THE SPACE:
The entrance to Coral Bayside is located down a private, exterior staircase with only 12 steps with a handrail and solar lights. Coral Bayside is located only 100 feet above Coral Bay and your wraparound deck commands incredible 220 degree views of dozens of boats anchored just below you. Your complimentary Welcome Basket includes Two-1 liter bottles of Le Bleu water, coffee, tea, sugar and Splenda, 2% milk or soy. We will provide you with coffee and tea throughout your stay. Please note that the water at Coral Bayside is collected from rainwater that is treated with a dual filtration system then ultra violet light for maximum purification. The studio has a whisper-quiet split air conditioner with remote. It is furnished with a king size bed with a Deluxe Sealy Posturepedic mattress covered with a pillow soft mattress cover and super soft 500 count Pima cotton sheets and 4 deluxe soft king size down pillows. It also has a 5’ lighted slate and copper waterfall inside the studio that's on a timer so you can fall asleep listening to the gentle sounds of the water fall. For those who like to sleep late, your studio is equipped with light reducing mini blinds. Laundry wash, dry and fold service is available at $20 per load. DECK:
Your private wraparound porch is cool and breezy and furnished with large, luxuriously cushioned wicker lounge chairs with matching ottomans and decorative stone table custom-made on St. John with etched map of St. John. For your dining pleasure, a wrought iron bistro table for 2 and cushioned chairs are provided. There is also a table and chairs stored in the closet for indoor dining. You will also find a clothes line with clothes pins and a free standing drying rack to hang your beach towels and swim suits to dry.

BEACH/OUTDOOR GEAR:
We provide a soft-sided shoulder cooler with re-usable frozen ice pack (located in the freezer of your mini fridge), flotation mat and 4 plush oversize beach towels. For those adventurers We provide FREE high-end snorkel gear kits. We also provide a large canvas beach bag to hold all your beach towels and gear.

ROOM SERVICE:
Coral Bayside is unique in that it is the only rental available on St. John where your host, Julie Van Pelt, the executive chef and owner of East West Catering (retired after 22 years in the high end villas of St. John), and offers a room service menu for guests of Coral Bayside when available. Once you've booked with us, we will email you the menu if you wish. Julie features delicious cuisine in the East West style featuring fresh local fish and local, organic produce. Julie is also committed to vegetarians & vegans as well as those who are gluten-free or have food allergies. Enjoy stars and moonlight on your private deck at Coral Bayside with dinner by St. John's premier chef delivered to your door freshly prepared and ready to eat.

TRANSPORTATION
We will arrange for a taxi to pick you up in Cruz Bay and bring you to the property and return you to the ferry dock at the end of your stay. - SMOKERS AND VAPERS ARE NOT WELCOME TO BOOK AT CORAL BAYSIDE. Please understand that this does not just mean that you cannot smoke or vape anywhere on the property, inside the studio or in our rental vehicle. If you are smokers or vapers WE WILL CONTACT VRBO AND YOU WILL BE ASKED TO LEAVE IMMEDIATELY without warning or notice. Additionally, DO NOT invite any guests to visit you while staying at Coral Bayside studio that are smokers or vapers. We are completely serious about this issue so please be honest with us and look elsewhere for accommodations if you are smokers or vapers. We are committed to keeping our Coral Bayside studio pristine (IT HAS NEVER BEEN SMOKED/VAPED IN) and a nicotine free space for those that enjoy a clean, unpolluted environment.

- Please help us conserve water! Everyone on St. John gets all of their water from rainfall collected from the roof in large tanks under the house so we ask that you be conservative with your water usage. Our water, unlike most other rentals, is treated by dual filtration and ultra violet light to kill any bacteria and is perfectly safe to drink.

- Please conserve electricity! Electricity in the Virgin Islands is several times what it costs in the States. Please be mindful of electricity use: turn off all lights, fans, fountains and A/C when not in the studio. Your conservation allows us to offer you such reasonable rates.

