This stone built house had been unoccupied for 30 years when we took it over in 1987 and, while habitable now with all reasonable mod cons, it is not in the luxury class. We did not want a house where you were always worried about children or dogs making a mess that could not be easily cleaned up

However it is dry, can be warm (full gas central heating + log burner stove), modern bathroom and is livable in all year round.

Do not expect the Ritz, and realise that houses built in 1711 (when this was) need allowances making for them.

It is a house of great charm and is built into the side of the mountain (which is the very first National Trust open space property) and as a result has an external door on three levels! A cottage extension was added at the back late 19th century which can provide a peaceful area or grandparents sitting room!.

Mobility warning: stairs are steep with only a half handrail to the first floor and no handrail to the attic floor (there is no room, very narrow stairs). Guests with limited mobility have found this a problem.

There is NO parking provided - but free on-street parking 5 minutes walk away is available.

There is a paved patio at the rear which gets a lot of sun later in the day and is suitable for BBQs and a rear store under the cottage extension where the fuel is kept and is also suitable for bike storage. There is a kettle BBQ which will either be in the back store or in the former outside toilet in the yard.

There are open beam ceilings throughout and all external walls in the main house are stone, some of considerable thickness.

An attractive feature in the main living room is the large log-burner stove (Nursery fireguard if needed also in the room somewhere!) which provides a cheerful focus on cooler days - wood in back store, tho you may need to buy some. There is also full gas central heating.

There are three bedrooms and a bathroom on the first floor.
Bedroom 1 King size double bed. Plenty of room for a cot (you must provide)
Bedroom 2 single bed - a small room
Bedroom 3 a bunk bed - 2 beds
Bathroom WC, washbasin and bath.

On the attic floor there are two bedrooms. A twin bed bedroom and a bedroom with a double bed (with a king size duvet) and a single bed. Access to the attached late 19th century cottage extension.
In the cottage extension is a pleasant 2nd sitting room (often gets the sun), a laundry room with washing machine and tumble dryer and a second washroom with WC, basin and electric shower.

Beware of very limited headroom in some areas! Our predecessors were not as tall as us - this is only a problem accessing the back store or moving from the attic to the rear extension. Duck or Grouse!

Maximum capacity: 9 using existing beds although 6 is very much more comfortable! We will not accept more than 6 adults and 2 children without prior clearance. The house also works very well for smaller numbers. You can accommodate two adults, three children and a baby without having to use the second floor. Extras have to use the 2nd floor that is not very suitable for young children or the elderly owing to steep stairwell. Babies need a carry cot or similar providing.

There is free WiFi installed (code on rear of front door).

The kitchen and dining area will seat six with two on the window seat and there is crockery and cooking utensils to cope with up to nine. The kitchen has a cooker with a double oven, a microwave, fridge freezer and a dishwasher. The kitchen sink is at the underground end of the kitchen and so is emptied by a (automatic) pump. Care is needed not to block it. NEVER pour fat or oil down the sink.

The house is 5 minutes from one of the best beaches in North Wales, 3 minutes from the shops and 3 minutes from the rail station - and less from mountain hillside. You have easy access to Snowdonia and Cader Idris, historic railways and fascinating slate caverns. There is an inflatable dingy in the back store, with oars which can be used with suitable care and the back store is also suitable to park bikes. Bikes can be hired from the garage by the harbour and there are various providers of boat trips (see notices at the harbour).

IMPORTANT!
We do not provide bed linen. There are duvets and pillows on each bed with covers on (do not remove these). You must use your own duvet covers, bottom sheet & pillowcases on top of the existing under-covers. You must provide your own towels, but there is a supply of tea towels in the kitchen.

We also DO NOT have a cleaner - to keep the costs low we rely on everyone to clean up thoroughly before they go. So far this arrangement has worked reasonably well. If you do find it less than satisfactory, please photograph and email it to me. But remember, different people have very different standards.
It does get a professional deep clean and the bedding covers are laundered twice a year.

