Property is in a quiet neighborhood in the heart of Glens Falls. We are about 15 minutes in either direction to Lake George and Saratoga. Our home has 4 rooms, two full baths, a gym, full bar/entertainment area and beautiful lighted patio with grill and fire pit and hottub. Beautiful hand painted furniture around the home with a country chic décor.

The beds were comfy and the rooms were spacious. We loved the pool table even though it was a bit tight for playing and we had to be careful not to hit the walls. The location was perfect between Saratoga and Lake George with plenty of shopping and restaurants only 5 minutes from the house. We loved Morgan & Company for dinner. Would recommend this house and hopefully stay again sometime."

On a quiet street with off street parking , you would never know you are so close to restaurants, shops and museums. Close to the 87 highway and easy access to Saratoga and Lake George, both 15 minutes away.
The space

Newly renovated two bedroom house on gorgeous large lot in quiet safe neighborhood and 10 minute walking distance to downtown Glens Falls. The house was built during the Civil War and has a nice front porch, a beautiful yard abutting a park so it feels like you are in the country although you just a few minutes from thriving downtown Glens Falls where you will find restaurants, shopping and more.

The kitchen has new appliances and stocked with dishes, glasses, silverware and cookware. There are 2 steeps between the kitchen/dinning room and the rest of the house.

There is a newly renovated bathroom on the first floor. The living room is furnished with sofa, Oriental rug, a smart TV, and the electric fireplace.

The only bathroom is on the first floor with bed rooms on the second. The stairs are quite steep and narrow, as is typical of old houses.

The two bedrooms which are on the second floor are charming with sloped walls but have fairly low (6’3”) ceilings so as long as you’re not really tall, you’ll feel cozy. Master bedroom has king size bed plus futon couch/bed, and the other bedroom has two double bed.

There is a washer and dryer on the first floor, parking for one car and shed for bicycle storage.

This wonderful home carries a great welcome home feel to it. Large spacious rooms for gathering. A total of 6 guest rooms are pzrt of the main house. As a separate space there is a third floor innkeepers quarters. It is a full one bedroom apartment with kitchen, full bath, laundry that can be rented separately. This Inn is a remarkable structure with details of original moldings, hardwood floors, pocket doors and various other nuances of its time. It has been brought up to date with all the amenities of todays modern world but carries an incredible timeless old world charm of historical appeal.

We provide a handicap accessible ramp to front door. First floor Victorian Room is designed handicap accessible. Only when booking the entire Inn will there be allowed use of the kitchen and laundry facilities. If the booking is for a single guest room .... all guests will have access and full welcome use of the sitting parlor, living room, dining room and wrap around front porch. Livingroom, dining room and parlor are common areas that are comfortable and spacious and open for your use and comfort.

During your stay
I always make it a point to meet you as you arrive. I want you to feel at home at the Inn. I can give some direction on your stay, where to find things, fill you in on some activities, restaurants and shows in the area. However, if for one reason or another I am not there when you arrive, please text or call me on my cell phone which will be posted inside the vestibule. My intention is to give you your own space and be available only as you choose. If you are booking the entire house with all rooms I leave you to your privacy but always available by phone. I am usually nearby.

There is a 3rd floor apartment offers one bedroom, kitchen, full bath, laundry and private separate entrance. It is known as the 'Top of the Inn" or Innkeepers Quarters. This is designed for the business traveler or those who need a space for more than a few nights. This space is ideal for extended stays, temporary residence, trainees and interim situations . Walking distance to many businesses including the Glens Falls Hospital, Theatres, Travelers, Cool Insurance Arena and a number of various event and work places.

It is a 3rd story walk up with original floors (creak in some spots), window frames, and ceilings throughout. You will appreciate how bright, beautiful, and welcoming this private apartment is.

The space
This space is wonderfully open. It is a 3rd floor walk up. It includes multiple zones of heat for your comfort. My favorite being, the original radiator that heats up the whole place quickly. It also has central air, Wi-Fi, and a work station with charging ports. The kitchen has a standard refrigerator, pure water filter for delicious drinking water every time, coffee maker, 4 slice toaster, microwave, a nutribullet blender, stove top and built in oven, pots and pans, cleaning supplies, dish soap, washcloths and dish towel, salt and pepper, and coffee filter(s). Sugar, and tea are available contactless upon request. There are local Kru Coffee medium and dark roast samples on the second floor for you to try.

