Originally built in 1925, our renovation provides the house with all the modern conveniences while maintaining its true southern “old Grayton” charm. Guests love the vaulted ceilings and exposed beams, wood floors, large screened porch, and the vintage Florida decor. Cozy, yet sophisticated, the Smith House is perfect for a few friends or a small family.

**During the Spring Break and Summer seasons, we require a 7-night minimum stay (Sat - Sat time frame). Otherwise, there is a 3-night minimum. Exceptions are allowed on a case-by-case basis.**

**The maximum number of guests is limited to four (4) persons, including infants and toddlers.

Located in the heart of fun and funky Grayton Beach, and surrounded by lush landscaping that includes mature oaks, magnolias, and palms, the Smith House offers a private oasis for guests who want it all … an easy stroll to the world’s most beautiful beach as well as a peaceful retreat at which to begin and end each day.

The Living Space: The Living Room boasts 2 full-sized comfy couches and a 50-inch Smart TV. The kitchen is fully outfitted with everything you would need to cook a gourmet meal.

The Bedrooms: The master bedroom has a queen bed and a 42-inch Smart TV, and the smaller bedroom has 2 extra-long twin beds to accommodate both children and adults, as well as a 40-inch Smart TV. The house has reliable wireless internet service.

The bathroom provides a vanity with 2 sinks and a tub/shower, and an additional period pedestal sink is located in the hallway outside the bathroom. But the “guest favorite” is the fully enclosed outdoor shower that is adjacent to the porch. Spacious and private and outfitted with hot and cold water, visitors can experience the luxury of showering in nature under a canopy of oaks and magnolias.

And the porch ... It’s the best part of the house, for sure! Extending the length of the main house and wrapping around to the outdoor shower, the porch includes 2 comfortable sitting areas, a rustic cypress dining table, and a comfortable day bed for reading and relaxing. Just off the porch is a large private brick-paved patio with a picnic table, chairs, and Weber charcoal grill.Dimmable overhead patio lights create a unique and beautiful outdoor dining experience!

Extra Amenities: The outdoor shed houses 2 complimentary beach bikes as well as a large wagon loaded with all the beach gear you will need: 4 chairs, a large umbrella, cooler, and beach rafts and toys. After spending the day on the beach, guests often use the bikes to explore the adjoining beach towns in the late afternoon. In the evening, you have an easy walk to the world-famous Red Bar restaurant as well as several other outstanding dining opportunities.

This Luxurious Carriage House, 'Goin' Coastal' in WaterColor at 142 Pond Cypress Way in Santa Rosa Beach, FL 32459 is the perfect vacation rental. It is separate from the large private home and its spacious studio-like room with 15-foot ceilings and gorgeous hardwood floors fits the needs of friends on a get-a-way, a couple on a romantic weekend or a small family with room for a couple of kids. In addition to the plush king bed there is also a queen convertible sofa bed and plenty of room for cribs or extra luggage! Keep in mind that this is one big room so the sleeper sofa is in the same room as the king bed ;)

The large comfy sofa is the perfect place to watch sporting events or movies in front of the large flat screen TV. The kitchen is ideal for quick meals and has a full-sized fridge, sink and microwave. This is a great family vacation home for a laid back 30-A South Walton vacation. It is almost never crowded where we are located, but if you want the crowds then just bike to Seaside. While there is a private beach directly across street, there is also a public beach close by with Walton County Lifeguards if that is important.

This is my wifes pride and joy so if you rent, please try your best to keep it nice.We will check you in and out and do our best to make sure you have a great time. I know you will love the location.

It was a short walk to the beach - even my 18-month old grandson walked back and forth twice a day and had memorized the path. Right across the street is a shortcut that gets you to the beach in minutes. Great accommodations, relaxing decor, lots of beach equipment to borrow from the shed and super clean. The kitchen had everything we needed and we cooked most of our meals there. The beach was also perfect - fluffy white sand and clear water with just the right amount of waves. We can’t wait to come back!"

'SEALINK' One of the BEST locations in Seaside! This wonderful home, in Seaside proper, is the third house on Odessa Street at the west end of Seaside. 'SEALINK' is only 4 houses north of the beach and 4 houses south of the swimming pool.

With it's quaint picket fence and over-sized wrap around porch, 'SEALINK' offers so many places to relax and enjoy the gulf breezes. On the screened porch, you will find comfortable seating, swing, gas grill, and dining table for just kicking back after a day on the beach or entertaining your family and friends. As you enter the house, an expansive foyer with staircase leads to the second and third floors. This is a nicely decorated 3 bed/ 2 1/2bath home 1 block off the beach located in Old Seagrove shaded by old oak trees.Master bedroom,kitchen,living area and eating area are on the 1st floor for easy gatherings for the family. Large screened in porch on 1st floor with comfortable chairs allows you to sit and enjoy the outdoors. Living area has a large flat screen, plenty of sitting,bar stools and french doors leading out to the screened in porch. First floor boasts all travertine tile floors.
Second floors are all hardwood.Upstairs has 2 very nice rooms and a shared bath. Front bedroom opens onto a covered porch for your outdoor enjoyment.
Plenty of parking area. Front of home has a large circular driveway side of home a 2 car drive way with a 2 car covered carport.All parking areas are all done in attractive pavers. The beds are also comfortable. We plan on being back next summer! Do bring everything you need to cook, though. In the past there was salt, pepper, spices, oil, etc. This year there was nothing. Not a big deal, but just something worth noting so you can come prepared. Love this place!"

