The Cottage is a delightful property that sleeps up to 6 people (or up to 8 request) The granite cottage provides spacious bedrooms, all on the ground floor and a separate W.C.
There is a main ensuite bedroom with king size bed, a double bedroom with shower and hand basin, a double bedroom and or twin bedroom with single beds.
Pine wooden stairs lead upstairs to the light and spacious living area to make use of the views.
There is a comfortable living area with comfortable seating, a fireplace , satellite TV and leading off the sitting area is a balcony. The balcony gives lovely views over fields woodlands and distant views of Hayle Towan beaches. This is a popular spot for our guests to enjoy breakfast on the balcony or a glass of wine at sundown.
Upstairs there is also a new well fitted kitchen with dishwasher microwave fridge freezer hob and double oven and washing machine and spacious dining room. There is also a separate shower room and a bathroom with bath, basin and w.c.
The small garden is safe for children and dogs with a seating area for up to 8 people to include chairs and parasol.
Outside the property there is ample parking easy access to The Cottage in a quiet safe location.

- "Does exactly what it says on the tin we loved it" - "Quirky cottage with upsidedown arrangement - bedrooms on ground floor and living area, kitchen above. First impression was a little dark but actually a lovely place to stay. Large living room, spent lots of time on the balcony with fab views out towards Hayle, and could see everything happening on the farm. Garden is small but big enough to play with the dog, and lots of fab walks right from the door. Phil was so helpful, always checking to see we were ok, even helped mend our car! We regularly walked to the beach (25 min), hill back is steep but all proper road and pavement so not really a problem. Carbis beach is beautiful, not as crowded as St Ives. We walked to St Ives around the headland one day, less than an hour from the cottage, and took the train back. Such a relaxing holiday, a week was not long enough!"

Fully equipped and ideally positioned, it's the perfect base from which couples and families can explore the coastal towns and beaches of St Ives Bay including Carbis Bay, St Ives, Lelant and Hayle which are all within either a short walk or short drive from the property.
Situated on a quiet residential street above Porthrepta Beach (Carbis Bay), this tastefully styled property has everything you’ll need for a restful and relaxing stay. There’s a lovely open plan living space where you’ll be able to unwind after sun-soaked beachy days, and a dining area for sharing meals or discussing the day’s plans over a coffee or glass of wine. The stunning kitchen comes amply equipped for rustling up home feasts but for guests who prefer dining out, restaurants like La Casita and The Cornish Arms are within minutes of the property.
The gorgeous separate bedroom with comfortable king size bed has its own flat screen TV, and the clean and contemporary bathroom which features a large walk-in shower, has a thoroughly designer-like edge to it as well as top-notch fittings throughout. The coast path from here to St Ives showcases some rather spectacular views over the bay, and being an easy 1.9km with very gentle ascents means it’s the perfect way for the whole family to enjoy the fresh sea air and wonderful scenery. Caring, friendly hosts." - "The house is very well layed out.We arrived and it was clean and welcoming with everything that you need for a holiday. It is on the main road to St. Ives but you don't hear any road noise. It's perfectly placed to get into St Ives. There are regular buses and you can get there in about 7 minutes. So you don't have to try to park or navigate the very narrow roads in the town. Its a good base to go sight seeing and also has fantastic facilities near by. A great fish and chip shop(be warned massive portions!!!)great pubs and restaurants,we highly recommend Cafe Casita. Great food and atmosphere.There are so many things to be positive about!!! Two small negatives,if you're taking your four legged friend ,the outside space is small but this is far outweighed by the fact that opposite the house there is a park. So that is great for giving your dog his exercise. If he hasn't had enough during the day.Also the walk to the beach from the house is longer than we thought and all down hill. A beautiful sandy beach for lazing on, crystal clear water for paddling in and coastal paths galore for meandering along, Carbis Bay is the perfect place for spending a Cornish holiday as a couple or with friends and family. Set on a quiet street on the outskirts of the town, this delightful cottage is also just a mile and a half from the heart of St Ives and creates a comfortable, well-positioned base from which to enjoy all that the north Cornwall’s iconic coastline has to offer from splendid scenery to some of the county’s best-loved seaside towns and villages.
Tastefully decorated, the cottage’s two bedrooms include a master with super king which can be separated into twin beds on request, and a bright and airy double. Beautifully furnished and spacious, both have high-quality bedding, comfortable mattresses and crisp linen so guests can look forward to a deeply restful night’s sleep after days spent down on the beach. An enclosed garden with a patio creates a peaceful spot to soak up the sunshine while the light-filled and airy open plan living room with Smart television makes an inviting space to unwind in. Slight smell from septic tank with drain at end of garden but it was very hot when we stayed ,so appreciate that added to issue . Secure and private garden which we enjoyed and loved conservatory and sofas , which were very comfortable, which we do not always find in hol lets . All in all would recommend and will return ."

