Children are welcome. A high chair is provided but no cot. There is plenty of room for the your own cot(s) to be in the bedrooms.
The property is situated on the outskirts of New Elgin and has been designed for family/friends to holiday together without sharing bathroom facilities. (Separate bathroom for each bedroom.)
Particular attention has been paid to the design for multiple use of facilities. For instance the hot water supply is pressurised and all three showers can be used together with no loss of pressure.
All three bedrooms are spacious and self contained and have their own bathrooms & hair dryers and are as follows:
Bedroom 1;
Super king size bed, can be arranged as twin or double as required. Bedside tables, wardrobe, chest of drawers and tub chair. Large bathroom with bath and shower over plus hand basin and WC. Also contains wicker chair and free standing cabinet for personal toiletries.
Bedroom 2;
Super king size bed, can be arranged as twin or double as required with bedside tables, large wardrobe, chest of drawers and tub chair. Bathroom contains double shower, hand basin and WC. Bathroom cabinet for personal toiletries.
Bedroom 3;
King size bed, can be arranged as twin or double as required. Two further full size single beds in alcove. Walk-in wardrobe with shelves plus chest of drawers, bedside tables. Large bathroom with bath and shower over plus hand basin and WC. Free standing cabinet for personal toiletries.
Family room;
Seats 9 comfortably on three chesterfields. Contains large screen TV connected to internet with blu ray player and Netflix. Large supply of books and games are located in coffee table. There is a wood burning stove for use from September to April with a box of logs supplied.
Kitchen/Diner
The large oak table seats 8. The kitchen is fully equipped such that one could cook a full roast meal for 8 or more if one so desired when on holiday! There is a a 6 ring cooker with twin fan assisted ovens and a grill as well as a microwave oven. All manner of pots, pans and utensils are supplied including electronic kitchen scales. There is a full size dish washer and fridge. The freezer is located in the utility room. There is also an internet connected TV in this room plus a stereo radio with iPod docking and CD player.
Utility Room
This is fully tiled with high level pegs for drying walking/cycling/golf clothing. There is a washing machine and separate dryer plus a sink. There is an additional WC off the utility room.
Outside.
There is a child proof patio consisting of a lower area which is paved and an upper area which is grassed and has a picnic table which seats 8. There is a BBQ supplied but the charcoal is not supplied. There is also a circular patio table and chairs plus a bench in this area.
To the front of the property is a large lawn which is ideal for games and less than 100 yards up the road is a very well equipped play area.
There is sufficient car parking for 5 cars on the drive.
The furniture is top of the range oak and we would respectfully ask that no raucous parties are held!

There is unfenced drop to the coastal path and sea from the end of the garden.. Covesea Village is the middle one of a row of five detached cottages on the clifftop near Lossiemouth, with sea and mountain views across the Moray Firth. The access from the main road is via a farm track and there is walking access directly to both the coastal path and a sandy beach. A charming traditional stone-built cottage, it has been sympathetically restored by the owners and refurbished in 2019. There is a lovely bright living room with a wood burner giving the whole house a cosy and warm feeling. Outside is an open garden where most years wild orchids grow, with a picnic table. Bikes can be stored in the east porch. Covesea Village does not have a TV licence and has non fibre internet, however this shouldn’t affect your stay at this beautiful holiday home.
Look out for the Moray Firth bottlenose dolphins and the occasional minke whale and basking shark. There are many opportunities for golf, distillery visits, bird-watching, on-road and off-road cycling, and kayaks or canoes can be carried to launch from the beach. Explore the caves, look for the footprints of reptiles left 250 million years ago and visit the lighthouse. Beyond Covesea, there is the former fishing town of Lossiemouth, its harbour now full of yachts, with shops, pubs, two beaches and a fisheries museum. Inland is Elgin with its ruined cathedral and a range of activities, shops, restaurants and pubs – and Scotland’s oldest independent museum. Inverness, the gateway to the Northwest Highlands and the start of the ’North Coast 500’ is less than an hour’s drive away, and the Cairngorms National Park is an hour’s drive. Beach 100 yards. Shops, pub and restaurant 3¾ miles.

