🌟 Airbnb Reviews & Star Ratings Matter
Please help us maintain our ability to host by understanding Airbnb’s 5-star rating system. Here’s how it works:

• 5 stars – Great stay! Would return.
• 4 stars – Several issues that should be corrected.
• 3 stars – Major problems.

How to Leave an Airbnb Review
Introduction
Suppose you just stayed at an Airbnb. It was clean, reasonably priced, the listing was accurate, and the host communicated well. But it didn’t blow you away. When you leave your review, how many stars do you give? 3? Maybe 4? You might think that 3-stars means a place is average, and 4 stars is a good rating. 5-star reviews are reserved only for the most luxurious, above-and-beyond experiences.
Unfortunately, this couldn’t be further from the truth. Airbnb holds hosts to a strict 5-star-or-bust expectation. They take any review that is less than 5-stars to indicate that there are major problems with a property or host. In fact, if a host’s account average drops below a 4.8-star rating, then they lose their Superhost status. On top of that, Airbnb could permanently remove a listing if the average drops below a 4.3-star rating!
Because of this, receiving a 4-star review is very damaging to a host. Obviously if someone deserves a 4-stars or lower, review them accordingly. But it’s good to keep in mind what consequences a 4-star review can have for hosts. A 5-star Airbnb rating indicates a great stay—not necessarily a perfect stay. Here’s a general guide to help with your Airbnb reviewing:
Guest Rating Guide:
5-star: Nobody is perfect, but I enjoyed my stay!
4-star: There are several issues that need to be corrected.
3-star: There are major problems.
2-star: This listing should be removed.
1-star: Ban these hosts for life.
But what specifically should guests be considering in their reviews? Airbnb indicates that the following five things are sufficient for a 5-star review:
Cleanliness: Every room that guests can access is clean, there’s no dust or mold on surfaces or floors, linens are clean, and trash is clear from previous guests.
Essential amenities: hosts provide toilet paper, soap, linens, and 1 towel & 1 pillow per person.
Accurate listing details: Address and bed/bath details accurate, photos are up to date, and amenities from listing are available and functional.
Easy check-in: Check-in process is clear and simple.
. Proactive communication: Host is available to the guest during their stay.
Within these categories, the bar is low enough to allow for small mistakes. No host is prefect. And if there are problems, there is also room for the host to correct things during the guests’ stay. For example, suppose the internet goes out unexpectedly, for reasons beyond the host’s control. The host calls the internet company immediately. Even if it takes a few hours for things to be fully fixed, the host should not get a lower review, due to their concern and effort. Along similar lines, hosts should not be given a lower rating for things such as: location isn’t near enough to a grocery store, a bug got into the house, dust on the lamp shade, small stains on the clean towels, neighbors that look scary, a power outage, or even a malfunctioning door lock.
What Airbnb Reviews Are Not
Rating systems are a common part of our lives. To help further clarify the Airbnb review system, it will be helpful to see how Airbnb contrasts with other common rating systems.
Airbnbs Ratings are not Hotel Ratings: Similar to Airbnbs, hotels are rated with stars, on a scale from 1–5. A 1-star hotel is the cheapest, dirtiest, place to stay that gets the job done. A 5-star hotel is a rare high-end luxury hotel that you can only find in the finest locations of the best cities.
While these rating systems might seem similar, this is actually a totally different rating system than what Airbnb uses. An Airbnb listing should NOT be rated lower than 5 stars because it does not measure up to a 5-star hotel. To use an analogy, you don’t go 100mph on a highway in Canada just because the sign says “100.” Both are numbers on signs on the side of the road, but one is measured in kilometers, and the other in miles.
Airbnbs Ratings are Reviews: What about reviews? It is normal to look at a review for a business that has 4.5–4.8 stars and think it is a very good rating. However, Airbnb holds hosts to a much higher standard. In fact, host are held to near perfection, with severe repercussions. If a host drops below 4.8 stars, they will lose Superhost status. Losing Superhost often causes a host to lose money, limits their customer service/support from Airbnb, and their listings are removed from valuable search filters. Worse yet, if an Airbnb host drops below a 4.3 rating (which is seen as a serviceable rating), that hosts could have their listing suspended and removed from Airbnb. Airbnb punishes anything but perfection.