During the main school holiday periods we only take bookings from Saturday to Saturday. Other periods there is a two night minimum.

Hafan y Traeth (Beach Haven) is a stunning one bedroomed property situated on the sea front in Barmouth. Step out of the front door, cross the road and you are on the beach!

The property is a former toilet block which has recently been demolished and rebuilt. It now offers bright, modern and beautifully furnished holiday accommodation. Every window overlooks the sea with amazing views of the sunsets over the bay. We welcomed our first guests in 2024 and have been delighted to receive some fabulous reviews!

The property comprises an open plan sitting room, dining area and kitchen. There is one large bedroom with a compact shower room.

Parking
The property does not have private parking. We have a parking permit for free parking for one vehicle in several long stay car parks in Gwynedd so you can also use it on days out too! The nearest car park is Black Patch which is approx. 200 metres from the property. On street parking is available opposite the property but this is not covered by the permit and has to be paid for at a meter. There is limited free on street parking behind the property.

The car parking permit must be left in the property on departure. If the permit is not available for the following guests, a £100 fee will be charged by Vrbo.

Dogs
With the beach at the front door, it is a perfect location for your furry friend. They are very welcome (two maximum) but we would ask that they are not allowed on the furniture or in the bedroom. Please bring your own dog bedding.

BARMOUTH

Barmouth (Abermaw) is situated on the mouth of the Mawddach Estuary on the edge of Snowdonia National Park. From the panoramic viewpoint above the town there are magnificent views over Cardigan Bay to the Llyn peninsula. Follow the Barmouth Heritage Trail to discover the history of the town and cross the 900m Barmouth Bridge for extensive views up the estuary or take the ferry from the harbour to Penryhn Point. There are numerous walks from the property including the Wales Coastal Path. Barmouth sits on the National Cycling Route 8 which links up with Route 82 to the north. There are also numerous water sports nearby including kayaking, surfing and paddle boarding.

The property is situated on the mile long beach and is a 5 minute walk into the town centre where there are restaurants, bars, supermarkets, shops and coffee shops.

There were even some doggy treats for dog our Chloe (the Westie) and a doggy bed. Good solid furniture throughout, with bedding and really comfortable beds in each room. The presented cleanliness of the apartment was without fault. Outside the patio was adelight, with so many feathered visitors it was fascinating. Good garden furniture and an excellent hot tub in situ. This area was fitted with glass screens to diffuse any breeze meeting the users. Our view of the estuary from the room was lovely and we were less than 5 minutes from the town. All in all, it couldn't have been better. Would we go again? Yes please..."

- "We recently stayed at this beautiful property in Barmouth and had a truly memorable experience. The house is spacious, full of character, and offers amazing views. Its location is great, just a short walk to shops, restaurants, and drinkeries.Each bedroom had its own unique style, but still felt cosy, and the beds were very comfortable. The kitchen was well-stocked, perfect for our group who enjoys cooking. We only missed a blender, as we love making soups, this is just a personal preference though, not a fault.A few small issues to note: the dining room would benefit with curtains for privacy and warmth, and the living room curtains could do with a refresh. One of the radiators in our bedroom didn’t work, however this has been reported and will be rectified, thankfully the weather was mild during our stay. There was a slight draught in some front bedrooms despite them being double glazed.Nick, the owner, was responsive and helpful, which we appreciated. However, on two occassions he entered the property unannounced while we were inside. On a third occasion, a repair was done while we were out, though I did later see the email Nick had sent I had not responded before the repair was carried out. We didn’t raise it at the time, but it did feel like a privacy concern.Overall, the house was lovely and in a fantastic location. I would recommend a stay here. "

Miles of sweeping sandy beaches and stunning walks are just a short walk from the studio, as well as Barmouth town center with its shops and good pubs/eateries. This elevated location enjoys stunning views of the Harbour, Beach, The Mawddach Estuary, and The Llyn Peninsula. Situated on The Rock, accessed via several medieval pathways, it’s not suitable for guests with mobility issues. There is a very steep road/path on the approach to sea view terrace, but it only takes five minutes to walk up to the property from the High St, any reasonably active person will not have a problem. There is no designated parking, but guests have a parking permit for the main car park 500m away.

