This lovely home is the closest Rookery property to the beach. It is just a quick walk or drive to the beach -only minutes from the water. You also have access to the best pool on Fort Morgan Road and tennis courts are just a couple of minutes from your front door. As you walk up the stairs to start your vacation you notice the screened in porch with cozy furniture to enjoy your evenings outdoors but safely away from the bugs. There is even a table for the entire family to dine out doors on the porch.

As you enter this cozy beach house you notice they brought the colors outside indoors. Sky blue, gold, brown, and turquoise are themes throughout this home. You have a comfy sofa, love seat, and chair to relax and enjoy some TV in the evenings or for an afternoon nap and also the owner has provided wireless internet for your entertainment.

If you are eating in the dining area has seating for 4 at the table and 2 more at the island between the kitchen and the living area. Nestled on a quiet cul-de-sac along Mobile Bay, Meme's is the perfect retreat for discerning guests who want to enjoy the beauty of sunrises and sunsets on the water. The 'Camp' is tastefully decorated and is fully furnished with everything you'll need to enjoy a memorable and comfortable vacation to enjoy lots of water activities. You'll sleep like a baby on our comfy mattresses. The smaller bedroom has a VCR with movies/cartoons for kids when the weather won't permit outside activities.

You won't pay the high beach prices here, but you are close enough to get there in 10 to 15 minutes, then come home to your own quiet, tranquil creek cottage.

You are welcome to bring your boat....as long as it can get under the bridge nearby. Any boat such as a pontoon, kayak, jet ski, 'fish & ski' sized boat would be suitable. You can dock right at the end of the pier. And why not take advantage of getting free seafood! You can catch crabs right at the end of the pier!

You can boat up the creek to get to the fresh water fishing/swimming and feel like you are an explorer seeing our virgin Southern waterways for the first time (it's so natural), or go down the creek to turn the bend and make it into Wolf Bay. There's so much to see and do.

You won't lack for entertainment in the Gulf Shores' area. I forgot to mention the great seafood restaurants here and not to mention we are 5 min. from the famous Lambert's Cafe'. Or if you'd just rather take it slow and easy....you definitely can here.

The tiled lanai is huge and is large enough to hang your hammock and still have enough room for dining and sitting area. The full kitchen has a spacious dining area as well, should you like to dine in a lot.

The home is 1,200 sq. feet and that's not including the 30' x 15' lanai. The master bath is spacious with a king bed and is also accessible to the Living area. You won't want to leave this place once you get here.

Much care and consideration has been made in making your stay as comfy as possible because we want you to think of this as 'Your Camp' and come back time and time again.

If we are unable to rent the property, no refunds will be due. When thinking of a name to describe our quaint, remote beach cottage “Seaclusion” was a perfect fit. Seaclusion is in Fort Morgan, AL and 19 miles from the tourist attractions in busy Gulf Shores. There are no roads to cross as the cottage is located on a private dead-end street with a beach access. Located only four houses back at about 200 yards, you can still enjoy a beach view with your morning coffee or watch the dolphins swim from the balcony. Seaclusion is an 800 square foot 2-bedroom, 2-bathroom cottage in Fort Morgan, AL. While small in size, our cottage is capable of sleeping a maximum of 7 guests. The master bedroom has a king bed and a private full bathroom. The second bedroom contains a queen bed and a twin XL loft bed with a small full bathroom located just steps away in the open living area. For even more sleeping space, the sleeper sofa transitions into a queen-sized bed! The living area and kitchen are designed as an open floor plan. With the kitchen fully equipped with all your basic essentials for cooking the catch of the day! A TV can be found in the living area along with each of the bedrooms that includes access to YouTube TV. Lastly, we are also able to provide wireless high-speed internet to our guests during their stay.

Pets:
The beach access and Seaclusion is dog friendly! We do have a nonrefundable pet fee of $100 per stay up to 2 dogs. Per Baldwin County guidelines, your dog(s) must be kept on a leash. Please be respectful and clean up after your pet and also not allow your pet onto the neighbor's property. Undisclosed pets will be charged an additional $100 on to your stay.

Kitchen:
We provide a fully equipped kitchen with all your basic essentials. For coffee lovers, our coffee maker is 2 way compatible with K-Cups or able to brew a full pot of coffee. You also have beautiful views of the beach from the kitchen/living open area. We provide each of our guest with a starter pack of (1) roll of toilet paper per bathroom, (1) small bar of soap per bathroom, (1) roll of paper towels, (2) dishwasher pods, (1) small bottle of dish soap, (1) trash bag per trash can.

