Our guesthouse is set up as private self-contained studio accommodation with a queen bed, sofa, smart television and small dining table. With a stylish ensuite, guests will also enjoy access to a well-stocked kitchenette that includes tea, coffee, salt and oil for cooking. We do not provide milk.

Fresh towels and linen are provided for guests and the bathroom comes equipped with hand soap and towels.

The studio has its own deck and lawn area to enjoy the sunshine and take in the stunning sunsets over Papamoa Hills.
Fitted out with all new items, we haven’t spared any expense to ensure you won’t be disappointed with your stay.

The space
This purpose built guest studio is attached to a newly built garage at the rear of the property that we live on. The studio has its own dedicated outdoor deck and lawn area with BBQ and outdoor beanbags to take in the sunsets over the Papamoa Hills.

Inside, we have fitted out the studio with top range items including brand new bed and couch, new linen and towels. The custom kitchenette includes a microwave and mini fridge with freezer compartment. Note there is no stove or oven inside, but the BBQ includes a gas hob that provided pans can be used on. Relax and watch TV from either the bed or the couch with loaded apps on the smart TV and sign-ins for a range of channels (Neon, Disney, Netflix, TVNZ on demand, Three on demand). Or simply open the remote controlled skylight blinds and watch the stars.

This space is suitable for couples wanting a short term getaway. It could also accomodate an infant if needed

There is room for only one car to park next to the studio.

We have tried to make the guest area as private as possible. But we do have young kids and although we will try our best to keep them in our separate outdoor living area (fenced off), on occasion you might see or hear them.

The studio has a shared parking area with the main house so you may see us from time to time. Similarly, our garage is next to the studio but we do minimise our access of this during guest stays.

There is no indoor cooker inside other than a microwave. The BBQ has a gas cooker side burner which the pot/pan provided can be used on. Bringing your own indoor cooker is also not permitted to be used inside.

We have a lawnmower man who comes to do the lawns fortnightly. From time to time he will need to do them while a guest is in. He is very quick and discrete.

Shady Grove is located in Papamoa within walking distance of a beautiful sandy beach, wide selection of good restaurants and shops. The cabin is situated in a park like environment surrounded by mature trees. Downtown Mount Maunganui is only 15 minutes away. Rotoura and it outstanding lakes is only 45 a minute drive. The shower and toilet are a separate(1.5m) heated unit directly next to bedroom. The cabin is designed and located to ensure a restful and relaxing stay.

I will meet guests when possible on arrival. There is limited facilities microwave, tea and coffee, fridge, knives forks glasses cups plates. Laundry service is provided free of charge

Welcome to The Pool House. This bright and sunny self contained guest suite is a stand alone structure from the main house. Situated in the sunshine paradise of Central Papamoa, it is close to Papamoa Beach, Mt Maunganui, Bayfair Shopping Centre, Papamoa Plaza, Baypark Stadium and Motorway. It has its own entrance and shares two outdoor shaded areas and pool. The pool is for staying guests only. Local eateries such as Pearl Kitchen, Good Home, BlueBiYou and Fresh Choice are close by.

The space
This self contained guest suite has a Queen Size bed, table and chairs for two plus an ensuite bathroom. There is a separate entrance with sunny courtyards both with outdoor furniture, and a swimming pool to enjoy (occasionally pool may also be used by occupants of the house). The pool is for BnB guests only and is not heated. Spa pool not available for BnB guests. Residents Only. There is a microwave, toaster, jug, table and chairs, fridge/freezer, with crockery, cutlery. There is an air-conditioning/heat pump. Tea, coffee and milk etc is provided. There is a Smart TV and remote for Gated Parking. There is outdoor furniture for you to sit and relax on, or sunbathe on the sun bed under a pergola. Secure gate in the evenings where your car is parked.

Guests have a separate accommodation area from the main house, along with an outdoor seating area if you desire. A shared area is around the pool which is fully fenced. There are two pergola areas, one with an outdoor day bed situated at the end of the pool to relax and enjoy. Another seperate area to enjoy in front of the Pool House. Along with another seat outside the Pool House. Good access to the seperate accommodation. Very private and quiet.
Spa pool is not available to guests. Residents Only.

