We are a small, friendly guesthouse located just a 7 minutes walk away from the beach and a 3 minute walk from the local High Street.

The space
Your room includes an en-suite bathroom, Free WIFI, TV, tea and coffee making facilities, a desk, small sofa, twin beds, plus plenty of space to store your clothing. A continental breakfast delivered to your door is also included.

We usually love the chance to get to know our guests a little over breakfast but during these days of COVID 19, we appreciate that what most people really want is a safe distance! With that in mind, instead of providing breakfast in our communal dining room, we will provide a continental breakfast to your bedroom door at a time that suits you.

We will take every effort to thoroughly clean rooms and any communal spaces between guests in accordance with Airbnb's advanced cleaning protocol, and we will also provide you with a cleaning pack in your room including anti-bacterial gel, wipes, spray and gloves.

We will provide you with our mobile numbers on arrival so that you can contact us with any questions you may have without having to leave your room.

I can offer off road parking for your vehicle and there is also parking on the road outside apart from two hours daily.
A short walk to Talbot Heath with its varied wildlife and beautiful Coy Pond, this also offers free parking and a truly glorious walk through Bournemouth Gardens into the heart of Bournemouth town and beaches. A short drive to Middle Chine with free parking and a walk down to the miles of Blue Flag beaches.

Talbot Woods is a quiet, peaceful area with little traffic, perfect for a good nights sleep after an adventurous day. The space
Newly built, our cosy retreat features an open-plan living room and mini kitchen, where you can unwind and enjoy quality time together. There is room for four to dine in comfort with a handmade reclaimed wood table, two chairs and bench seating. The kitchen has all the essentials needed to prepare light meals; a fridge (no freezer), two ring induction hob, dishwasher, toaster, kettle, Nespresso machine and all the essential cutlery/utensils.

A separate bedroom boasts a comfortable king-size bed, ensuring a restful night's sleep. The ensuite bathroom features a unique skylight over the shower, inviting in natural light and providing a refreshing start to your day.

Outside there is a decked area and use of a small bistro table and two chairs.

Use of an EV charger is available overnight. This is charged at the standard kwph rate. Please let us know if you'd like to use the charger before arrival.

Guest access
Part of the garden room is used as an office which will be locked during the stay, shown in our pictures. The garden office is equipped with power, a sitting/standing desk, monitor, keyboard and mouse at request, and high speed ethernet data connections or wifi.

If you wish to use the office this can be arranged for an additional fee.

Other things to note
1. During the first few months we offer a reduced rate for guests until the garden has been properly landscaped, this has already been adjusted for the booking price. Please view our pictures of the current garden and view.

2. Please be aware that this is a garden room so will have occasional noise from neighbouring properties whilst they enjoy their own space. There is also a car garage (mechanic) to the rear of the property which operates Monday to Friday 9-5:30. We do not experience unpleasant noise.