Sitting area
The focal point of the studio is an original Victorian, cast-iron fireplace and a big bay window enjoying lovely sea views. Seating for 2 on a faux leather sofa, with a 42” LG Smart TV for your entertainment.

Sleeping area:
With oak frame double bed, hanging frame for garments, bedside tables.

Kitchen/Dining area:
Separate by a breakfast bar with stools, the kitchen has numerous oak effect fitted units with granite look worktops. There is a 'SMEG' electric oven/grill and a SMEG 5 rings gas, an undercounted fridge with a freezer box, a slimline dishwasher, toaster, microwave, kettle, washing machine, iron, airer, and ironing board. It is equipped with everything you would expect in a well-presented holiday home kitchen, inc pots, pans, glasses & all the crockery. There is a period dresser for storage, a drop-leaf table, and 4 chairs that can be put up in the kitchen area for dining.

Family Shower room:
To the rear of the studio is the brand new (2024) shower room, with a glass screen shower cubicle, handheld attachment, WC, vanity sink unit, and fully tiled floor to ceiling.

OUTSIDE:

Sunny terrace
A private sunny terrace with table and director chairs. Dine Al Fresco, soak up the sun, and enjoy the fabulous sea views over the beach and the Llyn Peninsula with Bardsey Island in the distance. Don’t miss the amazing sunsets that the West Coast has to offer! From the studio and terrace, you can watch the waves roll in and experience spectacular sunsets over the bay.

Other things to note
High View Studio is in the old part of town where there's no vehicle access. Please be aware that all luggage needs to be carried. The access path and steps only take a few minutes to walk from the main street but it is steep and therefore not suitable for less able guests.

You are rewarded with stunning views over the town and coast, particularly at sunset. It's just a 3 minute walk back down to the shops, cafe's and pubs.

A free parking permit is included with your stay and the car park is approximately 400 metres from the property. You will need to collect this from the apartment on arrival and return on departure. There is a £200 charge to replace lost cards.

Where a 1-week minimum applies, our changeover day is SATURDAY.

The indoor space is all on one level. The front door - and keysafe - is up 2 steps and then 8 from where you park.
In the kitchen, the cooker is 'retro' and works fine. There's a microwave, and a kettle. There should be tea and coffee and a few tins if you arrive hungry and late when the shops are shut.
There's a large bath in the bathroom and an instant over-bath shower.

Scenic route to arrive by: A40 (from Oxford, Cheltenham, etc) towards Brecon. A479 to Talgarth. A470 to Builth Wells. Don’t cross the bridge yet! Go a short way through town, take 2nd right, R then L takes you to car park by river / toilets - a good half way stop. Leave left out of car park and left over the bridge, take A470 Rhayader and Llanidloes. Side trip left to Llyn Clywedog for glorious views. Then join B4518 to go over the top on mountain road - truly scenic! Wow all the way down to Machynlleth . Nice town + can pick up supplies. Then A487 to A470, Dlogellau bypass, A496 along Mawddach estuary to Abermaw/Barmouth. Follow 1way system in town, past Dragon theatre on left. A496 towards Harlech - it's a bendy road. Carefully turn right by white hotel Tyr Craig Into Ffordd bro Mynach. (Drinks, meals and sunset views at hotel.) Go up hill for short way. 3rd house on left, with a blue double garage door.

The space
Perched on the third floor of a handsome Victorian townhouse, Hafan Glan Mor is a modern apartment overlooking Barmouth Beach – and yes, the view is as good as it sounds. If you're after a breezy, stylish base with one eye on the sea and the other on the wine bottle, you’ve just struck coastal gold.

Step inside and you’re greeted by a dinky little porch with coat hooks and just enough room to kick off sandy shoes or soggy walking boots. Then it’s straight into the open plan living space – where soft lighting, clean lines, and warm tones invite you to plonk yourself down and not move for a while.