Sorry we cannot accommodate pets, or children. The Pool House is only setup with one Queen sized bed for sleeping, along with appliances and utensils etc plus an ensuite.

No smoking cigarettes or vamping on or around the property.

The space
You'll stay in a private self contained studio space situated on the front of the hosts property with its own street entry and self check-in so you can come and go with ease.

Inside, the studio is fitted with plush new items including comfortable tan leather couch, fresh linen and quality towels.

The custom kitchenette is equip with coffee (Breville bambino and ground coffee), beautiful herbal teas and a mini fridge. Note, there are no cooking facilities, however cutlery and plates/bowls are provided for meals brought home, uber eats or your own snack creations!

Relax and watch TV in bed or on the couch with loaded apps on the smart TV - sign in for a range of channels (Netflix, Neon etc).

If you are here to work, there is a designated desk and excellent fibre broadband.

Outside the studio, there is an enclosed area with plant garden and private deck with table and chairs for soaking up the afternoon sun or relaxing evening drinks.

There is room for on street parking either on the grass or road with private access through a discrete gate in the fence. We will provide you with the lock-box code prior to your arrival.

The space
A brick and tile home which was purpose built in 1997 to have two separate homes joined by a double garage in between them. The one bedroom unit on the right is the one that is being rented out on Airbnb while the other one is occupied by family of the owner. The driveway is shared and on arrival the Airbnb renter can use the parking space to the left closest to the fence. only one car is allowed up the driveway but there is plenty of free parking on the road or in the centre of the cul de sac. The bedroom is large in size and also has a desk for working at if required. Plenty of room for a portacot(which is not supplied.)There is a stool at the desk but other chairs can easily be moved to have a more comfortable seat as long as it is rturned before leaving. The bed is new as of March 2024 and is a superking bed. Extra duvet and bedding is in the wardrobe if required. The bathroom and toilet can be accessed from the bedroom or the hallway. There is a double wardrobe for the guests use. There is a full kitchen with multiple appliances. If these are used please wash before leaving. there is a french press coffee maker but only instant coffee is supplied. The caramel coloured device behind the french press is a milk frother which is used by adding milk to the line and then the pumping the handle at the top to create foam.
Unfortunately there is no guaranteed shampoo and conditioner but if you are lucky we left one bottle behind to help the people who forget. There is 42" tv and a very cool bluetooth speaker for playing your favorite tunes. This is our much loved second home as you will be able to see there is a lot of extra utensils etc in the kitchen. The space
This purpose-built guest studio is attached to our property, however, has a completely separate entrance and outdoor lawn space. Our full-sized and unique site is grassy and private - renowned for being peaceful and quiet so you can relax and recharge.

Inside the studio, we've thought of all the things to make your stay enjoyable and equipped with everything you need. This includes new memory foam mattress toppers, high quality, new linen and towels. The custom made kitchenette features quality kitchenware, a new mini fridge with a freezer compartment and a small microwave. There is a state-of-the-art and quiet air conditioning unit that has heating, cooling and fan settings to ensure you're comfortable during your stay. Also, our HRV system ensures the studio is well ventilated, dry and warm. There are three block out blinds behind the floor length sheer curtains to ensure privacy.

We provide a lovely selection of coffee, tea, milk and cereal to get you started for a light breakfast. We often pop in fruit from our garden if our trees are fruiting. Please note there is no stove or oven inside, but we can provide a BBQ on request. Our new 42 inch smart TV can be enjoyed from the bed or the couch and has a range of apps and sign-ins for all major streaming services including Neon, Disney, Netflix, Youtube, and TVNZ/Three on-demand.

Safe and secure offstreet parking directly in front of the studio makes it easy to unload and ensures your vehicle is in a safe spot - our private street is also safe and secure.

This space is suitable for couples and families (up to 2 adults, 2 children) wanting a short term getaway. With its dedicated small office space and chair, super quick WIFI, it is perfect if you're travelling for work.
