This cute apartment is centrally located 1 block from Missoula's river-front trails, 3 blocks from downtown & the University of Montana campus, convenient to the I-90 interstate exchange, and within an easy walk to Missoula's best coffee shops, restaurants, theaters, and music venues.

We like that we don't have to drive to hike - our neighborhood is at the confluence of the North Hills, Clark Fork River, Crazy Canyon, Mount Sentinel, and Mount Jumbo trail systems - or to fish - we're just off the confluence of Rattlesnake Creek and the Clark Fork River where the native cutthroat congregate. We are an easy walk over either of the two pedestrian footbridges, a short river stroll to happy hour or concerts at the Top Hat & Wilma, and a (too!) close for a cone of ice cream at either Big Dipper or Sweet Peaks. This location also boasts spectacular views of Mount Jumbo, Mount Sentinel, and the Hellgate Canyon.

Situated above our garage, this cozy apartment is very quiet on the inside, and so close to many of the fun activities and areas that the downtown provides. This 1,500 SF recently renovated apartment is a lower level walk-out apartment with lots of natural light and amazing views. The apartment is located in our large farm house, which is on 24 acres viewing the Clark Fork River. The property is home to an operating farm and organic vegetable garden. You may also see, elk, deer, eagles, and lots of birds that roam and fly onto the property.

Located on a bench above the Clark Fork river, you will have spectacular views of the valley and the west flowing river. A convenient swimming and fishing access for the river is located a short 1.5 miles down the road. Guests have their own patio, for relaxation and views! There are lots of great hiking trails, and great boating opportunities nearby.

This home away from home consists of two large bedrooms, each with queen size beds, and 1 large bathroom. A double size air mattress is available to accommodate additional guests. The large living room includes a gas fireplace and kids games. The kitchen is new with tons of cabinetry and room for cooking.

Lovely, lower level apartment in desirable, central Missoula location. Situated in a quiet neighborhood, we are just 7 minutes from our charming downtown which features a plethora of local restaurants, boutiques, breweries, and art galleries . With a short 10 minute commute you can be at the beautiful Blue Mountain Trail head enjoying hiking, mountain biking, folfing and more!

The space
The apartment features a private, side entrance with keypad lock. There is one flight of stairs to enter the basement suite, this apartment is not handicap accessible. The bedroom has a queen size bed that is outfitted with a luxury mattress and high quality linens. A full-size bath is next to the bedroom with a rain shower head and tub. Shampoo, conditioner, and body wash are provided.

The main area has a spacious living room with a 55" smart TV, large sectional sofa, and supersized dog bed. Games and books are located in the TV stand for your entertainment. Wifi included! The kitchen offers a full sized refrigerator, oven, microwave, coffee maker, and table for four. Coffee/tea, spices, and staple cooking items are all also provided!

Our apartment can accommodate two dogs and there is a pet fee of $25 per dog. Please be sure to add the dog(s) to your reservation at the time of booking. We are sorry but because we occupy the first floor of our home we are unable to accommodate cats due to allergies. We ask that you do not allow your dog on any of the furniture (except the provided dog bed) and that you use the vacuum to clean up shedding prior to leaving. Please do not leave your dog unattended in the apartment if it is not crated. There is a park located directly across the street and a fenced dog park about two blocks away, we ask that you bring your pet there to relieve themselves and not the yard onsite.

Our apartment is infant and child friendly, however, you would need to bring your own crib, pack-n-play, highchair, etc. We also do not have child locks on any of the cabinets or covers on the outlets, and cleaning supplies are easily accessible throughout the apartment.

You are welcome to park your vehicle in the driveway. There is a bike path one block away that will take you all the way to downtown or the University!

Other things to note
While our home has AC, the thermostat that controls the AC is located upstairs in our living space. The Airbnb is connected to the AC through the forced air ducts that run through the space so your apartment will stay nice and cool. We have magnetic covers on the vents as the Airbnb stays pretty cool on its own, but if you would like access to the AC all you need to do is uncover the vent! If the space gets too chilly for you, there are two thermostats (one in the living room and one in the bedroom) that control the heat.

On top of that, Blue Mountain is one of the most popular hiking and mountain biking destinations in Missoula. Fortunately, you can access any of three trailheads right from our road.

The apartment itself is brand new and since it is in the basement, it is always nice and cool, even in the summer. We do live on the property, but you have your own, fairly large porch where you can watch the sunrise every morning.

The kitchen has a full fridge, stove and oven. The bathroom has a beautiful new tile shower, and rest assured you will not feel cramped as you have 900 square feet all to yourself.

This property is often booked by people attending events in the Bitterroot as we are between Lolo and Missoula. Come and enjoy any of our many attractions. We would love to have you. Note, since we are on the property, we will come and greet you, but will give you all the privacy you would like!

Please note, we also have 3 dogs. They are all very friendly but if you are dog adverse, this may not be the place for you. Additionally, we did just get a kitten, but the kitten has never and will never be in the apartment space as we are aware that many people are allergic to cats.

The space

The townhouse directly faces the North Pacific Railroad. Several trains run through Missoula, a fun thing to observe, but with that comes mild rumbling and vibrations. I have had minimal complaint from guests about the noise and it rarely bothered me when I lived there. I have a white noise machine, fan, and earplugs in each bedroom in case you need them.

The space
The property is recently remodeled and everything is new. For a basement apartment it is very bright and open. Bedroom is a good size with a queen size bed and a large closet. Kitchen and dinning room are great space with plenty of room. Living room has a comfortable couch, 43” smart tv and a writers desk. Bathroom is a tub/shower combo. There is a full washer and dryer in unit.

Other things to note
** Disclaimer - this is a basement apartment with a Rental Unit upstairs, there is going to be some noise from folks walking around and such. If you are looking for something very quiet, this may not be for you.
We ask that the upstairs folks respect the basement, and vice versa, and try to keep the noise down. For this reason we ask that there is no backyard noise after 10pm.
