We refurbished this two double-bedroomed Lake District property in monochrome with musicians, artists, poets, cyclists and walkers in mind.
It is ideal for you and your friends as it has two ample double bedrooms and two sofa beds.
We have an electric grand piano, guitar, cello, ukelele and easel with a selection of charcoals. Bring your own sketchpads, and enjoy!
The bungalow is surrounded by a garden which you can sit in to enjoy the surroundings, and there are two free parking spaces in front of the property.
The balcony is fabulous to watch or paint the ever changing scenery over the Bay, the night sky and the weather- you can see as far away as Blackpool tower on a clear night!
We are adding another loo (Sept 23) and an overground swimming pool in 2024.
It is a short walk to the small supermarkets, boutiques and restaurants in Grange Over Sands, which has a connecting railway station.
There are so many different walks in the Lake District that you will need to fill up on food. Cartmel village provides Michelin Starred restaurants, the famous Cartmel Races and the best ice-cream shop. They even serve doggie ice-cream.
Lake Windermere is a ten minute drive away, and Beatrix Potters house and Wordsworth's cottage are a must visit.
We look forward to sending you even more info in our welcome pack, to help you get a feel for the area and activities etc.

This apartment is the converted servant's quarters of a gentleman's residence in the heart of one of Lakeland's prettiest villages, and just along the lane from L'Enclume - one of the very few UK restaurants with three Michelin stars. It offers a chance to forget the car, or use as a base to discover all the Lake District has to offer - Lake Windermere is a 15min drive away. The flat is not overlooked, and the main bedroom overlooks Cavendish St, just along from the famous arch, yet offering peace and quiet as we're at the top of the house, and above street noise. You can sit on the windowseat and just watch the world go by! Our living room has fab views, over to the smallest National Hunt racecourse in Britain.
Eat at the dining table inside, and observe the world around you as you gaze over the rooftops, and down onto our courtyard. This stone walled yard is for your exclusive use, and has a garden sofa and chairs for al fresco dining, a bench seat, and there are cushions and more chairs in our stone store - again for your exclusive use. So if you fancy soaking up the sunshine after a day's walking; a read with a glass of wine, then this is the perfect spot. The en suite master bedroom with kingsize bed looks out towards the Priory. Just off the village square, and adjoining the famous arch, the apartment is seconds away from great pubs, just along the lane from the UK's top restaurant, three Michelin starred L'Enclume, and an array of village shops. You can BBQ in the courtyard - the property's enclosed English Garden patio is your's alone to enjoy. Yards away is the racecourse and footpaths over the Fell are just beyond. The apartment retains bags of character, with beamed ceilings (and walls and floors!),. It's beautifully kept, and has had new kitchen, bathrooms, and refurbed bedrooms all in the last four years. Bed1 had new handbuilt furniture made and installed during summer '20. There's unlimited WiFi; flat screen TVs, with all catch up services on living room smart TV, and Alexa in there too! Integral DVD player in Bed1, and an Echo dot. Outside in the yard, as mentioned, is our store house to accommodate your bikes/outdoor paraphernalia. Well behaved dogs welcome by arrangement.
Parking restrictions have been introduced in the village. Alison can give you further details. There is a large race course car park (chargeable) about a thirty second walk away. And we have a parking permit we can loan during your stay, by arrangement
Other bits we'd like you to know: We've had lovely feedback about our place, and lots of repeat bookings. It's kept in beautiful condition. Some of our guests have come for lots of long weekends, others have had the place for six weeks at a time - we're really flexible on what we offer.
We do ask for a returnable, good housekeeping bond, depending on season, but usually £150, payable on key release, via bank transfer.
It's warmed by smart electric heaters. There's also a log stove effect fire in the living room, and heaters and towel rads in the bathrooms.
Full instructions on how to work everything, and where to find things, will be waiting for you. Alexa in the lounge; and Echo Dot and DVDs for Bed1; board games, cards, books, guide books and OSmaps are all left for your perusal.
And you'll find extra touches throughout the flat, to make your time at our place go smoothly and leave you wanting to come back again - hopefully !
- "good location and the owner very good instructions about the flat and local area" - "Fabulous well equipped apartment in the centre of the village. Very homely & comfortable Communication with the host was very good. We will definitely return" - "The flat is nicely appointed and provided everything we needed. I felt like Mary Poppins with interesting rooftop views. Cartmel is a great experience with lovely walks from the property. The second bedroom has its limitations as can be seen in the photos but the rest of the property has plenty space and height."