- 2 large folding luggage racks are provided in your walk in closet. All luggage must be placed on these racks. Never on dresser, bed or floor.

- Please do not leave any food out in the open either on the deck or in the studio. Place all open, non-refrigerated items in the Ziplock bags provided and any refrigerated items in one of the two mini fridges.

-We provide a microwave and toaster oven in your kitchenette but we do not allow ANY open flame or electric electric cooking devices to be used inside the studio. You may also use our full size gas grill on the main level upon request.

- We provide you with a covered plastic trash bin. Please tie up your trash bags provided and place them in the covered bin making sure the lid is secure. We will dispose of your trash for you when you bring the full bin to the top of your stairs.

- Please hose off all beach and sandy gear at the top of your stairs. There is a hose provided at the top of your stairs for your use to wash your beach chairs, feet and any sandy gear.

- We provide 4 large plush beach towels. Do not take the white bath towels to the beach.

- We urge you to make use of the St. John guide books provided, but please do not take them out onto the beach or on the water with you.

- ABSOLUTELY nothing in toilet but toilet paper. No feminine hygiene products (condoms) or any other paper items or foreign objects. There is no municipal sewage systems here on St. John to flush into. Instead every home has a self contained sewage treatment system. These systems are eco friendly and very sensitive and do not tolerate anything but waste and toilet paper or they will malfunction and back up. Trust us, not something you ever want to experience, and will be very expensive.

- ABSOLUTELY nothing down the bathroom sink as well. Same system as above.

-While you will enjoy total privacy on your own deck your hosts also live in the building so we ask that you be considerate and keep the noise levels down. If you want to get wild and loud please visit one of St. John's nightspots.

The studio was clean and stocked with all the necessary supplies, including water. Julie's banana bread was a delicious breakfast for us. The studio was perfectly located over Coral Bay, close to restaurants and grocery stores. The expansive deck right outside the studio doors was fantastic. Morning sunrise and evening breezes were perfect for relaxing. We rented one of their Jeeps, that Jack takes very good care of, and drove all over the island. They provided everything that we needed for the beach: chairs, cooler, umbrella, snorkel gear, loungers. All that really made our stay easy and relaxing. With million dollar views, Rhumb Runners is the perfect villa for your special time on St John. Rhumb Runners is designed for open living. The great room has both living and dining areas that have been professionally decorated with custom furnishings and original island art work. The great room offers 180 degree views of St John's Bordeaux Mountain, Coral Bay, the Caribbean Sea and the British Virgin 'Down-Islands'.

Rhumb Runners offers a complete entertainment center, flat screen satellite TV, DVD player, and high speed WIFI. Right off the beamed ceiling great room there is a private pool with stunning views. An outside dining area can be found on the deck outside the great room.

During the months of July, August, September and October whole house A/C in included in the rental cost. We enjoyed the tropical landscaping, the beautiful craftsmanship that the owner put into building New Moon, and the laid back feel you get just being there. As others have mentioned, there is no air conditioning, but the fans (5 total) kept the island breezes moving. The shower had plenty of hot water and was refreshing. We bought 2 cases of water for drinking which we would recommend. The beach chairs were nice, plus there was a small ice chest and ice packs. There is a nice variety of movies and books. As far as games, they have checkers, backgammon, cribbage and chess. We appreciated that the house had soap, shampoo, conditioner, bug spray, and reef safe sun screen. The kitchen had plenty of utensils, pots, pans, etc. including storage containers, small Ziplock baggies, and foil. We used the grill, and it worked well. The hammock was uncomfortable. Staying at New Moon will definitely require going up and down a lot of steps. The house is easy to get to by Jeep.. If you've never been to St. John before, we would highly recommend it, and if you like to get away from the action, Coral Bay is the place to be! There are some great restaurant, and a few shops, but mostly you'll be relaxing. exploring the many beautiful beaches, snorkeling, hiking and living the dream!"