Bedrooms:
The master bedroom offers a king-sized bed, its own flat-screen TV with YouTube TV access, and a full-sized private bath. The second bedroom includes a queen bed and twin XL loft with its own TV also with YouTube TV access. If needed, there are linens available in the second bedroom closet for the sofa that opens to a queen-sized bed. A second full bathroom is located just a few steps away off the open living area. We also offer a pack & play that is stored in the bedroom closet for your convenience.

Under cottage storage:
A full-sized washer and dryer are located on the first floor underneath the cottage. All linens are provided; however, you do need to bring your own beach towel. Also in this area, you will find beach items to enjoy your beach day! This includes beach chairs, sand toys, and an umbrella to use while at the beach.

Outside:
Enjoy the day as you sit on the balcony and take in the beautiful beach views. Two polywood chairs are available with a small center table facing the beach. Another two polywood chairs are available on the rear deck if you prefer a more shaded deck seating. We do ask that guests do not move the decking furniture. Grill your catch of the day on the charcoal grill available for use in the underneath storage. Also, on the first floor you can find an outdoor shower located at the base of the stairs. A private concrete driveway is available for a maximum of 4 cars during your stay. No parking is allowed in the street.

While we want you to enjoy your time in our home, please be considerate of our neighbors, and observe the quiet time mandated by our HOA. Quiet time is 10 pm.

-MAX OCCUPANCY is 6. Exceeding the maximum occupancy will result in being asked to leave.

-No refunds for weather/natural disasters/power outages/other things beyond our control, unless there is a mandatory evacuation declared for that area.

-Driveway holds 2 vehicles MAX. No trailers, boats, or motorhomes.

-No Smoking of any kind inside the home. Strictly enforced, you will be charged $250. You will be charged an increase in cleaning fee and for any damages.

-NO PETS! Host has severe pet allergies, please leave your beloved pets at home or board them. If you sneak in a pet of any kind you will be charged an additional $250 and you will be asked to leave.

-Photo ID required to book.

-MUST BE 25 years old to book reservation. Guest booking reservation must be present during entire stay.

The Living Room offers a sofa, a love seat, a queen pullout console bed along with a large smart TV offering satellite.

The Kitchen is fully equipped with everything you would need to cook a full meal or just a snack. Includes a stove, microwave, refrigerator, crock pot, keurig and coffee maker. Also has a stackable washer and dryer including dryer sheets and laundry detergent. Dish soap is including along with 1 roll of paper towels.

The deck is furnished with 2 chairs and a side table. For the little ones or your furry family, the deck offers a gate that is able to be shut so they can enjoy sitting on the deck with you. Giving you piece of mind so they don’t escape down the stairs.

There is an association pool offering tables and lounge chairs, a picnic table, bike rack, and charcoal grill (towards the rear of the property). Also under the cottage are 2 private parking spots reserved just for your cottage.

As a local residents, we personally clean and maintain the unit and continually upgrade to make your trip one of affordable luxury.

THIS UNIT IS ON STILTS. THERE IS NO ELEVATOR. Please make sure that you are able to climb a flight of stairs before booking.

Our preferred guests are responsible and quiet. We have worked hard to provide a very nice, clean place for vacationers to enjoy. In return, we ask guests to be respectful and take care of our home. If your mama raised you right, we will get along just fine! A full list of house rules is included in the lease below and will also be provided before your trip. If there are any issues with your unit, please inform your host within 24 hours of check-in. If cancellation occurs, the refund will be minus credit card processing fees.

OUR LEASE

TENANT hereby agrees to rent the premises situated in Baldwin County, Alabama and located at Sea & Sun Condominiums, 1138 West Beach Boulevard Unit #1, Gulf Shores AL 36542.

Tenant must provide to landlord full disclosure of tenant's physical home address, driver's license, home phone number, cell phone number and email address before tenant is provided access to the unit. Tenant acknowledges and agrees that booking this unit and/or payment of monies (security deposits, rental fees, etc.) constitute lawful execution of this rental agreement even though actual handwritten signatures may be absent.

1. Term: The term of this rental is for nights specified at time of booking. Check in shall be at 3:00 p.m. on the first day of said rental. Check out shall be at 10:00 a.m. on the last day of said rental.