In addition, just a short distance away are both Ambleside and Grasmere, where you can explore the homes of famous Lake District poet, William Wordsworth.
There really is so much to do and see right from the doorstep complimenting your stay at River Barn. This is a place where memories are made.
- "The property is exactly as expected, the views are beautiful and the peace and quiet is second to none. All that and less than a five minute walk to a pub, what more could you want. It was perfect." - "This is just the most wonderful place. Fantastic property. Perfect location. The pictures make the property and its location look incredible. In reality both the property and its location are even better. The pre-arrival communications from Rebecca & Phil were first rate. We knew how to get there, how to get access and they also included many great suggestions of places to visit. The property is of the highest quality, beautifully decorated, wonderfully furnished and with every bit of equipment you could need in the kitchen, a great 5* hotel-like bathroom and Sky TV in the lounge. The location is very special. It’s in the middle of a small village and adjacent to a small stream with a lovely private garden. Less than 2 minutes walk is one wonderful pub (The Hare and Hounds) serving great food. No more than 10 minutes walk is a second (Masons Arms) that is just as good. We would also recommend the food at The Punch Bowl which is just short drive away. This is a great place which we highly recommend."

- "Lovely little apartment perfect for a couple or a solo traveler holiday. The place has two floors : a kitchen/living room with a balcony upstairs and bedroom with a toilet downstairs. Kitchen was equipped for everything you might need for cooking and the balcony was spacious enough to have breakfasts with a magnificent sea view. The bed was very comfortable and the place was quite and peaceful so we slept very well. Location is great - it’s situated in the little town within a few minutes walking distance to food stores, pubs and restaurants. Its right by the beach so lovely for seaside walks. Please always let us know if you want to bring your furry friend, as we are likely to ask more questions and reserve a right to decline the booking if we can't accommodate your pet. - "Really enjoyed my stay. Lovely apartment and I liked the location. Would return." - "Good experience very easy to rent all details were correct online" - "Perfect location, accomodation and host." - "Ideally situated to explore the lakes , clean and comfy" - "Delightful stay. Everything we needed and perfect weather" - "The apartment was really clean, well-equipped and had a lovely, cosy feel to it. Living space compact but easily enough for 2 adults and a dog. Bedroom was very spacious, with beautiful, velvet chairs by the bay windows. Bathroom had a lovely “rain” shower in a large shower enclosure, toiletries provided. Location was a good base to explore the southern Lakes. We thought that Grange-over-Sands had a beach, but it is a bay ( with warnings about quicksand!) But extensive promenade is great for a walk. We would recommend The Coffee Pot Cafe - the curries on the Philipino menu were delicious. We would definitely recommend this apartment!"

- "Thanks so much for a lovely stay! The cottage was home away from home. We loved the welcome hamper. Such a lovely Idea. Only thing to comment is that the house should perhaps offer free parking with a permit be given for two car's, our a voucher to park for free at the race course. Other than that we really enjoyed our stay. Hide quoted text" - "Everything at the property is so tastefully thought out and decorated. It’s a beautiful property in an ideal location, particularly for the races! Living room was so comfortable with extra blankets for cosy nights in. Hamper was a lovely touch, along with coffee machine & pods. No dishwasher - which is the only thing that could make the stay a little easier. The washing machine & dryer with detergent was great for our family. Amenities in bathrooms were very much appreciated. Bedding was high quality and pillows were really comfortable. Wi-Fi was great, TVs in bedrooms .., although the 3rd bedroom would benefit from a TV also (my daughter who had that room had to stay downstairs later to watch something) Overall a really impressive cottage stay that’s been designed and completed to a really high standard!"

Three gorgeous double bedrooms - all en-suite:
Imagine relaxing in a spacious garden room with a Morso wood-burning stove and large windows, admiring the breathtaking 270-degree views across the Cartmel Valley to the Coniston, Fairfield, Helvellyn, and Cartmel Fells. Nothing but the sounds of birdsong from the surrounding mature gardens and the Church bells sounding on a Sunday morning—it is truly wonderful!
Pembroke Cottage must be a top choice when booking a Cartmel holiday cottage. It has three double bedrooms—all en-suite—a new Shaker kitchen with all the modern appliances, a fabulous lounge with comfy sofa seating and a large Smart TV, a dining area seating six to eight guests, and a boot/mud room with a large stainless-steel sink, perfect for washing off muddy pooches after a day out exploring the area.
The extensive mature gardens extend to almost half an acre and are not overlooked, offering a private, secure space for children and dogs. For sunnier days, the southwest-facing patio, with direct access via French doors to the kitchen and a dining set for six people, is perfect for alfresco dining or perhaps a few drinks while watching the sunset.
Pembroke Cottage is positioned on the slopes of Hampsfell, less than a 10-minute walk from the centre of Cartmel Village, making it ideal for visitors to Cartmel Racecourse and the South Lakes, with Coniston, Ulverston, Kendal, and Grange all within easy reach.
Returning visitors to Cartmel will know that, as wonderful as it is, off-street parking is scarce, with visitors having to park at the racecourse. Worry not; Pembroke Cottage has private parking for up to four cars in the driveway.
We highly recommend Pembroke Cottage when booking a holiday home in Cartmel.

