Only minor criticisms - none of which really bothered us - are the enormously creaky floorboards, noisy boiler and thin walls to the property next door. But all these are the sort of things you expect from an old building such as this."

The cottage is situated in outstanding walking country and for the more energetic there are coastal, woodland and moorland walks served by a network of superb paths from the door including the Coast Path and the Coleridge Way! Coachman's Cottage is situated between Porlock and Porlock Weir. The property is set well back from the lane and is accessed via a private drive (shared only with the owners property, which is next door).

Dogs are welcome by prior arrangement (2 maximum, or possibly 3 small/medium dogs on request). A supplementary fee of £15 will be added to your invoice per dog. Please do not allow your dogs on the furniture or upstairs and do not leave them alone in the property at any time.

Coachman's Cottage is strictly non-smoking.

The property will be ready from 4 pm on the day of your arrival. Please depart by 10 am on the last day of your stay. Please leave the property clean and tidy so that we can guarantee it will be ready on time for our next guests.

Indoor Description
Coachman's Cottage kitchen is fitted with dishwasher, washing machine, fridge freezer, microwave, electric oven and hob. Other equipment includes toaster, kettle, a variety of kitchen utensils, cutlery, crockery and glasses.
A Smart television (with Freeview) and CD player is provided in the living room plus a second television in the bedroom and wireless broadband is available throughout the property.
A travel cot and/or high chair is available; please request them when booking so we can make sure they are present for your arrival.

Electricity and heating costs are included in the price of your accommodation. Coachman's Cottage is fitted with central heating throughout, plus underfloor heating in the bathroom. There is also a log-burner in the living room, one basket of logs will be provided to get you started and additional logs can be purchased from the hardware shop in Porlock.

Bed linen, duvets, blankets and towels are provided for your convenience, but please bring your own beach towels if you wish to take towels with you on day trips. Bed linen is not supplied for the cot.

Small amounts of basic supplies are provided - salt, pepper, oil, tea, coffee, sugar, toilet rolls, washing up materials etc.

Outdoor Description
Coachman's Cottage is approached via a private drive (shared with the owner's home next door). There is a private enclosed courtyard immediately in front of the cottage and guests also have access to a stock-free and fenced orchard immediately behind the property. There is also an outside tap for muddy boots, dogs or washing down surfing equipment

There is direct access from the cottage to the long distance path, The Coleridge Way, which passes immediately behind the orchard at the rear of the property.

The South West Coast Path is just a field and a half to the front of the cottage, with access via the nearby footpath.

You can park next to the gate immediately in front of the cottage. There's easy parking for 2 cars.

The region
The village of Porlock is approximately 1/2 mile from Coachman's Cottage and boasts three pubs, two grocery shops, a traditional local butcher, chemist, cash machine, hardware shop, visitor centre and a range of independent restaurants, shops and tea rooms.

The harbour at Porlock Weir is approximately 1 mile from Coachman's Cottage. There are two restaurants (Locanda and Miller's at the Anchor), a pub (all three are dog-friendly) plus a range of individual shops such as tea rooms, Exmoor Glass and other independent retailers.

Many of the shops in Porlock and Porlock Weir are open during traditional hours of 9 am to 5 pm, although hours are often extended during the summer season. Conversely, some shops also reduce their opening hours out of season.

It's ideal for walkers and dog lovers, offering easy access to all the splendours of Exmoor. Red deer often visit the garden, much to the owner's dismay, and the gentle cluck of our tame chickens creates a relaxing atmosphere throughout the year. Stunning in Summer, with beautiful gardens, and reassuringly cosy in Winter. Sometimes you're above the clouds, and the feeling is rather special. It's not surprising that Coleridge wrote Kubla Khan in this little valley; you can sense the history today.

Horner Cottage in Luccombe is a delightful, one bed cottage in the heart of Exmoor National Park. Located on the edge of the village of Luccombe - a Domesday Book, National Trust village - it doesn't get much more picturesque than this!

The property is light, airy, well equipped and very comfortable with its own cottage garden and off street parking. Ideal for walkers, cyclists and nature lovers or anyone looking to relocate to the area.

The cottage was converted many years ago from what was once the coach house for the Manor. It's now two holiday cottages, Horner Cottage sleeps 2, and Luccombe Cottage (next door) sleeps up to 4 guests. Horner Cottage is accessed by passing through Luccombe Cottage's courtyard garden (which is gravel) to reach the front door.

