We invited a third guest because the house sleeps “10.” The tree of us wanted separate rooms so he slept on a pullout on the first floor for privacy. Sheets and pillows for the pullout were nowhere to be found. Our friend left. Vacasa will text and email you non-stop providing no value compared to other properties we stay at. Long story, 2 bedrooms with additional place to sleep others if sheets and pillows were available. Massive fees from Vacasa with borderline harassment communication, communication, and texts."

Village Haven is just what it sounds like. It is a haven for guests to rest and recharge, and yet be right in the beautiful village of Grafton, Vermont. Village Haven is a large apartment above our barn with its own private entry. There is a lovely king size bed, as well as a comfortable day bed, should you need to accommodate another guest or child. There is a well appointed kitchen with a double sink, a microwave, toaster over, single electric burner, a coffee maker and a mini fridge. All linens, towels, dishes and soaps are provided. There is a lovely round farmhouse table and comfortable leather chairs, benches, all with a view of the village. Village Haven has a large new beautiful bath. The bath has a marble two sink vanity, a deep bathtub as well as a shower. Village Haven is directly across from the charming Town Garden, and next door to the Village Blacksmith shop. You can park your car and never move it during your stay. All that Grafton has to offer is an easy walk away. In winter you can cross country ski right from the door. Come visit Grafton's galleries, and shops. Come eat in our restaurants. Come bike, ski or walk on our trails. You'll be so glad you did!

This converted one-room schoolhouse is in historic Grafton, Vermont. The house has many of its historic features. It is fully heated and has a backup wood stove. The house sits on 22+ acres most of which is wooded.

On the first floor there is a living room with a dining area, a kitchen, one bedroom and a bath. The bedroom has a double bed. The kitchen has a stove, a full refrigerator, a microwave and is fully equipped. The bathroom includes a full-sized whirlpool bath with a shower.

The second floor includes a queen bed and two single beds and lots of room for cots for extra people. The exposed original beams add a unique element. This room is accessed by a staircase and has full windows and standing room.

Grafton is a historic town with includes an inn, a store and other amenities. There is a cross-country ski / mountain bike area with groomed trails and rentals.

Okemo resort is a short distance away. This resort has a large ski area in the winter and golf in the summer. There is access to hiking, swimming, biking and other activities. The Manchester outlet malls are within easy driving distance.

The Space

Outside is a pool which is amazing for those who stay during the summer months, and a hot tub with a view that will take your breath away is available year-round. There is also an outdoor firepit, a fun activity is to hunt for firewood in the nearby forest, then gather around and enjoy the warmth and glow of a crackling fire while sharing stories and making memories. Plenty of firewood is available as well.

The family room on the main floor is great for movies and family fun, it has an open space concept design, a great fireplace that will keep everyone nice and toasty during the colder nights.

The guest/game house has three bedrooms and two and half bath on the second floor, and the game room is on the first floor.

There is plenty of parking on the driveway and there is a paved section of the driveway with a basketball hoop that’s ready for game time. The outdoor patio is perfect to enjoy the summer weather, garden atmosphere, outdoor BBQ’s, and stargazing. The well-groomed yard is great for activities such as volleyball, horseshoes, bocce, and sledding. There are miles of trials for nature walks and hiking.

The Perfect Day

In the winter, wake up early to hit the slopes, come back to the house to eat lunch and warm up by the fireplace, then head over to the Windham Hill Inn for fine dining of the best seasonal cuisine like cider Brined Pork Chop, at night relax as a group with a movie and some popcorn.

For the Summer or Fall, sharpen your golf game at the Tater Hill Golf Club, enjoy a lunch and a cocktail at their clubhouse restaurant, take a late-afternoon hike on a picturesque trail, and finally enjoy an outdoor BBQ during the sunset with a fun yard game.

Don’t forget to cool off with a refreshing dip in the pool! The views are absolutely breathtaking, a real treat for summer guests and something you will look forward to every day! In between swims, hunt for firewood in the forest and pile it up next to the outdoor firepit, ready to burn as the sun sets.

The Neighborhood

Windham is a small, historical town with a warm, local atmosphere. There are plenty of stores within minutes of driving for all of your supplies and groceries. Experience farm-to-table dining at cozy inns and restaurants, as well.