Kirktoun is a delightful cottage, situated on the edge of Duffus village, on family run Duffus Estate. Originally built for the Estate's housekeeper and gardener, Kirktoun is now perfect for couples or families. It is an ideal haven to escape to with open country views. Within walking distance of Duffus with its shop and play park, you can be as relaxed or active as you feel.
Kirktoun is a surprisingly spacious cottage. The bright sitting room has a lovely restored open fire (with complementary logs from the Estate), perfect for cosy evenings in. It has a large window with a beautiful open westerly outlook. There is a separate dining room - ideal for long, leisurely dinners with friends or family. The well appointed bathroom is downstairs and has a shower above the bath. The two cosy bedrooms can be found upstairs. One is a king sized double with views into the Estate woodland and the good sized twin bedroom has a view across open fields. Kirktoun has a good sized, private garden; part of which is enclosed - useful for containing children or the dog! The patio area is great for summer BBQs or sipping wine on those long, light filled summer evenings we are blessed to get up here in Moray. There is also a fire bowl for our guests to use to keep them warm whilst perhaps watching the stars or having a wee nightcap. Duffus Estate has a network of paths, which guests are welcome to explore. Whilst you are out you might be lucky enough to spot some shy roe deer, a cheeky red squirrel or even some of our abundant birdlife. Our woods are also home to a host of wild flowers. Spring time is especially impressive due to the grand displays of snowdrops followed by daffodils, primroses and bluebells. Close by are the glorious beaches of the Moray Firth with its resident dolphin population, golf courses galore, cliff top and forest walks, the Speyside whisky trail and many historic castles such as Brodie Castle and Cawdor Castle - this oft overlooked area of Scotland really has plenty for everyone.

The historic town of Elgin is just 5 miles away, with its good selection of shops, cafés and restaurants. Visit the 13th-century ruins of Elgin Cathedral or sample whiskies from the local distilleries or the famous Gordon and MacPhail’s shop in the town centre – this is after all on the Whisky Trail. Golfers are well rewarded with a good selection of courses within a 20-mile radius of the village, including Garmouth, Kingston and Maverston, all within a very short drive of the property. Given the peaceful remoteness of this property, a car is essential. There is ample parking but please be aware that access is up a long dust track. The owners live just across the road on the private ground and are available when needed. The only visitors to be seen are the peacock and a few chickens.

The Lodge is a traditional gate lodge located at the entrance to Duffus Estate, on the edge of the small village of Duffus. Set just in from the Elgin/Duffus B road, it is surrounded by Estate woodland and open fields which are home a host of wildlife, such as our cheeky red squirrels or shy roe deer. We welcome up to 2 well behaved dogs and you can explore the network of paths across the Estate and beyond. Duffus is only 2 miles from the magnificent Moray coast with its unspoilt sandy beaches. The Lodge, or to give it its official name of Duffus House Lodge, is the old gate lodge of Duffus House. Duffus House is the historic family seat of the Dunbar’s of Northfield, and the building was leased to the famous Gordonstoun school for 82 years. The Lodge is a single storey, stone cottage, set back from the road, complete with its own garage and fenced back garden. It is furnished with a mix of antiques from the Estate, along with carefully chosen modern pieces. The property has a good sized, south facing, double bedroom complete with king sized bed. The smaller single bedroom faces west and has characterful original floor boards. We provide crisp Egyptian cotton bed linen and fluffy Egyptian cotton towels. The sitting room has a beautiful wood burning stove, ideal for cosy evenings in front of the fire. We provide complimentary logs from the Estate for the stove or the fire bowl provided in the garden. The sitting room also has a small dining table and chairs for eating. There is a separate utility room and fully fitted kitchen should you wish to cook for yourselves. The grass back garden is enclosed with a waist high, wooden fence. It is ideal for those with dogs, but please note we would never recommend leaving your dog unattended at any time. There is garden furniture for 3, along with a BBQ and fire bowl for when you wish to spend an evening relaxing outside. There are lots of lovely walks in the area, including around Duffus Estate, right on your doorstep. We are lucky enough to be surrounded by wildlife so you might be lucky and spot some of our local population of red squirrels, roe deer, hare, and owls, to name a few! Other things to note: Local charity, Earthtime for All, use our Estate woodland for their outside nursery and forest school activities. Therefore please ensure your dog is on a lead when walking through the network of Estate paths. RAF Lossiemouth is approximately 5 miles away. You may be lucky enough to spot one of the jets that are occasionally seen training.

