A self-contained dwelling which is located along side our home, it has all the necessities required for a home away from home. Our property is in a quiet cul-de-sac with plenty of privacy creating a safe and secure place to stay.
Ideally is for a couple but is capable of housing a family on a budget.
Often used by professionals and doctors for short term hospital placements.
Quality beds and cosy sofa with a decent size TV with Netflix and heat pump for those rainy days when you can’t get out.

The space
Your home away from home consists of a Queen sized bed in the bedroom, a bunk bed with double and single beds and a fold out couch in the lounge that can accommodate a maximum of 6 people. There is a fully equipped kitchen and laundry for your use. We can lift the single down off the double however is not normally used.

There is a heat pump to keep you warm in the colder weather and to keep you cool on warmer days. For entertainment there is a 50 inch flat screen tv, there is a play station 3 and a selection of games to keep the children (or adults) at bay if the weather packs in. WIFI is also available and the TV has built in Netflix and YouTube.

If you are in to Mountain Biking we are a 10 minute Ride to the Red Wood Forest and we have plenty of storage space for your bikes.

Bedding and Towels provided, if you require a portacot we can provide one on request.

Our wee rustic guesthouse is in Ngongotahā which is 7km's from Rotorua central.
Our rustic guesthouse is set in our back garden along with 6 chickens and our 8 year old Golden Labrador Rex. The space is private and has a double bedroom with a comfy queen bed & ensuite. There's a separate lounge with kitchenette & dining space, basic TV & cozy sofa, surrounded by a deck with gas BBQ.
We are by no means luxurious, but do guarantee inspiration, character & heaps of love for our home.

The space
**Please read all the following prior to booking**

Originally we had a beautiful plum tree in our back garden which inspired our love of creating preserves for our guests. However our beloved plum tree died over a cold winter, but we have kept our name, ‘Plum Tree Gardens’ as a token of where we began. A new tree was gifted and planted for Helen from our son Robert for a Mother’s Day gift, but not fruiting just yet.

Our wee home is perfect for a couple. The sofa is not suitable to sleep on, so couples or people happy sharing a bed only please. We’re not suitable for young kiddies.

We are on a main road in a residential area with neighbours either side & a large paddock behind us. You will hear traffic at times, but also cows, horses, chickens and sometimes sheep in the back paddock. Some people don’t like this, so please remember you read it here first & decided to book anyway.

We have been continuously developing our gardens for a while now after pulling up a large amount of our lawns and putting up cycled veggie boxes down. We are working fruiting gardens, which isn’t always the neatest (depending how you view ‘neat’) but produces a lot of love as we work alongside the permaculture idea.

There is a chicken coup around the back of the wee rustic home with daily fresh eggs for you most of the year, the 6 hens ‘talk loudly' so you will hear them chattering in the morning. Some people have commented how loud they chatter, so if you like a long morning lay-in, be aware that we may not be your ‘cuppa tea’ so please consider this before booking.

We rely on heaters in winter, and open windows with electric fans in summer. There is no aircon in our small rustic guesthouse - it’s important info to know before booking. Summer can get very hot, particularly in late Jan, early Feb. The cooler months are July to October. Some guests report they’re not cold at all, and others report they couldn’t warm up. If you run on the cool side, please consider the above before booking. We do have thick blankets and hot water bottles too.

Many people who stay with us don’t realise that we are a 10 minute drive from town & 1 hours walk via the picturesque ‘Ngongotahā Walkway’. Kindly please research Ngongotahā before you book with us. Also, as stated above, please be aware that we are on a main road with nice neighbours either side & paddocks with animals behind us. You will hear traffic. Sometimes if there’s cows or horses grazing they will pop their heads over the fence and say hi!

For the above reasons we keep our pricing below average & allow you to have all info here before committing to your booking.

There are teas, locally roasted filter coffee and other hot drinks and seasonal treats for you to choose from. Enjoy the selection of board games and variety of books to relax with.