If you like to cook, locally owned and operated farms provide the freshest produce, eggs, meats, cheeses, and baked goods. The eggs are a special delight, their golden yellow yolks are perfect for making omelets or boiled and cut up in a salad. You can pair your food selections with local wines and beers, which can be purchased either directly from the wineries and breweries, or in any number of shops and stores.

For guests saying during the warmer months, the berry picking (June to October) is also very popular, as is fishing in the lakes and rivers, or you can go boating, rafting, and tubing. The swimming pool is open from the end of May to the end of September, the actual dates depends on weather.

For those who love to fish, the lakes and rivers are stocked with trout, and there are local fish to catch as well, bass and pike to name a couple. You can fly fish, cast and reel with lures, or use live bait, whichever format you wish to choose! And in Manchester there is a fishing school which can teach you techniques to increase the chances you go home with a trophy or meal for the family.

In addition to the fishing schools, Manchester has a ton to offer: great restaurants and bars, cute shops and art galleries, and a large discount outlet mall for premier clothes and accessories at great prices. For those looking for something sportier, you can learn how to drive off-road with the Land Rover Driving Experience school, and there is a shooting school to improve your hunting and target shooting techniques. There are museums and Lincoln’s family home to visit, as well.

The VAST trails are very close to the property, perfect for a group of vacationing snowmobilers in winter, or a group that wants to hike and see Vermont’s nature up close, see it come alive in spring, or those great sounds, smells, and sights of autumn.

Our classic Red Barn houses a spacious, contemporary studio apartment above the Garage (please also see listing # 911915 for our main home across the driveway). The vintage barn studio offers an open living plan with a Queen bed, a fully equipped gourmet kitchen and a cozy seating area with an electric fireplace. Once an artist's studio, it is adorned with beautiful antique wide planks everywhere and offers a vaulted ceiling. The loft space above has a twin bed. Our deliberate and painstaking efforts to reduce, reuse and recycle is reflected in the reclaimed fittings and furnishings all over the studio. The combination of old materials, local artisanship and modern industrial design has resulted in a comfortable and contemporary space that is simply beautiful. The meticulously designed kitchen comes complete with high end built in appliances, all cookware, most basic ingredients and a refrigerator stocked with essentials in order to make your arrival comfortable. You will find a selection of teas, coffee, spices, condiments, etc etc.

There is a queen bed in the barn. The dining table can seat four. The bar counter has two seats. The sitting area has two comfy armchairs beside the electric fireplace.

The bathroom is small but newly renovated, clean and functional.

Home has a 47' LCD TV with streaming Netflix and Hulu services. No Cable. Fiberoptic Wifi signal is good for remote working.

Look closely and you will find that most of the furniture is designed from the barn's old window shutters and antique wide plank heart pine found in the attic from 1840's. The kitchen counters are hand crafted from extinct American chestnut and antique oak, sourced from a local 1790's barn.

Three large bedrooms (two rooms each with a queen bed and a third room with three twins and a queen sized futon couch) – perfect for two families. Can accommodate up to 8 very comfortably. A few notes: We are at the top of a hill, and although the roads are plowed in the winter, there are numerous locales that are best reached by a vehicle with AWD or 4WD. It is not necessary for getting to and from the house though.
We allow pets; we have a pet fee($75 per stay) and a maximum of 2 dogs. We request that you bring your own dog towel, and no dogs are allowed on furniture/beds.

- "Blue Flyer Farm is a wonderful farmhouse in rural, southern Vermont. We rented the house for 3 weeks, but had to leave early due to a skiing accident. The house sits on a beautiful piece of land and the owner has access to some additional land behind the house. The combined property is perfect for walks, snow shoeing and relaxing. Hilda allows pets and our pup loved it! Blue Flyer Farm comfortably sleeps and feeds 6-8. We did most of our own cooking without a problem. Fireplace is awesome once I learned how to properly use it! The home has excellent wi-fi for those needing to stay connected. Mobile service is not great in the location, but with wi-fi we had no problems. The property owners are very nice and responsive. We had a few minor requests prior to our stay which were accommodated. Hilda could not have been nicer or more helpful when we had to leave early. Lastly, the property is very well described. It is well located near a number of great ski resorts - Okemo, Bromley and Stratton. We skied Okemo and it was an easy 35 minute drive. Lowell State Park is about 10 minutes away and Jamaica State Park is about 30 minutes away. Each are gorgeous and perfect for a moderate hike with the pup. Weather permitting, people were X-Country skiing on the lake at Lowell State Park. This is a great place to stay if you want to take advantage of the outdoors and southern Vermont. The house is nicely done and very comfortable and relaxing. Highly recommend."