The clear waters are perfect for paddling and are popular with wild swimming enthusiasts. The bay is host to a range of watersports including paddle boarding, kayaking, surfing and sailing. For those with boats, the harbour offers safe sailing anchorage.

Wildlife in the area is abundant, Bottlenose dolphins and seals are regularly spotted even Minke whales and Orca have been seen enjoying the waters. This is also a great area for bird watchers to take in the huge skies and observe coastal birds in their natural habitat.

THE CROFT, first and foremost, is a holiday home, a calming retreat, a place of rejuvenation and celebration ....therefore, the order of the day is comfort, warmth, minimum fuss and most importantly authentic to the Scottish Highland living experience. We are proud to say the croft offers you excellent accommodation and furnishings while giving you a relaxed style and warmth of the home environment. There is very good Internet speed, very unusual for rural properties.

As we are pet friendly, all the floors are wooden or tiled, some original and some new, and most of the living room furniture is leather. This is paramount when people visit that do not have pets or who have slight allergies as one would never know pets stay there.

The interior design is authentic to the Highlands and respectful of the croft's character. It has been lovingly renovated and designed by me, I come from a luxury fashion industry background, and this is reflected in the selection of exceptional furnishings and finishes to make your stay special. Much thought has been put into anticipating your needs, providing warmth and comfort, but also keeping it practical for holidays, pets, and Highland life. I have selected beautiful pieces and local products such as lovely Johnson's of Elgin fabrics and an antique, solid oak church corner pew in the kitchen.

The croft features a large farmhouse kitchen, which has everything you need to make great homemade meals, including a double oven and a large table to bring everyone together. The kitchen has oak doors with beach tops and a tiled floor. The lighting has been designed so it is bright when cooking but warm and cosy when eating.

The living room features an old-fashioned wood burning stove. A large 4 seater leather settee, a fitted seat in the window above the radiator with various other eclectic seats and a warm oak wood floor. There is a 42" TV.

The bathroom has been designed with luxury in mind. There is a large powerful shower, a local piece of Elm has been polished to house the sink, and the wallpaper of doves and squirrels adds a touch of wimsy.

The Master bedroom has a king-size bed. The other two bedrooms have double beds with luxurious feather quilts and pillows with white cotton linen, and two have old painted wooden floors.

There are traditional yet modern cast iron radiators in all the rooms to continue the modern country feel.

The croft has wired smoke detectors, carbon monoxide detectors, gas, electric an energy performance certification, and a fire extinguisher. There is a Nest to control the heating.

Outside, we have plenty of parking and a well enclosed garden to the back, so your dog will be safe at all times. There is a patio area with bench seating around a chimenia. There are two horses in the field next door, and if you are lucky, you may see deer in the field in the early mornings and/or at dusk. There is a resident barn owl that can often be seen sitting on a post by the side of the road and is heard tooting at night.

Guests have sole access to the whole property.

We are 1 mile from extensive woodland walks, 3 miles from major supermarkets, open 24 hours (even on Sundays!) and only 5 miles from beautiful sandy beaches where you can walk for miles & miles, enjoy the wildlife and breath in the fresh Scottish country air.

You will be left on your own to enjoy the peace and quiet of this home from home. I am always contactable through Airbnb, and I have a wonderful handyman and suburb, local, cleaner that are on hand should they be needed.