The entrance door opens up into a large hallway - plenty of room for coats and boots, etc. The spacious sitting room and kitchen within dining table are on either side of the hallway. Upstairs there is one large double bedroom with bathroom attached. The bathroom comprises bath with shower over, toilet and hand basin.

Sorry, no pets. This property used to accept 1 dog per booking, but after some bad experiences the owner regrets that pets are no longer welcome for new bookings.

The Manor House (where the owners live, and which is next to the cottages) was the original Rectory for the 14th century village church next door.

Indoor Description
The cottage is fitted with central heating throughout. There is also an 'electric wood-burner' in the sitting room. Heating, electricity and wifi are all included in the price of the accommodation.

Bed linen and towels are provided, but please bring your own beach towels if you wish to take them on day trips.

The kitchen is well-equipped with a broad range of cooking equipment, pots and pans as well as crockery/cutlery/glassware.

The water supply comes from a local natural spring.

As with much of Exmoor, mobile phone reception in the cottage is very poor. However, if you turn ‘WiFi Calling’ on on your mobile you will be able to make/receive calls/texts over the cottage WiFi - you can often find this tab under Settings and then Phone, or alternatively contact your service provider and ask them to activate it.

Outdoor Description
Horner Cottage has a patio area directly beside the cottage which is gravelled. Both the front door and French doors from the kitchen open onto this area with picnic bench. The property also has a grass area with comfortable loungers. The garden is fenced around the perimeter.

Please note that access to Horner Cottage is across the gravelled courtyard garden of the adjoining cottage and passes directly in front of all the rooms of the adjoining cottage. The view from Horner Cottage sitting room and bedroom windows is into the adjoining cottage courtyard.

Parking
There is parking for one car on the drive, just a short walk from the front door (approx 50 metres).

Please note that the parking area, route to the cottage front door and cottage courtyard are all gravel.

The region
Nestling at the foot of Dunkery Beacon, the highest point on Exmoor, in the Vale of Porlock, Luccombe is a wonderfully picturesque National Trust village that is mentioned in the Domesday Book and was recently voted one of Englands prettiest villages! It's approximately 4 miles from Minehead and 2 miles from Porlock. Luccombe is an ideal spot for those looking for a quiet escape. Luccombe is sited approx 1.5 miles off the Minehead to Porlock road down a small country lane, which adds to its tranquillity. The nearest shops and pubs are in Porlock, a couple of miles away.

Main Description
The open-plan living area is upstairs and offers panoramic views of the local coastline and South Wales. There is a wall of glass doors that can be fully opened on warm days. There is also a dining area and well equipped kitchen.

Downstairs there is sleeping accommodation for four (one king-size and one twin room). The twin room has an en-suite shower room, plus there is a family bathroom, comprising bath with shower over, toilet and hand basin.

Wireless broadband is available, it's generally fine for streaming (around 30mbs) but it is a radio signal from a nearby mast and is sometimes affected by bad weather unfortunately.

Sorry, but strictly no children under the age of 11.

St Anthony's is fitted with dishwasher, washing machine, fridge, freezer, microwave, electric oven and hob. Other equipment includes toaster, kettle, a variety of kitchen utensils, cutlery, crockery and glasses, smart television, and radio.

Electricity and heating costs are included in the price of your accommodation. St Anthony's Cottage benefits from gas central heating plus a wood burner in the living room. Kindling,, matches and one basket of logs will be provided. Additional logs can be purchased from the hardware shop in Porlock and we request that you replace any logs used from the store outside the front door..

High quality bed linen, duvets, pillows and towels are provided for your convenience, but please bring your own beach towels for use outside the cottage.

Tea, coffee, sugar, milk and biscuits are provided to ensure you can have a hot drink as soon as you arrive. There is a salt and pepper mill.
Cleaning materials such as washing up liquid, dishwasher powder, washing powder and surface cleaner will be present in the property. One or two toilet rolls will be provided.

St Anthony's Cottage has a decking area on the ground floor with steps leading down to the large private garden. Weatherproof external tables and chairs are provided. There are also a couple of deck chairs in the shed.

There is an off-road parking area for 2 cars. The parking area is 20 metres to the west of the house with pedestrian access to the house either along the lane (no steps) or through the garden (with steps).