The home is perfect for families or a group of friends looking to make some memories. Several family rooms, a game room and plenty more.

Four bedrooms are spread on three floors and can sleep up to 15 guests, with 3 bathrooms one on each floor. All bedrooms have incredible mountain views and easy access to a bathroom, and we provide fresh towels and linens for every stay.

Two very cozy family rooms on the main floor are great places for entertainment and gatherings of friends and family. Enjoy wood fireplaces and TV’s that each has to offer. There are two decks of each of the family rooms with incredible views of the mountains.

On the main floor is a full-stocked kitchen, with great appliances that the group’s chef will love, and plenty of silverware and plate ware for the house. All you need to do is bring the food! The dining room table seats up to eight, and there is a wood fireplace in the family room that will keep the area nice and toasty.

The game room on the lower level, with original arcade games, bowling game machine, TV, a table for board games or playing your favorite card games, fire stove with plenty of firewood. It is a great place to relax after a day on the mountains, playing games while watching the game on TV.

Out back is a very nice stone gazebo, with a fireplace and a gas grill, perfect for enjoying those beautiful Vermont days and nights, grilling your perfect BBQ and enjoying the fireplace. The fireplace is huge, you are welcome to burn any downed trees and branches you find on the property.

The property has a back up generator that powers the entire house in the event we have a power outage.

Guest Access:
Camp Greenwood features two tiny homes, Sage House and Thistle House, plus a sauna and a private pond on seven acres of peaceful woodland. The entire tiny house and surrounding grounds (including sauna and pond) are available for guest use. Please note, while Sage House does have its own dedicated outdoor area with Adirondack chairs, Weber grill, and Breeo firepit, both the pond and sauna are Camp amenities, which are shared between both tiny houses.

The Neighborhood:
Chester is a charming quintessential Vermont town that is dubbed the antique capital of Vermont and known for its historic downtown, beautiful stone village, and thriving arts scene. The nearby towns of Grafton and Ludlow are equally as charming and full of outdoor activities like skiing, hiking, fishing and swimming.

Other Things to Note:
Sage House has potable, filtered water, which runs through a custom filter retrofitted for our tiny home. This leads to water pressure that can be a little lighter than what you may be used to at home!

Bringing your pup along? They are totally welcome with an additional $100 pet fee. Just add your pet to the reservation when booking.

Please note that Sage House is a non-smoking residence (both inside and out). Any violation of this rule will result in a $500 fine.

- "We truly enjoyed our stay at Sage House!! The tiny home was everything we needed for a short weekend getaway! We met the owner when we first got there and he was very friendly and welcoming! We stayed with our 6 month old Rotweiller puppy. She really enjoyed exploring the property and running through the snow. We were also able to enjoy the sauna on property which was a nice relaxing touch. The sleeping loft was very cozy with a very comfortable mattress. Although we did not utilize the kitchen to its fullest extent, it was well equipped with everything you would need to make a meal. The electric fireplace was a nice touch and added an additional heat source! We did get about 6-12 inches of snow overnight during our stay, but snow removal was done before we even woke up to start our day! It was the perfect home away from home! We would love to stay again in the future!!"

The Timbery: This is a brand new, fully handmade, timber frame "tiny" house. The house is nestled in the forest, accessible by foot. With 17 vertical ft. of floor to ceiling windows, this property represents a unique experience to fully immerse yourself into nature. It is like lying down on the forest floor and looking out the front of your tent. Except instead of wet sleeping bags and dirty hair, you enjoy a queen sized bed, in home theater, full kitchen and 71in soaking tub.

Whatever you have come to Vermont to do, this place has it for you: the property is located less than 25 minutes from 5 major ski resorts with Magic mountain at only 5 minutes away. This is a healing place that serves a tired skier or a stressed professional who wants a new work venue. It is 25 minutes from Manchester which boasts incredible fine dining, spas and outlet stores. Within 20 minutes, you will find maple sugar houses, breweries, mountain biking parks, cross country skiing venues, zipline adventure parks, apple orchards and much more.

