Our home is very relaxed and love welcoming people from all walks of life into it. We are located on the central bus route into Bournemouth, New Forest National Park is only 15/20 mins drive away or you can get a train to Brockenhurst train station and rent bicycles. We are located within a 15 minute walk to J P Morgan.

The space
Just a few minutes walk away you will find the very popular Kings Park and recreation area or alternatively you can spend time at the Littledown sports complex with it's public sporting facilities, swimming pool, parkland and lake.

LOCAL AREA: A short walk away you will come to the main area of Southbourne-On-Sea, Southbourne Grove, a long shopping street that has some unique and individual shops rather than high street chain shops. Shops include a butcher, a bakery, numerous cafés, hairdressers, convenience stores, homewares, gift shops and the post office. One tourist feature of Southbourne-On-Sea is the Fisherman's Walk Cliff Railway (cliff lift), a funicular railway between the cliff top coastal road and the promenade and beach. This provides very easy access to Southbourne-On-Sea's Blue Flag beach, from which it is possible to reach the beaches at Boscombe and Bournemouth. In the other direction is Pokesdown High Street and this is the home of vintage and antiques shops, and easily ranks in the best places for retro shopping on the South Coast. Bournemouth and Christchurch town centres are also within easy reach for the many tourist attractions. The apartment is also walking distance from Pokesdown Train Station which has links to London Waterloo.

Our house is located in a residential area of Bournemouth.
My partner and I live downstairs. Upstairs is a four-bedroom flat, dedicated only to guests.

This is not a hotel but only our modest home. We welcome our guests with cordiality and the house is clean, but in need of a little refurbishment. Please don't book if you are looking for a stay with hotel standards as we won't be able to meet your needs.

Also we have a small driveway in front of the house which may be available on prior request only, at the car owner's sole risk for insurance purposes.
I can help you park so that your car does not protrude over the pavement or block access to our gate. It would be on a first-come-first-serve basis, with no priority over other guests.

There is no washing machine to use. Queen's Park launderette, 282 Charminster Rd, is 9 minutes away on foot.

During the summer we don't use the central heating. In spring the central heating is on just a little in the morning and evening, but not during the daytime. We provide extra blankets and water bottles in the room if needed.

I come upstairs to clean the kitchen and bathroom regularly, but we also ask guests to clean after themselves when using the shared facilities to leave them clean for other guests.

Modern and spacious second floor flat, recently refurbished, in an elegant Grade 2 listed building. The property is in the perfect location for holiday makers. A short 5 minute walk to Boscombe Pier which boasts 8 miles of award winning golden sandy beach, and is 1.5 miles from Bournemouth Pier and town centre. Boscombe promenade has much to offer our guests from water-sports to exceptional hospitality and is the perfect choice for a staycation.

The space
Kitchen: Appliances include: electric oven and hob, fridge, washing machine, kettle, toaster, glassware, cutlery, bowls, plates and utensils. Cupboards are stocked with: cooking oil, coffee, tea, sugar, salt and pepper & more. You will always find a pint of milk and some orange juice in the fridge should you be gasping for a refreshing drink once you've checked in!

Lounge: L shaped sofa bed. TV NB: host does not accept charges for watching amazon movies or boxsets. Charges incurred from guests utilising these services will be charged to the guests during their stay. We ask that guests only use viewing profiles on Netflix and Amazon Prime that state “Airbnb” in order to make use of these services.

Bedroom: The bedroom has a king size bed & mattress, bed side tables, built in wardrobes and 1 five draws chest of draw. Definitely plenty of storage for our lovely guests. For families that are bringing young children and/or an infant, we have provided: 2 in 1 travel cot, sterilisers (microwave & plug in), bottle warmer, mosses basket, baby bouncer, seated high chair etc. *If you require these items during your stay please explicitly specify this on booking as these aren’t left in the flat indefinitely* Additionally if guests would let us know whether they want bedding for the sofa bed, single blow up mattress or travel cot this would help us with organisation.

Bathroom: Bath and shower with fixed shower head and fixed shower screen. Large basin and bathroom cabinet complete with hand wash, shampoo, conditioner, spare toothbrushes, toothpaste and body wash.

Other features: Electric heating and pressurised water cylinder system. *Electric radiators to keep our guests cosy during their stay. We do ask guests to not leave this on whilst they are not in the property, they do warmup very quickly.*

There is a communal gym onsite and BBQ terrace free for guests to use during their stay.

If guests order a takeaway they must tell the delivery driver to go to the EAST WING entrance. Any other keypads buzzed from outside the building won’t ring into the flat.

There is 1 off-road parking space provided for guests to use. THERE IS NO VISITOR PARKING ON THE PREMISES. We ask that guests DO NOT park in any spaces other than the 1 provided to them for their stay.

If guests require additional parking for multiple vehicles there is free on street parking in the surrounding area about a 5 minute walk from the property. Please see signage for parking restrictions, the host does not accept responsibility for any fines incurred during the guests stay.
