**PLEASE NOTE: The access to the loft / bedroom is via a sturdy but very steep solid wood staircase. Please see the description below AND photos to make sure you feel comfortable with this. It is not recommended for children or elderly people, or those with any climbing issues.**

DESCRIPTION

This is the newest listing on a beautifully manicured 15-acre Country Estate with a large private saltwater pool and over 150 yards of riverfront. We are comfortably located 10 minutes from Leiper's Fork, 25 minutes from downtown Franklin, and 40 minutes from downtown Nashville. Since 2019, I have rented out the 2,000 sq. ft. 3-bedroom apartment on the lower level of the house on AirBnb (available on a separate listing). I have hosted a number of family vacations, family and friends reunions, bachelor and bachelorette parties, private retreats and even a few weddings and private events and have loved every minute. The pool house has always been available for use by guests during the day, but I have now added a private shower downstairs and created a bedroom in the loft so that it can be used as a standalone guest house.

The interior of the pool house has heat and air conditioning, and features a kitchenette with full-size sink, refrigerator, microwave, toaster and 2-person dining table. A toilet and large private shower are accessible through separate doors, but there is no separate bathroom per se. Towels are provided. There is also a 3-zone stereo system with speakers out by the pool, under the outdoor sitting area by the fireplace, and inside the pool house. There is a 42-inch flat screen TV in the bedroom and WiFi is available inside and around the entire pool area.

AVAILABILITY

During the summer season (mid-May thru Oct. 1) I mainly keep this space available as an optional add-on for larger groups who are staying in the aforementioned 3-bedroom apartment. However, if I have a vacancy or cancellation I may make it available on short notice. So, if you see it available during the summer you can rest assured that there will be no other guests on the property and you will have the pool to yourself! After September, even though the pool may be too cold to swim, you will still have access to the outdoor fireplace, gas grill and new 1,000 sq. ft. stone patio that was added in 2022, and of course the rest of the property is yours to explore.

PLEASE NOTE: The bedroom with a King bed is accessed via a very steep but sturdy wooden staircase. Please refer to the photos to get a good idea of how it looks and how steep it is. It is extremely solid and has a solid metal handrail on both sides, however I only recommend staying here if you are very able-bodied and are confident in ascending and descending the steps. For this reason I do not recommend that children or elderly people stay here.

PET POLICY

A maximum of 2 pets of 50lbs or under are allowed per stay. The pet fee is $50 and your pet must be added to your reservation. If your pet is over 50 lbs, please message me for approval. Your pet(s) must be well-behaved and not left unattended unless they are in a crate and will not bark when you are away. While the property is very pet friendly, and my dogs are as well, if your pet is at all aggressive or protective, they will probably not be a good fit. My Great Pyrenees may be the friendliest dog one could ever meet and only wants to play with everyone and every dog that comes to visit, but if other dogs become overly pushy or aggressive, she can get protective. Dog breeds that I would tend to not recommend bringing are as follows: Pit Bull, Boxer, Husky / Malamute, Akita, Chow Chow, Rottweiler, Mastiff, German Shepherd, Cane Corso, Doberman.

Guest access
Outside, you will have access to the entire 15-acre property and pool area and pool house. A stroll down to the river is a popular activity and you may be joined by Holly, the Great Pyrenees. I recently installed a tire swing near the river and it has become extremely popular, especially with children. The pool is open from mid April through early October, but the patio area around the pool with wood burning fireplace and gas grill are open year round.

Other things to note
During the summertime (May 15 - Oct 1), this space is mainly reserved as an optional add-on space for larger parties renting the 3-bedroom apartment on the same property. However, I will occasionally make the space available on short notice if I have a cancellation or vacancy in the 3-bedroom apartment, so if you book between May 15 - Oct 1 you can be sure that there will not be any other guests on the property or using the pool area during your stay. After early October it is generally too cold to swim and I open up both areas to be rented at the same time, so although it is rare, you may see other guests from time to time on the property, but they will not be using the pool area where you are staying, and they will be using a separate driveway and entrance clear on the other side of the property.

The space
The stairway leading to Upper Cottage has been described as a STARE way, where a riveting view engages guests with each step up. The large entrance deck features a dining table overlooking an expansive yard and the valley beyond. Inside, under a vaulted ceiling with exposed beams, is a full kitchen, dining area with seating for 4, living area with a smart TV, work desk facing the view, privacy-curtained sleeping alcove with a king bed clad in luxury linens and a full bath accessed through a metal barn door. Lightening fast wifi serves up 836 mbps.

Full-sized appliances include a refrigerator with ice maker, dishwasher, electric range, microwave, coffee maker, electric kettle & stacked washer/dryer. The kitchen is stocked with cookware, serve ware, coffee, tea, oils and spices.

The space is designed for a couple with ample room for guests to bring their own playpen, portable crib or inflatable bed.

Upper Cottage is a terrific solution rented with Lower Cottage for family overflow or separate quarters for couples traveling together.