Our fresh hearty breakfasts are very popular!
Served in your suite, or outdoors, we accommodate all dietary restrictions.
Dishware, kettle & tea in room.
The rooms are naturally cool, and have ceiling fans, but no AC.
The space
We're right on the bend in the road, and easy to pass.
Look out for the yellow owl under the mailbox.
Under the Dark Skies Act we do not have lit signage.
We live on some acreage with our rustic gardens out back,
as we slowly build our food forest.
Please do not bring outdoor shoes in the room.
A mat is provided in the main entrance.
We're a fragrance-free space for those with MCS.
Kindly do not use colognes/perfumes in the home;
and spray insect repellents outdoors.
A bar fridge is shared between our two guest rooms in the entrance
(fits snacks, drinks, sandwich type items).
Please note there are no kitchen facilities or microwave.
We're on a drilled well, but all taps are potable.
We ask guests to keep showers short,
and give 15-20min between bathers,
so as not to empty the well.
We're on a septic system.
This means unlike cities, we're not connected to municipal sewer lines.
We have macerator toilets to protect the system,
allowing you to flush the septic safe toilet paper provided.
You will hear the pump when in use.
Absolutely no other items should be flushed down the drains/toilet (including chemical products which could disrupt the microorganisms in the system).
We have reliable wifi, a large array of books to borrow, and plenty of boardgames.
As we have a Dark Skies Bylaw, you will find both the rooms (and outdoors) quite dark at night - making for a fabulous sleep ;)
Guest access
Unlike a traditional bed and breakfast, our guest rooms are on the ground floor. Separate from our home space, offering you more privacy.
Out back are new hammocks, a firepit, charcoal bbq, two patio sets, and some yard games available to all. There are bits and bobs of other rustic handmade outdoor seating.
On the peninsula live black bears, coyotes, bobcats, eastern massasauga rattle snake, among much other wildlife. We're on a migration route and at the right time you're apt to see various hummingbirds, owls, eagles, hawks, herons, cranes, etc.
You can expect much of the property to be wild and natural.
We keep the 'weeds' as pollinators love them (and we often eat them too!)
Kindly keep the main entrance door closed behind you at all times for wildlife (though left unlocked). A key to your room is provided.
If you're unfamiliar with the area and plan on hiking, we suggest you bring light pants and good shoes.
During your stay
We text on the morning of check in to coordinate with you.
Texting our cell is the best way to reach us during your stay,
as we can't always get internet connection when on the road,
or in some parts of the peninsula.
We're very often around or nearby if you need anything.
Other things to note
This is a very rural area.
Restaurants may close early, and there are no big chain stores, night clubs, etc.
Occasionally you may find a Bayside Astronomy viewing, night cruise, or summer street dance.
If quiet bonfires and stargazing appeal to you, then you'll dig the area.
20min north is the village of Tobermory.
You will find boat tours, scuba diving lessons, and a variety of restaurants.
2min north is TruFood Cafe which has great sandwiches and healthy baked goods for a hike or day at the beach.
5min south is the village of Lions Head.
It has a marina at the beach, with a small playground and washrooms.
There are three restaurants.
2min south at Hwy 6 and Rd 9 is the UPI gas station in Ferndale.
20min south is the town of Wiarton. It has a large playground at the shore, with washroom facilities, and several restaurants in town.
The closest city is Owen Sound, ~45min south.
Georgian Bay on the east side of the peninsula has the clear blue waters seen in ads, stony shores and cooler swimming.
Lake Huron on the west has sandy beaches, which generally begin shallow and are warmer, but make for fantastic swimming.
Singing Sands, Grotto and Flower Pot Island are the main tourist attractions.
Popular hikes are the Lions Head Trail, Devil's Monument, Half Log Dump.

Enjoy a newly renovated Loft space on the shore of beautiful Georgian Bay on the Saugeen (Bruce) Peninsula
The space
This newly renovated loft as of spring 2024 is located on the second level of a garage building. It has a bedroom with a double bed, a full bathroom with a small shower, and a open concept living space with a kitchen, high top table, couch, sitting chair and TV. Outside, there is a balcony with a table and two chairs overlooking, the surrounding trees and georgian bay.
Guest access
The entire space is for the guests. The owner lives in the house across the gravel road. There is a 25 meter little trail to the beautiful rocky shoreline of Georgian Bay for guests to access.
Other things to note
Guests are asked to bring their own bedding, pillows, towels. For short days of only a couple nights it’s much too difficult to keep up with the laundry for someone who works full-time. The price reflects this when compared to other waterfront accommodations of similar quality. If people are hiking through the area or are travelling from out of country, contact me and I can make some arrangements to provide bedding and towels.