PLEASE READ!
The house is nestled into the dense forest approximately 400ft from the driveway and is only accessible by foot. As much as this is a house, it is an experience. It is located in quintessential VT, where 36in of snow can very easily fall in the night during winter months, mud season is indeed a mud bath and fall brings heaps of falling leaves. What ever the season, you are one with nature here. In the event of large snow storms, it can and often does take our snow removal team up to 3 days to get our property done. There are snow shoes at the trail head for snow storms. They are yours to use if you wish. If you wear designer shoes to the house between April and July, you will not recognize them anymore. In short, the trail is only about a football field long, and that can be a (breathtaking) 5 minute walk in 3 feet of fresh powder, but keep this in mind that you don't go straight from the car door to the front door. Further, this is one of two properties on the estate. Both properties are rented, but this is a very private house. An acre of dense forrest separate the houses, and the Timbery has a private entrance and path. In the event your car cannot make it up the private driveway, it is acceptable for you to park in the "apple orchard" and the bottom of the driveway. We ask that you respect the privacy of any guests that may be renting the other cabin.

Other things to note
The owner spent a year in the woods crafting this unique experience to share with guests. This is his pride and joy. Almost every single thing in this space from the walls to the furniture were hand-made , and while it is certainly not "a museum" we have placed emphasis here to ensure that the property is treated with utmost respect. There is zero tolerance policy for smoking, visitors/parties of more than 3 guests (without express permission,) fires outside of/larger the fire container, infringement upon other guests privacy, and pets (without express permission.) Any violation of these rules will be handled to the strictest extent possible.

Looking to ski/snowboard at Okemo, Stratton or Magic Mountain and need a place to stay? The Vermont Sugar House offers a perfect combo of hotel and camp life but with AC/ heat and wifi, but note there is no running water. Enjoy private accomodations with a comfortable night's sleep in a fluffy white bed, watching Netflix from the mounted smart TV. Lounge in comfortable fresh robes, play a board game or WFH. Located 5 min from the cute main street of Grafton.

The space
Private entrance for this stand alone 200 sq ft bedroom. Inside is a queen size bed, two person dining table/chairs, smart TV with netflix, medium fridge, microwave, complimentary coffee pods for coffee machine, hotel style robes, two person board games, AC and heat. There is no indoor bathroom, only outhouse, no running water. During warm months, the ouhouse has a sink to wash face/brush teeth. We understand the outhouse is not for everyone, so friendly reminder this is a "glamping" type space.

Guest access
Access to your room, blue chairs around firepit, walking access through orchards and anywhere in front field during warmer months. The chairs are not out during the winter.

Other things to note
Friendly reminder, there is no indoor bathroom, only outhouse, and does not have running water, but in the summer there is a pump that provides water in the outhouse to wash hands/brush teeth.

Tucked in the upper story of a late 1700s home, this spacious apartment offers privacy, tranquility and modern convenience. A half-mile walk/drive to historic town center.

The space
This apartment has its own entry, a welcoming door original to the house. In the foyer is a coat and boot rack. The apartment is up a flight of stairs. To the left is one large room with full kitchen, window dining and convenient laundry. To the right is a spaciously combined living and sleeping area. The bed is queen sized with a new latex, cotton and wool mattress. Linens are all cotton. A stylish clothing rack with shelves is provided in lieu of a closet. The curtained picture window opens to a serene view of the backyard and forest. A private bath adjacent to the sleeping area features a single shower stall.

Guest access
The entire furnished upstairs apartment is yours to settle into and enjoy. There is another bonus room upstairs in this unit which is locked off. Housekeeping stores supplies there.
You'll also see in the downstairs foyer a door (locked) which leads to the owner's living space. There is another Airbnb listing in the property as well. Everyone has their own exterior entrance to their own private space.

Other things to note
We want our guests to be comfortable and have taken steps to install Tesla back-up home batteries, insulate windows, update heating, provide air conditioning, etc. This being said we do ask that guests be mindful of the cost of heating such a large home and not simultaneously open windows while cranking up the thermostat.

It's Vermont. Guests may need to use our wi-fi for phone calls if their mobile carrier does not offer service in the area. AT&T and Verizon do seem to have strong signals in Grafton.

You may be asked to move your car (to another part of the driveway) when the snow plow comes through.

Note that there is no television but you are welcome to use our wi-fi for streaming on your personal devices.

This private 2-story 1970s apartment, recently updated, is attached to a house built in the late 1700s. Expect nostalgia & modern convenience. The best of both!

