This tranquil area offers smart TV and board games, with a door onto a small balcony where you can sit out at the level of the tree canopy.

The garden is a haven of wildlife and natural beauty, excellent for bird watching and relaxing .The cove and beach at Marsland Mouth is within walking distance, two good pubs only 2 miles away and nearest shop about 5 miles. The cottage approach lane is marked 'Unsuitable for Motors' and cars are able to get down the lane to the level of the cottage, but no further into the valley.
Directly from your door is the delightful half mile walk that leads to the pebble beach of Marsland Cove, where the footpath over the stream marks the Cornwall/Devon border, or within a short drive is a selection of superb sandy beaches with excellent surfing opportunities.
"Isolated but in a wonderful way - allowing us to explore through woods and steep and deep cliff paths that were teeming with butterflies and wild flowers. And the views from the cliff tops - wow! Little Marsland lacks nothing - a comfy family home with a gorgeous garden.” Joanna
"We loved the house and beautiful garden and stunning location. Definitely a place for people who love walking, the coastal path is awesome.” Susan
Perfect paradise
'My first impression was wow heaven and as I walked around the property it just got better and better. Little Marsland is a beautiful cottage set amongst a beautiful woodland peace and tranquility just the birds singing and the rustle of leaves a perfect place to relax. The cottage is equipped to a very high standard, well maintained and obviously loved by the owners as this comes across within the cottage and gardens which are lovely. Will definitely be going back and would recommend to all.' Sharon T.
My happy place ...
'This was our 3rd stay here. The property is beautiful, well kept and clean. It is well equipped with more than you'd ever need. The gardens are well established and well fenced for dogs. It is well out of the way without being too isolated, there are small shops in nearby Kilkhampton and bigger supermarkets etc within 30 mins in Bude. There is a beach within walking distance and access to some great walks inland and costal, it is really hilly in places so you get a good workout. There are also beaches within a short drive. The way the property is configured makes it ideal for 2 families or extended families to stay as there are 2 bedrooms and a bathroom upstairs and the same downstairs with the living room on the middle floor and a huge kitchen / diner / sunroom area to the side. We love it here it is so peaceful and relaxing. The owner is very friendly and helpful and replies to messages promptly. Would definitely recommend a stay here.'
- "We had a great Christmas week staying at the cottage. The cottage was cosy with the log burner and provided for a very comfortable stay. The split of bedrooms worked well for us, we stayed on the top floor with my wife's family on the bottom. There's a large well stocked Kitchen with a big table for us all to sit round. Large glass windows from the Kitchen looking out to the rear and across the hills provided a nice relaxing spot to sit back and enjoy a coffee. Our daughter enjoyed the swing and slide in the garden as well as exploring the wider area, some lovely walks to the local beach and across the hills. The cottage is remote but that added to the charm.Bude is only 20 mins away and we enjoyed exploring the town, some nice cafes/shops and of course the beach etc.A lovely week that will provide us with some fond memories "

- "A fabulous, fully equipped cottage in a peaceful and rural location. Owners were very friendly and we had a lovely week exploring the area. Review independently collected and verified by Reevoo" - "If you want a five star cottage in the middle of nowhere then this is the one for you with a warm and friendly welcome from the start. Even in the middle of winter you couldn't be cold here with it's excellent underfloor heating and the beds are first class comfort. All the fixtures and fittings were more than adequate and the view from the lounge and decking is something you will remember, the only downside in all fairness is finding it on the day, you need to follow the instructions particularly the map you will be sent and it's a narrow roads all round so be prepared to back up if you need to pass anyone you meet. Do take starter food with you on the day as the nearest is back over the moor turn right and next village about eight miles away where there is a Co-op store and a chip shop. Apart from that would we go again, yes without a shadow of a doubt."

