Nestled on the top of its own hill, Villa Le Perchoir (“The Perch”) offers complete privacy as it is hidden from the neighbors’ view by its elevation and trees on the south side. The villa provides sweeping views of the Colombier and Flamands landscape on the east and west sides, and from its beautiful open deck on the north side a cooling breeze and a stunning ocean view of Flamands Beach.

Located on the north side of St. Barth, Villa Le Perchoir is ideally located about a mile from the airport and town of St. Jean, and a mile and a half from the town of Gustavia. It is close to most of the island’s many points of interest, including world-class shopping, beautiful beaches, and a host of other activities all within a radius of three miles.

Designed to welcome two guests, the villa is on one level, built on a family property about three hundred meters from the public road. The private drive used for access is shared with neighbors who are all part of the owner’s family, with the nearest the owner himself one hundred meters down a hill. Its exceptional location gives Villa Le Perchoir the advantage of great privacy and quietness not often found on the island.

Coming into the villa, you have a large terrace with blinds where you can relax in a hammock or lounge chairs, or tan under the open sky while your meat or fish is grilling on the BBQ. From this terrace, you have access to the very large living-dining-kitchen area with views of the ocean through our sliding glass doors which run the length of the room.

The inviting living area features a comfortable sofa and chairs in front of a flat screen TV, so you can keep up with the world wide news, look at your favorite DVD or listen to your preferred music via our satellite TV, radio/CD/DVD/BLUE RAY/IPOD dock station surround sound system. The villa has internet wifi access for those of you who wish to stay connected with your laptop. Between the living area and the kitchen is a dining table which we predict you’ll rarely use because you’ll usually choose to eat outside on the gorgeous deck (described below) overlooking the ocean.

The kitchen is fully furnished. You will find utensils, cutlery and many appliances including a microwave, coffee-maker, blender, toaster, table water-heater, etc. The kitchen has an electric stove, oven, refrigerator/freezer with ice-maker, and dish-washer. Fortunately, we practically never have power cuts, but if that should occur Villa Le Perchoir has a no-noise automatic generator which takes over, so your meals and happiness are not interrupted. We want you to “Be Happy!”

The bedroom is spacious and lovely with a king bed, dressing table and a large closet. It is air-conditioned and also has a silent ceiling fan; if you prefer room temperature, the window and sliding glass door are equipped with screens through which the ocean breezes gently blow. The bathroom adjoins the bedroom and has a large two sink mirrored vanity with a generous shower area and lots of hot water. The villa has daily maid service with fresh towels Monday-Saturday. Walking out from the bedroom, you have direct access to both the terrace and the large, covered wrap-around deck.

The deck runs the length of the villa and has open views of the landscape on the west and a sweeping ocean view over Flamands Beach on the north and north-east sides. On the north side of the deck is a hammock, large dining table and chairs adjacent to the kitchen, comfortable lounge chairs, sun beds, and a hot tub, all overlooking the ocean. From the deck you can see the always changing blue of the sea and several islands and islets, including St-Maarten, Anguilla, Tintamarre, Fourchue, and more. You’ll never tire of this amazingly colorful view, and you’ll likely spend a lot of time on the deck enjoying the St. Barth life!

The guesthouse was built to welcome family and friends and is perfect for couples looking for an authentic, charming, comfortable and affordable St. Barth experience.

The small village of Saint Jean is centrally located and just minutes to the most beautiful beaches of Saint Barthélemy by car, as well as supermarkets and pharmacies. On foot, down the hillside, guests can walk to the beaches of Saint Jean, Eden Rock Hotel and restaurants, Nikki Beach and the many boutiques of Saint Jean.

The wooden guesthouse was recently built by local craftsman in the typical St. Barth style, with an exposed wooden roof and wooden shingles, and the doors and windows were refurbished from a old traditional house that was recently demolished. The main structure is painted in white and earth tones and decorated with remnants of the family boating history.

The kitchenette and bathroom are on the main level off the central living room. There is a small table for breakfast and light meals, and a daybed which can be made into a double bed. A spiral staircase leads to a large comfortable bedroom with oversized queen bed (180cm), OR two single beds (90cm x 2), walk in closet and washing machine. The house will be comfortable for a maximum of three adults. Children are welcome (although we caution about a loft like opening and a spiral staircase) and we can loan a boogie board, mask, fins and games/toys to children under 11.

