Hugglepit Cottage is a 17th Century delight with exposed wooden beams and an inglenook fireplace. Two large living rooms provide ample space indoors. The first is a dining and living space with open fire and the second a large and unique space for larger parties. French windows open out onto a patio for barbeques in the orchard. An acre of gardens and woodland means there is plenty of space to play, relax and explore. A double room, twin room and two single rooms in the same character mean a comfortable nights sleep for all.

This 19th Century cottage has been tastefully renovated to a high standard and keeps it's traditional characteristics - wood burning stove and wooden beamed ceilings etc.

The cottage also boasts having had a major uplift to provide you, the guests, with more comfort to relax and to enjoy your stay.

The space
Large spacious 3 bed-roomed cottage with an enclosed long rear garden with decking and scenic views over the Devon countryside.

Downstairs comprises of a small entrance hall with coat hooks, a separate dining room, a large spacious lounge, a bright new modern kitchen with breakfast bar (with underfloor heating) and patio doors opening onto the decking, and for convenience a separate downstairs cloakroom.

(One can sit and relax at the breakfast bar and enjoy garden views through the large patio doors and glass windows).

Upstairs there is a landing which provides access to the 3 bedrooms and a separate new modern style, spacious shower room with full facilities. (Large shower, wash basin, toilet, and heated towel rails).

The village is free from all vehicular traffic on its steep cobbled street, where the only sounds you will hear are footsteps or the donkeys hooves upon the cobbles. We are still a working fishing village catching lobster, crab and herring.
The south west coast path passes through the village , west is Mouthmill, a small inlet with spectacular Black church rock and then further to Hartland point.
East is Bucks mills, Westward Ho!

The space
Harbour view cottage dates from the 14 century(1361) and is still traditionally heated by a solid fuel Aga & wood burners. The front garden is an award winning garden of camellias, roses and various flowers.
Another cosy double bedroom with great harbour views where you can often see porpoise swimming in the harbour. Tea & coffee making facilities & wifi are available. We can also provide packed lunches and a washing/drying service for a small fee.
This bedroom is located on the first floor along with 2 of our other letting rooms and bathrooms.

Idle Hours is a charming, down to earth stone cottage with sea views, a short walk from the historic fishing village of Clovelly. Well located, close to amusement parks, surfing beaches and stunning historical locations. A well equipped kitchen, has its original cast iron range, and looks onto the garden with a view of Lundy. A lounge with stone inglenook fireplace, wood burner and comfy sofas. A large double, medium single (with pullout double) and small bunk bedrooms are upstairs.

The space
The property is owned by The Rigamonti trust, we try to invest in local companies, and any profits are reinvested via the trust into the property renovation. The main Bedroom has a double bed (or two singles) plus fold away cot and rear garden view. The front facing mid size Bedroom has a single bed which fold-s out to a slim double bed. The smallest bedroom, also front facing, has a bunk bed, it is a small room, suitable for children. The bathroom with cast iron bath, shower skylight and natural cork floor. Hot water is provided by a new tank. Heating is via 4 electric storage heaters and the wood burner. The kitchen come dining room with reclaimed parquet, recycled work surfaces, traditional ceramic sink, fridge, dishwasher, washing machine, oven, microwave & usb sockets. The Kitchen heater has a circulation fan, the spacious lounge has its original features, with new comfy sofas, board and card games, tv/dvd as well as sketch and painting equipment.

This is a small but significant historic vernacular building located on a road on a hill that leads towards a fishing village. It has full and independent access. Disabled access is restricted due to the nature of the property and its location, seasonal landrover trips are available at the Clovelly visitors centre to take guests up and down from the harbour. There are steep steps with in the cottage but we have, where ever possible installed hand and grab rails. There are steps up to the garden which do not have handrails. It is possible to sleep 6, but two beds are bunk beds, so more recommended for kids.

Other things to note
The property is owned by The Rigamonti trust, and any profits are reinvested via the trust into the property renovation, none of the trustees benefit from the rental of the property. The aim of this is to slowly upgrade the property over time, retain access for children and to retain this family home for generations to come. As part of the Air BnB Know Your Customer policy we have passed all the details of the trustees, the trust and its beneficiaries. Unfortunately Air BnB does not differentiate or understand the differences between a trustee, a beneficiary, an owner and a 'beneficial owner'. It has a very basic form that calls everyone a 'beneficial owner', the trustees are however neither owners nor beneficiaries, the Trust itself owns the property. We have three beneficiaries, two of whom are children, the beneficiaries are not owners and do not receive any financial benefits from th rental. The AirBnB approach is contrary to Kk guidance which asks for information about
People with significant control (PSC), in our case the PSCs are the trustees. Air BnB does not allow for explanation in understanding of our situation in their KYC policy and actively encourages us to describe our situation incorrectly. Only allowing for 4 persons to be listed, without any further information or explanation. We have shared the details of our trust transparently with Air BnB and the details of all persons involved, we remain committed to being transparent (but also accurate) and supporting the trust approach. We reinvest any profits in the property to improve the experience for guests, we employ local businesses as much as possible to support the local economy, and encourage our guests to support Clovelly village. Since the pandemic we pay for a local professional cleaning service. Rental includes bedding, and towels, we have some herbs oil etc for guests to use. We also include logs for 1 or 2 fires in the winter but for longer stays ask guest to replace and more than this or contribute to the costs.

We have a colony of horseshoe bats living in our woodshed. Although the shed is locked to protect the bats, guests are able to watch their activities through our 'batcam' on the television!

Lower Burscott Farm is a 3 bedroom 17th century cottage (c.1682) with character and features throughout. Located in an Area of Outstanding Natural Beauty 1 mile from the historic and popular cobbled streets of Clovelly village and beach.

There is parking for 1 vehicle on the drive and parking in the lay-by opposite the cottage.

The space
Welcome to Lower Burscott Farm.

On entering the garden at the rear you will find:

An exposed stone built canopy covered porch with single glazed door.

An entrance hall with slate flagstone flooring, decorative wood panelling and a few hooks to hang items.

Lounge with exposed ceiling beams, large superb stone chimney breast with fitted modern log burner. The lounge has a deep window sill looking out across the garden.

Dining Room with hand crafted intricate block parquet flooring, a dining space and work space, as well as an open staircase to the first floor.

Kitchen with herringbone block parquet flooring, a slate covered working surface with fitted inset Belfast sink and further freestanding kitchen units including one with a brass covering.

Utility room with an American style fridge freezer and washing machine and dryer.

Rear porch which is an ideal space for storing bikes/surfboards.

Guests have access to the entire cottage. At the end of the rear porch, there is an ancient toilet which we have marked 'private' as ancient.

Please note that there is no TV at Lower Burscott Farm but we have excellent WI-FI so feel free to use to stream films/TV.

In the Bathroom, there is a freestanding Bath with shower attachment but please note there is no separate shower unit.