The space
The cottage sits as an end of terrace property in a quiet location only a few mins walk from the beach. It is quite a sun trap in the summer and has a pretty enclosed courtyard and patio area that is private and secure, so no escapee hounds if you are bringing a furry companion.
A cute little sun house is situated in the patio area, it has an electric supply so feel free to bring out the record player and listen to your favourite tunes with a cold glass of wine, a great way to relax after a long day walking the Moray Coast trail.
Inside has been completely refurbished, as of 2022, brand new appliances, furniture and decor with a subtle Scottish, beach theme.
On entering the property there is a galley kitchen, fully equipped for the most fussy chefs and bakers. Tumble dryer, washing machine and dishwasher will keep your holiday housework to a minimum.
The Living room is bright and cheerful even on dull days, with a toasty wood burner for use on colder nights. The Cocoon sofa is also a sofa bed, for any extra guests. A selection of books and games are provided, as well as plenty of maps and local info, and the TV has a digital box to link to your Netflix account.
In the bedroom we have provided a new double bed with a incredibly comfy deep firm mattress to guarantee a good nights sleep, plenty of wardrobe space and an en-suite bathroom with shower and bath facilities.
We welcome two well behaved pets, but preferably not on the furniture!

This is our holiday home, and while you are there, it is your holiday home. We don't live nearby but if you need anything we know enough people who do!

Hopeman is a fantastic village with a harbour, 2 beautiful beaches, a large, safe playing field and childrens play area (with one of the biggest slides you'll ever see!). Next door is the local chemist, up the road is a family butchers and across the road is a convenience store. There are also gift shops, take-aways (chinese and fish and chips) and of course a couple of great pubs.

Inverness airport is just 45mins drive away or Elgin is a short bus-ride away with rail connections to anywhere else in the UK.

Just a "heads-up" for any taller guests out there... the ceilings are quite low at the cottage - it's an old traditional stone fishermans cottage - so you do have to be careful not to bang your head on the light-fittings, ceilings and doorways!!!

Kirktoun Cottage - a relaxing rural retreat

Kirktoun is a delightful cottage, situated on the edge of Duffus village, on family run Duffus Estate. Originally built for the Estate's housekeeper and gardener, Kirktoun is now perfect for couples or families. It is an ideal haven to escape to with open country views. Within walking distance of Duffus with its shop and play park, you can be as relaxed or active as you feel.

The space
Kirktoun is a surprisingly spacious cottage. The bright sitting room has a lovely restored open fire (with complementary logs from the Estate), perfect for cosy evenings in. It has a large window with a beautiful open westerly outlook. There is a separate dining room - ideal for long, leisurely dinners with friends or family. The well appointed bathroom is downstairs.

The two cosy bedrooms can be found upstairs. One is a king sized double with views into the Estate woodland and the good sized twin bedroom has a view across open fields.

Kirktoun has a good sized, private garden; part of which is enclosed - useful for containing children or the dog! The patio area is great for summer BBQs or sipping wine whilst watching the sun set on those long, light summer evenings we are blessed to get up here in Moray. There is also a fire bowl for our guests to use to keep them warm whilst perhaps watching the stars or having a wee nightcap.

Duffus Estate has a network of paths, which guests are welcome to explore. Whilst you are out you might be lucky enough to spot some shy roe deer, a cheeky red squirrel or even some of our abundant birdlife. Our woods are also home to a host of wild flowers. Spring time is especially impressive due to the grand displays of snowdrops followed by daffodils, primroses and bluebells.

Close by are the glorious beaches of the Moray Firth with its resident dolphin population, golf courses galore, cliff top and forest walks, the Speyside whisky trail and many historic castles such as Brodie Castle and Cawdor Castle - this oft overlooked area of Scotland really has plenty for everyone.

And a lovely luxury hot tub is there for you to relax and set to perfect temperature. Do note that there is a small pond close by in case you travel with smaller children.

Duffus House Lodge - rural retreat

The Lodge is a traditional gate lodge located at the entrance to Duffus Estate, on the edge of the small village of Duffus. Set in from the Elgin/Duffus B road, it is surrounded by Estate woodland and open fields which are home a host of wildlife, such as our cheeky red squirrels or shy roe deer. We welcome up to 2 well behaved dogs and you can explore the network of paths across the Estate and beyond. Duffus is only 2 miles from the magnificent Moray coast with its unspoilt sandy beaches.

The space
The Lodge, or to give it its official name of Duffus House Lodge, is the old traditional gate lodge of Duffus House. Duffus House is the historic family seat of the Dunbar’s of Northfield, and the building was leased to the famous Gordonstoun school for 82 years. The Lodge is a single storey, stone cottage, set back from the road, complete with its own garage and fenced back garden. It is furnished with a mix of antiques from the Estate, along with carefully chosen modern pieces.