Slow down by the Saxtons River. Walk/drive to the village. In quintessential Grafton you may dine, hike, swim, x-country ski, shop & more. A taste of cheese, anyone?

The space
The entire Airbnb rental space is attached to but separate from the rest of a historic home. The two-story apartment is on the far right (white door) and closest to a red barn when looking at the property from the road. Parking is on site.

Each entrance to the Airbnb has steps and handrails. The entrance in front (white door) is along the Saxtons River and the other faces the back of the property with a serene lawn, trees and boulders.

Downstairs are the kitchen with dining area and the living room.
Upstairs is the bedroom (queen bed, new mattress) and a bathroom featuring a shower only. The downstairs bathroom offers a tub/shower combination.

The owner of the property lives in the main part of the house (porch entrance in middle, green door) and a long-term tenant rents above the owners's living space (far left entrance, yellow door).

The entire Airbnb apartment is yours during your stay. No one else comes in and out of your space while you are there.

There is an outdoor seating area for guests at the apartment's rear entrance. A charcoal grill on the adjacent owner's patio is also available for guest use.

Other things to note
We want our guests to be comfortable and have taken steps to install Tesla back-up home batteries, insulate windows, update heating, provide air conditioning, etc. This being said we do ask that guests be mindful of the cost of heating such a large home and not simultaneously open windows while cranking up the thermostat.

It's Vermont. Guests may need to use our wi-fi for phone calls if their mobile carrier does not offer service in the area. AT&T and Verizon do seem to have strong signals in Grafton.

You may be asked to move your car (to another part of the driveway) when the snow plow comes through.

Note that there is no television but you are welcome to use our wi-fi for streaming on your personal devices.

This unique home is nestled in the enchanting woods of quaint Grafton, VT. It is the perfect getaway for your Vermont adventures, and an efficient abode for remote working. There is magic to experience in every season on this beautiful property, with a fire pit and hiking trails outdoors, and a wood stove and cozy nooks to stay warm indoors. The space
Built in the 70's by my father, an antique dealer, this funky home has qualities of 17th, 18th and 19th century architecture. Though it has antique charm, it is equipped with modern day amenities.

The property is surrounded by woods, with a big yard wrapping around the house. The VAST trail crosses the bottom of the driveway. There are trails to walk and hike right from the property.

- Both sets of stairs going upstairs are narrow spiral staircases. If you or your guests have any major physical limitations, or if your pets do, please consider this.
- The house is not architecturally a cabin, though it has cabin-y/lodge-y qualities and vibes. It is indeed RUSTIC Vermont.
- I occasionally need to use pet-safe bait traps for mice, especially in the autumn months.

This is Vermont - some things to know:
1. Power occasionally goes out for brief moments of time. **This will effect WiFi, not the landline phone.
2. We share the property with furry and feathery friends.
3. Nature happens - a mouse or an insect may come inside, a woodpecker might peck on the roof, a chipmunk might bark at you outside (they think they own the place ;)
4. Weather happens - getting snowed in, mud season on a dirt road, hurricane season flooding, heat waves without air conditioning.
5. Snow tires and/or 4 wheel drive are recommended in the winter time.

Charming historic fully renovated one-room schoolhouse featured on the HGTV show "You Live in What?."

The space
This charming converted one-room schoolhouse is located in historic Grafton, Vermont. The house has many of its historic features and offers one of a kind Vermont charm. It is fully heated and has a backup wood stove. The house sits on 22+ acres most of which is wooded. The house has a large fully screened porch to enjoy in the warm weather. The home is located on a hard dirt road that is maintained by the town.

On the first floor there is a living room with a dining area, a kitchen, one bedroom and a bath. The bedroom has a double bed. The kitchen has a stove, oven, a full refrigerator, a microwave, coffee maker, and is fully equipped for all of your cooking needs. The bathroom includes a full-sized bath with jets and a shower.

The second floor is a sleeping loft. The beautiful and unique room with original exposed birch tree beams includes a queen bed and two single beds as well as plenty of room for cots/air mattresses for extra people. The home also includes one twin bed air mattress and two extra twin bed mattresses that can be used for extra sleeping space. Upstairs is accessed by a staircase with no separate door. It has full windows and plenty of standing room.

There are many puzzles as well as indoor and outdoor games.

While cell phone service is sometimes unreliable there is strong wifi and a landline for emergencies.

