Firepits: Located directly in the front of the cabin, certain times of the year outside firepits are available. During most summer months however the area is under a strict burn ban and fires will not be allowed. IF you are curious if the firepit will be available please check with your host or wait for your "particularities email" to arrive and we will let you know in that. If you are able to use the firepit PLEASE make sure the fire is COMPLETELY OUT before leaving the property.

Motorized Vehicles: Snowmobiles and trail bikes may be ridden on the fish lake trail system. Please obtain a trail map, and be responsible for making sure you are on legal trails. We ask you not start up snowmobiles/trail bikes before 7:00 am and have them parked before 10:00 pm to minimize noise in the neighborhood. You are welcome to trailer them to the "Snowpark" if you need to leave earlier or later.
Obey the community speed limit rules and assume all risk for your party and participants in these activities. Please do not ride snowmobiles/trail bikes around the house area.

Noise: As a courtesy to neighbors, music is not to be played outside and night quiet time (10 p.m.) is to be respected. Sound travels in the woods. You will get one call to quiet down. If another complaint is received the sheriff will be called and you and your group will be escorted off the property with no refund.
Hot Tubs: Rules are posted by tubs. State health rules do not allow use by children under six years to use the hot tub. We maintain hot tubs welly If you get there and the hot tub appears to have not been cleaned, please contact "sparkling spas", the phone number will be on their sign. Please put lids on tubs after use as this keeps them clean and hot.

Clean up: The washers and dryers are for your convenience. You are not expected to do cabin laundry. When leaving please turn back and used beds (leave un-made) put your towels in the washing machine and load and start the dishwasher. (do not handwash we want guest dishes sanitized thank you). If you used the barbeque during your stay, please make sure the barbeque is cleaned. Upon leaving, close cabin door and lock it behind you.

Private property: Private property surrounding the Black Bear complex is off limits.
Sumac Ln and surrounding Chiwawa community: Speed limit is 25 mph. Please be courteous to others and abide by this.

Parking: All vehicles must be parked in cabin driveways and not on Sumac Ln. If there are more than 4 vehicles, please make prior arrangements with management.

The space
The cottage is a modest but cozy home with 2 bedrooms and 1 bathroom. There are two electric fireplaces, one in the living room and one in the queen bedroom. The queen bedroom has a lovely view of the river and is quite spacious. There is a smart tv and sitting area, and a large closet which has 2 sling chairs for the deck. The smaller bedroom has 2 twin beds, a bookcase and a mini tv/dvd player for the kids. In summer months there is a portable AC which is set up in the living room. There is a whole-house water filtration system which was installed in 2019 updated annually with a new filter.

There is space in the driveway area for up to 4 cars max.

Other things to note
I try to have the kitchen stocked with salt, pepper,olive oil, balsamic vinegar, sugar packets and a variety of herbs and spices. We don't provide coffee or tea. There is a microwave, 3 coffee makers (Cuisinart; French Press & Keurig), blender, toaster, toaster oven and a crock pot.

There is a 50" smart tv in the living room from which you can stream movies or shows from your own account.

There is a variety of DVD's and board games for the whole family to enjoy.

If you forgot your favorite paperback there is a decent selection of books to choose from (the twin bedroom has the bookcase & there are some books in the queen bedroom)

In addition to the electric fireplace in the living room, there is a small one in the queen bedroom. They put out an amazing amount of cozy heat.

****Please be aware that the deck furniture and the grill will not be available for use in winter months due to snowfall on the uncovered deck.There is no exact date when the furniture is put away, but is determined by coming snowfall. The dining table nestled in the corner of the room seats 6. Privy to the main floor, you will also find a full bath, and two bedrooms, each with a queen bed. Welcome to your peaceful escape in the heart of Plain Valley. The Riverhouse is a charming 2-bedroom, 1-bath duplex set on over 8 acres of open fields and forest—perfect for couples, small families, and well-behaved pets looking to unwind, explore, and enjoy the best of the area.

Whether you're here to taste the region's best beverages, hike and explore, or enjoy quiet nights under the stars with your pup, the Riverhouse South offers the perfect blend of comfort, charm, and convenience.

We are a 7-minute walk from Plains’ favorite spots—including a brewery, winery, food truck, grocery store, boutique hardware store, and cozy café. You’ll enjoy the convenience of town with the tranquility of a private, amenity-rich retreat. 5-minute drive to Mountain Springs Lodge, where they offer zip-line tours and horseback rides.

DUPLEX LAYOUT: The Riverhouse is part of a duplex-style cabin, thoughtfully designed for privacy. Each side of the duplex is fully independent, with a deadbolted locked door separating them from the inside. Guests enjoy their private entrance, kitchen, living room, bedrooms, bathroom, outdoor covered porch, and propane grills—no shared spaces except the front covered porch. Note: The entire duplex can also be rented to a group who would like to travel together but have a separate space. Please get in touch with me if you are interested in this option. The layout and landscaping offer a peaceful, secluded experience, even when the other side is occupied.

THE SPACE: Each side is a two-bedroom, with a King bed in one and two twins on the other. There is also one full bath and a full kitchen with a fridge, stove, oven, coffee maker, toaster, and microwave.

