The Chateau is located on a large on the Little Red River just outside the city limits of Heber Springs, Arkansas.

The Chateau's great room offers stunning views of the Little Red River, a large fireplace surrounded by custom cut stonework, vaulted ceilings, comfortable seating, cable and smart TV streaming options.

The adjacent, open-space kitchen is equipped with top-of-the-line appliances, including a double-oven, 6-burner gas cooktop, granite countertops, custom cabinetry, a wine cooler, an ice maker, two large islands with seating for eight guests, and a dining table that accommodates up to 10 more guests. Just off the great room, we have additional seating for six more guests on the screened-in porch. There is also a unique teak-root table in the great room that provides seating for 2 more guests.

The master bedroom also offers expansive views of the Little Red River, a luxuriously appointed king size bed, a separate seating area (with cozy Italian leather furnishings) and a massive walk-in closet that features two cut crystal chandeliers.

The master bedroom's luxurious en-suite bath includes double vanities, an over-sized jetted tub, a spacious walk-in shower, and a seated make-up station.

The Chateau's second great room also has vaulted ceilings, a fireplace, a fully equipped kitchen, another smart/streaming television and comfortable seating. Here you'll enjoy a second downstairs king bedroom (with smart/streaming tv), and a view of the Little Red River. The third main-floor bedroom features a queen bed with a smart/streaming television and a "peek" of the river. Two more bathrooms (one with a shower and the other with a tub/shower combination) are located in this living area.

The upstairs bunk room includes a custom built king size bed and two hand-crafted single beds (all built by a local craftsman), as well as a sleeper sofa and an additional memory foam pull out bed.

The Chateau's grounds are also luxurious. The grounds include beautiful landscaping, a koi pond, two fire pits, an expansive deck and a private dock with a boat house.

Guests have access to our entire home. Our home will become your private retreat during your stay.

We spend almost every weekend at Eden Isle just outside of Heber Springs, Arkansas. We enjoy meeting new people and are readily available if a need arises or if you'd simply like additional ideas for your stay.

The Chateau is located in a private neighborhood just down river from the famed Cow Shoals. You can expect a quiet stay with easy access to Heber Springs, which is just minutes away by car.

FIBER INTERNET 100Mbps! This is a true log cabin with waterfrontage on the White River - with unicorn boat dock and above par fishing. Enjoy curated comfortable furnishings, sweeping views, a thoughtful art and book collection and….. privacy. Proximity to the confluence of Piney Creek for floating, fishing and swimming is a huge plus for us. Or use the pictured neighborhood motor boat launch on the White. The Soapstone brand wood burning fireplace is the cats-meow.

PROPERTY LOCATION and ACCESSIBILITY:
Love back-roading in the best the Ozarks has to offer? This is for you. No matter which direction you're coming in from, you can count on the last 15 minutes to be gravel. While you don't need an SUV or truck or AWD to get here, you'll feel more comfortable. You do NOT need clearance. Your tires need to be in good shape. Thin vanity tires won’t cut it. Pulling out of the hill / valley where cabin is located takes a little punch to climb. An experienced gravel road driver won't have a problem with it. The drive here a beautiful journey you will cherish for its old bridges, creek crossings, grazing cows and old barns.

This river is very cold and swift even in August. (Makes for great cool breezes on summer evenings). Here, the White River is tail waters from two dams and levels fluctuate daily. It is not known as a swimming destination but certainly some do. >>>>Yes, you can fish from the dock! <<<<< Our first guests caught a 16.5" rainbow trout right out front. the proximity to a spring enhances fishing chances.
The White River is famous for trout: rainbows and browns. At outfitters in Calico you can rent John boats and trout guide services economically. Boats can take you to confluences of other creeks (like Piney!!) where you can comfortably swim also. You can also bring your own boat and use the shared neighborhood launch (pictured) Really fun!