Other things to note
Grafton is a historic town which includes an inn, stores, and other amenities. There is a cross-country ski/mountain bike area with groomed trails and rentals. The house is also close to the picturesque town of Chester which has stores, restaurants, and coffee shops.

Okemo resort is a short drive away. This resort has a large ski area in the winter and golf, mountain biking, and other outdoor sports in the summer. There is easy access close by to hiking, swimming, biking, and other activities. The Manchester outlet malls are within easy driving distance.

Located next to our Tuttle House and across the street from the Community Garden, this house has 3 bedrooms, to include 2 queen bedrooms and 1 king bedroom, a full kitchen, 2 tub showers, 1 enclosed side porch, and a lovely front porch. It is dog friendly and also has a washer and dryer.

This beautiful circa 1850 farmhouse is nestled between two rivers. While it feels secluded, it is located right in Grafton Village and only a two minute walk from the Grafton Inn.

There is an attached barn that has been converted to a great room with large fireplace and bar. We have a collection of bikes, tubes and snow shoes in the garage that guests are welcome to.

The space
Relax in a rocking chair on the front porch with a glass of wine or on the back screened-in porch that overlooks the river. The large master bedroom boasts a king-sized Tempur-Pedic bed and a view of the river, which will lull you to sleep at night. Upstairs there is a bedroom with a full size bed and two twin beds. There is a second bedroom upstairs with two more twin beds. There are full bathrooms on each floor and an additional powder room by the living room.

The kitchen is a small galley kitchen but has everything you need. There is an attached barn that has been set up as a large family room that has a roaring fire place, cozy couch, large television and a bar.

There is a bedroom and full bathroom in the upstairs of the barn. This room is not included in the bedroom count and we ask that it not be used. Please note that from November 1st to April 1st, the barn bathroom will be winterized. The only heat in the barn is the wood stove and fireplace. Sliding doors open up to the fenced-in back yard that leads to a wide sweeping river.

Most homes in town do not allow children because they are filled with antiques, but we pride ourselves on being family friendly. There is a ravel crib, a sound machine, and a high chair. We have a kids area that is stocked with toys, books and there is a large selection of children's movies on DVD.

Our favorite thing to do at the house is play in the river. Between the two large rocks is a 4-5 ft deep swimming hole. This property is so peaceful and serene, it is like a retreat. You will leave feeling completely refreshed reinvigorated.

Guests can access the whole house, barn, yard and river. We want you to feel completely at home. Help yourselves to any food that is there or if you forget a jacket, feel free to borrow one of ours.

Please note there is a trash shed in the driveway. All trash and recycling will need to be put in the shed at the end of your visit.

Our lovingly restored gem is located >2 miles outside the historic town of Grafton, Vermont. A lovely walk or 10 min. bike ride from Grafton Inn & Tavern (live music!), General Store, shops, museums, tennis. >3 miles to the Outdoor Center hiking, biking, Nordic skiing & swimming. Direct access to the VAST trail system and easy drive to Okemo, Stratton & Lowell Lake. The house is a well appointed 2 bedrooms, 2 baths. Guests love the spacious common areas, inside and out, all in the school theme.

The space
Important features:

-Directly access to the VAST Snowmobile System (Vermont Association of Snow Travelers). If traveling with a snow mobile trailer, please let host/ co-host know for guidance on parking on premises (yes, we have room)
-Home is located on a dirt road, 4 wheel drive is recommended. Especially helpful during Vermont Mud Season (~April) and winter season (~Dec-April)
-This house is equipped with a house battery back up system. In the event of a power outage the battery system will prioritize the heat, water, lights and outlets. To conserve batteries the system will not power: range, dryer and water heater. So if power goes out during that time best not to use the range, dryer, and water heater.
-Property is 2 miles from the Historic Grafton Inn with live music @ the Phelps Barn, dining, and events. Please see events calendar here and we highly recommend making a reservation at your time of booking our home to ensure your seat.

Grafton is a quaint, quintessential town that makes for a great place to relax with family and friends. There is a local market, pub, and the Grafton Ponds - all within walking distance.

The space
The Deanery is located in Grafton Village. It's a short walk to the Grafton MKT, Phelps Barn Pub, and all that Grafton has to offer. The Grafton Ponds are only 1/2 mile away! If you want to relax and unwind, Grafton is the perfect place to be. However, if you want to venture out, you are within driving distance to many cool places. We love to visit local restaurants & breweries, fly fishing locations, ski mountains, local shops, and so much more!