BEDROOM:
The studio is air conditioned with an additional ceiling fan but for those who enjoy the Trade Winds there are two screened sliding glass doors that provide cool breezes most of the year. The king size bed has a Deluxe Seely Posturepedic mattress covered with a pillow soft mattress cover and deluxe, soft, 500 count Pima cotton sheets & 4 deluxe soft king size pillows. Vertical blinds on both glass doors allow you to watch the sunrise from your bed in complete privacy or close them completely & sleep in. A Dohm Elite White Noise machine, recommended by The National Sleep Foundation will guarantee a peaceful nights rest. The walk-in closet contains a full size dresser & plenty of hangars. Wash, dry, and fold service is available on the property for $20/load. You will not have access to a washer and dryer.

BATHROOM:
The bathroom has a large walk-in shower with a private window overlooking the harbor. Complimentary shampoo, conditioner, and bar soap are provided as are 4 sets of ultra-soft bath towels, hand towels and wash cloths. Safety bars and skid tape in the shower provide added security.

KITCHENETTE:
The kitchenette is equipped with a mini fridge with ice trays, microwave, toaster oven, coffee brewer with filters and mugs, electric tea kettle, wine glasses, wine opener, beverage glasses, plates, bowls, forks, knives, and spoons, cutting board with knife, paper towels, sponge, dish liquid and kitchen towels. You will also have access to the full size gas grill located on the main/upper level.

MEDIA:
The studio is equipped with a 40" swivel mounted flat screen HD TV with Dish satellite with Netflix, and all Dish TV Channels. High speed wireless internet is provided at no charge as are several multi-port charging stations. (guests must bring their own adapters and chargers).

DECK:
The oversize wrap around deck has three sets of chairs to accommodate any mood. There are wicker chairs with a handcrafted wooden table from Fiji for morning coffee or reflection, padded double swing for reading or relaxing, and captains chairs to gain a commanding view of the Caribbean. Just beyond the deck are many flowering plants and palms.

BEACH AND HIKING GEAR:
St. John IS paradise for active vacationers. We provide a cooler with ice packs, flotation mat, beach towels, back pack, adjustable hiking poles, and beach chairs that double as backpacks to get you to those private beaches only accessible to adventurous hikers. We also supply you with numerous books and maps that offer clear, easy instructions on every beach, hike, and landmark on the island. FREE high-end snorkel kits are provided. And if you still have questions, our Property Manager will be happy to assist you.

ROOM SERVICE:
Julie Van Pelt is an award winning Executive Chef and owner of East-West Catering (retired after 22 years cooking in the high end villas of St. John) and she is one of your on-site co-hosts!! When her schedule allows, she can create unforgettable room service meals that include fresh fish and local organic produce. Vegetarian, vegan, and gluten free dishes are also available with the same creative excellence. Once your are booked, she will email you the Room Service Menu if you wish.

TRANSPORTATION
Julie and Jack will arrange for a taxi to pick you up in Cruz Bay and bring you to the property and return you to the ferry dock at the end of your stay. Please see the picture gallery for their incredible vehicles for rent at the best prices on 2 islands, which are meticulously maintained by Jack, who is a master mechanic.

GUEST ACCESS:
You will have exclusive and private access to the studio via an outside, well lit stairway. Julie and Jack, the Property Managers live upstairs and next door and are always available to assist you. They are VRBO "Super Hosts" Jack is also the best auto mechanic on the island which is a massive benefit if you lock your keys in your Jeep or get a flat tire. The studio offers complete privacy and the Property Manager will only interact at your request.