It is tucked away in a semi-secluded spot within the woodland grounds.
There is direct access on to the South West Coastal Path, and guests can walk to Carbis Bay in one direction, or into St Ives town and harbour the other. It provides the ideal location for families, friends or couples looking for a peaceful haven with the convenience of pleasant walking distance of St Ives.
The area is renowned for its natural beauty, and the spectacular natural lighting effects have been a magnet for artists over the years. The location is equally perfect for guests wishing to stay and relax close to the accommodation, or for those exploring further afield. There is easy access to the West Cornwall Peninsula with Penzance, Marazion, St Michaels Mount, Lands End and Sennen all just a short drive away, or head north up the rugged, surfing coastline to the wide sand dunes at Hayle, Gwithian, Godrevey Lighthouse, Portreath and Porthtowan.

Set on Headland Road and equipped to offer guests with everything they could need to be completely comfortable during their stay, Mermaid Cottage includes a kitchen/dining area with a lovely big table for converging round after a day spent down at the beach. The cosy living room with its sofas and TV is great for chilling out in the evenings, and there's more than enough space for everyone to get comfy with a movie or their favourite show. Outside, the garden which lies to the back of the house, has an outdoor dining suite for fresh air feasts, and plenty of grass for a game of boule or badminton. There’s also a delightful balcony off one of the bedrooms which has sea views and is perfect for a bit of relaxation in the sunshine, cup of coffee or glass of fizz in hand.
The home’s four bedrooms lie upstairs on the first floor and include two super kings (with the option of converting to twins), a bunk room which is ideally suited to children, and a room with a double sofa bed which accesses the balcony. There’s also a family bathroom on this floor with bath and shower over, while a separate cloakroom can be found off the hall on the ground floor.
Just 3 minutes’ walk from the SW Coast Path, those who enjoy scenic strolls will love how easy it is to Hawkes Point where the views over the bay are stunning. Porthkidney Sands lies close by and offers the wild tranquility and beauty of a mile-long beach which is backed by sand dunes. Of course, Carbis Bay Beach is the place to be if you’re into watersports and sunbathing. With its turquoise water, fine white sand and beach-based surf centre it’s an idyllic place for days out. You’ll also discover a clutch of first-class restaurants right by the sea like Adam Handling’s Ugly Butterfly, or for a shopping or culture fix as well as more dining options, the iconic town of St Ives is easily reached by car or train.
For guest’s safety, Mermaid Cottage has a motion sensor Ring Doorbell, which records guests and visitors when approaching the front door.
Pets: 1 pet allowed. Please advise the Luxury Coastal team directly if you would like us to host your pet after completing your booking. A charge of £40 per pet per stay/week will be applicable and required before your stay. We will arrange and invoice with you directly upon booking confirmation.
Good Housekeeping Bond
We ask our guests for a £200 good housekeeping bond, which is pre-authorised against your card. This is in case there is any damage to the property during your stay. The money is simply reserved and then released afterwards if there is no claim. We will contact you nearer the time of your arrival to arrange this.