LIVING ROOM: The living room has a leather futon-type couch adjacent to a four-person dining table, flat screen TV, Blu-ray DVD player with access to internet for your Netflix, Amazon Prime, and other similar accounts.

The space
Welcome to Sweet Abandon! This darling dwelling is tucked right into the heart of downtown Plain, just minutes from the Wenatchee River, Plain Grocery, a lovely coffee shop, and endless cross-country ski trails. Need a little room to breathe in some fresh mountain air? Your family and fidos will adore the giant green space surrounding this home, a perfect place to play some cornhole or bocce ball. It is fully fenced too! So you can drop off your guard and concentrate on a meaningful conversation or a beverage by the fire (when seasonally allowed). When the games are finished, step into the luxurious hot tub and let the excitement of the day wash over you.

Upon entering this home you will first notice the spacious rooms and the folksy feeling brought on by the modest decor and the fun log features in the great room. Around the corner, you will find a bright and clean kitchen longing to be filled with busy chefs, delicious scents, and the sound of loved ones laughing together. Also on the main floor, you’ll find a generously sized queen bedroom and a conveniently located full bathroom (a half bath is upstairs.)  Take your pick from a library of board games and gather your group in the living room to snuggle close and make some beautiful memories. When the evening comes to an end, climb the stairs and take your pick of 2 more bedrooms, 1 queen, and 1 king. Tuck yourself in and drift into a peaceful sleep while the bright stars twinkle in your window above the towering pines.

Welcome to, "The Beach at River's Bend". Nestled in a tranquil waterfront neighborhood, this woodsy cabin invites guests to leave their worries in the rearview and find peace amongst the sounds of the Wenatchee River.

There are plenty of opportunities to make yourself at home in this cozy manufactured home. Tuck in with a good book by the wood stove, or gather your group for a classic movie night in the TV area. The screened porch overlooking the river provides the perfect setting to take in the many sights and sounds that encompass the home. Sheltered from the elements year-round, envision admiring the snow falling amidst the pines.

Wake up to the melodies of birdsong and start your day with a bountiful breakfast in the fully equipped kitchen. The updated appliances will make cooking a breeze! If you'd rather eat out, The Old Mill Cafe is within walking distance and it happens to be a local favorite! When it comes to sleeping arrangements, there are multiple options to choose from. You'll find two comfortable queen bedrooms as well as a bunk room with a twin bunk bed. There is a sofa sleeper in the living room and another out in the screened porch area for use in the warmer summer months if you dare!  With two full bathrooms included, the whole crew can get ready for the day's adventures with ease.

Speaking of adventures, there are plenty to be had around here. If you're looking to spend your time exploring the outdoors, the nearby recreation opportunities are nearly endless. In winter look for adventure among the groomed ski trails that wander through the alpine woods just down the road and if you need to rent cross-country ski gear, Plain Hardware rents that out! You could also take in the majestic winter scenery on a sleigh ride at nearby Mountain Springs Lodge or reserve a tour of the Leavenworth Reindeer Farm which is a short 20 minutes away. If you have your sights on Stevens Pass for some downhill skiing or snowboarding, it’s a beautiful 30-mile drive away!

During those golden summer days, Lake Wenatchee is less than a fifteen-minute drive away, and so is its aptly named sibling, Fish Lake. Get the juices flowing at Leavenworth Zipline Tours. Spend the day fishing, swimming, hiking or biking! The choice is entirely yours. If you're more keen on shopping and tasting some local spirits, take a short walk to Plain Brewery, Plain Winery, Plain Grocery, or the hardware store -which is really so much more than nuts and bolts! Drive into town and embrace our little Bavaria. No matter how you choose to spend your time here, "The Beach at River's Bend" makes for a great home base at the end of an excursion-packed day. This is a tranquil location and a memorable place to gather and spend time with loved ones. A flat, expansive yard boasting of over 2 acres, lends itself to those who wish to breath in the fresh air and spend time with nothing but open skies and mountain views all around. For those who wish to relax and observe the moments of quiet, in front of a propane fireplace, we have that too, both inside and out.

Spacious kitchen offers all the amenities of home including 5 burner Gas cook top with Griddle, and Double oven, microwave, coffee pot, espresso bar and plenty of cooking/dishware. Large island and tons of counter space in this family sized kitchen.

Main floor also features a master bedroom suite with soaking tub and separate shower for all the necessary privacy one needs. Heated bathroom floor is a special treat and adds to the spa like feel. Complete set of linens are provided. Main floor also boasts a powder room for guests and laundry area. Upstairs you will find two generous separate bedrooms each with a queen-sized bed. Another, large, 3/4 bath serves to accommodate those upstairs guests along with 2 separate open common spaces, one with 2 twin beds and the other with a double bed.

To compliment the outdoor living at this beautiful location, there is a wraparound covered porch with ample seating, propane fire pit and propane grill. Just steps away you will indulge yourself in the 'open air' hot tub any time of year star gazing. If the weather chooses not to cooperate, ping pong and an air hockey table are in the garage for inside enjoyment. Year-round access makes the Alpine Acres Lodge the perfect retreat.