Please understand that this does not just mean that you cannot smoke/vape anywhere on the property, inside the studio or in our rental vehicle. If you are smokers/vapers, WE WILL CONTACT VRBO AND YOU WILL BE ASKED TO LEAVE IMMEDIATELY without warning or notice. Additionally DO NOT invite any guests to visit you while staying at Coral Bayview studio that are smokers/vapers. We are completely serious about this issue so please be honest with us and look elsewhere for accommodations if you are smokers/pers. Our studio has never been smoked in. We are committed to keeping our Coral Bayview studio pristine and a nicotine free space for those that enjoy a clean unpolluted environment.

- Please help us conserve water! Everyone on St. John gets all of their water from rainfall collected from the roof in large tanks under the house so we ask that you be conservative with your water usage. Our water, unlike most other rentals, is treated by dual filtration and ultra violet light to kill any bacteria and is perfectly safe to drink.

- Please conserve electricity! Electricity in the Virgin Islands is several times what it costs in the States. Please be mindful of electricity use: turn off all lights, fans, and A/C when not in the unit. Your conservation allows us to offer you such reasonable rates.

- 2 large folding luggage racks are provided for your use. All luggage must be placed on these racks. Never on the bed.

- Please do not leave any food out in the open either on the deck or in the studio. Place all open, non-refrigerated items in the Ziplock bags and tupperware provided and any refrigerated items in one of the two mini fridges.

-We provide a microwave and toaster oven in your kitchenette but we do not allow ANY open flame cooking devises to be used inside the studio.

- We provide you with a covered plastic trash bin. Please tie up your trash bags provided and place them in the covered bin making sure the lid is secure. We will dispose of your trash for you daily once you bring the full bin to the top of your stairs.

- Please hose off all beach and sandy gear at the top of your stairs. Sand is a very precious natural resource and should be left on the beach. There is a hose provided at the top of your stairs for your use to wash your beach chairs, feet & any sandy gear. Please hang up your beach towels and swimwear on the clothes line down stairs or drying rack provided.

- We provide 4 large plush beach towels. Do not take the white bath towels to the beach.

- We urge you to make use of the St. John guide books provided, but please do not take them out onto the beach or on the water with you.

- ABSOLUTELY nothing in toilet but toilet paper. No feminine hygiene products (condoms) or any other paper items or foreign objects. Our treatment system is eco friendly and very sensitive and does tolerate anything that you have not eaten and toilet paper.

- ABSOLUTELY nothing down the bathroom sink as well. Same system as above.

-While you will enjoy total privacy, your hosts also live in the building so we ask that you be considerate and keep the noise levels down. NO parties are allowed. If you want to get wild and loud please visit one of St. John's nightspots.

- A maximum of 6 quests are allowed on the property in addition to registered guests up to 10:00 pm.

- You have one designated parking space. If you have guests, no more than two additional vehicles are allowed on the property. One can park in back of your parking space and the other against the concrete wall not blocking the driveway

- "Cannot say enough about Someday Isle. We love the peaceful location of the Coral Bay side of St. John, with the amazing views of the Sir Francis Drake Channel & surrounding BVIs. I spent every morning with a cup of coffee and binoculars; seeing across to Tortola, and over to Norman Island. For the four of us, there was more than enough space. The cottage is a perfect escape for those in your travel group that wish to have a little more independence / privacy. My boys (11 & 9) took full advantage of the refreshing pool that overlooks the bay & beyond. The home has all the gear you need for a trip to the beach (chairs, coolers, noodles). Pam was very gracious and quickly offered suggestions for great dining options in the area. One thing to note is that if you're looking to find a place to eat, don't rely on Google for hours of operation. You're better off just driving by and seeing if it's open or not. I would not hesitate to bring my family back! Thank you so much for your hospitality!"

