask that you check the bikes before use, and let us know if there is any problem.

1. We appreciate knowing your approximate arrival time - so we can be there, to greet you. If that isn't possible, you can use the Lockbox.
2. We appreciate knowing how many beds you require - so we can have them made up before you arrive. Otherwise, we work on the basis of 1 or 2 people =1 bed, 3 or 4 people =2 beds, 5 people = 3 beds, 6 or 7 people=3 beds plus double sofa bed, 8 or 9 people=3 beds plus sofa bed and queen air mattress. There are also single airbeds and another queen air bed and sofa if required.

Our upstairs, private guest wing is above our garage in our architecturally designed farmhouse. It is situated on a livestock farm on the city boundary just 4km from the city centre where there is a great selection of cafés and restaurants. Our home has stunning panoramic views overlooking the city, farm, forest and Lake Rotorua. Our BnB is available for one group of up to 5 people who are happy to share an ensuite. Guests are welcome to share our 12m pool and spacious garden. Extra guests $40ea

Guests have the entire ground floor apartment to themselves with separate entrance door and private access to courtyard and lovely garden (my husband and I live upstairs).
