Why not sit in the comfort of the living room with roaring log burner or look out the window enjoying stunning valley views. Alternatively stand at the front door and soak up the view of the Rocky coastline, cliffs and surrounding farmland. You may even find the odd sheep/lamb, chicken or hen wandering in the garden.
The house is only a few minutes drive from the very popular surfing beaches of Farr and Strathy and also near the village of Bettyhill where visitors can go for a dip in the public swimming pool or relax in their steam room or Jacuzzi.
For those guests travelling with young children you are never far from farm animals , but you only have to walk out to the next door neighbour's garden to see chickens, hens, goats, horses and ponys.
Located just off the North Coast 500 tourist route and only a short drive to the ferry of Scrabster terminal to visit Orkney. Near by is the large town of Thurso and further a field is the tourist destination of John O Groats.
Other points of interest nearby are the natural wonder of Smoo Cave, Durness, Dunnethead and Dunnethead Lighthouse (which is the most northerly point of the UK), Cocoa Mountain chocolate factory and beautiful Reay Golf Course.
Kirtomy Cottage (historically called Morrisons cottage due to this being in the Morrison family) has been passed down through 4 generations of our family. It is believed to be around 200 years old and there are many photos, postcards, letters and old items in the house that date back to 1919 (including wartime photos)
However due to work commitments the majority of these family are only able to visit once a year. By renting the cottage we are able to make enough money to maintain the cottage and hopefully get to enjoy this for many more years.

Kips Cottage is a rustic former bothy, with very few mod cons, other than amazing views and copious hot water. If you love going back in time and feeling like you are living on the edge of the world, it will be perfect for you. If you are looking for something even vaguely modern, Kips Cottage may not suit.
The cottage is situated in a stunning location just off the North Coast 500 in Sutherland. The cottage looks over the North Atlantic and is surrounded by hillside with fantastic views of the changing coastal scenery.
There is a spacious living area with 2 large sofas, a pine dining table and a wood-burning stove at one end. A charming double bedroom is accessed from the other end of the living space. Also on the ground floor is a basic kitchen, slightly like being on a boat, with a kitchen table and French doors out onto the decked area outside. The kitchen has an electric oven and a butler’s sink. Situated off the kitchen is a charmingly ramshackle bathroom with bath and basin and lavatory.
There is plenty of parking and a garden to explore.
Let Saturday to Saturday June, July & August. Other changeover days OK in other months. Thanks.

Enclosed lawned garden with garden furniture. Tennis court. Private parking for 3 cars. No smoking.. Post Office Cottage is a lovely holiday home situated in attractive countryside only ten minutes from Thurso and near to the coastline as well as sandy beaches. The cottage is set in a large plot with enclosed garden mainly laid to lawn, and there’s a great enclosed decking area. There’s a neighbouring RSPB reserve that welcomes many different species throughout the year. Some birds will visit the Post Office Cottage garden whilst you’re visiting, but the majority deserve a visit from you on the reserve. There are more wildlife spotting sites nearby that should be visited as well. Dunnet Head has puffin, gannet and many other colonies at different times of the year, and from cliff paths near to the cottage, you have an excellent chance of spotting whales and dolphins.
The cottage, as well as being surrounded by a lovely garden and having a nearby RSPB reserve, the countryside in view is the owner’s 600-acre beef and sheep farm. There are few neighbours dotted around, but the sense of seclusion and privacy is palpable.
Entering the cottage at the back door you will find the kitchen/dining room which is a great, large space with everything you’ll want and need on holiday. Through the kitchen/dining room there’s a large Jack and Jill bathroom leading to the hallway. The living room has brilliant views over the countryside and that all important, cosy wood burner.
Post Office Cottage offers lovely, comfortable accommodation that you won’t want to leave during your stay. However, we urge you to do so as there are so many things to do and places to see. Thurso is only ten minutes away by car and a very historic place, having been a Norse settlement. There are layers of history to explore and nowadays it’s a great tourism hub with nice restaurants, bars and cafés. Along with Dunnet Head it also has world-class surfing beaches if you’re so inclined.
Fishing is excellent nearby, the River Forss being only a short walk from the cottage and offering trout and salmon permits in season. The Thurso, Halladale and Helmsdale are also world renown rivers to secure permits for. Reay Golf Club is a short drive away and truly is a hidden gem to try. Green Fees are very reasonable indeed. The NC500 touring route will be a favourite of yours during your stay as it will lead you on adventures that you’ll remember forever. Post Office Cottage is a great base for those wanting to tour the far north of Scotland on day trips using the NC500.
Post Office Cottage can be booked together with Ardbeg (UK5811) to accommodate up to 12 guests.
Free WiFi
A fishing licence is required.
One or more beds can be linked to form double or twin beds (please advise the owner of your preference prior to arrival).