The area is renowned for its natural beauty, and the spectacular natural lighting effects have been a magnet for artists over the years. Number 71 is a privately owned two-bedroom property that has all you need for a superbly comfortable stay all year round. Inside you'll discover a gorgeous open plan living area with contemporary décor and floor to ceiling glass. In warm weather you can fling open the doors which open out to a sun-soaked deck with a dining set and hot tub, and in cooler weather you can light the log burner and cosy up with a good book or a movie. The sleek kitchen is fully equipped for home cooking and has a dishwasher and washer/dryer to ensure a hassle-free stay.
The home's bedrooms (both en-suite) are elegantly styled and have plenty of storage. The Master has a Smart TV and a super king bed which can be split into twin beds on request. The second bedroom has a king size bed which can also be separated into single beds to suit your group's needs.
Step outside the comfort of your apartment to indulge in Una's on-site facilities. There's a gorgeous Spa offering a range of treatments, and The Carbis Cafe where you can sample delicious light bites or sip on Barista coffees. - "We stayed for a week at end of June 2025. In the lead up to our stay customer service was very good with luxury costal. This property was very easy to get to off the A30 around 10 minutes, so had very good links to get around CORNWALL. The property itself was very nice with a good amount of amenities, clean throughout the lodge, beds were comfortable & bathrooms were very clean. Also a small package with coffee and tea for when we first got there, plenty of other crockery for every day use. The hot tub was a good size and ready as advised on the information provided. Sofa itself within property was ok for 2 people but if there was 4 potentially more of struggle, there is extra chairs used for dinning table. There was a few marks which I noted to make them aware these were minor but just knocked it down for 5 to 4. Site itself, the spa was lovely with both out door and indoor pool, the steam room & sauna were very clean, was perfect for hour or two. Sadly there is no food, due to loss of the chief so no breakfast facilities expect toast or coffee (Coffee was nice mind.) At lunch time they have allowed access to an outside company to cook food but we didn’t use this so we can’t judge it (Would be lovely on sunny day.) The staff were very friendly and also it was very dog friendly when we brought our large German shepherd in. Location, due to administration there is large amount of unfinished buildings out the back of our lodge & boardings/ gates up as you drive onto site, which is shame since if it was finished it would be lovely site. You are further located at top of CARBIS BAY, when distanced it was a 1.2 mile walk to beach took us around 20 minutes, but there is a very steep hill to ascend on your way back up, for ourselves this wasn’t an issue but would make it more challenging for some people staying. Within walking distance (About half mile) there is lovely Spanish restaurant, CostCutter & Italian coffee shop, sadly the wine bar/ cafe had shut down so no where to drink on evening minus the spa unless you walked down to CARBIS BAY ESTATE (which is near the beach.) The site and reasons above why I have given it 3 out of 5 and did consider a 2, but what is finished is of high quality. Taking into cost, there is a lot of other options out there but if you wish for spa, your own hot tub, nice lodge & easy access to drive around CORNWALL this is very good option, I would recommend, initially we did ask about stopping next year if it could fit into our plans. For my partner & I, we had to use taxis in the evening to get to some nice restaurants & could not leave site area for evening drink unless we drove, add the walk to beach (especially on an evening,) this is something on further discussions we would probably look to stay somewhere else just for those above reasons, BUT we wouldn’t be disappointed if we stopped here again."