All house linens and beach towels are included. Linens and towels are normally changed once a week. There’s a private washing machine in the cottage for guest use. Additional personalized housekeeping services can be arranged in advance. If you have special needs or specific requests, just let us know.

The cottage is situated in a small tropical garden with partial views of the sea. We are currently in the process of replanting the private garden following hurricane Irma. Guests will find an outdoor table and sun shade as well as a sitting area.

- "The house was amazing, exactly what we were looking for. Serena took great care of us, waiting for us at the ferry and even waiting for us to get the rental cars. We had fresh croissants every morning. The house seem nice but most importantly, Pierre made us feel comfortable even before booking - as we did not want any more surprises. The house and the rooms are very comfortable and is not pretentious. The house is well designed. We spend mornings by the pool. We know the island very well as we have been visiting the island for many years (10+ years in my case and my brother for over 20+ years). Still, Pierre pick us up at the airport and personally explained the house to us. The property is within a private development (there are other similar homes - I think most of them are as nice) although the location of this one is high on a hill so it has incredible views. After all, we did not mind the location as we wanted to rest during the morning. Most days, we enjoyed lunch at the house and went to the beaches or town after 2pm and split nights at restaurants and at the house (we have a few cooks in the family). Nightlife was somewhat restricted due to Covid. Every good review about this house is true (I do not recall a bad one). Pierre brought French pastries to the house every morning which is great because normally you have to get your own and that is time saved. He helped us with every request we had and was never bothered by anything. Pierre is truly a nice guy. We usually stay in the same house several years if we like it. I hope this one is available next time we visit and Pierre is our host."

We found the Villa to have one of the best views on the island. It was the perfect place to celebrate our anniversary. We easily could've spent the whole day here with the ideal layout of the villa, the fantastic sunset, and great private pool. Communication with the owner was great. Phillip met us at the airport and we followed him to the Villa where he spent extra time showing us how to get around St Barths as there was some road construction being performed on the island. The Villa was very clean, nice beds, efficient A/C, well thought out entertainment set up and very nice open seating area in which to relax. There are some stairs you walk down from where you park so just be aware of them. The plus of that is the Villa is off the main road a little and feels more intimate. We loved all the tropical foliage and plants as well. We really felt like we were away from it all. Thanks John for the refund during the covid crisis and the chance to book again and stay at your great Villa. We really hope we have the opportunity to stay here again !!"

- "We were delighted by every aspect of our stay. Annick is quick to respond and extremely helpful. We experienced some travel challenges, and she was very flexible and patient. Her welcome at the port where the ferry arrives was key- it would have been quite difficult to find the property without her assistance. She shared interesting information about the island and told us how to get to different beaches (and she described them in detail). The unit is large, spacious, and clean. We had everything we needed, including adapters for each of us. The bed was extremely comfortable, as were the chairs on the upper and lower decks, each of which provided breathtaking views of the Caribbean. There’s also a nice sitting area upstairs where we spent time reading. The kitchen was fantastic, as well. It’s an easy drive to two supermarkets and boulangeries, which made meals simple. Guests have private access to the entire home, including the two bedrooms, en-suite bathrooms, kitchen, living area, outdoor terrace, heated swimming pool, and on-site parking.

Getting Around:
A private parking area is available at the entrance of the property for guests who choose to rent a vehicle during their stay. St-Barths is best explored by car for convenience and flexibility.

Other Things to Note:
The heated outdoor pool is operational from November 15 to April 30, with water temperatures ranging between 27°C and 30°C, depending on weather conditions. The owner is not liable for lower temperatures due to exceptional weather or technical failure, provided all reasonable precautions are taken.
The air conditioning must be used responsibly by keeping windows and doors closed during operation and switching it off when not in use. Misuse may result in deductions from the security deposit.
Wi-Fi is available for guests’ use and must be used lawfully. The owner is not responsible for service interruptions beyond their control, and no compensation will be given for temporary outages.