You will love everything about Mey Bee. The beautiful interiors make the most of the land and seascapes, and the gardens are unique and lovely - zen garden and private veg patch is a real treat.. Mey Bee is a gem of a cottage in the far north of Scotland enjoying views across rural Caithness and out to see to the Orkney Islands. The owner has done a marvellous job creating this peaceful, attractive cottage from what was once a ruin. Mey Bee is now a beautiful cottage and one that anyone staying in will wish they had more time in the place, it’s that lovely. You may wish to book for longer than you think, you’ll be pleased you did so.
The setting is inspiring and calming. Set within an acre of wildflower meadow the cottage sits under the large Caithness skies because the landscape in the far north is relatively flat, meaning that the views are vast from the cottage. The cliffs of Hoy can be seen when clear and if the light is right The Old Man of Hoy can be made out. Dunnet Head rises above the surrounding landscape and generally sea views are enjoyed out of most windows of Mey Bee - thankfully, the owner has created window seats to enjoy said views.
Arriving at Mey Bee you’re immediately struck by the tranquillity of the place. It has a calmness which is epitomised not only by the wonderful surrounds but also the Zen garden to the rear of the property. Before going into the property, you’ll no doubt want to explore right round the cottage. The owner has created lovely curving paths of local stone and little footpaths through the plot to explore. There are many places to erect a tent as well if you wanted to spend a night under the grand skies and stars as well. The front garden has a lovely sitting area, a vegetable patch for guests use, and a firepit nestled within the wildflower meadow. It’s a beautiful place to be.
Entering the cottage via the back door there’s a utility room which is excellent for leaving boots and drying coats, as well securing bikes and other sports equipment. There is a woodshed outside that also serves as a bike shed. Beyond the utility is the amazing open plan living/dining/kitchen space. There are two wood burners in here, one in the fireplace in front of the sofa, and another by the dining/kitchen area, the latter being the solid fuel central heating and also an extra oven. This space also enjoys lots of lights coming in the windows with window seats, sea views are wonderful from here.
There’s a large bathroom with great bath, and the owner has thoughtfully erected large candles in here for guests to enjoy a peaceful, comforting bath. And finally, the double bedroom is yet another relaxing space with two large windows bringing in the landscapes.
It’s a lovely, peaceful, comfortable cottage that you won’t want to leave once you’ve arrived. However, it is recommended you do a bit of exploring of course. The walks locally are tremendous, you can explore the coastline for as far as you wish in both directions from just down the road at the marvellous Harrow harbour. The Castle of Mey is the neighbouring property to Mey Bee and can be seen across the fields from the rear of the cottage. The NC500 is only a minute away so you can tour till your heart’s content to amazing sights across the north coast and northeast coast. It’s a truly outstanding cottage to spend a week, two or three.. All on the Ground Floor:
Open plan living space.
Living area: Freeview TV, Woodburner, Sofa Bed (Double) (Flexible Sleeping Only)
Dining area: Woodburner
Kitchen area: Gas Cooker, Fridge, Washing Machine
Bedroom: Kingsize (5ft) Bed