OUTDOORS:
~3 outdoors seating areas on three different levels. Propane Grill with gas included. The dock closest to the water can accommodate a boat depending on the fluctuating water level. Same goes for sticking your toes in. THIS IS AN EXTREMELY RARE AMENITIY ON THIS RIVER and this dock is grandfathered in. It can flood and be underwater. In very low levels it is not reachable from the river. We can't control the river levels but we can help with parameters. :-)

ABOUT US, THE BOOKING PROCESS AND FEES
We are Ivy Vacations LLC, a professional vacation rental management company. We are readily found in a search. We love the area and all live very locally to the properties.
All properties are self-check-in – with key code – after 4pm. Check out is 11.
Taxes and clean/supply fees are always required as is a processing fee that varies dependent who you are booking through.

We cannot accept CANCELLATION variances due to personal reasons or area attraction closures. If we are mandated to close our rental operations, you will be refunded 100% or given the option of credit for future reservations good for 12 months.

1. We've lowered the down payment to reserve from 50% to 15%. IT IS NON-REFUNDABLE.

2. If you need to change your reservation due to COVID-related government mandates, we will apply your monies paid towards future reservations good for 12 months from the booking date.

3. If you prefer to just cancel, we will retain your monies paid according to the policy timeline, refunding the remainder. We always refund 100% of cleaning and pet fees

4. Please note that 3rd party sites like AirBnB have different policies in effect. Please read their fine print.

5. Airbnb has an agreement with the state of Arkansas to collect and remit sales tax. For all other bookings, we collect and remit applicable sales taxes as required for all fees associated with a reservation.

PENALTIES:
15% anytime = 15% down payment price then an additional 50% within 30 days of arrival or 75% within 14 days of arrival.

- "This is a nice property that is surprisingly quiet when you consider how close it is to a main road. We barely heard any traffic, but were within a couple minutes of anything that we'd need. There is plenty of space in the house, it all on ground level, and the beds were very comfortable. The backyard was beautiful, our little dogs loved running around, and the fountain that (to our surprise) lit up at night was a fun addition. Even thought we were there when it was very warm, we still chose to do some outside things simply because of how nice the environment was. Finally, the contact for the place did a great job of connecting with us and answering our questions immediately when we contacted them. We'd definitely go back!"

If you would like to schedule an in-house visit, there are a couple of therapists (one general & one specializing in mobility, both are fabulous) that work with Deer Hill for visits depending on their availability. ★ Yogis in the room? I have a yoga instructor that welcomes pool deck private classes. Same as the massage therapists, guests are responsible for contacting and setting up times, but what a wonderful responsibility!

And although we have Spartan Mosquito Eradicators, our yard sprayed (inside the house as well) ..it is what it is....an Arkansas climate. Please bring your own protection to ensure you are properly covered to your liking.

★ Last but not least safety first! For the security of our guests and the safety of our home, we have an external Nest Security camera located on the garage capturing the entrance and driveway, along with a Nest doorbell at mudroom entrance where keypad door lock is. There is also a 'Safety Basket' on the bar top upon arrival. Please familiarize yourself with it and also please note that there is a boiling hot water faucet beside the kitchen faucet. Please don't mistake it for a soap dispenser.

★ But most of all... Relax, play, dine & entertain! It's that simple! ★

Guest access:
The entire house minus the garage! The porch, the yard, the flagstone patio and the amazing views looking down into a small wooded valley off the back deck! Sip your coffee in one of the basket swings overlooking the pool and listen to the birds sing.

Soak in some sun on the pool deck and take a dip in the water. Pool is shaded by 3:30 pm, so don't sleep in too late if you're a worshiping sun goddess or god! You might catch a glimpse of the herd of deer that roam the valley or hear the hawks screech over head in the afternoon, watch the chipmunks and rabbits dart around the yard. Sit on the front porch swing and you'll experience the hum of the urban ocean with roll of the fountain noise as well.

There's a little something for everyone.

★ An air mattress can be supplied upon request. The Pack & Play & High Chair are located under the stairs as well as some outdoor games.