Wheelchair access is available into the garden, cottage and kitchen/lounge. Access to upstairs bedroom possible for those who have some ambulatory movement but not possible for those totally wheelchair bound. Good car parking and access to the site. The neighbouring larger cottage would be ideal for a wheelchair user as it has a downstairs bedroom and ensuite facilities. Friendly owner, cottage clean and tidy with all the expected facilities. Be prepared for a thorough rest from modern electronic life as there is no WiFi and signal strength is largely non-existent. We are 5 minutes’ drive to the nearest beach and a mile from the local Pub and walking on the South West Coast path.
We do have rules on noise and times when the hot tubs can be used so as not to disturb other guests or surrounding neighbours. Our accommodation is designed for families and/or couples so if you are looking for a party/large group venue then we are not the place you are looking for.
If it’s the beach you want with miles of sand, swimming and surf then you’ll be spoiled for choice. Much of the coastline in this area is owned by the National Trust and is a haven for wildlife, providing fabulous walking opportunities. There are many pretty coves and inlets to discover within a short drive.
Bude is a fabulous coastal town that once visited, you will want to come back to time and time again. Bude has something for everyone including great beaches for relaxing and building sandcastles on, rockpools for investigating at low tide and cafés to watch it all from. The rolling waves are great for surfing all year round and the footpaths by the restored canal or on the Southwest Coast Path offer you a superb opportunity to explore and appreciate the outstanding countryside. Bude also has a superb golf course, indoor swimming pool, bowling alley/indoor play area and a heritage centre at Bude Castle. It also has a good selection of local shops, supermarkets, cafés, pubs, restaurants and an excellent information centre.
As we live in the main house, we are available if needed, but you have complete privacy. We have made an information pack to help you make the most of your stay, but we are always available if you have any questions. Guests will have our phone number if you need to talk to us while you are out.
We have one EV charger sited on the main house in the driveway, which can be shared by the 4 holiday lets. The EV charging point is an “Easee One” 7.4kWh. Please request a fob for the charger before you arrive so we can have it ready for you. The cost of charging is 50 pence per kWh. The fob will record how much electricity is used on the app, informing us on how much to invoice you for. We kindly ask that once your vehicle is charged, that you move it and park in your designated parking space, thus ensuring the EV space is free for other guests..
- "Helen and Jonathan are lovely people and have made Honeysuckle Cottage home from home. We have 2 dogs and there were blankets, bowls, towels, even treats provided. There's everything in the kitchen you would need along with complementary bread, eggs, milk and afternoon tea. There's also books, dvds and toys. The folder with local walks, beeches, takeaways is really handy especially if you have dogs. The Hot tub is an added extra which we're glad we chose to take. So relaxing, we will definitely be back. Thank you both !"

Town: Four miles from the well-known Victorian beach resort of Bude, one of Cornwall's top vacation spots, is the historic Cornish village of Kilkhampton. Kilkhampton, with its historic church, charming shops, and quaint pubs, is a great location to unwind after a long day of seeing the area's world-famous beaches and breathtaking coastal landscape. Surfers from all over the nation visit Bude's beaches because, when the circumstances are ideal, it's difficult to find better surf. Miles of golden beach and several rock pools keep visitors busy for hours when the tide is out. This region is a refuge for hikers and lovers of the open countryside thanks to the South West Coast Path and numerous additional rights-of-way that wind over the clifftops and through lush green fields with views of the sea. A good retail centre, many bars, two clubs, and restaurants are available for individuals who would rather stay closer to home. Bude Canal, a designated natural reserve, runs through the town. A relaxing way to spend an hour or two is to paddle a boat along its tranquil waters or stroll down the towpath among the lovely (and amiable) waterfowl that reside among the reeds. Additionally, there are two golf courses, an indoor pool, and a bowling alley in the vicinity. Ideally situated for everything North Cornwall has to offer.

The Granary is a cosy cottage for two in a beautiful hamlet that is part of the North Devon AONB. Tucked behind Linton farmhouse, overlooking farmland, with distant sea views it is a great place for walking, surfing, mountain biking or just relaxing and watching the magnificent sunsets and amazing starry skies free from any light pollution.
The space
The Granary was converted from an old stone granary barn, tucked behind the main farmhouse, and is set in its own garden with pretty patio area.
Stepping inside from the patio there is a light filled country kitchen well equipped for both cooking and dining. A spiral staircase from the kitchen takes you to the cosy sitting room with warming log burner, freeview tv , distant sea views and a comfy sofa to curl up on in the evenings. A sumptuous bedroom with super king bed, which by prior arrangement can be made into twin beds, and has an ensuite WC. Also, off the hallway, there is a cupboard housing an automatic washing machine for your use, and the boiler providing central heating and constant hot water.

Guest access
There are no street lights in Welcombe, we have beautiful dark skies. This also means that you'll need a torch if you are going to be out after dark especially as, being a farming area, the ground is often uneven.
Parking for the Granary is at the front of the farmhouse. The route, around the farmhouse, to the Granary is signed. The Granary is self contained with its own garden and patio area and is in the grounds of Linton Farm.
Other things to note
This stunning AONB consists of amazing landscapes AND working farms. Although just around 2 miles from the main A39 road, roads in and around Welcombe are mainly single lane with passing places. If you're looking for a rural holiday in the great outdoors come wind, rain, or sun, this is a wonderful place and we'd love to see you. (Please be aware, we do not host pets.)
