one bed-roomed detached cottage set in the gardens and woodland of the main house. Having a private parking space for one car outside the entrance. It is centrally heated and equipped to a high standard providing very comfortable accommodation throughout the year.
The small but cosy open-plan cottage has a lounge with TV and DVD player with beamed ceilings leading through French-windows to a small balcony overlooking the estuary and Cader Idris mountain range. Off the lounge is the bedroom with a double bed, the shower room and well equipped kitchen/dining area. There is an electric cooker, fridge and microwave oven.
There is WiFi in the cottage but due to the rural location mobile signal can be patchy depending on your network. A lot of the local café’s and bars in both Barmouth and Dolgellau do offer Broadband free of charge.
Situated between Barmouth and Dolgellau, Coedmor is within easy reach of many North Wales attractions.

This traditional stone barn was converted in 2015 into a beautiful two bedroom cottage that has everything you need to enjoy the sea and mountains of Snowdonia and the Cambrian Coastline.
There are two bedrooms one with a double bed and ensuite shower/wc as well as a twin room with shower and toilet next door. The Kitchen with its solid oak worktop and built in induction hob will make preparing breakfast and dinner simple tasks. From the leather suite in the lounge area you can take in the great views through the panoramic windows that run from floor to ceiling or in the evening enjoy the TV with its free to view channels and access catch up TV as well as Now TV films.
The whole cottage is tastefully furnished with solid oak furniture and WiFi is provided free of charge.
The patio terrace is equipped with table, chairs, parasol and BBQ. Guests will also have access to the grounds around Gwastad Agnes and will be able to enjoy beautiful walks that start on your doorstep. This may be helpful if you have brought your dog with you. Up to two well behaved pets are welcome as long as they stay in the lounge area and not the bedrooms.
Agnes Fach sits 500 feet above Barmouth in a quiet spot on the mountain side and at the start of a ridge that will take you to the southern tip of the unique Rhinog Mountains and beyond. It is one of Britain's most unspoiled areas.
If your looking for somewhere to eat and drink then Barmouth with its fine Blue Flag beach is only a mile away on foot and 5 minutes in the car.
For those who like cycling, the Mawddach Trail is a beautiful level off road route alongside the finest estuary in Europe and National Cycle Route 8 will take you through some fabulous countryside. The National Mountain bike centre at Coed y Brenin is only 20 minutes away. The Mawddach Estuary and cardigan Bay are great locations for Kayaking or paddle boarding and if Rock Climbing is your bag a quarter of a mile above Agnes Fach you will find the popular Barmouth Slabs.
Twenty minutes North of Barmouth you can visit the World Heritage Site - Harlech Castle. Its a great afternoon out with a beautiful new visitor centre that has one of the finest views of any cafe in Wales. A more colourful piece of architectural history can be found at Portmeirion with its stunning Italianate village. Zip world, Llecwyth Slate Caverns and King Arthur's Labyrinth provide opportunities not just to go over our mountains but also to find out what they are like on the inside. Barmouth is well served by Public Transport and you can travel to and from Barmouth by bus or train from Monday through to Sunday. The T3 Bus Links Barmouth with Wrexham and all points in between whilst the Cambrian Line will take you South to Birmingham International or North to Pwllheli linking up with the historic and quaint Ffestiniog narrow gauge steam Line near Porthmadog. Or you can just relax on your patio, enjoy the BBQ, have a glass of wine and look out over the Cambrian Line as it clings to the cliffs around the coast on its way to Aberdovey......Now that sounds a good plan!.

Coedmor Cottage is a Romantic cottage set in the gardens of the main house. All on one level, it is centrally heated and provides very comfortable accommodation for two/three people throughout the year.
The entrance hall, with an adjacent shower room, leads to the well equipped kitchen/diner, with an electric stove, small fridge freezer and microwave. Through to the comfortable lounge, there is a wood burning stove and television. From the lounge, the large bedroom, with en-suite bathroom, has a double and a single bed.
Outside is an enclosed patio area, overlooking the gardens, and private parking for one car.

There are lots of walks to explore in the area, you can walk along Barmouth viaduct and down the delightful Mawddach Trail, which runs alongside the Mawddach Estuary, to the pretty town of Dolgellau along the course of an old railway line. From Barmouth you can explore the coastline by train too. Head north to Harlech with its magnificent castle. Further south is Tywyn, home of the Talyllyn Railway, where you can enjoy a ride on a narrow-gauge steam train into the hills to Nant Gwernol.
Above Barmouth is Dinas Oleu, the first part of land to be given to the National Trust and the views are well worth the steep climb. If you’re into adrenaline activities, be sure to visit Blaenau Ffestiniog and Zip World, home to the largest zip wire zone in the world, and Bounce Below. Beach ½ mile.