The Neighborhood:
Situated in the South Lakeland area, Lindale is a charming, lesser-known gem that captivates visitors with its rich history and natural beauty. Originally named Lindale-in-Cartmel, its history dates back centuries, and evidence of its past can be seen in its well-preserved buildings and quaint lanes. The village was traditionally a farming village, although its most famous resident was John "Iron-Mad" Wilkinson, an ironworker and inventor who lived in the village from 1750 where he owned the Castle Head estate. He produced the iron for and helped design the world's first iron bridge (at Ironbridge and Broseley) and made the world's first iron boat in 1787. A large iron obelisk stands in the village as a memorial to him.
On the rolling hills surrounding Lindale, spectacular views of the Lake District fells can be found. The scenic landscape invites leisurely walks and exploration, with opportunities for birdwatching and wildlife spotting. Lindale is home to the beautiful St. Paul's Church, a Victorian-era architectural gem with beautiful stained-glass windows and intricate stonework.
Lindale's proximity to the nearby village of Grange-over-Sands and the greater Lake District National Park means it serves as an excellent base for outdoor enthusiasts interested in hiking, cycling, and water activities.

Other Things to Note:
The house is suitable for up to five adults or four adults and two children - the double bed is a smaller double and can be a bit of a squeeze for two fully grown people, this room is best for one child (or two kids sharing).

• Quiet location close to Cartmel’s racecourse and foodie scene
Pheasant Lodge is a beautifully restored Georgian home in the Cartmel Valley, combining period character with modern comfort. Sleeping up to 6 guests, it is a place where families and friends can relax, reconnect and enjoy the best of the Lake District. Think high ceilings, large windows with sweeping views of the gardens, parquet floors, deep sofas and a roaring log fire, all the ingredients for a cosy and memorable escape.
Whether you are gathering for a celebratory meal, curling up for a film night, or simply enjoying the garden views, the lodge gives you space to unwind in comfort. Set at the end of a private drive, it feels wonderfully peaceful, yet is only a short drive from Cartmel’s famous food scene, historic Priory and racecourse, as well as easy access to lakes, fells and heritage sites across the southern Lake District.
The Space
Lounge
A large, welcoming room with garden views from both windows. Deep sofas seat six comfortably, centred around the log burning fire, perfect for chilly evenings. A 60 inch TV with Sky and Netflix is ready for film nights, while a book library offers plenty to dip into. A sofa bed can also be arranged on request.
Dining Room
Dating back to 1700, this is the oldest part of the house and full of character. With parquet floors, mood lighting and a table for six, it is the perfect spot to share meals and conversation. The games cupboard, filled with toys and board games, ensures fun continues long after dinner is cleared away.
Kitchen
A fully refurbished kitchen equipped with everything you need, including oven, grill, microwave, American style fridge freezer with ice, plus an extensive collection of cookware, crockery and glasses for every occasion. A sitting nook overlooks the garden, a lovely place for morning coffee or a quiet drink.
Bedrooms
Master Bedroom: Spacious and elegant, with a super king size bed, period shutters, a decorative arch and an original fireplace now with an electric fire for extra cosiness. From bed you can look out onto the gardens. A seating area and a large wardrobe provide plenty of space to settle in.
Second Bedroom: Can be arranged as either a twin or double. Another generous room with a high ceiling, garden views and a warm, homely feel. Perfect for children, friends or another couple.
Bathroom
Refurbished in 2022, the bathroom combines character with modern comfort. It includes a full size bath, electric shower and large period windows that bring in natural light.
Family Friendly Stays
Families often tell us how well Pheasant Lodge works for children. The dining room games cupboard is stocked with board games, puzzles and toys to keep all ages entertained, while the lounge has Sky and Netflix for family film nights. There is a huge toy selection, kids’ cutlery, and a high chair or cot available on request. Outside, the spacious gardens are perfect for running and playing, with blankets ready for snuggling up afterwards.
The layout of the house makes it easy for families to spread out. Generous bedrooms, a cosy lounge, and plenty of space to come together at mealtimes make it comfortable and relaxed. Parents can unwind knowing everything is in place, from soft bedding and towels to the practical boot room where muddy wellies and walking gear can be left after a day exploring.
Gardens and Outdoor Living
The gardens are one of Pheasant Lodge’s real highlights. From every window you will see greenery, with lawns, trees and hedges that create a feeling of privacy and calm. Guests have three private garden areas to enjoy:
- A hedged front garden that catches the evening sun.
- A side lawn that stretches alongside the house and can be seen from most rooms.
- A private walled garden, perfect for outdoor dining or evening drinks.
With outdoor furniture, a picnic table and an apple tree in bloom, the gardens feel like your own private retreat. They are ideal for summer picnics, morning coffee in the fresh air, or simply taking a quiet moment to enjoy the peaceful surroundings.
Practical Comforts
Boot Room and Utility
The boot room has space to leave coats, boots and walking gear after a day outdoors. You will also find a washer, dryer, electric drying rack and ironing facilities, plus spare wellies and boots should you need them. A second WC here adds extra convenience.
Accessibility
The lodge is set across the ground floor, with just two small steps inside. Rooms are spacious with wide doorways, and you can drive right up to the house, parking a metre from the front door. Please let us know if you have specific needs, we will be happy to help.