2. Security Deposit: Upon execution of this rental agreement, tenant will deposit with landlord the sum of Three Hundred Dollars ($300.00), which is to be held as collateral security and applied on any rent or any other charge that may remain due and owing at the expiration of this agreement, any extension thereof or holding over. Said deposit shall be applied on any damages to the premises caused by tenant, his family, invitees, employees, trades people or pets, or other expenses suffered by landlord as a result of a breach of any covenant of this rental agreement. Said monies will be refunded within ten days of guest check-out date if there are no physical damages to the unit or its contents or unit items missing. In the event that damage or missing items exceed the $300 security deposit, tenant agrees to compensate landlord for said sum within ten (10) days of notification by landlord of said damage.

3. Payment of Rent: Tenant agrees to pay 100% of the total due before check-in date.

4. Occupancy and Use: The premises are to be used only as a private residence for tenant (s). The premise shall be occupied by no more than 6 persons, including a max of 4 adults and/or 4 children. The premises shall not be used for any purpose other than a private residence without the prior written consent of landlord. Further, tenant agrees that said unit will be occupied by at least one adult at all times, and that said unit shall not be rented on behalf of minors and/or persons under the age of 21 years. Tenants discovered to be using the premises for house parties or other similarly described activities shall immediately forfeit their lease and all associated monies and must vacate immediately upon notification by Landlord.

5. Assignment of Agreement and Subletting: Tenant will not sublet the premises or any portion thereof, or assign this rental agreement without the prior written consent of Landlord.

6. Pet Fee: Tenant agrees that no pets will occupy condominium unit without prior permission of landlord. In the event tenant keeps a pet in the condominium unit, tenant agrees to pay a nonrefundable fee of $100.00. Further, tenant agrees to clean up any waste, excessive hair, or other messes left or caused by the pet in the condominium unit and/or the common grounds of the condominium complex. Pet fee does not cover damage to property caused by pet. Landlord is not responsible for infractions to other persons by pet (biting, aggression, damage to property, etc.) Tenant hereby agrees to hold landlord harmless from the same.

7. Cleaning Fee: Tenant agrees to pay the sum of $125.00 as a cleaning fee prior to the rental of this unit. Tenant is required to leave unit in reasonable order. Damages to unit or its contents are subject to the terms and conditions of paragraph three (3) (Security Deposit). A list of the check-out criteria is emailed to the tenant for tenant's review and is incorporated herein by reference. Observe the unit and make sure it is in reasonable order. Note that the total rental bill includes a charge to cover "normal" cleaning throughout the unit. While you are not expected to vacuum and mop, you are expected to leave kitchen appliances (i.e. oven and refrigerator), crockery, kitchen utensils, and bathroom appliances clean. If the unit is left in an unacceptable state, further monies may be retained from the Reservation/Damage Deposit.

a. Remove all trash and place inside the dumpster.
b. Wash and return dishes neatly to the cupboards where found.
c. DO NOT use metal utensils on the non-stick or ceramic cookware. Scratched cookware $25 minimum.
e. PLEASE NOTE - The stove top cooks very hot, and the cookware is designed for low temperature cooking. Use caution when cooking. Also, the blue melamine dinnerware is NOT microwaveable.
f. Leave the same linens that were here when you arrived. Do not leave wet towels on the bed or bedroom floor. Do not take towels, (except beach towels), sheets, blankets, or spreads to the beach. The parking lot pavement sealer leaves black stains on linens. DO NOT use any linens to remove the stains from your feet.
g. Remove NOTHING from the unit for any reason! The unit has been inventoried and photographed and is carefully checked after each departure. Break it or take it - you pay for its replacement.
h. Extra cleaning time due to cooking spills, food left in the refrigerator, spills or damage to the floors, furniture, etc.
i. This is a NO SMOKING unit. Any evidence of smoking will cost you the entire $300 deposit.
j. Enjoy the climate control, but on your way out, turn thermostat to 74 in warm months and 65 in cooler months. There is no need to have the air set to a colder temperature than outside. Push Nest thermostat to wake up, turn to choose temp, Push to set.
k. Make sure door is shut and locked everytime you leave. To lock door, press the bottom Ultratec button.

l. Parking: Tenant is authorized to the use the two reserved parking spaces underneath your cottage wherein said unit is located. Tenant acknowledges that other unit owners have priority use and availability of parking spaces located beneath their respective units.

