Only the door handle was attempted to be fixed but it was stuck in the open position – quite concerning from a safety point of view. A bath plug did get brought to us 4 days after arrival but we had already gone out to buy one. On the second day when we tried to back in touch with the landlord he had gone radio silence. As a side note, but outside of his control, the apartment was very noise from the adjust road which ended up waking our daughter up a couple of times a night. The above are all basics and they were done badly. We were really impressed with Christchurch though – would recommend that! "

The flat is a modern first floor extension to the owners own home. It is completely self contained and well furnished throughout and maintained to a high standard by the owner who ensure it is thoroughly cleaned between each let.There is one bedroom with two 3ft single beds, a bathroom with a large walk in shower and a lounge/diner which includes a fully equipped kitchen area. The lounge has a 10ft patio door opening onto a large balcony suitable for sunbathing or dining on fine days, a patio set and 2 sun loungers with cushions are provided. In the lounge there is also a comfortable fold down 4ft 6in double bed (not a put u up) and thus the flat
will accommodate 4 persons in comfort. The flat is in excellent decorative order and double glazed throughout. A new SMART TV for 2025. All beds
are made up with linen and duvets prior to arrival .All bed linen and tea towel are provided free of charge. Towels are not provided.

The nearest beach at Southbourne is just a few minutes away by car. Beaches at Boscombe Bournemouth and Mudeford are also reached within 10 to 15 minutes drive. There are picturesque riverside walks along both banks of the river and pleasure boat trips operate regularly to Mudeford beach. There are also self-drive motor boats and rowing boats for hire. Being a holiday area there are many restaurants, golf courses and sporting facilities nearby including Christchurch Leisure Centre , Littledown, and Bournemouth International centre. The old priory
town of Christchurch, with its Saxon square shopping precinct has a variety of
restaurants, pubs, historical buildings and museums all within walking distance.

There will be a boat moored on one of the jetties so you will have to fish around the boat. The en suite bathroom has a walk in shower but no bath. The studio is in good decorative order and is cleaned thoroughly between each let. Beds will be made up with duvets and linen prior to arrival. All bed linen and tea towels are provided free of charge. Towels are not provided. There is NO CHARGE for heating and lighting.

The studio is situated adjacent to the main house but has been separated to offer privacy to guests & has its own private entrance. Well equipped for a relaxing break with king size bed, Smart TV & a wonderful en-suite. The award winning beaches at Mudeford & the historic town of Christchurch are on the doorstep. The New Forest is a short 15 min drive.

The studio is based in my garden, you have a fenced off path and seating area for two, with a garden table. The studio is well equipped and has all you need for a short stay. The bed is a 2000 spring medium mattress with luxury comfort.
I occasionally need access to my shed via the path, but otherwise you have visual privacy all round.

The studio is located just a 20 min walk or 5 min drive from the Sandy Avon Beach Mudeford & Mudeford Quay with its beach level car park. Known locally for its stunning sunsets and suitability for watersports such as kayaking & SUP due to the shallow and calm waters, these sports & equipment can be booked at Mudeford Quay. There is a wide open grassy area for picnics / family games as well as an array of local wildlife in this beautiful. protected area such as swans, egrets, etc.. Sailing trips & family fishing trips can also be booked from Mudeford Quay.

The historic town of Christchurch with the magnificent Christchurch Priory, reputed to be the longest church in England and built in the 11th century, is open for visiting. Christchurch Harbour is a beautiful and scenic area and is a SSSI (Site of Special Scientific Interest) and is ideal for birdwatching, river boat trips, picnics, walking, grass sports, SUP, kayaking, canoeing.

A short 15 min drive from the studio will take you to The New Forest, a world of idyllic forests, glades & villages where ponies, donkeys, cattle and deer roam freely. There are so many different things to do here from walking / hiking some great forest routes, forest cycling, horse riding, archery, visiting Beaulieu, taking a visit to Lepe Farm or Paultons Park, Or visiting The New Forest Reptile Centire. For the more adventurous The New Forest Water Park offers cable wakeboarding and an inflatable Aquapark.

I live on site and I am available for guest enquiries if required. I provide contactless check in via a lock box and do not like to disturb guests during their stay, unless my help is needed :)

The studio was gorgeous, everything has been well though out and they've really made the most of the space. You really do have everything you need and the bed was beautiful and very comfortable. The town it's self was amazing, we booked the area to make the most of water. We bought our paddleboard and kayake, it was beautiful to paddle around the river, see all the boats and taken in history of the place. We also rented a boat, that was really good fun. There's loads of bars and restaurants. We saw great parks, greens and splash park for kids. It's a great place for couples and family's alike. We will definitely come back."

The flat is at a high first floor level, accessed by external stairs, and there is a narrow open internal staircase to the mezzanine floor (see photo), so it will not suit those who have difficulty climbing stairs, or small children, apologies.
Supermarkets are a short trip by car, or distance is walkable.
Sometimes you may hear traffic noise, or sounds from the shop below.

We offer flexible check-in and check-out times, however where we have guests coming or leaving the same day we may apply usual check-in times after 15:00 and check-out times before 11:00.

There is a keylock box available so collecting the key and access anytime should be possible. You will need to return the key to the keylock box when you checkout. We require you to provide your arrival and departure timing to agree checkin and checkout times so we can coordinate with other guests. If you stay beyond your agreed check-out time you will be liable to pay for an extra night at your average nightly price.

The cleaning fee covers cleaning and preparation of the property for your stay as well as a set of fresh linen and towelling provided for each guest. This includes one set per your stay, should you require additional towelling or linen please request this or if you have opened a fresh pack even if you use only a few items there will be a charge of £30 per pack - each pack contains fresh linen, large and small towels.

Any sort of parties, gatherings or events are strictly not permitted, the property is for accommodation purposes only for the guests staying. This property is located in a residential area and guests are asked to refrain from excessive noise or any activity that would disturb

the neighbours. If it's been reported that there are any parties or events or noise disturbance then you may be required to leave the property immediately without the remaining nights being refunded. There is a charge of £500 if any evidence of a party, gathering or event at the property have been found exclusive of any charges relating to damages or additional cleaning costs to get the property in good order again. We trust you will respect the property and neighbours during your stay.

You are required to keep the place reasonably clean and tidy - no dirty dishes left over or excessive rubbish to be disposed of as this is not included in the cleaning charge. If the place is very messy or untidy or there is excessive rubbish to be disposed of then we will need to request an extra cleaning fee.

There is a strictly no smoking policy inside or in any outside spaces (which includes garden spaces, balconies, terraces or patios) belonging to the accommodation, if this policy is not adhered to a charge of GBP 150.00 will be applied

No pets are allowed unless shown on the listing as permitted or expressly agreed with the owner.

Lost keys, damaged keys or getting locked out will incur a charge starting from £100 for replacement depending on the type of key and time required or getting you back in the property if you have locked yourself out.

We do not accept Cash payment for any of the charges mentioned above.
