From the start, management was unresponsive—you can only text, no phone number provided, which made resolving issues a nightmare. Parking and check-in were extremely frustrating. You have to get temporary keys, run up to the apartment to get the actual keys, and then go back down 20 levels to return the temp set. It’s a needlessly complicated process that wasted a lot of time. Once inside, things got worse. Everything was unplugged, and there was Saran wrap covering all the fire detectors. The worst part? We found a knife in the bed sheets! This wasn’t just odd, it was dangerous—my wife almost cut her leg on it. When we texted management about this, we received no response for a full day. It was clear the apartment hadn’t been cleaned properly. How could they miss a knife sticking out of the bed? The lack of communication, along with the cumbersome check-in process, made this stay incredibly frustrating. If you’re staying here, plan on allocating at least an hour for check-in and parking. The apartment itself could be nice if it were clean and better managed, but as it stands, it’s far from a 5-star rental. Definitely would not recommend. "

- "I stay at the property for a girls weekend with my daughters. The pictures, while very accurate, do not do it justice. This modern studio flat is quaint while also being cool & hip. It was SUPER clean, we had everything we needed. It’s decorated with many fine, intricate, & tasteful decor. The shower is delightful, if all you need is a small studio space. The part I didn’t expect (because there are ZERO pictures of it) is the OUTSIDE surroundings. This little studio cottage is nestled right off the road but is surrounded by massive pine trees and wonderful natural foliage. And the windows are done in such a way as to have a grand view! To be honest,it could have been a Motel 6. When I saw the grandeur of nature ensconcing the apartment, I was awe struck. The entire weekend was perfection! Iris & Yuval are gracious hosts and we will most definitely be returning!!!"

This special place is close to everything, making it easy to plan your visit... easy I-90 access... 15 minutes to seattle, 10 minutes to bellevue, 15 minutes to Redmond and 25 minutes to the Pass .. driving into the Seattle for a game or concert at one of the stadiums is extremely convenient and quick if timed right to miss traffic…situated on 3 acres with Lewis Creek running thru it, can also walk out to the park and take a trail to the lake with a little sandy beach and be there in 5 minutes, enjoy a little bit of country close to everything. You'll feel like you're in the country but costco,and every major grocery store is less then 2 miles away!! :)

The bedroom is situated in the loft and requires you to climb a relatively steep set of library ladder stairs to access, but is very cozy. Old and arthritic people like myself can still get up there, but it’s not as easy as it used to be! :)
There are tv’s both upstairs and downstairs and a comfortable electric fireplace provides both ambiance, and heat if desired.

Guest can access the loft from either the front or the back of the building with the same access code provided. Parking is available in front of the loft along the fence, you’ll see a reserved parking sign to pull up to.
Guest are encouraged to wander around the property and out into the field to take it all in if time permits…You may be greeted by a bark or two from our two golden retrievers across the fence, Max and Samson, but they’re harmless and just like attention. There are several restaurants in the area as well as an incredible amount of delivery options, so your food choices are plentiful.

★ MAINTENANCE ★ - If a maintenance issue arises at the house, we will do our best to correct the issue as quickly as possible. We ask that our guests be patient and understanding with “fix it” requests. Emergency maintenance issues will be corrected before any minor issues. Examples of minor maintenance issues include the following: Failed blinds, curtains, light bulbs, a slow toilet flush, etc.

Sadly, our home is not suitable to accommodate pets. Anyone found to have brought a pet of any kind onto the property will be fined $500 and asked to remove it immediately.

★ POOL/SPA KEY ★

The key to the pool and spa area is provided to you in the home. Please place the key back on to the hook at the property entrance before leaving. Any failure to return the key will result in a $200 fee as a new key must be ordered from management of the complex and the area may need to be rekeyed.

★ EVENTS ★

There are no parties or events allowed at the listing. If the guests throws a party or event, trashes the space, damages the unit, disrespects the property, or has extra guests that are not disclosed/reported in the initial booking, the booking party will be charged a deep cleaning fee which maybe between $500-700. Additionally, a charge for carpet cleaning will also be charged which is dependent on the size of the home.