Grounds with meadow (shared with owner). Front garden with fire pit, garden furniture and vegetable patch Private parking for 2 cars. No smoking.
- "A really lovely, individual and peaceful property which felt like a home from home. Only a 5 minute walk to the beach. Gorgeous views of Mey Castle from the coastal path. Lots of local walks and coast to enjoy. Dunnet head and beach only 10 minute drive away. The property had everything you could need from a well equipped kitchen to two lovely log burners, one with built in oven (there is also a normal oven in the property). A very helpful and kind owner. Have a look at the photo album in the living room for pictures of the property before it was restored. "

- "I enjoyed staying there. It's in a quiet area just as you leave the village. No problems at all." - "Cottage was perfect when we approached and went through the door , we moved the wicker basket to use it as a coffee table as it had glass on top of it , underneath there was lots of dead beasties , dread to think what the bottom of the basket was like , I swept them up and carried on , to realise we could not lock the door from the inside so had to leave it unlocked , apart from that it’s a lovely little place for a night or 2"

- "What we didn’t realise is The property is one of the 6 properties of the Lighthouse complex. It’s misleading that the listing sounds like the view is great and panoramic but in actual fact, most of the rooms including the 2 double bedrooms and the living room only have the view of the courtyard, no sea view whatsoever. Only rooms have a bit of side limited view of the sea is the kitchen and bathroom. The other inconvenience is that the DVD player doesn’t have the remote control. But the worst of all is to trying get some hot water for a bath in order to wash hair with the absolutely useless handhold shower head, in the end we just gave up and ended up washing hair in the bath which was rather a pain"

Back garden with sitting out area and garden furniture. Sea fishing on-site. Private parking for 3 cars. No smoking.. “Rhianchaitel” is Gaelic for Cattle Field. This part of Bettyhill where the the house is built was an old croft that obviously often had cattle roaming around. Built over a hundred years ago at the beginning of the twentieth century, Rhianchaitel House is a rather grand croft house. You can see the ruin of the older property in the grounds near to the house, and that single storey croft house would’ve been 17th or 18th century. Arriving in the rugged village of Bettyhill on the far north coast of Scotland, you’re greeted with a collection of cottages across the hilly coast, centred around a shop, a café and a hotel with bar and restaurant. Rhianchaitel is walking distance from the village centre, approximately halfway down the hill towards the beach. Walking down the hill you come across the track circling back towards the house where it stands proud with no neighbours. The accommodation is spacious for five people and the house welcomes up to two dogs. Now even though it isn’t an enclosed garden, it’s a great spot for dogs as the end of track where there’s the occasional slow moving vehicle is about 200 yards away from the house. Dogs can have a great time roaming around the house in the garden and grounds.
Entering through the back door, which you’ll mostly do, there’s a useful hallway for boots after days out exploring. There’s a single bedroom on the ground floor near to the back door. The kitchen/dining room wit adjoining utility area is next and is a fantastic space for the family to gather in to plan days out and reminisce of days well spent at or near Rhianchaitel House. There’s a magnificent floor to ceiling window in the kitchen that gives a spectacular view of the beach and surrounding hills. The kitchen/dining room has everything you’d want from the space plus a handy Flat-screen TV mounted on the wall. The living room is also on the ground floor and again has a large Flat-screen TV for everyone to gather round on comfy sofas. Up to the first floor there are two bedrooms, one with a kingsize double and another with a double bed. The double bedroom has an amazing view down to the sandy beach. Also on the first floor is a spectacular bathroom complete with shower cubicle and a free-standing bath. Rhianchaitel House is the holiday home you’ll want to return to during your stay up in the far north of Scotland after long days out exploring. It’s also likely to be a family favourite that you want to return to in future years. There’s so much to see and do on the far north coast, and the NC500 touring route, which passes through the village will be very helpful. There are more amazing sandy beaches beyond Farr Beach at Armadale, Strathy and Melvich. To the west you have Tongue and its unbelievably scenic backdrop of Ben Loyal and Ben Hope which you can explore en route to the arty outpost of Durness. There’s too much to mention here, but hiking, biking (road and mountain bike), surfing, golfing, fishing (fly fishing on some of Scotland’s best salmon rivers, as well as trout lochs and sea fishing, whisky and chocolate tasting, wildlife trips. The list goes on and on. You better book a few weeks to enjoy it all!

