ACCOMODATION

On the ground floor there is a sunny lounge with triple aspect windows and French doors leading onto the spacious decking area with magnificent uninterrupted views across Tremadog Bay. Tastefully furnished, including a log burning stove for cosy evenings in. There is a selection of games, books and of course TV and Wifi to keep you entertained.

The adjoining stylish kitchen/diner is comprehensively equipped with fridge-freezer, dishwasher, washing machine, microwave, toaster and all the crockery, cutlery, pots, pans you might need. Again French doors lead onto the decking area, perfect for enjoying your morning coffee or dining al fresco whilst drinking in the breathtaking view.

Upstairs there are two double bedrooms:

Bedroom 1 is triple aspect enjoying both woodland and sea views, furnished with a sumptuous king size sleigh bed, luxurious duvet and linen, built in wardrobe, chest of drawers and bedside tables. There is a large window seat and vanity unit with sink.

Bedroom 2 is a double aspect room with sea and garden views, again a sumptuous king size bed, luxurious duvet and linen, built in wardrobe, chest of drawers and bedside tables.

To the front of the cottage is the large decking area from which to admire the wonderful sea views. ACCESS & PARKING
The cottage is located at the head of an unadopted track which leads from the main road (Borth Road). The track is approximately 20m in length to the base of the property. Accessed by approximately 40 steps the property is elevated and very private towering above the beautiful village of Borth y Gest. Vehicular access is allowed along the unadopted track for dropping off and pick-up only - parking is not permitted. Cars must return to the main road, Borth Road which is approximately 20m from the property boundary. Unrestricted parking is available on Borth Road.

SURROUNDING AREA

The cottage is situated in the picturesque coastal village of Borth-y-gest with it’s colourful terraced houses, tearoom and restaurant. Nestled by the water this sheltered horseshoe bay is home to many small boats. The Llyn coastal path leads directly from the village where you can enjoy fabulous coastal walks with views to stunning Harlech Castle and discover hidden quiet bays and the expansive sandy beaches of Morfa Bychan and Black Rock Sands.

For the golf enthusiasts, Porthmadog Golf Club (2 miles) is located in a wonderful location on the Coastal Path.

The whole area is a heaven for wildlife and birds including oystercatchers, curlews, redshanks, great crested grebe, sandwich terns and the visiting osprey’s.

From the cottage you can also walk over the coastal path (approximately 15 minutes) to Porthmadog. A busy harbour town with a good range of shops, supermarkets, restaurants and pubs. Porthmadog is also a major hub for the narrow-gauge railway with no less than three lines, the ffestiniog, the shorter Welsh Highland heritage and the similarly named Welsh Highland all the way to Caernarfon.

It’s a short drive to Portmeirion, the italian style village designed by Sir Clough Williams-Ellis and made famous by the series The Prisoner which was filmed here.

Harlech, Abersoch and Criccieth beaches are also only a short drive away.

Close by is the spectacular Snowdonia National Park (2 miles) which covers an area of 823 square miles. It offers wonderful walking, the highest mountain in wales, the largest lake and picturesque villages to explore Beddgelert (8 miles), Betws-y-Coed (24 miles)

Snowdonia National Park is a nature lovers paradise, it is full of spectacular walks and offers paths and trails for all abilities, world class mountain biking, white water rafting, mountaineering, Bear Grylls survival academy and Zip World, the longest and fastest zip line in Europe if you really want to get the adrenaline pumping!

This makes a great base for exploring the area. Criccieth, with its castle, the Italianate village of Portmeirion and pretty Beddgelert are nearby. Visit Blaenau Ffestiniog, the adventure capital of North Wales, with the largest zip wire zone in the world, Bounce Below underground trampolining in a slate cavern, and the Stiniog downhill bike trails. Situated right on Borth y Gest's beautiful harbour, Plas Mor is an idyllic house with breathtaking views across the estuary to Cnicht, the mountain known as the Welsh Matterhorn. In renovating this cottage, the owners have gone to great lengths to ensure that it meets their own requirements for a holiday home, and they have chosen high quality furnishings to complement the spacious and airy interior.