The property has a good sized, south facing, double bedroom complete with king sized bed. The smaller single bedroom faces west and has characterful original floor boards. We provide crisp Egyptian cotton bed linen and fluffy Egyptian cotton towels.

The sitting room has a beautiful wood burning stove, ideal for cosy evenings in front of the fire. We provide complimentary logs from the Estate for the stove or the fire bowl provided in the garden. The sitting room also has a small dining table and chairs for eating.

There is a separate utility room and fully fitted kitchen should you wish to cook for yourselves.

The grassed back garden is enclosed with a waist high, wooden fence. It is ideal for those with dogs, but please note we would never recommend leaving your dog unattended at any time. There is garden furniture for 3, along with a BBQ and fire bowl for when you wish to spend an evening relaxing outside.

There are lots of lovely walks in the area, including around Duffus Estate, right on your doorstep. We are lucky enough to be surrounded by wildlife so you might be lucky and spot some of our local population of red squirrels, roe deer, hare, and owls, to name a few!

It's an easy walk to the town-centre which has a great selection of pubs and restaurants. It's a great home from home for people visiting Elgin or working locally.

The space
The cottage flat was built as the stables for a mansion house. It now a modern and comfortable home with spacious bedrooms giving guests private space to work or relax in. There's a small patio with table and chairs for alfresco dining.
It's a fantastic location for river walks and it's close to Cooper Park where all ages will find things to enjoy. Whisky distilling is the lifeblood of the area with many famous malt distilleries to visit close by. Dolphins and seals can be spotted at the coast which is minutes away.

This traditional, stone farm house, sleeping 8 people, has unbeatable, south facing views of Duffus Castle from three of the four bedrooms and the sitting room.

You enter via a large porch which is great for storing boots, coats, golf clubs and other outdoor kit.

The two generously proportioned, double bedrooms (both with king sized double beds) are situated on the ground floor, along with both of the bathrooms, therefore making it easier for those with more limited mobility.
The bathrooms have been renovated to a high standard - each has a walk in shower and the larger bathroom also boasts a beautiful roll top bath.

The two twin bedrooms are located on the first floor, along with a wee snug. The snug is an ideal room for children/teens. It also has a desk so is good for those who may need to shut themselves away to work.

The large, bright sitting room with a wood burning stove for cosy nights in. We provide complimentary logs from the Estate for the stove and the fire bowl outside.

The farm house kitchen has a big central table seating 8 - perfect for those long, lazy dinners with family or friends. It is fully equipped so ideal for those who like to cook when they are away. There is a separate utility room with plenty of space to dry laundry.

The grassed, south facing garden also benefits from views of Duffus Castle. It has seating for 8, BBQ and a fire pit.

Guest access
You have access to the entire property. The farmhouse is situated beside some barns which are still occasionally used by the local farmer so the odd tractor may pass by the house.

Other things to note
We welcome up to 2 dogs - we simply ask that they are kept off the furniture, out of the bedrooms and any dog mess is cleared up in the garden.

Whether it’s fishing, golfing or following the world-famous Malt Whisky Trail, Moray has it all. Set just 9 miles away are the beautiful towns of Forres and Elgin. Take a stroll around the gift shops, quality eateries, pubs and cafes, or sample the delights of the nearby distilleries.Enter this stylish and spacious property into the hall, where you can hang your coats and take off your sandy shoes. Follow the hall through to the comfortable lounge, relax on the comfy sofas and enjoy a movie on the Smart TV. On cooler evenings, enjoy a cosy night in front of the lovely wood burner; there is also a selection of DVDs, board games and local guidebooks to plan your next day’s adventure. Continuing back through the hallway, you are then met with the well-equipped kitchen/diner with an electric oven and hob, fridge/freezer, microwave, dishwasher and washer/dryer. Light the wood burner and enjoy family meals or, on sunny evenings, open the French doors leading directly outside to the enclosed garden. Next is the lovely super-king-size bedroom, and finally, completing the ground floor is a shower room with shower and WC. Head up the stairs and you will find two light and bright twin bedrooms, one with an en-suite WC and zip-and-link beds (that can be made up as a super-king-size on request).
