This self contained guest house is situated under our main house. It has its own front door and there is no internal acess between upstairs and downstairs. It has is own patio area.

We do have a young family & a small dog so guests would need to be ok with kid noise and dogs.

Our seperate and self-contained pool house overlooks our solar heated pool.
Featuring a comfy double bunk bed, with a single up top, you also have the option of a queen size fold-out sofa bed. Kitchenette, bathroom w/ toilet.

The space
The Milton Road Pool House is separate to the main house.
It has a kitchenette which includes an Air Fryer, a Microwave, a Fridge, small bench, sink and cupboards.
It has an ensuite sized bathroom which contains a toilet, basin, + shower.
The bunk bed is a generous double with a comfy mattress, and on top is a cute little single bed (must be under 65kgs for the top bed).
The couch becomes a queen size sofa bed.
There's a cat flap for small pets.
Please, no dogs on beds.

Guest access
Walk through the main entrance to the property, and go past the main house to the right. You see a little cobbled walkway down the side which leads to the pool area at the back of the property.
You've arrived - yay!
You can use all of the pool area, and we will do our best to stay out of your way.

This is a very quiet neighbourhood so please be mindful of our neighbours.

The space
The cottage offers accommodation for a family or couple with Queen bed, double bunk bed (single on top) with open plan kitchen and lounge and separate bathroom. Enjoy paddling on the river with free access to kayaks or sit back and watch the boats go by.

The cottage is ideally situated for exploring the Bay of plenty and as is easy distance to Matamata (1hr) Rotorua (1hr), Hamilton (1h20).

With free range chickens and a friendly rooster "Star" next door, you'll enjoy the sights and sounds of rural life during your stay as well as free range eggs should you wish to purchase. Star may serenade you early morning; perfect for early risers and those seeking a rural experience but ear plugs are provided for those light sleepers who would prefer a longer lie in!

When you lie in bed in our Little Cottage you can see the sea. The cottage is little, just a bedroom and bathroom, but the location is idyllic and you have your own private verandah where you can relax and watch the sunrise and sunset. There are tea and coffee facilities and a fridge and laundry for guest use but there is no kitchen or cooking. This is a lovely quiet spot to rest on your journey. It is close to Tauranga and Katikati and all that the beautiful Bay of Plenty has to offer.

The space
The Little Cottage is comfortably equipped. There is a spacious bathroom with shower, heated towel rail, basin, toilet and plenty of thick towels. The bedroom has a desk, shelves for your luggage, tea and coffee facilities, an incredibly comfortable double bed, bedside tables and reading lamps.
On your private verandah there is comfortable seating and a side table. You can walk from your verandah up to the old willow tree or to the swimming pool, you can lie in the grass or enjoy the panoramic views across the sea and over to the Kaimai ranges.

Situated in the heart of Bethlehem, this room is detached from the main home but attached to another tenanted studio room (separate entrances).

You will be sharing the property with my family which consists of 2 adults and 3 children (2-6 years old). In the studio unit is 1 adult and sometimes children.

Your stay is fully customisable - let us know what you need and we will do our best to make it work for you, desk, extra mattresses for kids, portacot, etc.

The space
We have an array of fruit trees, a budding vege garden, peaceful garden, etc.

The room is fully customisable - need a desk for work, we will sort you out. Have a baby? We can put a portacot in the room. You let us know your needs and we will do our best to accommodate you.

Guests can access our laundry if needed. Garden is all yours to wonder around too.

There is always children on this property. While we will do our best to ensure they don't disturb your stay, please be aware that you may hear or see them at some point, so you will need to be okay with them and aware that sometimes they can be a little noisy while having fun :)

This newly built self-contained 1 bedroom guest house is situated at the back of our section with a view of the veggie garden, grass and pool. There is a queen bed and a double sofa bed available, a kitchen and a comfortable lounge.

We live in the heart of the Mount - a short 250m to the beach, two golf courses and various cafes/restaurants at Central Parade. We're 2.7km from the start of downtown Mt Maunganui and 4km from the base of the Mount and hot pools. Everything you need is here.

The space
We have a 1 bedroom guest house with a queen bed and a double futon bed in the lounge. Portable cot also available and fits in the bedroom.

The kitchen has a cooktop and an oven. The bathroom is off the bedroom with toilet and shower.

Great for 1-3 adult or small family with 1-2 kids.

Kids will enjoy the tree house, pool and grass area.

The guest house is at the back of the section. Plenty of parking off street.

The guest have access to the pool and outdoor areas.
We have a washing machine and dryer in our house available for guest staying over a week. A potable cot and toys, iron, bbq are available on demand.

We accept al vaccinated and unvaccinated guests!!!

There is no smoking nor parties allowed on the property.

Let us know when you book if you would like to use the sofa bed and the BBQ so I can prepare the house for you.

We recently put a smart TV in. Normal channels aren’t available other than through apps like tv on demand, Netflix, YouTube, etc. The connection isn’t always reliable.
The wifi is unlimited but unfortunately far from the guest house and sometimes slow.

Please note that we live in the main house and our 3 kids might be playing in the grass from time to time. I try to keep them away from the guest house but as the summer comes, they like to run around and play in the pool.
You might also see us tending the veggie garden and compost during the day.

We recently put a beehive in the corner back of the property. You shouldn’t see them much.