The entrance hall has plenty of space for coats and boots.

With a pretty bay window and original stripped floorboards, the lovely open plan sitting room is a blend of old and new.The deep, comfy sofas make this a great place for relaxing.

The window in the well equipped kitchen gives fantastic views across the bay, there is a gas hob, double oven, fridge with freezer compartment, dishwasher, washer/dryer and microwave.There is a dining area with dining table and chairs, there is even a birdwatcher's telescope for you to enjoy the views and watch the wildlife.

Within walking distance are several beautiful sandy coves which lead to the glorious Black Rock Sands. This is a great location from which to explore Snowdonia, or you could visit Portmeirion and ride on the Welsh Highland Railway.

Let down some what by the cleanliness of the cookware, some of which were in poor condition. They need to provide a good sized saucepan. Also the upstairs double room has a beam across the head of the bed. I solved the problem by moving the bed out from the wall, so that I could then sit up in bed with out bumping on the beam! Just little things, but they make all the difference to have a comfortable stay. I also bought a cheap shower caddie as I found the surface of the shower slippery and bending down to get toilet items was a problem. The property has a fantastic private decked area all around, with outdoor seating and beautiful views of the sea and mountains beyond. The beach house is furnished to a very high standard throughout, perfect for those looking for a boutique style self catering accommodation. Whether a relaxing break for two or a family beach holiday, this location cannot be beaten!
The space
With coastal vibes throughout, the beach house is the perfect seaside escape . The lounge area is a stylish space to relax, the corner sofa is super comfy and the smart tv enables you to watch all your favourite movies. The kitchen is well equipped with washer/dryer and microwave. Our lovely farmhouse kitchen table is great place to spend quality family time, you'll find a good selection of games in the cupboard. The master bedroom with it's fresh white linen and beautiful soft furnishings is a peaceful place to get a good nights sleep. The second bedroom has two single beds and a second tv to save having to compromise. The shower room has a nice hot shower and fluffy white towel. Finally, the icing on the top- our huge surrounding decked area. We are so lucky to have such great private outdoor space. It is a joy to have a morning coffee on the bistro table looking towards the bay . It is equally lovely to sit around the back deck, a great space for al fresco dining or an evening spent watching the stars with a glass in hand. If you're lucky, you may even get to hear our resident owl.

Other things to note
You may park directly outside the beach house to load/unload, then your car must be moved to either the free on street parking (very close- 10 secs walk) or the carpark (less than 1 minute walk).

Bryn y Mor is a delightful holiday house near Borth y Gest on the Llyn Peninsula. Not only does it have spectacular views and a glorious garden, but the house is bursting with happiness. Every room is full of interesting surprises - the rug in the sitting room, the tiny bathroom with room for a shower as well, the little library room, the tiles, the colours - we're gushing, but we really feel very privileged to have such a home in our portfolio.

A path from the garden leads down to two beaches - Samson's Cove and Garreg Cnwc. The night sky in the winter must be fantastic, as there is little or no light pollution here. Bryn y Mor was even featured on the S4C programme 04Wal. All in all, a very charming holiday house in this pretty corner of North Wales.

You are only 5 minutes walk from the coastal path and beautiful beaches of Borth y Gest. There's so much to explore and see in the area: Snowdonia, Portmeirion, castles, narrow gauge railways in nearby Porthmadog and if you are looking for more excitement try the zip wires at Blaenau and Llanberis.

The space
The kitchen has a modern kitchen with sage green wooden units with dishwasher, hob and oven. The kitchen is well equipped with microwave, toaster etc and all cleaning materials are provided including washing up liquid, bin bags, tea towels etc. Tea, coffee, salt & pepper and cooking oil are in the cupboard for you.

The cosy sitting room has a dining area and log burner with a free supply of logs, perfect for winter evenings. There is a connecting door in the sitting room to our house which is soundproofed. The smart TV has iplayer and Netflix. There are plenty of books and leaflets on the surrounding area and an information folder with restaurant suggestions and tourist attraction recommendations.

