The property is situated on the outskirts of New Elgin and has been designed for family/friends to holiday together without sharing bathroom facilities. (Separate bathroom for each bedroom.)
Particular attention has been paid to the design for multiple use of facilities. For instance the hot water supply is pressurised and all three showers can be used together with no loss of pressure.

The large oak table seats 8. The kitchen is fully equipped such that one could cook a full roast meal for 8 or more if one so desired when on holiday! There is a a 6 ring cooker with twin fan assisted ovens and a grill as well as a microwave oven. All manner of pots, pans and utensils are supplied including electronic kitchen scales. There is a full size dish washer and fridge. The freezer is located in the utility room. There is also an internet connected TV in this room plus a stereo radio with iPod docking and CD player.
Utility Room
This is fully tiled with high level pegs for drying walking/cycling/golf clothing. There is a washing machine and separate dryer plus a sink. There is an additional WC off the utility room.
Outside.
There is a child proof patio consisting of a lower area which is paved and an upper area which is grassed and has a picnic table which seats 8. There is a BBQ supplied but the charcoal is not supplied. There is also a circular patio table and chairs plus a bench in this area.
To the front of the property is a large lawn which is ideal for games and less than 100 yards up the road is a very well equipped play area.
There is sufficient car parking for 5 cars on the drive.
The furniture is top of the range oak and we would respectfully ask that no raucous parties are held!

Beechtree Cottage is the first property on a small private lane in the centre of Forres. Although over 150 years old it has been fully modernised to provide comfortable and spacious accommodation. The town centre with its busy high street is just a short walk aware . Nearby there is Golf, Fishing, Whisky and Castle Trails, Coastal and River Walks, Loch Ness and the Cairngorms. Just four miles away is the village of Findhorn, famous for its 'Foundation Community', beautiful beaches and the Moray Firth Dolphins.

Forres
With its award winning floral displays Forres is a beautiful base for touring Morayshire. Its two distilleries, Dallas Dhu and Benromach, are part of the famous 'malt whisky trail'. Visitors are welcome at Forres golf club and many other courses in the local area. Forres also has a swimming pool with fitness centre, tennis courts, bowling greens, library and museum. There are two supermarkets in the town and a wide variety of shops on the high street, including take-aways, pubs and restaurants.

Excellent fish mongers and butchers but also Tesco and Lidl for the basics. Findhorn is really worth a visit and Spey Bay is lovely and has some stunning walks. We ended our days enjoying a drink on the terrace overlooking the bay or by the log burner with a cheeky Speyside whisky. I would highly recommend this place, you won’t be sorry. Kirktoun is a delightful cottage, situated on the edge of Duffus village, on family run Duffus Estate. Originally built for the Estate's housekeeper and gardener, Kirktoun is now perfect for couples or families. It is an ideal haven to escape to with open country views. Within walking distance of Duffus with its shop and play park, you can be as relaxed or active as you feel.
Kirktoun is a surprisingly spacious cottage. The bright sitting room has a lovely restored open fire (with complementary logs from the Estate), perfect for cosy evenings in. It has a large window with a beautiful open westerly outlook. There is a separate dining room - ideal for long, leisurely dinners with friends or family. The well appointed bathroom is downstairs and has a shower above the bath. The two cosy bedrooms can be found upstairs. One is a king sized double with views into the Estate woodland and the good sized twin bedroom has a view across open fields. The patio area is great for summer BBQs or sipping wine on those long, light filled summer evenings we are blessed to get up here in Moray. There is also a fire bowl for our guests to use to keep them warm whilst perhaps watching the stars or having a wee nightcap. Duffus Estate has a network of paths, which guests are welcome to explore. Whilst you are out you might be lucky enough to spot some shy roe deer, a cheeky red squirrel or even some of our abundant birdlife. Our woods are also home to a host of wild flowers. Spring time is especially impressive due to the grand displays of snowdrops followed by daffodils, primroses and bluebells. Close by are the glorious beaches of the Moray Firth with its resident dolphin population, golf courses galore, cliff top and forest walks, the Speyside whisky trail and many historic castles such as Brodie Castle and Cawdor Castle - this oft overlooked area of Scotland really has plenty for everyone.