- "The property was even nicer than we had imagined. It looked out over Coral Bay, and located a short drive from restaurants and the town. Also not far from the spectacular north shore beaches. Amanda was lovely, and was keen to make sure everything went well for us. For those unfamiliar with the area, this location is at the other end of St John from the main town of Cruz Bay and the resorts. A jeep is not essential, but get something with power and clearance because the major roads are narrow, steep, and are either winding upwards or plunging downwards. Fortunately, Amanda's house is comparatively easy to access. The views as you drive around are spectacular. Roads there are populated by "wild" donkeys, goats, deer, iguanas, occassional hermit crabs, and other jeeps, which are also on the wrong side of the road. Fun places to eat are close by, as are markets to buy food. These are not suburban supermarkets, however, and the prices reflect how far the food has to travel to get to you. The people are a lot of fun, and get pizza at the Salty Mongoose and hang out there. You will need insect repellant esp around sunset, because of the no-see-ums. And coral-friendly sunblock. The best coral snorkeling is probably at Hawksnest, and Maho beach has turtles if you snorkel out toward where the boats moor. You can rent snorkel fins and mask for about ten dollars a day at the dive shack."

- "Enjoyed our stay at In Harmony Retreat. Has all the basics and essentials needed. A/C works great in the bedroom, which is all I care about, not needed in main areas, not there during the day anyway, plus when we were, there was a good breeze that kept it cool enough. Plus the dipping pool was great for cooling off. The view is the best thing about the rental, absolutely amazing. Location is good as well, close to a restaurant and two stores for groceries and booze. Also the best beaches are pretty close by. But it’s far enough away from Cruz bay that it’s pretty quiet and laid back. Paul the caretaker is a great help with anything you need or questions you might have. Sebastian the cat was cool too! Lol. So overall everything was great, really have nothing negative to say about our stay. Will be back next year."

- "Check-in was easy and property manger was very responsive and flexible with check-in. House is in great condition and well provisioned. Hard to beat the view. In a great location to the northshore beaches but long drive from Cruz Bay. No location on the island works for everything. Highly recommend. Would stay here again." - "The house was very spacious and had amazing views. The kitchen was fully equipped and very well stocked with handy pantry extras. The counters seemed like they weren’t super clean but I wiped them and it was fine. The bedrooms and bathrooms were very comfortable with good mattresses, pillows and linens. Be aware there is only an outdoor staircase to the lower bedrooms so I was a little nervous with my kiddos downstairs but it was fine because they’re on the older end. I probably should’ve realized from the description but it didn’t really occur to me. The pool was a good size for the kids to play in and my husband and I to cool off and relax. And of course the views are incredible. Plenty of seating around the pool as well. We had good Wi-Fi and Mark was very helpful in meeting us at the base of the mountain and showing us around the house after guiding us up. If you’ve not been to St. John before the steep roads can be a little scary but you get used to it. The only part of our stay I wasn’t really satisfied with was that the washing machine is a front loader that had gotten mold on the gasket. It wasn’t a huge deal to me because we had enough swimsuits and clothes, so I didn’t bring it up to Mark, but if I was counting on doing laundry I would have. I did have other questions and he was helpful and responsive."

Bon Bini features a well-equipped kitchen, suitable for making meals during a relaxing evening in. The living area offers a cozy couch with views, air conditioning, an indoor dining table, and a private and spacious attached half bath. The kitchen, living room area, and half bathroom make up one building of Bon Bini Cottage.

The second building of the cottage is home to the private & quaint bedroom with attached full bathroom. Complete with a queen sized bed, it is outfitted with air conditioning to keep you cool after a day in the St. John sun. The attached bathroom (constructed in November 2024) offers an indoor shower, clothes washer/dryer and large vanity.

At Bon Bini Cottage, the private deck is the perfect place to enjoy a cup of coffee in the morning as the sun rises or listen to the enchanting sounds of tree frogs at night. Relaxing in the hot tub for two under the stars is a wonderful way to end the day. The outdoor shower showcases the view of Coral Bay while still being completely private. Lounging chairs to soak up the sun and an outdoor grill complete the space.

The cottage is also stocked with lots of beach gear, including: two beach chairs, four beach towels, a small cooler with ice packs, floats, and two paddleboards!

