It’s very old, so it’s understandable that not everything is going to be in the best condition. The rooms were good and clean and the bed was comfy, but an area of improvement would be the dining experience. A few days, the mugs the coffee was served in were dirty and had floating debris in there, the forks had visible rust, we had ants in the jelly on the table, and the creamer was curdled. The food itself was delightful, but the lack of cleanliness made it hard to truly enjoy it because I always had to double check that the serve ware was clean and that the ants didn’t crawl into the food. The location of the property is idyllic. I’m glad we had this experience but I am not sure I would be back."

We can let you use one if it is available, but it's not guaranteed. In the worst situation, you can still go parking at the same parking lot on your own. They always (99% of the time, unlike others in PTown) have vacancies.

Also this parking lot is usually free before May 1st and after Spooky Bear weekend (they may change their schedule).

Cancellation policies:
For reservations of 4 nights or less, we take a $35 cancellation fee if you cancel more than 21 days (30 days for bookings of 5 nights or longer) prior of your check-in date. Otherwise, we follow AirBnB's strict cancellation policy. Note that AirBnB will probably not refund the service fee, but we have no power on what AirBnB will do.

We highly recommend you to purchase travel insurance if you have concerns about cancellations.

Beautifully renovated cottage in incredibly central Provincetown location! Less than a block to The Boatslip and the beach! Open studio cottage has stunning tile throughout, kitchenette, excellent air conditioning, ceiling fan, living area with couch, breakfast bar/desk, farmhouse sink, 1 queen bed, outdoor seating area, shared backyard (with seating, grill, and outdoor shower), and reliable high-speed wifi. Fresh, whimsical styling & worldly charm.

The space
Built around 1850, the cottage is quirky, fun, and comfortable. It’s completely renovated inside. The breezy studio has an open floor plan, impressive tilework, comfortable touches, and a whimsical coastal style.

The cottage has a kitchenette (microwave, induction burner with pots/pans, air fryer, and coffee pot). There is 1 full bathroom with an amazing shower, as well as access to a heavenly outdoor shower on the property. There’s a living room alcove with a comfortable couch to curl up on. The breakfast bar with 2 stools doubles as a workspace. The cottage guests share a beautiful backyard garden with the renters of the larger house on the property.

The property is walkable to nearly everything. The cottage is walkable from the ferry terminal and a cab ride away from the airport. *There is no parking on-site, but town parking is conveniently located 3 blocks away and is $25/day.*

The cottage includes high-speed wifi and fantastic air conditioning. Cascade blinds throughout to bring in the light but maintain privacy. Television has Roku for rainy days.

Cancellation policies:
For reservations of 4 nights or less, we take a $35 cancellation fee if you cancel more than 21 days (30 days for bookings of 5 nights or longer) prior of your check-in date. Otherwise, we follow AirBnB's strict cancellation policy. Note that AirBnB will probably not refund the service fee, but we have no power on what AirBnB will do.

We highly recommend you to purchase travel insurance if you have concerns about cancellations.

We do have a nice and friendly cat in the house. But she does not have access to this room.

A large second Floor room with a king bed, futon and private bath as well as a small view if Veterans Beach. Room has a private balcony, free WIFI, Cable TV, DVD/VCR, mini fridge, microwave and A/C. A coffee maker and small continental breakfast will provided in your room during the off season ( November-early May)

The space
We are close to many attractions . We are located a 1/2 mile down the road from the ferries that take you to Nantucket and Martha's Vineyard. We are a one minute walk to Veterans Beach and a 5 minute walk to Kalmus Beach. We are about 3/4 of a mile to downtown Hyannis

During your stay
We are available most of the day to check you in but for late check ins we will leave keys to your room available in an envelope with directions to your room

Located in the newer part of the house, Room 5 is a cozy, simple room with a comfortable queen sized bed, AC, closet and private en-suite bathroom with shower.

*TV and WIFI are available in every room, but please note; we are not connected to cable service. We are set up with ROKU to offer access to Netflix, HBO, and select channels through Xfinity streaming.*

The space
The Rugosa is a gorgeous, 10 room boutique guest house with a beautiful, private back yard, gardens, and sunny patio seating area. This eclectic property has undergone many transformations in recent years under fresh, new management. Entirely redecorated, this traditional, antique New England home has been transformed with colorful paintings, folk art, found objects and houseplants.

We are a small family run guest house and sometimes are not available to meet everyone at check-in. If we cannot be here to greet you, we will leave an envelope at the front desk with your room key and directions to your room. We do not offer 24 hour services at this time. We are usually close by for guests checking in, and always available by phone.

Visitors of the Rugosa are welcome to enjoy the spacious backyard and patio area, lounge in the great room, utilize the dining room for nights where you just want to escape the crowds and stay in, or join us in Chuck’s Lounge with our newly renovated self-service donation bar. We are offering complimentary coffee and tea, but hope to be able to offer other breakfast options again in the future. With many great restaurants and cafes in the area, guests may choose to eat out or enjoy take-out in our public dining room or outdoor patio. Guests are often pleased with the location of the Rugosa, as it is near many loved attractions such as Nauset Lighthouse, Marconi Beach, the Cape Cod Rail Trail, the National Seashore, many gourmet restaurants and shopping.

Pet Policy: We are proud to be a pet-friendly property! We are a house full of animal lovers and understand how special it is to be able to bring your pet along. We can accommodate visitors with well trained and well mannered dogs. We are located along busy Route 6, so we recommend that dogs be kept on a leash at all times while outside. Inside the house, dogs may have free-range, but we ask that you do not leave your dogs unattended in your room. If your dog is left unattended, and there are complaints from surrounding guests, you will be financially responsible for their stay as well. 

Up to 2 dogs per room. The cost is $30 per pet per day, regardless of length of stay. You must clean up after your pet or be subject to an additional charge of $100.00 per clean up or damage. 

We have a two house dogs, Luna and Rosie. Both are sweet-natured Rottweilers who are known to hang out in the gardens or the lounge and are very good with other dogs and children.

This charming room is located in the center of Ptown. It is part of Lotus Provincetown Inn, a staple of the town since the 80s. It shares a bathroom with 2 rooms.

2 minute walk to the Wharf where ferries dock and paid parking available. Also, available is a dry sauna in the garden.

The space
This cozy room is on the third floor of a renovated building. It has a queen size bed and shares a bathroom with 2 other rooms.

There's also a k-cup machine with coffee and tea, an ice machine, microwave and fridge in the hall for use.

The building is located in the center of town, so it's perfect for those who want to be steps away from restaurants, galleries, shops and shows.

As an extra bonus, there is a dry sauna in the back garden!

Parking:
Lotus is located right in the center of town, so we cannot offer parking. However, Commercial Street parking is free from November 1st - March 31st. MacMillian Pier, about a 2 minute walk, is free from November 1st - April 30th.

Riley's at 134 Bradford, and MacMillian Pier, both less than a 2 minute walk, have daily parking from May 1st - October 31st. The Pilgrim Monument Museum offers a less expensive option, and is about a 7 minute walk from us.