If you don't feel like driving, the village has its own railway station where the surrounding areas of St Ives and Penzance can easily be accessed. Head to St Ives to soak up the art at the Tate Gallery or the superb views at Clodgy Point.
- "Apartment is in a lovely and convenient location. It is spacious and has all the comforts of home that contribute to a great stay i.e. dishes, cutlery, games. Iron, washing machine, dishwasher, clothes driers etc. The lift to the apartment is a blessing especially when lugging all holiday gear and food. Downside, it is difficult to know who to contact if there is an issue and everything is self service. Ocean views are through 2 small windows which open very very little, so the view is obstructed/hazy as the windows are not completely see through. A family has to gather around these small windows and jostle for space to enjoy the view. I did not find any instructions on how to use any of the provided equipment e.g. TV. Would be nice if furniture was mived around and cleaned underneath. Main bedroom shower is small. Would be ideal if the unit has a balcony or sliding door to let in the sea breeze and enjoy the ocean view."

The space
St Piran is a spacious three-bedroom property that has been newly renovated to create a high-end
but comfortable environment.
There are two equally spacious double bedrooms with sea-views. The third bedroom is a twin-room that can offer two single beds that also join together to meet your needs. The bedrooms have blackout blinds and shutters.
The upstairs bathroom has a large shower supplied with an LED mirror. St Piran also has an additional ground floor bathroom, complete with a toilet, sink and luxurious shower over the bath.
The newly installed kitchen is equipped with all necessary amenities which includes a dishwasher,
washing machine, tumble dryer and coffee machine.
The living room is equipped with a 40-inch smart inch television with access to live channels through streaming services and Netflix.
There is a separate dining room with a table that can pull out and accommodate eight people.

How to get here:
- Driving -
If driving, you can either take the motorway (M5) to Exeter, or take the more scenic A303 route (this does tend to build traffic, particularly during the summer months). With either route you’ll end up on the A30, the dual carriageway that runs across Cornwall. For Carbis Bay, you need the A3074 to reach your destination.
- Rail -
The train is an option too. It is probably faster and easier to take a train from London Paddington, or Birmingham or Bristol, on the line to Penzance, changing at St Erth station for Carbis Bay. It’ll take you between 5-6 hours, which is similar to driving.
- Flying -
If you wanted to fly, the nearest airport is Newquay Airport, but it’s almost an hour away. Flying time from London to Newquay is approximately 1 hour 10 minutes.
Where to park:
There is no dedicated parking with the house but guests are able to unload and load their vehicle in front of the property. There is a car park opposite the property which is free and available to access.
Further free parking options are also available within a short walking distance.
While out and about, there is one small car park by the beach, but as you can imagine it’s always very busy. Porthrepta car park is run by Cornwall Council, there’s 180 parking spaces, but there is a 5-10 minute steep walk down to the beach so it’s not suitable for all.
Another option is to make use of the park and ride system during the peak months and park at either St Erth (the beginning of the St Ives Bay Line) or at Lelant Saltings station (with over 500 parking spaces between 2 car parks). You’ll need to buy a parking ticket and a train ticket. The trains run about every half hour and is a wonderfully scenic journey.

The location of Little Coombe is absolutely fantastic with Carbis Bay beach and its golden sands just a short 5 minute walk down a quiet and picturesque footpath which can found right on your doorstep. Also a very short walk away is the village train station in Carbis Bay so guests can enjoy the experience of St Ives but not have the parking headache, the 3 minute train ride is one of the most beautiful and dramatic in the UK along the bay into St Ives.