The bathroom includes a large 120 gallon 4.5x6 ft tub ( WARNING 40 gallon hot water tank is only able to fill 1/3 of the way every hour) and a separate stand up shower, one toilet and 2 sinks, 3 mirrors, a large closet. Towels, hand towels, wash cloths and floor mats are supplied. Some personal hygiene products are onsite but not promised. If you forget something ask, or you can be purchased at the pharmacy 2 blocks away.

The queens size bedroom has a tv with an older generation Apple TV , all freshly cleaned bedding is washable and there is extra available upon request. The room also has room darkening shades. This room gets loads of morning sun.

Each bedroom is equipped with a noise machine, this is a city with traffic and people. There are 2 bedside lamps, 2 multi style chargers and fans in each bedroom.

The double bedroom with the 2 twin loft has security rails, cleaned bedding for all beds and extra available for your comfort. There is a small tv with Roku near the full size bed.

Fun fact: The loft used to be where my parents slept when they were in their 30’s and 40’s. My brother, sister and I used to climb up to watch the “Wonderful World of Disney” with my parents. Then it had no rails and to my knowledge no one has ever fallen. They were just installed in 2020. (There have been lots of head bumps though.)

It may be best suited for younger guests. There are plenty of outlets to plug in streaming devices or a noise machine if you are a light sleeper. This bedroom gets the afternoon sun and has room darkening curtains.

The dining area and eat-in kitchen have seating for up to 10 people. (Cloth napkins, and a leaf for the table are available upon request.)

The living room is carpeted. the queens size sofa pulls out. There is extra bedding to make it into a bed including a foam mattress pad for your comfort. It has a large television with Apple TV and a few extras. There is also and antenna for local television (weather condition permitting). There is remote control lighting.

The entire apartment benefits from the thermal windows and curtains. When the location gets sun all day it can be bright and warming in the winter. Tuck the curtains behind the radiator in the living room and close all the other curtains, and leave bedroom doors open to keep all the heat in at night. If you use the curtains to your advantage you won’t overheat in the summer and you will be comfortable year round. I lived in this space just before it was an airbnb, so I problem solved all these energy saving tricks for maximum comfort. Leaving the overhead fan on really circulates the cool air from the AC and the warmth from the radiator.

Parking is one designated space in a covered parking garage 2 blocks away.

In the city, limited time 10 minute to 2 hour street parking is currently free. Close by lots have up to 3 hour parking (9am-6pm). Overnight is free in many lots that are one block away in each direction. There is NO OVERNIGHT STREET PARKING. Please ask in advance if you need designated parking for more than one vehicle.

The building is a residential building with 4 apartments. The rentals are on the 3rd floor only. You will have 24hr monitored & secured access to the hall/stairway and private access to your reserved apartment only. We (full-time)occupy the 2nd floor with our 4 dogs. Trespassing, roof access, and illegal acts are prohibited.

Other things to note
All the listed below are now rules that had to be created because common sense and courtesy was not had by all.

If permitted, PET FEE $50/pet each week. Covers additional basic pet related cleaning costs. ANIMAL WASTE must be disposed of outside. All damage or excessive messes caused by bringing your pet will be discussed as soon as possible and payment for repair or cleaning services remitted immediately.

We keep our trash cans in the building. It gets picked up once a week. For that reason, really stinky food waste should be disposed of outside in municipal trash. We do have a diaper genie for people with babies that know how to use it properly.

DO NOT REMOVE BEDS from their locations. We have multiple options all you need to do is ask. Advanced options are a welcome conversation to make your stay be the best! We are here to make your stay amazing, so let us do that. When you communicate your needs, we will help.

The space
This is a studio apartment. Ideal for two, we can accommodate more guests if needed. You will have the cotton bedding and towels, along with a full kitchen. It has a shower with a soaker tub to use after an amazing day exploring the Adirondack region. Although this space is not recommended for small children, with a few minutes of childproofing, a traveling parent could make it work just perfectly. It is possible to fit 4 people, if you like each other enough to hear each other snore.

This space is exclusively your own during this stay. It is keypad entry and contactless in a secured building. All other apartments are designated for other guests and full time tenants. The laundry facilities are for long term guest only unless prior arrangements have been made. The parking garage is approximate 2 blocks away with 1 designated spot.

This beautiful space is located very close (0.3 miles) to downtown Glens Falls where guests can walk to coffee shops, restaurants, bars, boutiques, theaters, & breweries. The private 225 sq. ft studio is centrally located between Lake George, Saratoga Springs, & the Adirondack Mountains. Guests often use the studio to reset between adventures, while others choose to stay in & watch movie marathons (Netflix, HBO NOW, Prime Video etc). Seamlessly self check in & out via the keyless digital entry.