The cottage is only accessible on foot and is reached after a short but steep climb up slopes and 141 steps from the town. The views from the cottage and the garden make the climb well worth it. It will appeal to guests who enjoy walking, boating or beach holidays. You can walk directly from the cottage into the hills and mountains surrounding the beautiful Mawddach Estuary. There is a railway station nearby in the town for eploring the wider area.
The ground floor is open plan, with a well-equipped kitchen area, living and dining spaces. The dining area is complete with table, chairs and a window seat. "Tremafon" is a converted barn in a peaceful, rural location next to a river, yet just a short hop away from Barmouth. It has a large enclosed garden with table and chairs, a bbq and outdoor games, or you can just relax enjoying the views. With a footpath on the doorstep, it is a perfect starting point to enjoy the outdoors or walk the dog. Well located to explore the scenery, mountains, beaches and attractions of Snowdonia and with the owners on site should you need them.
A sandy beach, shops and plenty of pubs and restaurants can be found at nearby Barmouth just 3 miles away. Harlech Castle and the championship golf course are 12 miles. Riding and fishing nearby.

The property has four bedrooms, including two king-size double rooms, of which one has its own en-suite, two twin bedrooms, a family bathroom and a ground floor shower room. There is a large kitchen with a dining area and a first floor sitting room with exposed purlins, a woodburner and French windows opening onto a balcony. Outside, there is ample off road parking and plenty of exploring to be done in the formal garden with an empty pond filled with bushes, mature gardens with furniture, decking with a hammock where you can sit and read or enjoy a snooze, plus access to woodland pathways. Gardd Ynys is a great base for exploring North Wales' beautiful coastline, with views of Cadder Idris and the Mawddach Estuary to be enjoyed!

- "Property is very spacious, well appointed and super clean. Amazing views over the estuary. Well kept private garden to relax in too. There is a permissive path giving access directly onto the coastal path, eventually leading to an incredible viewpoint over the headland. Great location for biking over the estuary on the Mawddach Trail. Easy 5*, would definitely book again. The only issue we had was the Vrbo booking goes via Sykes Cottages who sent an automatic email requesting more money to finalise the booking. Took a phone call to Sykes to sort out. "

Min-y-don cottage is a fully equipped traditional Welsh stone built cottage with double glazing and gas central heating. It retains it's original oak beams but has a full width staircase for easy access between floors. On the ground floor It has an open lounge-diner with a sofa bed whilst upstairs is a separate double bedroom and bathroom/toilet. The cottage comes with it's own private gated parking space. It's placed within seconds of all town amenities.

The cottage has it's own private outside gated patio area with seating. Previous guests find this ideal to allow their dogs somewhere to sit in safety.The parking space provided for guests is in our own houses's private carpark immediately next to the cottage. The convenience of the town centre position combined with the safe parking is something many of our repeat customers comment on. It is almost unique in that respect on the harbour end of town.

The woodland garden and terrace are ideal for fresco dining. With no light pollution, this is a great place for stargazing.

Private parking for up to 3 vehicles to the side of the cottage. The farmer has access through the gated area along the track. The road to the cottage is a public single-track tarmac road for approximately 2 miles with passing places. At some points, there are dry stone walls on either side. Small low-powered cars will struggle on the inclines, so we only recommend that you bring a family-size car or 4 X 4. Vans and mini buses are not suitable, due to the narrowness of the road. We DONT recommend that you arrange supermarket deliveries unless you arrange to meet them at the bottom of the road or in Barmouth, just 2.1 miles away from the turn-off. The final approach is a well-maintained fairly level private graveled track. NB: Bring sturdy walking boots or wellies and torches.

Tucked away in Barmouth’s old town, a charming traditional fisherman’s cottage, ideally located in a quiet spot close to the harbour, beaches, shops, cafes and restaurants.
Approached by passageways and a flight of shallow steps from the High Street, it is situated at the bottom of the old town, The Rock, a pedestrian-only warren of small cobbled lanes, fishermans’ cottages and even the old town jail.
This has been a holiday let for many years - we loved staying here so much, we bought it!
The space
This is an old fisherman’s cottage, set over three floors.
On the ground floor, it has a well-equipped kitchen and dining area. There is also a comfortable lounge, with a smart TV, DVD/Blu-ray player and Wi-Fi / internet access.
On the first floor is the spacious master bedroom and bathroom - there is a large shower bath.
Two further bedrooms, a twin and a single, are situated on the top floor.
Outside the front of the cottage is a small table and chairs, to enjoy sunny weather.
Whilst there is no parking at the property, a parking permit is provided, this can be used in the Council’s long-stay car parks in both Barmouth and across Gwynedd (a list of car parks is provided in the house) – please remember to return the pass before you leave! The large car park is only a short walk to the house, but to unload and load your car, on-street parking is normally available within a short walk.
Other things to note
The property is accessed only on foot, via some steps and cobbled paths, so it is not suitable for those with mobility issues. Please also bear in mind that the second and third bedrooms are on the top floor, above the master bedroom and bathroom.
Barmouth is great for holidays with children – there are huge beaches for playing games, building sand castles and paddling in the sea. In the summer, it is a traditional British seaside town with donkey rides, fish and chips, ice-cream parlours and even a small funfair. The harbour is great for crabbing and there are also loads of child-friendly walks and cycle tracks from the town, to explore the area.
However, this house is not at all suitable for those with smaller children, due to the steps to access the property, the stairs in it and the bedrooms being over two floors. We do not provide stair gates, cot beds or high chairs and will not accept bookings for families with pre-school aged children.
We welcome dogs....and dogs love Barmouth! With miles of beaches to run on, the sea and river to swim in, mountains to climb and pubs to meander to, it is dog holiday heaven. However, please note that we do not have an enclosed garden, access is directly onto the pathway at the front of the house – therefore we are maybe not so well suited to either very young or very old dogs. We are only a couple of minutes stroll to the harbourside beaches, which are dog friendly. Many of the restaurants and cafes in the area welcome dogs, we can happily provide recommendations – and please do let us know if you find somewhere new!