The property where Bon Bini Cottage is located is often visited by sheep, goats, donkeys, chickens, and tortoises. There is also lots of lizards/geckos and birds (thrashers, bananaquits, & hummingbirds) around at all times. Finally, it is important that we note to guests that a cat named Sebastian visits the cottage frequently and enjoys being pet. Sebastian has a comfortable home with plenty of food and water (he is not a stray cat!), but enjoys making his rounds at all the houses on the hillside. If you do not enjoy the company of roaming cats (or possibly other wildlife), Bon Bini Cottage may not be well-suited for your time on St. John.

The location of the cottage is the perfect mix of tranquility and convenience. A quick drive down the mountain leads you to the town of Coral Bay. Various restaurants (many with with live music), a grocery store, mini mart, and shops are all located within a five or ten minute drive. The beaches of the North Shore (including the notable Maho Bay and more secluded Francis Bay) are less than 15 minutes away. Visitors looking to enjoy the locals crowd on the beaches can venture to the East End of St. John or Salt Pond and Lameshur Bays in 20 minutes.

Please note that we have one NEST camera in the driveway/parking area. This camera records movement, but not sound.

The great room, kitchen and bathroom are not air conditioned, but ceiling fans, floor fans and the near constant Caribbean Breezes. AUTOMATIC BACK UP GENERATOR.

Our Wifii is constant between 115 and 200 Mbps. We also have a redundant system should the primary system fail for any reason. Our main system is Space X Starlink internet system.

THE PROPERTY:
Coral Bayview sits 100' above Coral Harbor off a paved street and enjoys magnificent 220 degree views from your private deck, especially sunrise and moon rises. Coffee, tea, 2% milk or soy milk and condiments will be provided at no charge throughout your stay. SEE ROOM SERVICE BELOW. And, stay safely hydrated right from the tap in the unit. The rainwater collected at Coral Bayview2 passes through three stages of sophisticated equipment filtering and is safe to drink.

BEDROOMS
Both bedrooms have super quiet split A/C units with an additional ceiling fan. Each bedroom has a queen size bed with a pillow soft mattress cover and deluxe, soft, 500 count Pima cotton sheets and 4 deluxe soft king size pillows. A dresser, two night stands and closet complete the room. White noise machines are in both bedrooms. A hotel style safe in one of the bedrooms keeps your Passports and other valuables secure.

BATHROOM
The bathroom has a large walk-in shower. Complimentary shampoo, conditioner, and bar soap are provided as are 4 sets of ultra-soft bath towels, hand towels and wash cloths.

LAUNDRY
A full size stacking washer and dryer (including laundry detergent/bleach/spot remover) are in the bathroom so you don't have to pack a lot of clothes.

KITCHEN
The kitchen is very large and has all that you need to prepare your own meals including oven, microwave, full refrigerator, dishwasher, toaster, coffee(with filters), tea pot, pots and pans, tupperware, ziplock baggies, food film, aluminum foil, and all the china and cutlery you would ever need.

MEDIA
The living room has a 55" flat screen TV, with Dish satellite TV with Netflix and all the Dish TV channels. WiFi/Internet is provided at no charge as are several multi-port charging stations. (guests must bring their own adapters and chargers).

DECK
The oversize wrap around deck is filled with seating to accommodate any mood. There is a teak table and chairs for outside dining, a hanging swing for morning coffee or reflection, and four captains chairs to gain a commanding view of Coral Bay and the Caribbean beyond. Just beyond the deck are oleander, palms, bougainvillea, agave, and tamarind.

BEACH AND HIKING GEAR
St. John IS paradise for active vacationers. We provide you with a cooler with ice packs, flotation mat, beach towels, adjustable hiking poles, and beach chairs that double as backpacks to get you to those private beaches only accessible to adventurous hikers. We also supply you with numerous books and maps that offer clear, easy instructions on every beach, hike, and landmark on the island. High-end snorkels kits are provided for FREE. And if you still have questions, our Property Managers will be happy to assist you.