Dogs are welcome by prior arrangement (strictly a maximum of 2). A supplementary fee of £15 will be added to your invoice per dog. Please do not allow your dogs on the furniture or in the bedrooms and do not leave them alone in the property at any time. We cannot guarantee the security of the garden boundary, so please supervise dog(s) when you let them out

A door on the High Street opens into a passageway leading through to a hidden, tranquil courtyard and the stable door entrance to the house. The ground floor mainly comprises of the large kitchen-dining room, complete with comfortable seating area and wood-burner. There is also a small utility/storage room plus shower room with toilet and hand basin, also on the ground floor. The stairs from the hallway lead up to the first floor where the sitting room with TV is located, also the master bedroom with king-sized double bed, and the bathroom with shower unit, bath and hand basin, the toilet is separate but also on this floor. A narrow staircase up to the second floor to the other two bedrooms, one king size bed and one twin, both with plenty of room for your clothes and bags.

Parking
There is no allocated parking available but it's possible to stop in the temporary parking bays by the door on the High Street to unload your bags, parking here is limited to 30 minutes.

For longer stay there is an element of free parking around the village, however we would recommend Porlock central car park which is £6.10 a day or £25 for a week (via Phone and Pay). This car park is just a few minutes walk down the High Street from the property.

Alternatively for shorter periods of stay in the village there is a pay and display car park just a few steps around the corner in Doverhay Car Park which has a maximum stay of 2 hours.

For both car parks charges apply 9am to 6 pm daily.

The region
Porlock is often described as 'the jewel in Exmoor's crown' and has a long history of settlements existing on or near the site of the existing village, with stone-age remains only a short distance away. Porlock is a working village and boasts a number of pubs, restaurants, tea rooms and independent shops. There few more delightful surroundings than Porlock Vale, nestled at the foot of Porlock Hill, bounded to the north by its shingle ridge and breath taking views towards the Bristol Channel, and to the south by the rolling hills of the Exmoor National Park. The Exmoor coastline is formed mainly of cliffs but at Porlock the land flattens out and a unique mile long shingle ridge and an inland salt marsh have formed. For the bird watcher this is a very interesting site as a great variety of waders and wildfowl can be seen here in the winter as well as the occasional unusual bird passing through.

Exmoor is split between West Somerset and North Devon, some call it England's best kept secret! Exmoor is a wonderful holiday destination for anyone looking for a holiday in the great outdoors - from short walks to long expeditions across the moors or horse riding, taking in a safari in a 4x4 or sight-seeing at your own pace around the 'picture postcard' villages and hamlets.

Luccombe Cottage near Minehead has two bedrooms and is situated in the heart of Exmoor National Park, on the edge of the village of Luccombe - a beautiful National Trust village, that was also mentioned in the Domesday Book - it doesn't get much more picturesque than here!

The cottage was converted from an outbuilding that was once the coach house for the Manor next door. It's now two holiday cottages, Horner Cottage (next door) sleeps 2, and Luccombe Cottage sleeps up to 4 guests.

The front door opens into the modern, well-equipped kitchen. The spacious sitting room with dining table also has a door out to the patio area. Upstairs there are two double bedrooms, one with king-size bed and one double. The bathroom is also upstairs and comprises a bath with shower over, toilet and hand basin.

The property is light, airy, well equipped and very comfortable with its own cottage garden and off street parking. Ideal for walkers, cyclists and nature lovers or anyone looking to relocate to the area. There is space for securely storing bicycles in the shed outside too.

Horner Cottage is accessed by passing through Luccombe Cottage's outside area over gravel, but the two areas are divided by a fence and are both enclosed.

The Manor House (where the owners live, and is next to the cottages) was the original Rectory for the 14th century village church next door.

The kitchen is very well-equipped and includes a wide range of cooking utensils, pots and pans as well as crockery/cutlery/glassware.

Heating and electricity is included. The cottage benefits from central heating throughout plus a 'electric wood-burner' in the sitting room.

Wifi is available at no extra cost.

Please note, the water supply comes from a local natural spring.

As with much of Exmoor, mobile phone reception in the cottage is very poor. However, if you turn ‘WiFi Calling’ on on your mobile you will be able to make/receive calls/texts over the cottage WiFi - you can often find this tab under Settings and then Phone, or alternatively contact your service provider and ask them to activate it.

Outdoor Description
Luccombe Cottage has a gravelled courtyard patio area directly beside the cottage which is enclosed and has a picnic bench.

Please note that access to the adjoining cottage is through this gravelled courtyard passing in front of all the rooms of Luccombe cottage. The windows of the sitting room and bedroom of the adjoining cottage overlook Luccombe Cottage courtyard.

