Lovely tradicional Stone house located in a peaceful villa with amazing views into the Tramuntana mountains( World Heritage) .The house has a combined living room/ dining room with open chimney in the ground floor. Next to this area is the fully-equipped kitchen( dish-washer, washing machine, refrigerator, freezer, oven, microwave, hob...) and a bathroom with shower. Welcome to Ca’n Rom, a traditional Mallorcan house offering modern comfort and easy living in Fornalutx, one of Spain’s most charming and traditional villages.

The house is tranquil and private, with two stone terraces and a gorgeous pool set amongst the olive groves, offering incomparable mountain views all around.

Original features and comfortable living spaces are designed to make the most of the stunning scenery, with a different view of the mountains from each window, and the house adapts to a Mediterranean lifestyle; a large outdoor terrace for dining and relaxing and an upper terrace for morning coffee and evening cocktails (you'll feel as though you are standing on top of the world), bedrooms that are cool and all ensuite (one with air conditioning) and heaters throughout for the cooler months.

The entrance floor comprises the converted old kitchen, or campana, with a large comfortable table (seating 8) and benches to enjoy meals together. The neat and well equipped new kitchen allows for full preparation of meals, with a large gas cooker, microwave, coffee maker and toaster.

Stepping into the first double bedroom (Queen-size bed) you’ll see through to the stunning bathroom, with its feature shower hewn directly into the hillside. Upstairs a second comfortable double bedroom (King-size bed) leads into its own ensuite bathroom.

Through the separate study you’ll reach the comfortable sitting room, perfect for curling up in front of the TV or playing games together and up a short flight of stairs the upper roof terrace offers the best 360 degree view of the mountains, or the stars, in the village. Beyond the sitting room the garden bedroom boasts a King-size bed with a large ensuite bathroom and the fastest access to the pool. A separate laundry room provides clothes washing and drying facilities.

The house has wifi, TV with DVD player, DVDs, games and books. You’ll find everything you need for your holiday, and if you can persuade yourself to leave the house you’ll find a surrounding area rich in entertainment, culture and culinary delights.

Fornalutx boasts its own fabulous bakery, a very well stocked general grocery store with fresh fruit and vegetables and a very good butchery.

Foodies will love it here; as well as several excellent restaurants we have a pizzeria and a tapas bar and there are 3 cafes in the bustling plaza (with live music in the summer). Local products include the excellent bitter orange marmalade, sobrasada and olive oils, and of course lemons, oranges, figs and cherries, to name but a few.

There are communal tennis courts and a soccer pitch if you’re feeling particularly sporty.

A bank with ATM machine, along with a knowledgeable and well stocked chemist and a very friendly hairdresser complete the line up.

Fornalutx nestles into the Tramuntana Mountain range, which has been designated a UNESCO World Heritage site and forms the backbone of the island. Criss crossed with walking routes, from ancient paths to traditional steps, it offers excellent hiking and is also suitable for walkers of all abilities. Many of the world's leading cycling teams train in Mallorca and Fornalutx is said to be a perfect base.

The pretty town of Soller, with its bustling shops, food stores, cafes and restaurants is only a 10 minute drive away. From there you can take an antique tram or drive a further 10 minutes to reach Puerto Soller, a charming and thriving port which curves around a natural bay and has sheltered sandy beaches and a beautiful promenade.
Soller railway station is the departure point for the traditional wooden train which follows a spectacular route through the Tramuntana mountains to Palma.

Venturing up into the hills along the winding coast road from Soller brings you to charming hilltop villages such as Deia and Valldemosa, with coves such as Bens D'Avall and Llucalcari en route.

Need to know:
The island’s airport is just outside Palma (PMI) and from there it is an easy 40 minute drive to Fornalutx. We recommend picking up a car at the airport, not least because the island is compact enough to warrant exploration further afield.

The village is built up and into the hillside, and access to the majority of houses is by traditional cobbled steps only. Our house is at the top of the village; there is free car parking in a nearby orange grove and from there it is a 10 minute walk to the house by a combination of steps and pathway. Parking is also widely available throughout the village.

Please note that the house is arranged over several levels, with the bedrooms on separate floors, and access to the house is by steps only, so will not suit those with mobility problems or very young children.

The most distinguishing detail of this house is the private, 8 x 3 m salt water pool with a depth ranging from 1.2 m to 1.9 m, where you can contemplate the fantastic views over the mountains while swimming.

