The staff were friendly, attentive, and cooked amazing meals. They kept the property secure and were always helpful. That said, there were a couple of drawbacks. The street noise at night was loud enough to disturb our sleep on some nights. Also, there was an untrained puppy on the property that frequently entered the house. It would jump onto the dining table and eat food if left unattended, which was frustrating and unhygienic. Despite those issues, the villa itself is beautiful and full of character. With a few adjustments, it could be near perfect. We truly enjoyed our stay and would love to return. "

You will feel at home in each private room which comes equipped with an ensuite, a king-size bed, a 42-inch television, Amazon Fire sticks with Netflix, Sonos speaker, and a mini-fridge.

We provide a single shuttle to and from the villa free of charge for up to 12 guests with luggage. If you require separate transportation we are more than happy to arrange that for you at an additional cost. The drive to our villa from the Montego Bay airport is typically 1 - 1.5 hours depending on traffic and the time of day.

The cost of food and beverages varies with each guest and is based on your selections. It can be hard to estimate the cost of food and drinks but we have found it can range anywhere from $60 to $85 per person per day (for adults) and kids will vary based on age. We would say the average is about $70 per person per day for adults and closer to $50 for kids. Our chef is happy to cater to any sort of budget that our guests may have. Each meal is made with only the freshest ingredients hand-picked by our chef. The way it works is you and the other guests will plan meals and drinks for the first two days after reviewing our menu. Your choices are then emailed to our chef who will be ready and waiting for you when you arrive. Once you arrive our chef and bartender will sit down with all guests and plan food and drinks for the remainder of the week. The chef does all of the grocery shopping for you and can be reimbursed at the end of your stay.

Our guests typically tip our staff on average 15% in high season to 20% in low season of the rental rate at the end of their stay which is then divided accordingly amongst the staff.

The Seven Mile Beach is known for its lively atmosphere and Reggae music. Live reggae can be enjoyed two to three nights a week next door at Roots Bamboo depending on the season, which you can enjoy from the comforts of your own lounge chair. We do happily provide earplugs for those wishing to retire early.

Please Note: The maximum number of guests that we can accommodate is 12. To maintain the privacy and exclusivity the use of the villa is for its guests only. Outside visitors are not permitted.

We are unable to offer refunds if canceled within 30 days of your arrival due to hurricanes during the months of May through November as hurricanes are considered foreseeable events during this period.

We immediately gravitated to the beach for the amazing sunset, did a rum punch toast and kicked off paradise! What made this stay extra special was the staff. We would specifically like to mention Dean and Melbourne. Both of these gentlemen gave 120% each and every day--from cutting fresh aloe for the girls' bug bites, giving tours of the property, making designs in the sand to welcome us in the mornings, escorting us when we ventured off property, informing us which vendors sold authentic Jamaican souvenirs...the list goes on and on. These two did it all to make our vacation above and beyond! Shari and Kadesha's food was phenomenal; we ate almost every meal at the property! Joan and Anesha were wonderful in keeping the house clean and entertaining with their towel creations left on our beds every morning. And, how can I forget Ziggy? Having left all our dogs at home--it was so nice to have a tail-waggin' friend on property for comfort and safety, too! Aqua Beach Villa--you surely did not disappoint!"

- "This location was a cute loft bedroom with a small kitchen. Outdoor patio was nice to sit at for breakfast. The building is under renovation and will be very pretty when done but had a lot of construction debris/trash when we stayed. There is a grocery store supposed to open up on the property. Otherwise there was one nearby along with fast food snd other small restaurants within walking distance. Our host was very responsive and helped us arrange tours and transfers. "

This is a two-story-villa where we rent out the whole first floor.
The house is located 10 minutes (4 miles) from the beautiful Negril beach in a quiet and relaxing site.
Your own floor, which is totally separated from the upstairs floor, has two bedrooms, one bathroom, a living room and a kitchen.
We have now added two more bedrooms, kitchens and bathrooms which also are available for rent. These are on the bottom floor of the villa as well but separated from the ‘original’ area. The new space has its own entrances and you cannot move between the two units unless you walk outside.
For the original area – the two bedrooms incude AC. Hot and cold water is available in the shower and kitchen.
Inside the place there is a washing machine for our guests.
The floor has a veranda with chairs and tables. For the best view we also offer our rooftop with a gazebo and a truly stunning view of Sheffield and Negril.

The new area includes the two new bedrooms, fully stocked kitchens and two full bathrooms. Currently we do not have AC in this space. This new space does not have AC at this time. We rent out the original area primarily but the new space can be added for group of guests larger than 4.