Downstairs, the open-plan kitchen and living area comprises a 3-seater sofa and armchair in front of the wood-burning fire, for cosy evenings in the cooler months. TV with free-view in the living area and wireless internet is available at no extra cost. There's a small dining table and two chairs in the kitchen area. The kitchen area is well-equipped with an electric oven and hob, electric kettle, toaster, microwave and under-counter fridge with freezer compartment. A variety of cookware and utensils are provided, along with crockery, cutlery and glassware.

Upstairs is the bedroom which has a standard sized double bed (4'6"), and the bathroom comprises a large walk in shower, toilet and wash basin

Electricity and heating costs are included in the price of your accommodation. Overstream Annexe has central heating which will be programmed for you but can be adjusted to suit your preferences. A basket of logs will be provided for the wood-burner, further logs can easily be purchased locally in the village.

The region
Exmoor is situated in South West Britain, specifically across West Somerset and North Devon. Often referred to as England's best kept secret, Exmoor is a wonderful holiday destination for anyone looking for a holiday in the great outdoors! There is so much to see and do, from short walks to long expeditions across the moors, horse riding, taking in a safari or sight-seeing at your own pace around the 'picture postcard' villages and hamlets.

Often described as 'the jewel in Exmoor's crown', Porlock has a long history of settlements existing on or near the site of the existing village, with stone-age remains only a short distance away. Porlock is a working village and boasts a number of pubs, restaurants, tea rooms and independent shops. There are few more delightful surroundings than Porlock Vale, nestled at the foot of Porlock Hill, bounded to the north by its shingle ridge and breathtaking views towards the Bristol Channel and to the south by the rolling hills of Exmoor National Park. The Exmoor coastline is formed mainly of cliffs but at Porlock the land flattens out and a unique mile long shingle ridge and an inland salt marsh have formed. For the bird watcher this is a very interesting site as a great variety of waders and wildfowl can be seen here in the winter as well as the occasional unusual birds passing through.

Today Porlock is a wonderful working Exmoor village and boasts three pubs, two grocery shops, a traditional local butcher, chemist, cash machine, hardware shop, visitor centre, several art galleries and a range of independent restaurants, shops and tea rooms.

Set in a bright, elevated position, it has views of the surrounding countryside, the Bristol Channel and Wales beyond.

The region
Coach House is situated on the edge of the village of Old Cleeve, which is a charming little village. Blue Anchor is a short distance and a pubs, which provide food and two cafés. Washford is also not far in other direction that has a great pub that serve food, and and Post Office, a little further on is Williton, with two small supermarkets, Post Office, butchers, hardware shop, and some pubs, restaurants and take-aways. In the opposite direction is the charming medieval village of Dunster, just off the A39. Dunster Castle is well worth a visit for sight-seeing as well as shopping and has many restaurants, tea rooms and pubs serving food. Minehead is the main town West Somerset and is approximately 6 miles from Old Cleeve. Here you will find the larger supermarkets and petrol stations (Tesco, Lidi and Morrisons are both situated on the outskirts of the town and have long opening hours) plus a range of other shops throughout the town.

'Cleeve' means cliff or hill; the village was once simply called Cleeve but became known as Old Cleeve to differentiate between nearby site of Cleeve Abbey in Washford, which was a monastery founded in the late 12th century as a house for monks. Today Cleeve Abbey is looked after by English Heritage and is open to the public; it is one of the best-preserved medieval Cistercian monastic sites in Britain. The parish church sited in the village of Old Cleeve also dates from the 12th century and has been awarded Grade I listed status.

The West Somerset Railway is a steam operated heritage railway and runs very near to Old Cleeve, passing over Black Monkey Bridge, which was built around 1860. Old Cleeve was also near the route of the West Somerset Mineral Railway which ran from the ironstone mines in the Brendon Hills to the port of Watchet on the Bristol Channel.

Between Old Cleeve and Watchet is Cleeve Hill a site of Special Scientific Interest as it contains two species of plant which are nationally rare in Great Britain, Nit-grass (Gastridium ventricosum) and Rough Marsh-mallow (Althaea hirsuta).

Western Cottage is located on the beach side of the harbour bridge at Porlock Weir. With 3 bedrooms and an upstairs bathroom, the cottage can sleep up a up to 6 guests. The property enjoys views towards the harbour from the front of the cottage, and a private patio-garden with direct access onto the beach at the rear, this is a unique property that radiates character and charm and has recently been renovated throughout.