If you're looking for a characterful cottage in a peaceful setting but a walking distance to the beach and St Ives then Brook Cottage is the perfect place to have your holiday. The Cottage has three lovely unique bedrooms. Suzy and Ollie have thought about all your needs and want you to have a comfortable stay. There is a games room with a ping pong table, dart board & table football so whatever the weather there's plenty to do. Great for Surfers, walkers, swimmers, cyclists, and Art lovers.
The space
The Cottage has been beautifully restored bringing charm and character into the property. Unique pieces of furniture and well thought out design makes it a relaxing but also inspiring place to stay. Many say its a real home from home experience.
The cottage is situated amongst many trees and plants with often only sounds of the babbling stream, the birds or the horses passing by. Suzy’s family home is close by sharing the driveway with them and their other holiday cottage guests.. They hope their guests feel relaxed knowing they are on standby if you should need anything, but also want you to feel relaxed to enjoy your own private space.
The kitchen and dinning area is well equipped and has everything you should need.
There our 3 bedrooms. One single room downstairs with an ensuite wash room. A master bedroom with a double door balcony overlooking the beautiful garden. The other bedroom upstairs is the green room which can have one king size or twin beds.
The rustic but fun games room/shed has a ping pong table, dart board, table football and beach toys. There is also space to store any surfboards and bikes. The Washing machine and tumble dryer is also found in there. The BBQ is in there too with a gas bottle. (If it runs out please let us know and we will be happy to refill it for you).
The garden ~ A south facing garden that catches all the last sun! Outside on the patio is a dinning table with 5 chairs, cushions can be found above the tumble dryer in the games room. There is a faux grass patch between the patio area and the games shed, perfect to sunbath on with the deck chairs or play bat and ball. There is also a hose and retractable washing line. Please note that the garden beyond the wall that goes around the shed is the owners private garden, thank you.
There is a stream running beside the property so please be aware if you have small children.
Carbis Bay beach is a 15 minute walk down a hill and slightly longer back up! Depending what route it’s quite steep but our young children managed it fine. Please be aware of this though when booking if walking is a struggle for you. There is a few car parks too. St ives is a 35/40 minute walk away. Or can get the carbis bay train or bus that come along quite regularly.

On entering the driveway there is space to the left, outside Brook Cottage for two cars. When you go through the garden gate that is your private area. Beyond the games shed is the family's private garden.

Behind the traditional granite exterior is a 3 bedroomed lovely family space with oak floors, beamed ceilings and all of the modern essentials such as TV and WIFI. Our newly refurbished kitchen includes, dishwasher and washing machine, fridge, freezer and microwave. There is a utility area off the kitchen to store beach/walking equipment. We have 3 bedrooms including, bedroom 1 that has a king size bed with sea views across St Ives bay towards Godrevey Lighthouse. Bedroom two has twin beds and a garden view and Bedroom three has a single bed. There is also a travel cot available if required. Our beautiful newly renovated bathroom includes a walk in shower. The cottage is ideal for those who want to explore this beautiful part of Cornwall along with the immediate local area. Bryher Cottage is also within walking distance of St Ives town centre with its pubs, shop ands restraunts along with three fabulous breaches. Externally the cottage has it's own private garden and seating along with parking for one car.

Award-winning architect-designed cedar wood house, with glorious views over St Ives Bay to Godrevy Lighthouse. Surrounded by a large beautiful garden with private covered deck, barbecue and parking. Situated on the edge of St. Ives, Blackbird Studio is in a quiet wooded area adjacent to Nature Reserve with a network of footpaths and bridleways (ideal for dog walking) yet within walking distance of the many beaches, art galleries and restaurants in St Ives and Carbis Bay.

Just down the hill is the award-winning Carbis Bay Spa hotel and a selection of restaurants and bars to choose from after enjoying the family beach. Paddle boards and canoes are available for hire.
Becks and La Cantina are great fish and chips and pizza places, located at the top of our road and Romano, a little Italian cafe/shop has delicacies cakes and coffee.
There is also a good hair dresser, barber, chemist and
a shop Lilliputs store for most basics and Tesco is near and will deliver.
Similarly Tregenna Castle Hotel offers superb views and refreshments. Mini golf and tennis .

History buffs will love exploring Leach Pottery (2 miles), which was founded by Bernard Leach in 1920. As one of the most influential potteries in the world, it offers insights into the development of studio pottery, and it continues to operate today. Alternatively, enjoy the reliable surf at Porthmeor Beach (2 miles). Experienced surfers will appreciate the consistent Atlantic swells, while beginners can take lessons at one of the numerous surf schools.