The space
This smaller private rental, is attached to (but completely sealed off from) an 1899 Victorian home. Guests can expect a small sitting area and workspace, mini refrigerator (with refreshments), microwave, 32" wall mounted LED TV (with streaming app access), small outdoor patio, clothing bar with wooden hangers, iron/ironing board, and other amenities such as shampoo, conditioner, soap, coffee and tea. The airbnb is self check-in with a digital keypad entry and is perfectly suited for a business trip or a recreational weekend adventure, all just a short walk from the growing downtown Glens Falls. **Please note that the bathroom is small/narrow and the toilet is somewhat cramped but the shower is standard stand-up size**

Guest access
Guests will have access to the entirety of the rental unit. It is sealed off and insulated from the rest of the house to ensure privacy and sound reduction. The only shared space is the driveway where guests are encouraged to park on the right (when pulling in) so that our full time tenant (in the other unit) can charge their electric vehicle.

Other things to note
1. The bathroom, though recently renovated, is narrow and small. The shower is standard size (stand up 3' x 3') with a glass door, but the toilet is somewhat cramped.

2. Though very well insulated from the connected home, it is possible that some sounds will still be audible (though muffled). I like to describe it as a quiet apartment building with only 1-2 other people in it. You shouldn't hear much but you might hear occasional staircase usage for example. I am including these attributes in full transparency so that guests can know exactly what to expect. Please reach out with any questions! Thank you.

Our smart lock system on the 3rd Floor allows you to access the apartment itself by simply entering your private entry code into the keypad to the right of the apartment door. This code is unique to you and will be provided in your Check In Instructions.

Other things to note
Although you are tucked away in your private third floor retreat, there is still a potential for street noise on the street below, since it is located on a main road. Closing the windows will ensure much a much quieter stay.

I purchased this Craftsman home, built in 1925, then renovated it from the studs out. Everything in the house is brand spanking new!

Please enjoy the open living space on the ground floor. the front porch is furnished and perfect sit and read the paper, have a cup of coffee or a glass of wine and say hello to the locals. Or read the paper on the back patio and be entertained by the neighborhood squirrels. Coffee is available 24/7. You can make yourself at home.

During your stay
This is a non-smoking house. I live with my 2 cats, Jack and Diane, so, please bear this in mind if you have any allergies. I'm also the "chief pie baker" for Auntie Mame's Pies, so, there's usually something coming out of the oven for you to taste test if you decide you'd like to.

Glens Falls truly IS the hidden gem in Upstate New York...We're home to the World renowned Hyde Museum with spectacular masterpieces never seen before, the Chapman Museum, chronicling the rich history of Glens Falls founding, industry and society. Fine dining is excellent here with Morgan Co, Craft on 9, Farmacy, and Raul's to name a few. As well as the reopened Coopers Cave Brew House (people come from all over the US to sample their special beers). Lake George is resplendent with great events every weekend, and the Lake is spectacular.
For the "leaf Peepers"...you couldn't find a more beautiful area for your enjoyment and photographing...and of course, the racing season in Saratoga is only 15 minutes away.

Quiet neighborhood and a couple blocks walk into downtown Glens Falls, with 2 theaters, the Ice hockey stadium, history museum, many restaurants, live music and art galleries.

On a quiet street with off street parking, you would never know you are so close to restaurants, shops and museums. Close to the 87 highway and easy access to Saratoga and Lake George, both 15 minutes away.

The space
Newly renovated two bedroom house on gorgeous large lot in quiet safe neighborhood and 10 minute walking distance to downtown Glens Falls. The house was built during the Civil War and has a nice front porch, a beautiful yard abutting a park so it feels like you are in the country although you just a few minutes from thriving downtown Glens Falls where you will find restaurants, shopping and more.

The kitchen has new appliances and stocked with dishes, glasses, silverware and cookware. There are 2 steeps between the kitchen/dinning room and the rest of the house.

There is a newly renovated bathroom on the first floor. The living room is furnished with sofa, Oriental rug, a smart TV, and the electric fireplace.

The only bathroom is on the first floor with bed rooms on the second. The stairs are quite steep and narrow, as is typical of old houses.

The two bedrooms which are on the second floor are charming with sloped walls but have fairly low (6’3”) ceilings so as long as you’re not really tall, you’ll feel cozy. Master bedroom has king size bed plus futon couch/bed, and the other bedroom has two double bed.

There is a washer and dryer on the first floor, parking for one car and shed for bicycle storage.