The home was built in the 1850s and is listed on the National Historical Registry. We 're thankful to be part of such a special place. For your use are 5 bedrooms, 2 baths, a yard to play in, and an amazing glassed-in porch. From the front yard, you can hear the Saxtons River that runs through town. We have most of the amenities you would enjoy at home, and just know you will be comfortable here:) You can even use your own userid & password for the available streaming services and cozy up on the couch to watch a movie. We do allow dogs if they are house trained, but no cats please. Just pick up after your pup.

Grafton has little-to-no cell reception unless you have a local carrier, or AT&T. You should be able to do VoIP, if your carrier allows, through our Wi-Fi. There is also Wi-Fi at the MKT and Phelps Barn Pub.

We have all the things there that you would typically have in your home, as we like to have stuff here when we are here. So, feel free to use any of the supplies in the house. You are welcome to any of the stuff in the kitchen, too. You can even use your own userid & password for the available streaming services and cozy up on the couch to watch a movie!

We have tennis racquets on the porch as well as croquet. There is a pickleball court down the street - we have the gear on the porch. The yard is a great place to hang out. We love listening to the river, grilling out and having fun! There are lots of games and puzzles, DVDs, and beach towels. We have a gas and charcoal grill in the garage. Forgot something? The MKT is a hop, skip and jump away, and has lots of items.

It is a great place to relax and enjoy all the things that Vermont offers. We are walkable to Grafton Village (approximately .3 miles) which has many great offerings for shopping, dining and photo ops.

The space
Thank you for choosing River Run! We are adjacent to the Saxton's River for your enjoyment! Our space feels very private and remote, but we are right outside Grafton Village (approximately .3 miles and walkable)!

Enjoy sitting by the firepit, on one of the three decks on rocking on the front porch with a beverage of your choice. We also have a great screened porch overlooking the river - perfect for reading a book.

The kitchen is large and ready for you to make your masterpiece! We have all you need for pots/pans, etc. Anything that is there you are welcome to use (spices, food, etc). Unless there is a brisquet.... please don't eat that one! HA The rest, have at it.

We are family friendly! In the non-winter months we have bikes and outdoor games and in the winter there are sleds for you to use (there are lots of hills in the area) The tv's are set with spotify, youtube tv, netflix and more. Please do not sign us out.

We love to hang out by the firepit and enjoy the river. We have a swimming hole in the summer (to the right of the house). There is plenty of space to spread-out and play outdoor games.

The White Gates House is owned by the Grafton Inn and includes a large double living room with working fireplace, a large entryway, and a half-covered patio off the living room. There is a fully equipped kitchen with a large formal dining room, a small powder room, and a small bedroom with a double bed on the first floor. Upstairs there is a suite with a queen bed and bathroom, and two additional bedrooms with queen beds and bathrooms.

Step into the open concept and instantly feel a warm, calm vibe via natural light and fresh decor. The great room greets you via a huge 12 foot bay window overlooking the Saxton River and a beautiful sprawling horse farm in the distance. It includes a fireplace, smart and apple TV, reading nook, games and a sectional that can fit an entire family.

On the other side of this space, the brand new kitchen and dining areas are fully loaded so you have the option to cook a feast, make a charcuterie board w local goodies or simply brew coffee to enjoy on the Adirondack chairs.

Each bedroom has a different ski mountain theme featuring VT locally sourced materials, products made in the USA, and hand-picked antiques from the New England region. Open any window, throughout the day or night, and be immersed in nature sounds from the babbling river and roaming wildlife (yes, we have wild everything!).

Both bathrooms have experienced a floor to ceiling gut renovation featuring Vermont stone quarried in the region and custom designed vanities by the owner and commissioned via local artisans.

When heading outdoors, you can enjoy the screened in porch, grill, pond, perennial gardens and large yard space. There are 4 Adirondack chairs + a fire-pit in the front yard and 2 additional chairs under our bay window commanding views of the river and sounds of the rushing creek by day and is our top star-gazing spot by night. When around the property, many also like to wander down the brook inlet to our "listening point" which allows you to fully immerse in the river and skip rocks.

Leaving the property is always an option, the amount of activities to do in Grafton and surrounding areas are endless, however it's common for visitors to kick back, sink in, and totally un-wind.