Bedroom 3: 2 x Single (3ft) Beds. Economy 7 heating, electricity, bed linen, towels and Wi-Fi included. Welcome pack.. Enclosed courtyard with garden furniture. On road parking. No smoking. Please note: There are 4 steps in the courtyard.. Keith House is a substantial, three-storey, semi-detached, stone town house built in the 1800’s. It occupies a prominent position in the heart of the historic town of Thurso and was originally built for the Keith family. This characterful house has been extended, adapted and updated over the centuries. Straddling three floors, with two separate entrances on different streets, it oozes charm and character whilst providing modern amenities and facilities. The house proffers a feeling of spaciousness and elegance, with plenty of original features throughout. The main staircase is simply stunning, with polished wood banisters and spindles curving up through the heart of the building.
Stairs from the main entrance door lead up to the spacious living room on the first floor. This is divided into two areas by a large pillar, and deep and comfortable sofas and chairs provide plenty of seating. There is a second smaller living room on the same floor with a television and further seating. There is a beautifully presented, large double bedroom on this floor, as well as a bathroom and separate shower room. The staircase winds its way up to the top floor, which at one time would have been the servants quarters. Here there are two twin bedrooms (some restricted head room as combed ceilings).
The kitchen/dining room is on the ground floor, accessed by a separate staircase from the main living room. This bright and spacious family-sized kitchen was originally the stables for the house. French doors lead out from here to a delightful and secluded courtyard. With cobble stones, mature shrubs, herbs and flowers, it is a real feature of the property and provides an ideal spot to sit and enjoy a glass or two of wine whilst planning the next day’s excursion. An archway leads out to a side road with access to local parking which is free at all times.
Keith House is located in the centre of Thurso, a town steeped in history. Built by the Vikings and added onto over the centuries, many of the buildings date back to the 18th and early 19th centuries, at the height of the herring fishing industry. It now offers visitors a fascinating mix of ancient and modern. There are excellent facilities right on the doorstep, including restaurants, bars, cafés and shops. Local facilities also include a swimming pool, leisure centre, cinema, boating lake, quad biking and sailing. There are lovely riverside walks direct from the house, and the nearby harbour is also worth exploring. There is a wide variety of sports and activities in the region. The renowned surfing beach of Thurso is just a short walk away, whilst Dunnet beach, with its high sand dunes and spectacular beach, is well worth a visit. There are many excellent golf courses in the region, together with horse riding, fishing, sailing and cycling. Beach 200 yards. Shop 100 yards, pub 30 yards and restaurant 50 yards.