m. Default/Breach By Tenant: In the event of any default hereunder on the part of the tenant, his family, servant, guests, invitees, or should tenant, his family, servant, guests, invitees occupy the subject premises in violation of any local, state or federal law and/or in violation of the regulation or ordinance issued or promulgated by landlord or Sea & Sun Condominium Owner's Association, said event shall be consi

- Parking: Believe it or not, most condos charge their guests for parking. Not here. There is room for 2 full-size vehicles underneath the cottage. Have more? There are a couple of extra spaces at the front of the complex. Have even more? Don't worry. I'll give you the details on where to find extra parking in the area.
- Meal Prep: Blue Crab has an amazing, fully stocked kitchen. You will not be wishing for more plates, cups, silverware, pots, pans, or coffee makers, I promise!!
- Communication: This is what separates Blue Crab from the rest. I'm available from 7 am to 10 pm every single day. If you need anything, you'll be able to get in touch with me instantly.

- "We had a relaxing and peaceful time. It was too short. I enjoy access to the state park and beach access. Love the screened in porch, a nice surprise seeing the alligator in the wetlands. We did have some trouble with the electronics on the dishwasher going into a constant beeping mode, and the management co. said they would send someone out next day, but it was actually the following day. I would also suggest to the mgmt co. to have cleaning crew routinely check that tv remotes are working (batteries not dead) and the light over the stove is not burnt out. This seems to be a very common; this is a recurring problem with rentals in general and this one was no exception. Overall fantastic stay!! We hope to come back."

*AGE: There is a strict minimum age requirement of 25 to book this property.

*GOLF CARTS/ LOW SPEED VEHICLES: This property is located approximately 1/2 mile from the beach. The Association allows renters to rent golf carts from their approved vendors only. Personal golf carts or low speed vehicles (LSV) are prohibited!

*PARKING: This complex offers onsite, designated parking for up to 2 vehicles. Your vehicles must have a parking pass filled out completely, and the pass must always be visible to avoid being towed. The Rookery III has limited parking, therefore you can only purchase up to two (2) parking passes per reservation. Trailer/ motor home parking is prohibited.

*PETS: This property IS pet friendly! You are welcome to bring up to two pets during your vacation, however each pet MUST be registered and the pet fee paid prior to your arrival. The pet fee is $175.00 plus tax per pet. You will receive a leash cover for each registered pet, which must be used at all times. Any damages caused by your pet or any fines incurred involving your pet(s) will be your responsibility. The cost of the pet fee and/or fines are subject to change at any time without notice. Failure to register and pay the pet fee can result in being fined and/or evicted.

*CANCELLATION: In the event you have to cancel we will work with you as much as possible, however we do have a Cancellation Policy in place. With views of the beautiful sandy beaches of Gulf Shores this updated beach cottage will not disappoint. Recently remodeled inside and outside. Beach access is just steps away and a wide porch overlooking the gulf awaits you. This is a cozy cottage great for your need to unplug in a family oriented area and not many commercial businesses.

Public beach access is 7-8 lots down either way from the house and they are usually not crowded.

The space
Guests will have the entire home which consists of 2 bedrooms 1 bath and a fully equipped kitchen. We provide the clean linens and towels. The master has a Queen sized bed and the 2nd bedroom has a full sized bed and a twin murphy bed. There are two sofas for your comfort. Streaming TV (Roku) is provided with a subscription to YouTubeTV and Netflix for your basic channels and entertainment. Youtube tv provides local, news and some of the same channels you receive with basic cable packages. Wifi is provided as well.

The very large covered porch on the house with gulf views is bar none the most peaceful place I have found on Earth! Comfy outdoor furniture is provided for your hours of relaxation there. There is an even larger uncovered side deck with several chaise lounges for you to “get your tan on”!

Underneath the house you can park or grab a chair and enjoy the grill (propane) provided for your use. It is an additional covered patio area and we plan to convert it to an outdoor living area soon.

Public Beach access is approx 7-8 lots down either way of the home. And beaches typically are not crowded. There is a gorgeous custom downstairs shower to knock the sand off when you are ready to go indoors.

Other things to note
The home is on a coded entry and we will reach out to you within 3 days of your checkin to provide instructions. Checkout instructions are basic. Take out the trash (down to the street) and include what’s in the fridge. Please start the linens and dishwasher before leaving. We take care of the rest. Lock the door on your way out.