Inverspey lies on the Spey Bay Trail and on the edge of Spey Bay, a beautiful hamlet that leads directly onto the bay and the River Spey. The immediate area is renowned for its wildlife with the National Scottish Dolphin and Whale Centre just a few yards from the cottage, where you can learn about the amazing bottlenose dolphins and other wildlife that are regularly seen close by, including seals, osprey, minke whale and even rare sea eagles. The centre also runs bat watching tours and the opportunity to explore the UK’s largest surviving ice house. Spey Bay is home to the largest shingle beach in Scotland. There are wonderful walks direct from the cottage along River Spey, renowned for its salmon fishing (permits available locally, in season). On the first floor there is a double bedroom and a twin bedroom, both of which enjoy views over to the magnificent viaduct, and they share the family bathroom which has a sea view. Just less than a minute’s walk is Cullen Beach, a wide expanse of golden sand which sits behind the large rocks named the ‘Three Kings’. The beach lies in front of Cullen Golf Course and there are plenty of coastal walks and trails to follow. Cullen Bay is well sheltered by the surrounding cliffs and moray dolphins are often spotted from the beach and bay. Take a wander around Seatown and the brightly coloured cottages - a delightful, irregular clutter of homes built gable-end to the sea and with colourful painted pointing between the bricks. Explore the dramatic landscapes, cycle along the Moray Coast Cycle Trail which runs from Cullen to Burghead. Golf enthusiasts have a lovely links course practically on the doorstep, which has stunning views over the bay. Be sure to try the local dishes including Cullen skink, a hearty chowder-like fish soup. The clear waters here are the base for a resident colony of bottlenose dolphins, and there are several companies in the vicinity running wildlife cruises, when you could also spot seals, many seabirds and even whales. Cullen is a wonderful little village, a real treasure trove of cute shops and cafés, and a perfect place to spend some time.

Corgi Cottage is a 200 year old cottage located in the heart of the old fishermen's quarter of Seatown in Lossiemouth. The cottage is less than 500 yds from the golden rolling sand dunes of Lossie Beach and is just a short stroll from the pine forest surrounding Spynie Canal. The extensive woods at Spynie, the beach at nearby Roseisle and the beautiful eco-friendly village of Findhorn are just a short drive along the coast.

The Annex, is a recently refurbished, traditionally built, self-contained, self-catering cottage situated centrally in a private residential area just off the A96 trunk road.

The Annex was formerly an integral part of the master building, together they provided servants' living-quarters, for some 'in-service staff' of the Earl of Seafield, the plot comprising a stable, small barn and a vegetable garden.

These days, The Annex is (in a different way), back in-service, with the potential to function as your accommodation for the duration of your stay.

Of course, we have upgraded The Annex to modern standards, making it a safer, more comfortable and cost-effective base for your exploration of Keith, the surrounding area and the region.

A spacious, comfortable holiday cottage for up to four people in the heart of the coastal village of Portknockie.

This tastefully renovated and extended home-from-home by the sea has two bedrooms, two reception rooms andtwo bathrooms.

With the well-equipped kitchen, you'll be able to get set for the day and explore, or to stay in and relax by the fire in the living room.

All that and being just a mile walk from Cullen beach adds up to a great base to explore all this lovely area has to offer.

The space
Sea Haven has two reception rooms at the front of the house - one with seating, gas fire, television and DVD player, the other with a sofa, dining table and television.

The dining kitchen has everything you need to cook a meal, or prepare for your day out in the area as well as a washing machine if you're staying a little longer.

The family bathroom with jacuzzi bath and shower is also downstairs.

Upstairs you'll find the master bedroom - with a king-size bed and en-suite shower-room - and the twin bedroom.

All beds have good quality mattresses and bed linen to help you get a good nights rest. There's a travel cot available too.

The whole house is has fresh decor and a cozy, welcoming feel. We hope you'll love it as much as we do!

The space
Our 150 year old croft is a delightful highland home set amidst beautiful scenery. Get away from the busy world ... reconnect and feel renewed, enjoy the views all around the croft and breathe in the fresh Scottish air.

Romantic, secluded, and fabulous for families or small groups. Just as fitting for singles or a couple looking for some quiet rejuvenation but with excellent internet.