ROOM SERVICE
Julie Van Pelt is an award winning Executive Chef and owner of East-West Catering (retired now after 22 years of cooking in the high end villas on St. John) and is one of your on-site hosts! When her schedule allows, she can create an unforgettable room service event that includes fresh fish and local organic produce. Vegetarian, vegan, and gluten free dishes are also available with the same creative excellence. Once you are booked, she will email you the Room Service Menu if you wish.

TRANSPORTATION
Julie and Jack will arrange for a taxi to pick you up in Cruz Bay and bring you to the property and return you to the ferry dock at the end of your stay. Please see the picture gallery for their incredible vehicles for rent at the best prices on 2 islands, which are meticulously maintained by Jack, who is a master mechanic.

GUEST ACCESS
You will have exclusive and private access to the home via the front porch with no steps to negotiate. Jack & Julie, the Property Managers live next door and are always available to assist you. They are a VRBO "Super Host" and he is also the best auto mechanic on the island which is a massive benefit if you lock your keys in your Jeep or get a flat tire. The home offers complete privacy and the Property Managers will only interact with you at your request.

INTERACTION WITH GUESTS
As 23 year residents, Julie & Jack, would be delighted to give you their recommendations to their favorite (and secret) beaches, snorkeling spots, hiking trails, restaurants, shopping and other professional services such as in-room massage and boat excursions. Finally, we respect your privacy while at Coral Bayview2, and hope to make your visit to St. John and your stay with us memorable. There is a guest book where you can read what previous guest have enjoyed the most about St. John with some don't miss recommendations. We encourage you to read the guest book on your arrival to get some ideas of what to do during your stay. Julie has also created an information binder for our guests with invaluable information on all things St. John!

HOUSE RULES & NOTES FOR CORAL BAYVIEW:
- SMOKERS AND VAPERS ARE NOT WELCOME TO BOOK AT CORAL BAYVIEW2. Please understand that this does not just mean that you can not smoke OR vape anywhere on the property, inside the unit or in our rental vehicle. If you are smokers or vapers, WE WILL CONTACT VRBO AND YOU WILL BE ASKED TO LEAVE. Additionally DO NOT invite any guests to visit you while staying at Coral Bayview2 that are smokers or vapers. We are completely serious about this issue so please be honest with us and look elsewhere for accommodations if you are smokers or vapers. We are committed to keeping our Coral Bayview2 (IT HAS NEVER BEEN SMOKED/VAPED IN) pristine & a nicotine free space for those that enjoy a clean unpolluted environment.

CHILDREN UNDER THE AGE OF 7 ARE NOT ALLOWED IN THE UNIT.

NO ESSENTIAL OILS, TANNING, TINTING OR BRONZING CREAMS ARE ALLOWED IN THE UNIT OR THE RENTAL CARS.

NO BURNING OF INCENSE IS ALLOWED IN THE UNIT OR ON THE DECK OUT OF RESPECT FOR GUESTS/HOSTS.

- Check–In is 3:00 pm and Check-Out is 10:00 am. If early check–in and/or late check-out is requested & available, a fee may apply.

- Please plan to arrive in Coral Bay no later than 8:00 pm. If you are arriving after 8:00 pm, please contact us in advance to make arrangements.

- Please help us conserve water! Everyone on St. John gets all of their water from rainfall collected from the roof so we ask that you be conservative with your water usage. Our water, unlike most other rentals, is treated by dual filtration and ultra violet light to kill any bacteria or micro organisms and is some of the purest water and perfectly safe to drink.

- Please conserve electricity! Electricity in the Virgin Islands is several times what it costs in the States. Please be mindful of electricity use: and turn off all lights, fans, fountains and A/C when not in use or when you leave. Your conservation allows us to offer you such reasonable rates.

