Suite Rules:
1. No parties
2. No smoking any where on the property. If there is evidence there will be a cleaning fee of $1,000. Our main unit is attached so we will be able to smell it. If you are eager to smoke we welcome you to do so outside in the patio.
3. Quiet hours 10 pm -6 am
4. Check out time- if you are later than the check out time you will be charged a late fee without a previous authorization from your host. $50 for every 30 mins
5. Notice to vacate. Your reservation ends at 11am on your check out date.
6. Liability for damage. If you damage anything you will be charged a fee for any cost incurred by the owner
7. Right to access property in an emergency.
8. Primary guest is responsible for making sure all guest are aware of suite rules
9. All guests must abide by airbnb, local, state and federal laws. Any violations can result in immediate removal.
10. No animals at the property. If there is evidence of animals there will be a cleaning fee of $500.
11. Occupancy (including children, infants and visitors) is not to exceed the published maximum occupancy as stated on the Local Operations website unless prior approval has been made. If more than the maximum number is found to be occupying the property, guest agree that a deduction of $200.00 per person per day will be added to their booking folio. Additionally, this Agreement may be immediately terminated without refund at the discretion of the host if the maximum occupancy is exceeded.

The space
This is a cute 400sf remodeled standalone guest house with private fenced patio. It offers a well stocked kitchenette with brand new appliances, luxurious modern furnishings, ductless AC/heater, 55" smart TV with spectrum TV services, fast mesh network WiFi (~450Mbps), comfortable memory foam queen bed, laundry room (separate entrance), etc. Keep in mind, the guest house was built in the 50s, so we have updated all electrical, plumbing, floor, ceiling, windows, fixtures, etc. However, we still have the original shower stall, door and the original wood paneling to compliment the old farmhouse feels.
While we do vacuum and mop the floor every single time, but we don’t require guests / cleaning crews to take off their shoes while in the house. Therefore, we don’t recommend going barefoot in the house.
The house will be professionally cleaned before each stay with clean linens, toiletries, and everything else you'll need for a comfortable stay. Laundry access is only available for guests who stayed for longer than a week, booked multiple stays the regular basis.
You will be able to self check-in with smart lock, but please confirm your reservation and checkin instruction and ask any question beforehand, especially when you plan to checkin really late - we might be at sleep.
An unique virtual key will be generated automatically for the duration of your stay. The key will be valid starting at 3:00pm of the check-in date and expired at 11:00am on the check-out date.
To ensure we have a safe and secure place for everyone staying with us. Your door will be automatically locked in 30 seconds. The property is equipped with video surveillance 24/7 around the perimeters of the house. Make sure to put down the correct number of guest who will be staying with you in the reservation and informed us through Airbnb app if there are any changes in advanced.

For insurance purpose, please put down the exact amount of people who will be staying after midnight. Finally, our backyard is still work in progress, we are currently planning on the dream outdoor space. You might occasionally see our landscaper come in and work on the yard on the weekly basis.

Please be aware of our house rules:
- There is absolutely no smoking or drugs in Airbnb.
- NO Parties or Events allowed. A request for a charge to your account for smoke damages will be requested. You may go outside the main gate to smoke.
- No Loud Music or Noise of any kind is Allowed at anytime.
- Pets are welcome, but please add them as a "Guest" to your total count***No Cats*** and let the host know that a pet will be joining you.
- No 3rd Party booking, We may ask for ID upon arrival.
- This is a very quiet and serene Suite most of the time, However at time your may hear the neighbor dogs barking.
- Please TURN OFF all lights and appliances and air conditioning when you go out.
- For Safety and Security reasons we may have to get into your suite to Turn Off all lights and Appliances and Air Conditioning if there is any sign that they are left On(noise from Air conditioner outside Unit, smoke alarm sound, light thru windows,)
- We may also ask you to vacate the property if you don't abide by the house rules

Guests can access full living quarters, front and back area. There is another entrance right next to guest entrance which is an office space utilized 9:00am-2:00pm Monday through Friday only. There should be little or no interaction to be worried about with guests.

Guests should enter off of 25th Street West. Wood gate is located at north entrance of property and has address 39812 on post. Gate is automatic and a code will be given for entrance.