There is underfloor heating in the downstairs of the house and in winter there is the addition of central heating. The bathroom also has an electric radiator.

The pretty bedroom has vintage furniture and all cotton bedding with feather pillows and duvet (alternative bedding on request)We have recently bought a new kingsize bed. Bathroom towels are provided, but please bring your own beach towels.

The upstairs bathroom has an electric shower (no bath) and has a glass sink and tiles made by my husband!

The private garden is large and has a table and chairs for sitting out. There is a firepit to keep you warm on chilly evenings, logs at no cost from our log store.

Downstairs there are two good sized sitting rooms, both with comfy settees, SMART TV's, and one with dining table and chairs. Both rooms have the original bay windows that look out over the estuary.

The modern well equipped kitchen contains all the facilities you would expect (cooker, fridge-freezer, microwave, kettle, toaster, washing machine and dish washer). There is also a dining table and chairs, and of course all the cooking utensils you might need.

At the rear of the property there is a patio and garden area with picnic table and barbecue area. There is also an outside WC. The rear garden has mature trees and shrubs which provide privacy.

Upstairs there are three bedrooms: one with a king size bed, one double bed and a twin bedded room. The front bedrooms (double and master) provide sea front views. The twin bedded room overlooks the back secluded garden.

The master bedroom has an en-suite bathroom with shower.

There is a second bathroom with own shower that serves the other 2 bedrooms.

On the ground floor there is a sunny lounge with triple aspect windows and French doors leading onto the spacious decking area with magnificent uninterrupted views across Tremadog Bay. The adjoining stylish kitchen/diner is comprehensively equipped with fridge-freezer, dishwasher, washing machine, microwave, toaster and all the crockery, cutlery, pots, pans you might need. Again French doors lead onto the decking area, perfect for enjoying your morning coffee or dining al fresco whilst drinking in the breathtaking view.

Upstairs there are two double bedrooms:

Bedroom 1 is triple aspect enjoying both woodland and sea views, furnished with a sumptuous king size sleigh bed, luxurious duvet and linen, built in wardrobe, chest of drawers and bedside tables. There is a large window seat and vanity unit with sink.

To the front of the cottage is the large decking area from which to admire the wonderful sea views. If you’re really lucky, you might even get a visit from our resident tawny owl.

To the rear of the house is an enclosed private secluded garden with wildlife pond, and beyond is the Parc y Borth nature reserve with it’s woodland walking paths and extensive bird life.

The cottage is located at the head of an unadopted track which leads from the main road (Borth Road). The track is approximately 20m in length to the base of the property. Accessed by approximately 40 steps the property is elevated and very private towering above the beautiful village of Borth y Gest. Vehicular access is allowed along the unadopted track for dropping off and pick-up only - parking is not permitted. Cars must return to the main road, Borth Road which is approximately 20m from the property boundary. Unrestricted parking is available on Borth Road.

The space
With coastal vibes throughout, the beach house is the perfect seaside escape . The lounge area is a stylish space to relax, the corner sofa is super comfy and the smart tv enables you to watch all your favourite movies. The kitchen is well equipped with washer/dryer and microwave. Our lovely farmhouse kitchen table is great place to spend quality family time, you'll find a good selection of games in the cupboard. The master bedroom with it's fresh white linen and beautiful soft furnishings is a peaceful place to get a good nights sleep. The second bedroom has two single beds and a second tv to save having to compromise. The shower room has a nice hot shower and fluffy white towel. Finally, the icing on the top- our huge surrounding decked area. We are so lucky to have such great private outdoor space. It is a joy to have a morning coffee on the bistro table looking towards the bay . It is equally lovely to sit around the back deck, a great space for al fresco dining or an evening spent watching the stars with a glass in hand. If you're lucky, you may even get to hear our resident owl.

You may park directly outside the beach house to load/unload, then your car must be moved to either the free on street parking (very close- 10 secs walk) or the carpark (less than 1 minute walk).