-The Great Room is NOT air conditioned, and the bedroom A/C units are for the bedrooms only and not to be used to try and cool the whole unit as they are not designed for that purpose. Ceiling fans and floor fans are provided for the Great Room.

- 2 large folding luggage racks are provided in your walk in closet. All luggage must be placed on these racks. Never on dresser or bed.

- Do not leave any food out in the open either on the deck or inside. Place all open, non-refrigerated items in the Ziploc bags provided and any refrigerated items in the mini fridge.

-A fully functioning kitchen is provided for your cooking convenience, and you have a large shared grill on the outside deck.

- We provide you with a covered plastic trash bin on the entry porch. Please tie up your trash bags provided and place them in the bin making sure the lid is secure. We will dispose of your trash for you when you place it out on the outside entry area.

- Please hose off all beach and sandy gear in the driveway. Sand is a very precious natural resource and should be left on the beach. There is a hose provided off the entry porch for your use to wash your beach chairs, feet and any sandy gear. Please hang up your beach towels and swimwear on the clothes line provided.

- We provide 8 large plush beach towels. Do not take the white bath towels to the beach.

- We urge you to make use of the St. John guide books provided, but please do not take them out onto the beach or on the water with you.

- ABSOLUTELY nothing in toilet but toilet paper. No feminine hygiene products (condoms) or any other paper items or foreign objects.

- ABSOLUTELY nothing down the kitchen sink/dishwasher (includes food you have not eaten) and the bathroom sink as well,. Same system as above.

-While you will enjoy total privacy, your hosts also live in the building so we ask that you be considerate and keep the noise levels down. NO parties are allowed. If you want to get wild and loud please visit one of St. John's nightspots.

- A maximum of 6 quests are allowed on the property in addition to registered guests up to 10:00 pm.

- You have one designated parking space. If you have guests, no more than two additional vehicles are allowed on the property. One can park in back of your parking space and the other against the concrete wall not blocking the driveway entrance. No other vehicles are allowed on the property or parked on the street.

- "We had such a wonderful time at Jack & Julie's place! They communicated all of the ferry information beforehand so we'd know where to go and had a taxi waiting at the ferry dock to take us to the condo. It was pouring rain when we arrived - Jack met us at the taxi with umbrellas and helped us get into the condo. The condo itself was lovely. Everything you could need in the kitchen, eating areas both inside and outside, comfy beds with cold A/C, and a swing that overlooks Coral Bay (incredible sunrise!). One of the best things was being able to drink the tap water - it's triple-filtered and honestly better than some bottled water. We were able to save so much money on water during our stay! All of the extras that Jack & Julie provided really helped make it a relaxing vacation. They provide beach towels, chairs, coolers, umbrellas, and snorkel gear - so awesome! And, of course, Julie's homemade bread for breakfast was just the icing on the cake - so so delicious. Jack & Julie are the nicest folks, and their place was such a lovely place to stay. 10/10 recommend!"

Welcome to Little Palm Villa, spacious living for two or four. Many of our guests are repeats and say their favorite part of St John is the giant screened porch for dining and lounging. And an easy driveway you can turn around in!
Ideally sited for enjoying the trade winds, Little Palm is in a quiet residential neighborhood overlooking the sailboats turning at anchor in Coral Bay harbor. Just minutes to friendly Coral Bay for groceries, restaurants, or water trips. 10 minutes to Maho Bay, a couple more to Francis and Leinster Bays, 25 to Salt Pond, East End or Cruz Bay- a great location.

- "It's our second time around so no needs to say much. The house now has solar power and water pump. A little hitcup with ice dispenser frozen but Joy took great care of us. There was sands on the sofar so we shook it off outside, no biggie but that's why there are a 4 for cleanliness. No laundry detergent either so we made do with hand soap 😁. Hope to go back again soon when we all gear up for the no see ums." - "My husband and I have been coming to St. John for many years.