THE CROFT, first and foremost, is a holiday home, a calming retreat, a place of rejuvenation and celebration ....therefore, the order of the day is comfort, warmth, minimum fuss and most importantly authentic to the Scottish Highland living experience. We are proud to say the croft offers you excellent accommodation and furnishings while giving you a relaxed style and warmth of the home environment. There is very good Internet speed, very unusual for rural properties.

As we are pet friendly, all the floors are wooden or tiled, some original and some new, and most of the living room furniture is leather. This is paramount when people visit that do not have pets or who have slight allergies as one would never know pets stay there.

The interior design is authentic to the Highlands and respectful of the croft's character. It has been lovingly renovated and designed by me, I come from a luxury fashion industry background, and this is reflected in the selection of exceptional furnishings and finishes to make your stay special. Much thought has been put into anticipating your needs, providing warmth and comfort, but also keeping it practical for holidays, pets, and Highland life. I have selected beautiful pieces and local products such as lovely Johnson's of Elgin fabrics and an antique, solid oak church corner pew in the kitchen.

The croft features a large farmhouse kitchen, which has everything you need to make great homemade meals, including a double oven and a large table to bring everyone together. The kitchen has oak doors with beach tops and a tiled floor. The lighting has been designed so it is bright when cooking but warm and cosy when eating.

The living room features an old-fashioned wood burning stove. A large 4 seater leather settee, a fitted seat in the window above the radiator with various other eclectic seats and a warm oak wood floor. There is a 42" TV.

The bathroom has been designed with luxury in mind. There is a large powerful shower, a local piece of Elm has been polished to house the sink, and the wallpaper of doves and squirrels adds a touch of wimsy.

The Master bedroom has a king-size bed. The other two bedrooms have double beds with luxurious feather quilts and pillows with white cotton linen, and two have old painted wooden floors.

There are traditional yet modern cast iron radiators in all the rooms to continue the modern country feel.

The croft has wired smoke detectors, carbon monoxide detectors, gas, electric an energy performance certification, and a fire extinguisher. There is a Nest to control the heating.

Outside, we have plenty of parking and a well enclosed garden to the back, so your dog will be safe at all times. There is a patio area with bench seating around a chimenia. There are two horses in the field next door, and if you are lucky, you may see deer in the field in the early mornings and/or at dusk. There is a resident barn owl that can often be seen sitting on a post by the side of the road and is heard tooting at night.

Guests have sole access to the whole property.

We are 1 mile from extensive woodland walks, 3 miles from major supermarkets, open 24 hours (even on Sundays!) and only 5 miles from beautiful sandy beaches where you can walk for miles & miles, enjoy the wildlife and breath in the fresh Scottish country air.

You will be left on your own to enjoy the peace and quiet of this home from home. I am always contactable through Airbnb, and I have a wonderful handyman and suburb, local, cleaner that are on hand should they be needed.

Although I am happy to host children please be aware this is an old croft with some origional floor boards so crawling children may not be safe. There is nothing specifically set up for young children and there is a wood burning stove and large stones boardering the garden.

The space
It is a 120 year old cottage with two bedrooms, we have recently decorated throughout, keeping it as earthy and as in keeping as a rustic cosy cottage as possible.

There is a king size bed and a twin. Both bedrooms are traditionally decorated. The living room has an open view over the fields and leads onto the kitchen. Then a bathroom with a shower over the bath. The cottage has oil central heating so always nice & warm.

We try to be as environmentally friendly as possible, using environmentally friendly products; such as washing up liquid, Ecover washing powder, local hair and body wash. Also outside the cottage are three separate bins for recycling.

Once booked, we will be keeping contact with regards to access of the cottage. We appreciate that certain time slots don't always fit in with travel arrangements. We are more than happy to try to work around your plans with access. Basically if access fits in with other bookings and our availability, you can access any time through discussion within reason.

Other things to note
If bringing your dog, please keep them off beds and the sofa! Doggy blankets are available in the footstool.

Also be aware that pets may have been in the property before you ( note for allergy sufferers) Obviously we spend an additional two hours cleaning after a pet booking, but is important to be aware of if an allergy sufferer.