★ OUTDOOR AREAS ★ - Please enjoy the outdoor amenities. In consideration of the neighborhood and other neighbors, we require guests to adhere to outdoor quiet hours (no music, loud talking or games). Strict quiet hours are from 10pm to 7am, daily. Failure to adhere to this rule can result in an additional fine of $100 per incident. The fee is charged at the discretion of the hosts.

★ CLEANING ★ - The home’s cleaning fee is based on a courteous guest (someone that picks up after themselves, puts dishes in the dishwasher, towels in 1 pile, someone that leaves the place as they find it, etc.). This is not a hotel. If the housekeeping crew finds an unreasonable mess or anything is damaged, an additional cleaning fee of $50 per hour will be charged to the guest for each additional hour of cleaning or maintenance required. There is no smoking of any kind allowed at the property. This also includes any form of cannabis or vape both inside the residence and in the outdoor spaces. If any smoke debris or smell is identified during or after a guest’s stay, a $250 deep cleaning fee will apply.

Also please ensure that the number of guests matches your reservation as each person generates more to clean. There will be a $50 fine per guest at the property in excess of the reserved number.

1.The rules of this community require a simple background check. Please share a photo of your ID and the credit card used for booking in this message thread (Note we do not have a front desk at our property so this is the only time you will have to show this). This information is collected for verification purposes only and is not stored or otherwise used by our team or affiliates.

-Please share a LinkedIn or social media profile if you have no reviews or references.

- Please share the names of each guest staying in the unit and their emails. If you fail to provide this information- there may be a delay in receiving your check-in instructions because we have a strict screening policy required by the owner of the property.

2. A refundable security deposit of $500 will be charged for one-night weekend bookings or at the host’s discretion. Guest will be notified in advance of charge and refunded within 7 days following the checkout if the guest did not violate the rental terms or damage property.

4. SMOKING: whether inside your unit, in a common area or roof deck, no smoking of any substance is allowed. Smoke damage to a unit will result in a $1000 fee

5. KEYS: to return any access keys and remotes with a $50 replacement fee for every lost key and $250 for any remote or entry FOB. The best thing to do after checking out, is take a photo of your keyset, and text us you've left the keyset behind and have checked out.

6. By completing the booking, you agree to be bound by our rental terms and conditions.

7. Please take shoes off at door entrance.

8.Noise and neighbors- must keep noise to a minimum and reasonable level from 9pm till the next day. This is not a party house. If any issues with noise and parties, whether small, medium, or large, we will submit a claim and not return the security deposit we hold.

-We use noise monitoring sensors (Noiseaware) to detect noise (not recording), and if we receive notifications of excessive loud noises, we reserve the right to evict you after several attempts of us asking you to reduce noise.

-Background checks- we use Autohost to check backgrounds and may need to collect more information to go with your IDs and credit cards. We reserve the right to cancel the booking if you do not pass or or have any bad history.

- You Must accurately share how many guests are coming. If the number exceeds that, there will be a $500 minimum fee for each guest per day.

Our guest house is situated in a quiet and safe neighborhood within the award-winning Bellevue School District. It's less than a mile from Bellevue Community College & Transit Center and just minutes from Amazon, Microsoft, and T-Mobile. With quick and easy access to I-90/405, you're close to parks, Factoria Mall, shopping, and restaurants, and only 10 minutes to Downtown Bellevue and 20 minutes to downtown Seattle. Explore nearby Bellevue, Kirkland, and the greater Seattle area with ease.

Please note, our Guest Suite is located beneath our kitchen and living room. You will need to walk down the 10-plus stairs to the side of the house to access the basement. We want to be upfront and transparent about this to set accurate expectations. There is noise transfer between the upstairs and downstairs. Our weekdays start at 6:30/7:00 AM, and you may hear us walking in the kitchen if you're sensitive to noise. We are a family home with two kids and two cats who never enter the unit. Because this is a basement unit, there is potential for occasional noise. However, please be assured that we will do our best to minimize it during your stay.