Guests can roam the gardens, but the chicken coup is off limits unless we’re home & have them out in the garden.
Remember that check in is between 3-8pm, and to chat with us BEFORE hand if you need to request a later check in. Check out is by 10am, and we often have guests checking in after you so we hate having to knock and wake you up if you’re still asleep 😴 😝

Shower is opposite control. Hot is to the right and cold is left - quirky is our word!

If you come across any concerns whilst staying with us, please let us know ASAP whilst you are staying so we can offer a solution. It’s upsetting when people leave something in a public review (ie, ‘we were cold’) and we weren’t given an opportunity to support them whilst with us.

The laundromat is in Ngongotahā and has been recommended by many guests as being a good service, there is a user card underneath the kitchen sink.

Welcome to Te Kāinga Rangimārie, the house of peace and harmony! I am offering a quiet accommodation on a 2ha lifestyle property that supports a sustainable, self-sufficient life and has breathtaking lake views. The AirBnB is a unit next to the main house for up to 4 people, ideal for a couple or family with kids. The unit has a bathroom and basic kitchenette items, the main kitchen is shared with me in the main house. I have 3 large dogs that are very friendly and love guests.

The space
The unit offers two rooms which are connected - one Queen bed and a set of bunk beds and own bathroom. There is no door to close between the two rooms, so is most suitable to families or people that are close to each other :-).

The unit is secure and has its own entrance. It is set up with basic kitchen type equipment - plates, mugs, cutlery, kettle, small fridge and a microwave for quick food preparations. Guests will be able to share my kitchen and dining area of the main house and use the 2ha of land.

I live environmentally friendly and self-sufficient where I can - you can pick herbs and flowers from the garden for your cooking, only natural products for cleaning are being used. The property is available for stroll arounds, visit the vegetable garden and say hello to the chickens.

There is no TV in the unit or main house, but many books or magazines! This is a very kid - friendly AirBnB and has many toys, bikes, trees to climb that will keep your kids entertained! I offer secure storage for bikes also.

Please note that I have three large dogs that are part of the whānau (family) and are inside the house and out on the property a lot. If you are scared of dogs, then my accommodation is not a good fit as they are part of being here. As much as I love dogs, I do not offer space for guests' dogs in order to keep my pack settled and hope fellow dog lovers understand that.

I also have other stock on site which is in a fenced off area. I welcome guest to take a hike up the hill for some of the best views over the valley - the goats on the hill are very friendly and love to show off their jumping skills.

The place is located close to some great Tourist attractions - Waikite Thermal hotpools, Rainbow Mountain and the Waiotapu Thermal area. I am always happy to help with tips and ideas for things to explore.

The Waikete Valley is known for its quiet roads and and excellent space for road or motorbiking. We have access to the farmland behind us and guest can head out the hills for a walk and enjoy the stunning views.

Please note that this is a little lifestyle block that is being used actively. It is not a luxury accommodation but the value is in the relaxed environment, being able to interact with all the animals and use the property and surrounding areas. I love the experience of hosting and meeting new people!

There is a spa/hot tub for your use. This is situated between the main house (sometimes used as an airbnb) and the studio Airbnb in a private setting surrounded by native bush. There is a booking system to allow you to have plenty of time to enjoy an interrupted soak at your own leisure. You do not share the spa at the same time with any other guests

There is no kitchen sink, only the hand basin in the bathroom. Which is fine for filling the jug for a hot drink or to rinse off the provided cutlery & plates, glasses and mugs.

This accommodation is great for couples and corporate long term stays.
We recommend a 3 to 5 night booking as there is a lot to do in the surrounding area and if you have time on your hands a week is ideal. Rotorua is placed in a very central spot of the North Island giving you access to a lot of the surrounding towns within a short drive as well.

The space
You will be staying in a one bedroom guest suite on the ground floor of our two story home. My wife and I live upstairs. Your accommodation is separated from us by a laundry, though this will seldom be in use during your stay.