- "Totally awesome!!!" - "Get g get t r hot d" - "Beautiful and relaxing" - "We absolutely loved our stay at the Salty Glass Cottage, during Spring Break. I can’t say enough great things about this cozy and beautifully decorated cottage . The views were spectacular and the location was within a few minutes walking distance to all the food trucks and restaurants. We avoided the crowds of Spring Break by going to dinner early and bringing food in to enjoy on the deck, while watching the sunset. Don’t let the location stop you from booking this place, it was peaceful and we never heard the traffic during Spring Break. You park on the main road (30A) and walk a very very short distance to the cottage, which is actually right on the beach and steps away to the Pensacola Pavilion, which gives you access to the beach. Our teen boys loved the location and the bikes provided by the rental company, and said it was the best Spring Break ever. My husband and I really enjoyed the jacuzzi after a long day at the beach. The King bed slept great and the linens were soft and cozy. We didn’t want to leave and will definitely book again. The only little thing I may suggest to the owners/ Sanders beach rentals, is to provide a couple of extra thick blankets and extra pillows for the pullout sofa in the living room, as the nights were a little chilly. Across the street from our Grayton Cove neighborhood, there is a safe, dedicated bike trail that will take you directly to the beach and also a beach trolley stop in summer season. Take one of our six local brand Yolo beach cruisers, stop at the famous Red Bar and grab a bite to eat or a margarita, en route to one of the most beautiful beaches in all the world.

- "This home was perfect for our family of 5 and a friend, nestled in a cute neighborhood of tightly nestled homes. Pool extremely close and easily accessible. The home was equipped to make a beach trip easy and enjoyable. The addition of the beach chairs, towels, bicycles, and pull behind cart (that we used to tote beach chairs) made the back and forth to the beach easy and fun. The kitchen was well-supplied and the grill was clean and convenient to use! We enjoyed being able to eat in when we wanted and being within a short distance of lots of great local restaurants. Tiny issues that were not difficult to overcome included stovetop and oven settings were not visible making temperature control while cooking a manageable adventure, a bicycle with a chain that popped off 3-4 times requiring unexpected roadside fixing a few times, and a mildly touchy front door lock. The owners were prompt and courteous in responding when we needed! We thank you for that. Would recommend you follow their advice and use the bicycle locks at the public beach bicycle racks. We did not and one of the bikes was stolen while we were at the beach. It might feel like a hassle, but will save you the loss of a ride back home and replacement costs. Overall: perfect for us!"

Studio Juan: a 160 square-foot tiny house studio that sleeps 2. There is a sitting loft space for reading, working on your laptop or napping. There is a desk area at the counter that can be used as a dedicated work space. The exterior has an open deck with two lounge chairs. The studio comes with two beach cruiser bikes for getting around, beach chairs + umbrella.

The Juander Inn: a 400 square-foot, one bedroom cottage. This space offers one queen-size bed, a full bathroom (shower only – no tub) + additional outdoor shower, full kitchen with coffee maker, toaster, stove/oven (no microwave), apartment-size fridge and freezer. There is a breakfast nook for dining or to use as a work space. An open front porch with a bench for sitting and sipping morning coffee, a screened in back porch with lounge furniture for relaxing. Studio Juan is located in the heart of Seagrove, right in the middle of scenic 30A where biking to most anything is a breeze--especially when the bikes are provided. When you arrive, you'll enter a wooded drive to the back of the property (north of host's home). Follow the path to the boardwalk bridge and head up to the Studio. Inside you'll find everything perfectly placed and immaculately clean. Hardwood from floor to ceiling, scandi-modern style, this space is clean and charming. Make yourself at home. Take the bikes out to dinner in Seaside, knowing when you come back, you'll get a restful nights sleep on the memory foam mattress with featherbed topper. Wake up to a cup of coffee or tea and take a dip in salt-water pool. This is the kind of place that you'll really enjoy your stay.

We’re located on a dead end street in Seagrove off of Hwy 30-A surrounded by pines with the beach at one end and state forest at the other. Sit on the porch you’ll hear the sounds of frogs and crickets and yet you’re a stones throw from the bustle of 30A. Walk, bike or drive to the beach no time. Take a 30 min drive east to Panama City Beach and Pier Park; drive 30 min west and you’ll be Destin (traffic permitting). This is the perfect vacation destination.

We encourage biking to get around 30A and provide two beach cruisers for your use during your stay. For other recreation, try one of the many rental places here for paddleboards, kayak/canoes, beach chairs setups, beach bon fires, electric bicycles and golf carts. We have 3 young children, and are social in the neighborhood, often with other children and neighbors around. You will see & hear us but we will always be respectful of your privacy. Also, we an outdoor cat. He is strictly an outdoor 'barn' cat and should never be allowed inside.

Additionally, our property is not only home to us, but to 3 unique Airbnb’s: RV campsite, the cottage and the tiny house. Each has its own dedicated space but there are shared spaces as well, such as the pool, some parking areas and the bike storage area. Interaction with other guests is likely.

Please feel free to make yourself at home during your stay. We kindly ask that you leave your shoes at the door whenever convenient and limit eating on upholstery. Please keep it neat.

You will have complete access to the downstairs unit as shown in the pictures. The cottage is the bottom floor of a three story house. (Owner’s space is in the upper unit.) Your separate entrance provides privacy.

There is parking for one vehicle on the left side of the driveway. Additional parking is available on the sandy street.

Please be aware that there is one step up to the tub/shower in the bathroom and a step down to the main living area.