Open the oak patio doors and step out with a glass of something chilled then sit on your own terrace and take in the panorama stretching from Cader Idris, South Snowdonia's most explored mountain around to Cardigan Bay and the Presili Mountains.
This traditional stone barn, converted in 2015 is a beautiful two bedroom cottage with everything you need to enjoy the sea and mountains of Snowdonia and the Cambrian Coastline.

This peaceful retreat accommodates 4. Detached & secluded, the cottage is a lovely escape from the noise of everyday life.

Please be aware, the kitchen has an electric induction hob.
There is a welcome tray upon arrival and a complimentary basket of logs and kindling to get you started.
One dog is welcome at £20 per stay to cover cleaning, however there are no fences around the cottage and although you are free to roam, be aware if you have a dog there are sheep around and not to let them wander off lead. There's an outside hose to clean off those muddy paws. There are often escapee sheep visitors around the cottage! So please keep an eye on your dog.
We are lucky enough to be in a secluded privately owned woodland where you can walk through the forest to 2 small lakes to swim in the summer (or winter!) Please be respectful of the area.
We have a large trampoline and if the children aren't using it, you can watch the stars on a clear night. The cottage has an open-plan kitchen/dining room/living room with large wood-burning stove and slate underfloor heating.
There is no heating in the bedrooms however there are portable oil radiators for chillier winter nights. The 2 bedrooms and bathroom/toilet are accessed up the spiral stairs.
The shallow rocky stream at the bottom of the garden is not deep and lovely to play in, but please be aware if you have young children. Please take care on the small wooden footbridge.

The journey from the main road to the cottage is less than 10 minutes drive, the road to the cottage is a single track road with passing places and is a little steep.
The cottage is accessed via a padlocked gated private forest road. The forest road is easily accessible, but for those guests that have low riding cars, care may be needed.
There is parking for 2 cars and the cottage is accessed via a small path across the front garden.
We recommend you bring a torch, especially if arriving at night for the padlock and also for the lockbox.
Other things to note
Please note, electric vehicle charging or e-scooter battery charging is NOT permitted at the cottage or outside the cottage. The internet is generally quite good but can be patchy and mobile phone coverage is often better inside the cottage. We find 3 and EE networks work best in the immediate vicinity (no luck with Vodafone here sorry!) However when there is signal you can 'Call over WiFi' from inside the cottage. Please be aware the rural location of the property means upload & download data speeds are much lower than urban, residential areas.
There is a glass floored landing and spiral staircase, please be aware of this especially with small children.
The cottage has an induction hob in the kitchen.
Always put the lid back on the hot tub when not in use to keep the temperature steady.
Water at the cottage is sourced from the local mountain stream at the bottom of the garden and is UV filtered and safe to drink.
As the cottage is in a National Forest Park and off-grid there is no refuse collection. There is a small public refuse/recycling area a few minutes drive from the cottage. We politely ask that guests take their rubbish to this area at the end of their stay.
It may be necessary in longer stays to take rubbish away mid-holiday. We understand this may be inconvenient, however due to the off-grid location this is the only way to remove rubbish.
As you are in a National Forest area by water, there can be midges, ticks and insects around in the summer months so insect repellent may be needed.
No fires/barbecues or fireworks outside please, as there's a lot of dry timber around the cottage. Please be very mindful of this as you are in a National Forest Park prone to fires.
As you are in Parc Eryri/The Snowdonia National Park, there may be occasional timber felling and forest maintenance, whilst obviously we hope you have a relaxing holiday, there may be some felling sounds and forestry vehicles.
The cottage is serviced by a septic tank and takes UV filtered water from the local mountain stream at the bottom of the garden. We provide guests with Eco friendly products and politely request they use them.
As the cottage is off grid, in a rural woodland area, utilities like electric, water, satellite Tv and internet are not always as reliable as in the city! Please be aware of this, in the event of the electric or water going off, we provide some bottled drinking water whilst we try and arrange for maintenance. There’s also plenty of DVDS, books and games in the event of poor TV/internet signals!
Please note during July and August we have a minimum 7 night stay policy. Check in is on a Saturday, unless there is late availability where we will accept a minimum 4 nights stay.