We are an older couple who are committed to your peace and quiet but it's important to note that you are sharing a home and will hear the noises of daily living from time to time. Please let us know at the time if something bothers you and we will resolve it if we can.

Our home is in a suburb, 7-10 minutes drive from the centre of town; the Government Gardens; Polynesian Pools, Rotorua Lake; the Gondola and Luge; the Redwoods; Te Puia the Thermal Reserve and other attractions.

The Waipa mountain biking tracks are 10-12 minutes drive away and a visit to Rotorua is not complete without seeing some of our beautiful lakes. We would be pleased to offer our opinion on the places we particularly enjoy.

The guest suite itself is designed with your comfort in mind. Comfortable seating, ambient lighting, TV with Chromecast and Wifi for your use.

We are also pleased to offer a comfortable queen-size bed; electric blanket; a luxury rug to sink your toes into; black out curtains; and a choice of high, low pillows for a good night's sleep.

There is good water pressure in the shower and towels for your use.

Be aware that the only water source for your apartment is in the bathroom but a washing-up trolley on wheels has been set up with all you need for those few dishes you wish to reuse. A washing-up bowl is provided. It fits into the vanity basin and has its own plug.

While we do not offer breakfast, the kitchenette is well stocked with appliances and a dining table is provided for your use. Please use a placemat if you are putting a hot dish on the table so that it is not damaged. Tea, coffee, milo, sugar and milk are provided.

There is a dedicated parking space directly outside your door and the bus stop to town is 20 meters away. A laundromat is 2 minutes drive.

We charge a minimal cleaning fee for longer stays only and we offer a 12pm check in time so you can settle in a little earlier as well as a 11am check out time so you can have a sleep in on your last day with us.

We have recently renovated this lovely little retreat into an open plan layout with wooden floors, soft white walls, a new kitchen and spacious bathroom.

Amongst your planned excursions while in Rotorua, you can enjoy the small lakeside community vibe that Lake Okareka has to offer, which is a ten minute drive from Rotorua, so handy to but not in the city. Easy access to the lake for walking tracks including a bird sanctuary and the many world famous mountain bike tracks Rotorua has to offer.

The space
Our guest house has an inviting relaxed feel as soon as you open the front door, and we can personally attest to the fact that it is very cosy to live in. The dining, lounge and bedroom are harmoniously set out within an open plan space, with a separate kitchen and bathroom adjacent. A perfect space for a couple or person on their own. The floorplan and the sun coming in makes it very warm and easy to heat during the winter months. The carefully handpicked furniture and homeware have a retro feel that is beautiful and comfortable.


Available for use are a full stove with gas hob, a kitchen well equipped with utensils and also includes a fridge/freezer, toaster, jug, condiments, microwave and Wi-Fi.
We are happy to say that our retreat excludes a television and dishwasher, creating opportunities to converse with your partner about the lovely day you have just had.
The relaxed vibe, comfortable queen bed and shower pressure have been enjoyed and commented on by our guests thus far. Large bifold doors open the indoor space out onto an outdoor deck and garden area. We are open to discussion if you are wanting to bring your dog along so please mention this prior to booking.

The guest house is situated on the bottom story of our upstairs family residence, which is occupied by Diane, Cliff and Tia ( dog). With this in mind, you should expect to hear the normal pitter patter of feet upstairs of our family living their everyday lives. If this type of low-level noise is an issue for you then this isn’t the right spot for you.


However, if you are wanting a comfortable retro styled home to spend your evenings, have a lovely restful sleep in between your Rotorua adventures and awaken to the sound of birdsong, then this is the spot for you.

Just 12 minutes from Rotorua, this idyllic haven is superbly located in the Ngongotaha Valley. The cottage is airy, sunny and comfortable, with a large living space, two bedrooms, bathroom and laundry. The cottage is cool in summer and double glazing and a heat pump ensures it is warm and cosy in winter.

