This large modern home has views, sunshine and privacy, and enough space for a couple to spread out, or to accommodate two families with up to four children. It’s at the top of the lane, above all the neighbours, facing north with great views over Grehan Valley. The house adjoins a forested reserve which has walking tracks to town (seven minutes) and plenty of native birds, which you see almost at treetop level from the deck. Kereru perch on the railing or roof, and you can wake to a dawn chorus of bellbirds. You are sheltered from any noise from town, despite being so close to it.

The house has a main bedroom with ensuite (shower, vanity, toilet), two other bedrooms, a full bathroom (bath, shower, vanity), and a second separate toilet. This means the house can work well for two families with up to four kids in total. The kitchen has a full oven, microwave, and a wide range of pots, pans, spices etc. There’s a gas barbecue to use on the deck. The main dining table seats 6 but there is a second table and extra chairs that can be used. The separate laundry has a new front loading washing machine.

There’s a large flat screen TV with a SmartVu chromecast dongle which gives the usual Freeview channels, and can cast from your devices. There's free unlimited wifi at good speeds (up to 150 Mbits/sec). Also very good cellphone reception.

Bear in mind there are steps up to the house, so small children will need to be watched outside. There’s parking for two cars, but no room for boat trailers.

The check-in time is 3pm. If there is nobody staying the previous night, by arrangement a few days before arrival, we may be able to arrange earlier check-in.

The pricing includes a base rate per night (for 2 people), plus $15/night for each extra person, plus a cleaning fee ($70 per stay). Bookabach also add a charge (covers website and some GST). The price assumes people bring their own linen and towels (old-style kiwi bach). There is an option to hire linen at an extra cost of $50 per booking. For that, when booking send me a message (through the system) asking for linen, and say which beds you need made up. I can then revise the quote to add the linen fee. This off grid, modern yet cosy home is nestled within a regenerating native forest that has been fenced off from grazing for 14 years. With consistent predator control through trapping and baiting, the forest is now thriving. Native plants create a lush understory, and the area is alive with the sights and sounds of native birds.

The property borders the renowned Hinewai Reserve, where conservationist Hugh Wilson pioneered forest regeneration through gorse management. This incredible reserve offers an extensive network of walking tracks, all accessible directly from the top of the property, providing a perfect gateway to nature.

You’re welcome to explore the forest tracks and immerse yourself in this natural haven. Please note that predator traps are present—these are vital for conservation, so kindly avoid touching or moving them.

Off-Grid Living Experience

Our house is entirely off-grid, powered by solar energy for both electricity and hot water. While it’s a wonderful feeling to be self-sufficient, there are a few important considerations to keep in mind:

Electrical Usage:
* Please avoid using high-powered electrical appliances such as hairdryers or kettles, as these can strain or damage the system's batteries.

* Charging phones, laptops, and other small devices is no problem.


Hot Water Availability:
* Hot water is primarily available in the afternoon or evening, after the sun has had time to heat it throughout the day.

* For the best experience, we recommend enjoying a warm shower in the evening. Morning showers may be a little brisk—perfect for those who enjoy a refreshing cold plunge!

By being mindful of these details, you’ll make the most of your off-grid stay while helping us preserve the system

Getting to the Property

The house is located 5km up a steep road from Akaroa, with approximately 2km of sealed road and 3km of gravel.

Vehicle Access:
While a 4x4 is not required, we do not recommend driving up in campervans.
Road Conditions:
The road is a single track and has some sections with an exposed drop on one side. Please drive carefully, especially around blind corners.
Passing Etiquette:
As you drive up, take note of potential passing places in case you encounter another vehicle coming the other way.

The Lavender Loft is a self contained accommodation with private entrance, situated on the first floor above our other accommodation option - The Lavender Studio.

It has a queen bed, sleeping a couple only.

The bathroom is brand new with modern facilities, and a skylight allows you to shower to native birdsong. There is a kitchenette to prepare basic self catered meals and well stocked cupboards with all the basics. For short , 2 night stays, we supply breakfast to have at your leisure - tea and coffee, cereals, milk, fresh seasonal fruit, fresh eggs, bread, margarine and condiments. For longer stays it is self catered and you need to supply your own food.

Private access to the loft is through our shared storeroom / common space.

The Loft is able to be booked with the Lavender Studio for a larger family group, to accommodate 6 adult guests in total. We are able to supply put up beds and a small adult could sleep on the window seat if required - for a large family group sharing ONLY ! In this instance the amenities of the Studio would be shared.

Otherwise, the Loft guests have the freedom to wander in our garden at the front and paddocks and olives at the top of the Old Lavender Farm.

*Please note, the access is not wheelchair friendly despite it being flat and no step to get to the door - there are stairs up to the loft.

The Akaroa Cottage has an open plan kitchen / dining / living area and three bedrooms. Bedroom #1 has a queen bed, bedroom #2 has a double bed and the small bedroom #3 has two single beds. The cottage sleeps a maximum of 6 guests and is well suited for a family or small group. Easy parking for car and boat on the street. Logburner and electric heating for warming up the house in winter.

Kitchen- Preparing meals in the fully equipped kitchen while looking into the garden is picture perfect. On a chilly day, enjoy the glow of the fire which warms the whole space. A BBQ and outdoor dining table is available for those al fresco meals.

Lounge room- Relax on the sofa, the old fashioned daybed or a chair with garden views. Doors open to the garden inviting your to sit and enjoy.