You may want to stock up on groceries before heading down Fort Morgan Rd (Hwy 181) the last grocery store for 19 miles is there. We have a local market but the selection is limited.

Public Beach accesses approx 7-8 lots down either way (about a 5 min walk) and signs are posted.

We have provided pet/ child gates and a beach type pet potty area to help give your pets a bit of freedom off leash. Neither are tall or strong. If you have a runner or jumper do not trust these. There are coyotes. They are not kind. My only pet rule is they break you fix. We all love our furry friends. Pets are always required to be on leash on the beach

Quiet getaway right on the river! Relax on the porch and watch the wildlife - ducks, pelicans, turtles, even dolphins! Bring your fishing poles and fish right off the dock! Great kayaking too on the scenic Bon Secour River. This adorable cottage is spacious enough to comfortably sleep 4 adults and 2 kids on the sleeper sofa. A full sized kitchen to cook up that fresh catch! 15 min to the Gulf of Mexico, 10 min to OWA and Tanger Outlets. The perfect family vacay!

The space
The home consists of 2 bedrooms - 1 with a king bed and the second with a full bed. The sofa is also a sleeper. In addition to the bedrooms there is one full bathroom with vanity, toilet and walk in shower. Downstairs there is an outdoor seating area and a kennel space for dogs.

Guest access
You'll have use of the entire home - 2 bedrooms, 1 full bath and living room and full kitchen. There is a stackable washer/dryer as well as laundry essentials if you need to do some laundry. Downstairs there is an outdoor seating area and charcoal grill. You may fish off the dock directly adjacent to the home and off the banks in the grassy or gravel areas throughout the complex. Please do not use the docks behind other homes. There are two single person kayaks available for use after a liability waiver is signed. Please note that kayaks are adult kayaks and not suitable for children under 14 yro. You may park up to two cars in the carport.

**NOTE: There are wireless cameras in the carport area and the front porch for added security for our guests. Sound recording is not enabled and no cameras are in viewing range of indoor areas. Anyone tampering with cameras may be asked to leave with no refund issued.

IMPORTANT: Club House & Amenities: Without additional fees, guests have access to the beautiful sparkling pools and hot tubs at the foot of any of the four towers at The Beach Club. Additionally, you may visit the fine casual dining restaurant and bar on the second floor of The Clubhouse and salon and spa on the first floor of The Clubhouse as well as the sports bar and grill and shopping near the entrance of the resort, a playground, walking trails, basketball court, pickleball, volleyball nets and charcoal grills.

However, access to The Clubhouse Private Amenities does require a daily fee which is paid at The Clubhouse Desk in person. The fee is approximately $50.00 per day which covers the entire party, not per person and the actual amount is based on the number of days used. Once this is paid, armbands are issued and access is given to: The indoor pool with a Gulf View, a game room, a fitness center with a Gulf View, access to the Clubhouse outdoor pool with seasonally, has live entertainment and a Tiki Bar & poolside Grill, tennis courts, children activities and more! Prices subject to change at property's discretion.

Seasonally, beach loungers, kayaks, boat rides and parasailing are offered seasonally at a separate price, also payable at The Clubhouse. Bicycles rentals and tennis instructions are available near the tennis courts.

What is provided during your stay: Linens are provided, as well as a starter set of amenities that will typically last for the first 24 hours of your stay. The amenity starter pack includes the following items: one dishwasher detergent packet, one miniature bottle of dishwashing liquid soap, one roll of paper towels, one trash can liner in each trash can, one packet of powder laundry detergent, one roll of toilet paper in each bathroom, one bath soap bar in each full bathroom, and one hand soap bar in each bathroom. Each property is set up with four bath towels, four washcloths, two hand towels, and one bath mat, per full bathroom. One hand towel is provided for each half bathroom. Sheets, pillowcases and quilts are provided for each bed in the property.

The resort is designed to be pedestrian-friendly, with walking paths connecting all the different buildings, pools, restaurants, and the beach.
🔹Get some fresh air and exercise while jogging or strolling down our scenic walking trail.
🔹Take care and watch for wildlife as you tour the flower-lined walking trail.
🔹Explore the area or stop for a quiet chat in one of the tucked away resting spots.
🔹This beautiful trail is approximately 150 yards long and winds through our quaint cottages.
🔹Location: To the left of the Cottages found in the center of the property. Look for “K – Resort Path & Gardens”