Many guests tell us that that they wish they had booked for longer as Kōtare Cottage offers more than 'just a lovely place to sleep'. You will have access to 3 acres of landscaped grounds, which include a children's play area and a small but beautiful forested corner. Kōtare Cottage is well placed to ensure guests privacy. At the same time we are never far away and happy to offer assistance when required. Nearby visitor highlights include Canopy Tours, Wingspan, Paradise Valley and Mitai Māori Village. If you are a bird-lover you will find in the cottage a "Falcons Return Bird Book", which has photos and descriptions of the 23 birds you are likely to encounter during your stay.

This spacious studio apartment is set in native bush at Lake Tarawera, at the back of a lake-front property. However, it does have great views of the lake. It has one main room which includes a kitchen area, a dining room table, a lounge and beds and there's a separate bathroom. It is accessed up a flight of stairs with a laundry for use downstairs. Wifi is available.

There is an outdoor patio, with comfortable furniture, sun umbrella and magnificent views across the lake to the mountain.

The space
This is ideal for couples, small groups and small families.
It is close to the Black Barn - a popular wedding venue. The Black Barn’s drive is about 0.7 km from the Studio. However, the Black Barn drive is 1.1 km long, steep and partly unsealed. We don't advise people to walk it.

This is a self-contained studio apartment with kitchen, bathroom and laundry facilities. There is off-road parking for one vehicle. The apartment is accessed up a flight of internal stairs.
EV cars can be charged by arrangement and a small fee. Please ask.

Located in the outer suburbs with animals to feed, yet still on the city bus route, near to the Gondolas, Lionpark, and Speedway. We have a hot spa pool and large deck overlooking the children’s playhouse, trampoline, volleyball, and pet rabbit hutch. We are a typical kiwi family & you get a door code to come and go during the day.

The space
Our Arias Farm Lodge is the largest building on our farm, built in 2002. We live here at one end of the Lodge and manage the farm, while offering several rooms for Bed & Breakfast, student board, or as overflow rooms for the self-contained cottages.

The Bed & Breakfast rooms are all listed separately under Air B&B, although you can request under one listing and I can book the others for you.

Our TWIN room has two single beds which can also be made into a Super-King with notice for 2-night stays, and is located next to the shared bathroom which has separate toilet, plus shower and tub.
This room has it's own TV, bar fridge and kettle.

Our KING room has an extremely comfortable King Bed with a private ensuite (bathroom) attached. A baby or small child (under 6) can be accommodated in a separate cot or on the sedan. There will be an additional $20 charge for the baby/child to be paid on arrival. Your fee includes a continental breakfast laid out for your convenience.
Our SINGLE CUBBY room is a wee room with a single bed, located down the hall from the shared bathroom. [subject to seasonal availability]

There is tea/coffee and a small fridge in both the KING and TWIN rooms, but you are welcome to use the main Lodge Kitchen most times.

Our Lodge is set on 3 acres of lifestyle block, still within the town boundaries (the Citybus stops just around the corner from our gate). So we have a range of animals to feed each evening (free farm tour), and you've got lots of off-street parking and quiet space.

We have a massive deck and large hot-tub (spa pool), childrens playhouse and trampoline, volleyball square, sandpit, canoes, bikes, and an outdoor BBQ and hut for you to use.

For larger groups, we also have the self contained Cabin and Cottage which can sleep up to 24 in total - see separate listings on our own website.

We are usually home between 3:30pm-5:30pm, and then between 8pm-10pm to help with directions, a local map, bookings, and advice on free and secret spots to visit. We also run farm tours when we feed the animals in the evenings.

The cottage is situated towards the rare of this large waterfront section. This Extensive Property is Lake Edge Lake Tarawera. Looking over Ladys' Bay and the sparkling lake to a spectacular Mt. There is a small kitchenette, with a small bench top and a gas cooker on top. Everything is clean and tidy and in good working condition throughout the cottage. We take pride in keeping our place this way and like you to leave it as you found it.
Kayaks are available, please bring your own life jackets.
There is excellent parking space for cars and boat trailers.
The shared tennis court can be used by arrangement with the owners