Welcome to The Pool House. This bright and sunny self contained guest suite is a stand alone structure from the main house. Situated in the sunshine paradise of Central Papamoa, it is close to Papamoa Beach, Mt Maunganui, Bayfair Shopping Centre, Papamoa Plaza, Baypark Stadium and Motorway. It has its own entrance and shares two outdoor shaded areas and pool. The pool is for staying guests only. Local eateries such as Pearl Kitchen, Good Home, BlueBiYou and Fresh Choice are close by.

The space
This self contained guest suite has a Queen Size bed, table and chairs for two plus an ensuite bathroom. There is a separate entrance with sunny courtyards both with outdoor furniture, and a swimming pool to enjoy (occasionally pool may also be used by occupants of the house). The pool is for BnB guests only and is not heated. Spa pool not available for BnB guests. Residents Only. There is a microwave, toaster, jug, table and chairs, fridge/freezer, with crockery, cutlery. There is an air-conditioning/heat pump. Tea, coffee and milk etc is provided. There is a Smart TV and remote for Gated Parking. There is outdoor furniture for you to sit and relax on, or sunbathe on the sun bed under a pergola. Secure gate in the evenings where your car is parked.

Guests have a separate accommodation area from the main house, along with an outdoor seating area if you desire. A shared area is around the pool which is fully fenced. There are two pergola areas, one with an outdoor day bed situated at the end of the pool to relax and enjoy. Another seperate area to enjoy in front of the Pool House. Along with another seat outside the Pool House. Good access to the seperate accommodation. Very private and quiet.
Spa pool is not available to guests. Residents Only.

Other things to note
Sorry we cannot accommodate pets, or children. The Pool House is only setup with one Queen sized bed for sleeping, along with appliances and utensils etc plus an ensuite.

No smoking cigarettes or vamping on or around the property.

The pool is for staying guests only.

Security cameras are on the property but these are only turned on when we go away.

The spa pool is not available to BnB guests. Residents of the house only.

The space
You'll stay in a private self contained studio space situated on the front of the hosts property with its own street entry and self check-in so you can come and go with ease.

Inside, the studio is fitted with plush new items including comfortable tan leather couch, fresh linen and quality towels.

The custom kitchenette is equip with coffee (Breville bambino and ground coffee), beautiful herbal teas and a mini fridge. Note, there are no cooking facilities, however cutlery and plates/bowls are provided for meals brought home, uber eats or your own snack creations!

Relax and watch TV in bed or on the couch with loaded apps on the smart TV - sign in for a range of channels (Netflix, Neon etc).

If you are here to work, there is a designated desk and excellent fibre broadband.

Outside the studio, there is an enclosed area with plant garden and private deck with table and chairs for soaking up the afternoon sun or relaxing evening drinks.

The space
Kauri Lodge is set on a lifestyle property with wide open spaces and views back to Tauranga and Mount Maunganui. It is a 2-minute drive from Black Walnut venue so an excellent choice if attending a wedding or event there.
It is a recently renovated self-contained, stand-alone 2-bedroom lodge, which used to be a barn. It is separate to the owner's house, and although within view of the main house, it has been designed with privacy in mind.
The lodge has everything you will need for a wonderful stay.
There is wifi available at the property and a good base to work from while visiting,

Parking is simple and easy, right by the lodge. Kauri lodge is on the outskirts of Tauranga so a car would be recommended.

We have 2 small dogs on the property who are very friendly and will happily receive pats or cuddles.

Newly built, the studio features a comfy queen bed, modern bathroom, gorgeous linen, office space, aircon, 42 inch smart TV & kitchenette - inclu. cereal and welcome treats. A futon couch in lounge can fold down to a double bed. Safe offstreet parking and your own grassy outdoor area to relax.

The space
This purpose-built guest studio is attached to our property, however, has a completely separate entrance and outdoor lawn space. Our full-sized and unique site is grassy and private - renowned for being peaceful and quiet so you can relax and recharge.

Inside the studio, we've thought of all the things to make your stay enjoyable and equipped with everything you need. This includes new memory foam mattress toppers, high quality, new linen and towels. The custom made kitchenette features quality kitchenware, a new mini fridge with a freezer compartment and a small microwave. There is a state-of-the-art and quiet air conditioning unit that has heating, cooling and fan settings to ensure you're comfortable during your stay. Also, our HRV system ensures the studio is well ventilated, dry and warm. There are three block out blinds behind the floor length sheer curtains to ensure privacy.

We provide a lovely selection of coffee, tea, milk and cereal to get you started for a light breakfast. We often pop in fruit from our garden if our trees are fruiting. Please note there is no stove or oven inside, but we can provide a BBQ on request. Our new 42 inch smart TV can be enjoyed from the bed or the couch and has a range of apps and sign-ins for all major streaming services including Neon, Disney, Netflix, Youtube, and TVNZ/Three on-demand.

Safe and secure offstreet parking directly in front of the studio makes it easy to unload and ensures your vehicle is in a safe spot - our private street is also safe and secure.

This space is suitable for couples and families (up to 2 adults, 2 children) wanting a short term getaway. With its dedicated small office space and chair, super quick WIFI, it is perfect if you're travelling for work.

Come and stay at our newly renovated guest suite in Mount Maunganui, the space has been architecturally designed and completed in December 2023. Centrally located with a short walk to nearby cafes, supermarkets and restaurants as well as a less than 500 meter walk to the beach you will find everything that you need close by!

Wastewater for the guest house is on a pump which you will hear after turning on any taps or flushing the toilet.

Second bedroom is an internal room without a window to outside.