★ We provide all sheets/linens, towels, beach towels, paper towels, toilet paper, trash bags, dish soap, dishwasher pods, laundry pods, coffee, dairy & nut/or oat creamer, cane sugar, hand soap, salon quality shampoo & conditioner and of course WIFI.

★ There are some spices/salt/pepper and grapeseed oil, the yummiest organic maple syrup & honey kept in the kitchen. Plus you’ll be pleasantly surprised with what’s stocked in the pantry. All kinds of cooking utensils, crock pot, pots and pans, & an old fashioned ice cream maker. There is an ironing board/iron/drying rack and front load washer and dryer.

★ You will have to wash your towels (if desired) if you have an extended stay or I can arrange cleaners to come for an extra fee. There is a curling iron in the upstairs & downstairs bathrooms and hair dryers in all. Q-tips and cotton balls in each bathroom. We also have a complimentary robe and slippers per bedroom for your use during your stay. Please do not take robes/slippers home. You will be charged $90 per set if you take these items. (I've heard they have a tendency to disappear)

★ What's the old saying? Cleanliness is next to godliness? We sanitize and thoroughly clean between each guests, even keeping bed bug mattress covers on each mattress and pillow cases. Extra sheets, blankets and pillows in downstairs primary bedroom wardrobe just in case.

★ At night, bugs love to hang around the outdoor lights. We have the home treated for pests quarterly. You know that pest control is working if you find dead or "slow" bugs. We do find an occasional deceased pest in a window sill or corner of a room.

★ Grocery delivery can be set up with Kroger or contact me and if time allows I can shop for you for a small fee.

★ NO SMOKING INSIDE ★
Please refrain from smoking inside the home! Any smoking evidence will result in a fee for odor removal, duct cleaning, and furniture cleaning.

- "My family and I enjoyed a week here and made so many memories. We fished every morning, made great meals, had daily game or movie nights in comfort, played an amazing game of hide and seek. We filled the house with laughter and love. We all had an amazing leg workout going up and down the stairs outside, so just hold on and go slow and you’ll be okay. We had all the comforts we needed and spent the majority of our vacation at the house, especially the pool. Grocery delivery was made easy and I would highly recommend this place to anyone."

- "We had awesome communication with Patrick, the owner and Bobbie, the on-site property manager. When booking, I assumed the entire building was where we were staying, but I was mistaken and they are kind of like apartments, which was fine for us, but just so others don’t overlook that and are aware when booking. “Secluded” made me feel like we would be the only ones staying, but a rural shared building is what I’d call it. The actual apartment listing is private/not shared. That being said, the apartment was really cute, clean and had plenty of supplies/amenities (any kitchen appliance/utensil/etc you need). The bathroom was equipped with a blow dryer, towels and shampoo/conditioner/body wash. The internet was quite spotty and went out several times, but I would expect that from such a rural place. The fire pit area is a shared space with the other apartments in the building. The road/driveway getting down is steep, large gravel with lots of switchbacks, but we had no trouble in our Subaru sedan. It’s quite a rural setting but only took less than 10 minutes to get downtown. My one and only true complaint was that there were no electrical outlets in the bathroom besides the one the internet router was plugged into (and took up the entire outlet), making it hard to do my hair with electric tools (blow dryer/flat iron). Overall, great stay with great communication. I’d recommend and I’d stay again!"

- "We absolutely loved our stay and greatly enjoyed the convenience of being so close to all the downtown attractions. The unit itself is located up a flight of stairs, which was no problem for us. However, we were initially confused about the parking situation. I'm not sure if I missed it in the communication, but we completely overlooked the two spots reserved for us, which were blocked by orange cones, and ended up parking in the additional lots instead. We were a bit concerned about how they'd differentiate our paid parking from other vehicles, but thankfully, our car wasn’t towed. Just a heads-up: be sure to look for the orange cones and park there. Aside from that, the unit was spotless, beautifully decorated, and well-equipped. We especially appreciated the complimentary treats and waters left for us in the kitchen—a thoughtful touch! We would definitely stay here again."