This enchanting property offers accommodation on one floor and 115 m2. Stylistically, it's a mix between warm colours and rustic details, making you feel like home from the first moment. There is an invitingly sitting-dining room with A/C, where you will be able to enjoy long table-talks with your loved ones. Furthermore, this room has a television (Satellite-TV) and a fireplace. - "This is truly a beautiful place. The property owner is a nice and caring man (didn't meet his wife). He was friendly to us, but just as important, his finca is well maintained in every aspect. Every time I walked from the entrance gate to the main house I discovered a little new detail. The walk alone is a little fairy tail! Everything is clean, the view is beautiful. Almost all throughout the day you can enjoy the sun. Even while taking a shower when opening the little window. The house is basically next to a hiking trail which descends to the picturesque center of Fornalutx. It's just a beautiful 10 min walk and we enjoy getting our morning coffee at the little cozy square We took our little boy (1.5 year old) with us and requested a baby bed. It was nicely arranged but since there is only one bedroom we will go for a "two bedroom" finca the next time. For now it wasn't really a problem since we place the bed in the living room and spend all evenings outside. Firewood is just waiting to get burned in the lovely fireplace next to the pool. So relaxing! With our rental vehicle we took daytrips to Palma Mallora, Valdamossa, Soller (and Port Soller) and Port Adriano (streetfood festival). When our little boy was asleep in the afternoon we just enjoyed the sun while reading a book at the pool. We definitely would recommend this place!""

- "Architecturally stunning property! Well appointed and relaxing. With fans going at night the lack of AC was not an issue our first week in July. Very private. Love the sounds of the surrounding village, clock tower chimes, bells on sheep/goats, chickens and neighborhood peacock. Did not hear them at night with the fans. Fresh spring water on walk to town. Mosquitoes are present throughout island but not bothersome sleeping with fan. Get the narrow rental vehicle for the island. We traveled to various points of interest during the day, this stunning villa with olive grove and fruit trees was a wonderful place to come home in the evenings."

The best sunsets in Mallorca. Wonderful villa renovated in 2019 with unsurpassed views of the port of Sóller, the sea and the mountains. The house is isolated (without neighbors) but only 5 minutes by car from the town of Sóller.

- "We visit Mallorca every year and stay in villas in Soller then Santanyi. This is one of the best villas we’ve stayed in and definitely our favourite in Soller. The architecture of the building - standing raised from the hillside and making the most of the views is stunning. On one side you have the mountains, the other the twinkling lights from Soller town in the distance, to the other down to the Port and out to sea. It is magical. The pool is amazing by far the biggest we’ve ever had at a villa and again looks out to the views on all sides. An array of very comfortable loungers. The BBQ area is just off from the pool and so fun to do early evening. The interior of the villa is stunning, someone not interiors obsessed might miss the details but the beautiful stone kitchen island contrasted by wicker stools and light. Simple white walls but with beautifully curated art work in all rooms. More than enough seating both in balcony and inside. It’s hard to fault it. The bad reviews just do not do it justice. Yes it is a sudden steep approach off a road but once you’ve done it a few times you get used to it. Any small issues we had were addressed quickly by owners. We hope to book very soon again."

- "Pros: The view from the house and the pool is outstanding! The house is clean, beautiful and comfortable, and the host was very friendly. Cons: The access to the house is difficult. We rented a medium sized car (4 people + luggage) and we really struggled getting up the mountain. The house description mentions a steep and curvy road, but this is a more than that. Several times we had to do a 3-5 point turn to get around the curves, and with steep slopes on the edge of the road, it was not for delicate nerves - especially not at night in the dark. The house is located very high on the mountain, so it takes a while to get up and down. If you are looking for a place with absolute peace and natural beauty (and you are a skilled driver with a small car), this is the place for you. If you want to go on daytrips and explore the island, I would recommend a more accessible place."

Built at the beginning of the 19th century, the current owners have restored it preserving the flavor of the old Majorcan mountain houses.

It is a mountain estate. It is 500 meters above sea level. Perfect for those who want to rest and take walks in the countryside.

The road from Biniaraix is 4 kms with 97 curves although it is asphalted it is narrow and the first time it is amazing, although the clients when they leave the house usually say that it is not as hard as at first they feared.

It has several terraces, swimming pool with solarium, 4 bedrooms, 3 bathrooms, old renovated and equipped kitchen, two dining rooms, and a large living room, also integrated into the house there is an old mill.

Guests have 700,000 square meters to walk around the estate, among olive trees and holm oaks, as long as they respect the environment and keep the doors closed to prevent the lambs from escaping.

AN IMPORTANT FACT: Because the access road to the finca is very narrow and steep, it is recommended to rent a small car. From the village of Sóller to the house it is about 25 minutes driving on a mountain road. There is no public or private transport to the property.

It is forbidden to come with electric cars as they cannot be charged on the property. The energy is solar with the support of an electric generator but it is not strong enough to charge an electric car.

Once in the house you will be given specific indications, such as to avoid wasting water, the electricity is solar powered except when putting in machines such as dishwashers etc. which starts a backup generator, and to attend to any questions that guests request.

- "Sa Cabana is a wonderful house with multiple historic features of interest. It is also very comfortable with excellent bedrooms, bathrooms and very good kitchen. The pool area is a special place and we had a great experience of seeing much wildlife around especially falcons which flew over incredibly fast late afternoon. Garden area is amazing for walking around and the oranges and lemons are a joy to eat and use for cooking. Overall it was a wonderful stay. We advise to definitely observe the advice to get a small car to negotiate the very twisty access road, but the remote nature of the house makes for a wonderful experience in mountains and nature with wonderful views and sunsets.