Bedroom 3: 2 x Single (3ft) Beds
Bathroom: Bath With Shower Over, Toilet. Electric central heating, electricity, bed linen, towels and Wi-Fi included.. Enclosed lawned garden. Private parking for 2 cars. No smoking.. Dalcharn is a fantastic cottage in an awe-inspiring location on the north coast of Scotland. Located on the outskirts of Bettyhill, it is perched on a hillside overlooking the mouth of the River Naver to Torrisdale Bay with its sandy beach and dunes. Dalcharn is a very spacious cottage with beautiful views. Enter the turn of the century cottage and arrive in the kitchen/dining room at the rear of the property. The space has a large wood burner which heats this room, and the neighbouring living room has an electric wood burner and sensational views to the river and bay. Also on the ground floor is a second living room with sofa bed, TV for games consoles and DVDs (if you bring them with you) and a still working pump organ! On the first floor are three bedrooms and the family bathroom, which are all spacious and comfortable. Outside there’s an enclosed garden for dogs to roam around when not running around on the beach or up in the hills.
Bettyhill is a village that was created in the early 19th century when the Duke and Duchess of Sutherland moved 15,000 people as part of the Highland Clearances from Strathnaver, which runs south from the cottage for 20 miles towards Altnaharra. Bettyhill is a rarity of the Clearances period because it’s a resettlement village taking the Duchess’ name. The now very quiet Strath is dotted with only a few houses and is mostly the domain of the serious fly fisherman.
To the east of Bettyhill is an older village called Farr, and the two places have sort of merged together now. Farr Bay is your closest beach from 51 Dalcharn being just under a mile away. It’s a fabulous sandy beach which often has good swell for surfing. Strathy Bay, Melvich and Thurso East are well known hot spots for surfing in the UK, so be sure to make the most of it during your stay (lessons are available locally too if you’ve never tried).
Fishing is outstanding in the far north of Scotland. Some of the most productive salmon rivers in the country are tucked away across Sutherland and Caithness. However, the majority are incredibly exclusive and expensive. An advantage of Dalcharn though is that you’re by the mouth of the River Naver which has its lower beat managed by the local angling club. The club offers day permits for £20 on a first-come-first-served basis available at The Store in Bettyhill (very close to the cottage). You’re in prime position here to gain access to some outstanding salmon and sea trout fishing. Other rivers and lochs nearby are possible, so do research and contact estates and angling groups in good time.
Hiking and cycling (road and mountain biking) are popular pastimes here with many routes to try. Ben Hope is not far, the most northerly Munro in Scotland and a fantastic vantage point to look down over Scotland to the south (on a clear day!). Being just off the North Coast 500 at Dalcharn you can venture off further afield and explore many fascinating places in no time at all. However, once you’re at Dalcharn it’s honestly difficult to leave because all you want from a holiday is right here! Beach 1 mile.

The bones of this cottage are classically Scottish. Joyce Campbell, our lovely owner, has renovated this gorgeous wee home to encapsulate the traditional Scottish feel which we know our guests can't get enough of. Dating back to the early 1800's, Joyce has kept the essential highland feel of this croft in play, while completely rebuilding and refurbing this croft. It sleeps 4 comfortably with 3 bathrooms- so plenty of space! A perfect spot for well behaved dogs on request.
The space
This property is brand new to market and is a personal favourite of mine. It feels so fresh when you step through the door and the views from every window let you completely imerse yourself in the Highlands. When outside the property, all you can hear are the gentle roar of the waves from the immediate Armadale Bay, which sits just a few hundred meters from the cottage.
All of the bedrooms and bathrooms can be found on the ground level, making it accessible to all. There's one classic twin room with well sized single beds with an en-suite shower room. The double bedroom also has an en-suite with a bath and toilet. Joyce leaves some lovely Highland Soap company products in all the bathrooms, but you're also welcome to bring your own.
Heading upstairs, the unique spiral staircase leads to a mezzanine area where our lucky guests can find a wee dram or two (on the house) in a snug a cosy space. The lounge area below has a fabulous woodburner which pumps all that lovely warm air up!
In the lounge there's a smart TV, plenty of reading material and an attached dining area (which works well if you're travelling for work).
Joyce Campbell, our fabulous owner and an award winning shepherdess has used wool from her own flock of sheep to create the soft furnishings in this home. They can be found on the window blinds, curtains, blankets and beyond. You can't get much more local and sustainable.
The property itself is surrounded by fields, all owned and managed by Joyce and Ian, usually filled with sheep or cattle. Enjoy a view out of every window, particularly the double bedroom which looks straight onto the immediate Armadale Bay and beach- yes, it's walking distance!
Guests will want for nothing while staying in this North of Scotland home with all the usual amenities provided and more. Fresh linens and towels will all be waiting for guests, along with some special goodies our generous owner leaves for our friendly guests.
Very well behaved dogs can be welcome on request and with prior agreement for a small additional cleaning fee of £30. Dogs must be impeccably behaved around livestock. With the gates shut, this home creates a secure garden.
Guest access
The whole property is yours to make yourseld at home! Access is via keybox and there is ample parking directly outside the cottage.
Other things to note
Dogs must be agreed prior to booking and are subject to an additional £30 per dog. Due to the property being surrounded by sheep, your dog MUST be well behaved (and have excellent recall). We also ask that guests clean up after their dogs in the garden, so all our future guests can enjoy the space.