If you would be interested in doing some bicycling while at the house we have two large high quality bikes available at a reasonable and small cost. We have one road bike and one hybrid bike.
Biking to Negril is fast and safe as the road to and from Negril has a wide shoulder for pedestrians and bikers. We can also help with mapping out exciting routes on roads less travelled and without many cars - this is most definitely one of the best ways of exploring the island if you ask us. And we can hook you up with Sav cycling club for longer and more serious rides - those guys ride almost every day and do anything from 30 miles and upwards.

Finally, if able to, you are welcome to stop by our bar which is located in the center of Sheffield, just next to the main road. Your first drink at Paradise Corner Bar is on us!

If you don't arrive with your own car we can help you with all information in regards to private transportations, tour guides and local taxis.

We can arrange maid service and meals to be prepared for our guests at reasonable prices. Please ask about this option when booking if you are interested in some real Jamaican home cooking.

- "We stayed at the Rosecliff Villa for my birthday over the July 4th weekend and absolutely loved it! I was kind of worried because there were no reviews so I wasn't sure what we were getting ourselves into. The property is far enough away from all the hustle and bustle of Negril but still close enough to attractions such as Rick's Cafe and Margaritaville. We didn't realize that the home came with a personal concierge, so to speak, so it was a great surprise! Mario (personal concierge) was wonderful, a great cook and very knowledgeable about the best spots to visit. He was super approachable and I don't think we could've asked for a better person to have on property with us. The villa is kind of hard to find on GPS since there is no address for it yet but Mario and Steve (the owner) gave great directions. It is kind of in the local area which we appreciated because there weren't too many tourists and it allowed us to experience Jamaica. Roads on the way up have a lot of pot holes so be mindful when renting a vehicle (you will need a vehicle). I would like to mention that there wasn't always hot water (usually if you took a shower in the middle of the day you could get some hot water- I think the sun warms it up during the day but we weren't sure), which didn't bother us. It's a developing country and not a resort so I wasn't blindsided by the fact there might not be any, and quite frankly after spending the day in the sun, you probably want to take a cold bath. Overall, the property was amazing, Steve was great and very easy to work with and Mario was also great-- make sure you let him cook for you at least once during your stay, it was seriously thee bomb . com. - "William's manor was perfect for my my and my friend. It was spacious and had everything we needed. Having two large bedrooms and two bathrooms was super helpful and would be comfortable for two couples as well. We felt safe and it was very close to Rick's cafe. The only thing I would say is that it is a bit of a walk or a short cab ride to get closer to the restaurants and beaches on Seven Mile Beach and there is no sidewalk on the main road. Ella was a wonderful host and was there to help if we had questions. Would definitely recommend this place!"

- "We stayed in the main villa on the cliff. We were a party of 8. The views will be some of the best of your life. We experienced total privacy to relax and enjoy the sunshine. All the villa staff were incredibly helpful and friendly. We arranged for them to cook daily breakfast. We planned dinner on and off so that we could eat out in the neighborhood several nights. The chef’s food was local and delicious! She was always open to working with us. Ricks Cafe is on one side of the villa and LTU Pub is on the other. These are relaxed options for lunch and cocktails. The villa is an easy taxi to 7mile beach and great restaurant options like The Pushcart. The villa was so beautiful we barely left. We swam off the cliffs and snorkeled. Our children ages 17-23 will remember this vacation forever. Would book again in a heartbeat!"

This neighbourhood is perfect for strolling up and down or riding a scouter as you will observe.

There are many restaurants and attractions in the area including the world famous Rick's Cafe restaurant & bar, known for glorious sunsets, spectacular cliff jumping and great reggae - not to mention frozen cocktails. Further down the line is the Rock House Hotel & Push Cart Restaurant serving exquisite Jamaican cuisine and offering mesmerizing cliff views.

The town centre isn't far where you will find international food chains, ATMs, supermarkets and the like.

We offer airport pick-up with a supermarket stop and airport drop off at a very reasonable cost. We also offer transport to the Rose Hall Beach Club, Chukka Tours pick-up point and around Montego Bay at low rates, just let us know you require transport.

FOOD & DRINK

When you book we will connect you with the Chef Delkia to plan your menu and drinks. The villa will purchase your first day of meals and beverages which need to be paid for when you arrive. Thereafter, you plan the rest of your meals and drinks provide payment, cash or credit card accepted but make sure to bring cash.

Visitor Policy

Only the number of guests on the booking may enter the property. Should guests wish to have visitors they are required to make a request through the platform they booked on. A Government issued photo ID is required for each visitor and admission is subject to approval. Visitors are not allowed on property without prior approval.

Absolutely no visitors will be allowed after 10pm. Additional guests must be added to the booking.

Date Changes

Date changes are allowed if booking is more than 30 days until check-in. Last minute changes only permitted if there is an Extenuating Circumstance (EC).

Cancellation & Refunds

All Accommodation bookings if cancelled more than 30 days prior to check-in are 50% refundable only if booking was paid in full, thereafter the booking is non-refundable.

All Service bookings are non-refundable.