Entrance to the property is via a porch with a handy bench to sit down to unlace your walking boots, straight into the the hallway. The ground floor comprises the living room with wood-burner, separate dining room, country kitchen with all new appliances, and the bunk bedroom. Upstairs are two further bedrooms, one double and one twin, and the family bathroom, comprising bath with shower over, toilet and hand basin. There is a small cobbled patio to the front of the cottage, and a patio-garden to the rear. One well behaved dog is welcome for £20 supplement. Two small dogs may be permitted on request, please get in touch with the size/breed of your dog/s and we will find out if an exception can be made. Note, dogs are not permitted on the furniture, are to be kept downstairs and not left alone in the property at any time. Thanks for your cooperation.

The property will be ready from 4 pm on the day of your arrival. Please depart by 10 am on the last day of your stay. Please leave the property clean and tidy so that we can guarantee it will be ready on time for our next guests.

Indoor Description
The characterful country kitchen is fitted with all new appliances, including a double electric oven with hob, dishwasher, fridge, microwave. Other equipment includes toaster, kettle, a variety of kitchen utensils, cutlery, crockery and glasses. Oven gloves and two tea towels are provided. Cleaning materials such as washing up liquid, surface cleaner, cloth and sponge will be present in the kitchen, and some dishwasher tablets under the kitchen sink (4), and washing tablets in the laundry room (3).

Some complimentary tea/coffee/sugar (small amount of each), biscuits and bottle of wine will be left for your arrival (milk not included).

There is a further fridge (with small freezer compartment) in the outbuilding off the rear courtyard, where the washing machine and dryer is also located.

A television is located in the sitting room, and wifi is available throughout the property.

Electricity and heating costs are included in the price of your accommodation. Western Cottage has central heating and there is also a wood-burning stove in the sitting room; a basket of logs will be provided to get you started in the cooler months. Additional logs can be purchased from the hardware shop in Porlock, if required.

Bed linen, duvets, blankets and towels are provided for your convenience, but please bring your own beach towels if you wish to take towels with you on day trips.

A pull-out mattress is available under the bunk beds, which can be used for a 7th guest (suitable for a child only).

Three toilet rolls will be provided in the bathroom along with hand wash.

Outdoor Description
There is small south-facing cobbled patio at the front of the cottage. To the rear, is a further patio-garden which leads directly onto the beach. Outside furniture is available for sitting out. There is also an outside loo, off the patio area. Since the photos of the property were taken, pedestrian garden gates have been added to both the front and rear garden areas to enclose them.

Porlock Weir is literally on the doorstep of Western Cottage. There are two restaurants (Porlock Weir Hotel and Locanda at the Weir), pub (The Bottom Ship Inn, dog-friendly), a Malaysian street food outlet and a cafe, and a range of individual shops such as an art gallery Exmoor Glass, etc. For those wanting local seafood, Porlock Bay Oysters can be purchased from their harbourside unit. There is also a small shop selling some essential items - and ice creams!

Porlock is approximately 1.5 miles from the Weir and boasts three pubs, two grocery shops, a traditional local butcher, chemist, cash machine, hardware shop, visitor centre and a range of independent restaurants, shops and tea rooms.

Many of the shops in Porlock Weir and Porlock are open during traditional hours of 9 am to 5 pm, although hours are often extended during the summer season. Conversely, some shops also reduce their opening hours out of season.

Parking
Designated parking for two cars is available on the 'mainland' side of the harbour bridge at Porlock Weir, it's is a short walk (approximately 75 metres) across the bridge at the harbour and onto Turkey Island. The 2 parking slots are signed and are located behind the harbour shop.

Pets Description

The region
Exmoor is situated in South West Britain, specifically across West Somerset and North Devon. Often referred to as England's best kept secret, Exmoor is a wonderful holiday destination for anyone looking for a holiday in the great outdoors! There's so much to see and do, from short walks to long expeditions across the moors or horse riding, taking in a safari or sight-seeing at your own pace around the 'picture postcard' villages and hamlets.

Porlock Weir has a quaint little harbour and its own unique charm; the port has a long and colourful history. Today Porlock Weir is a quiet harbour and a thriving community that welcomes tourists every year, many of whom come to enjoy the pretty scenery, shops, tea rooms, pubs and local cuisine. On a fine day, the South West Coast Path offers a wonderful opportunity to enjoy the fabulous views across Porlock Weir and the bay. The coastal footpath links up with many other walking trails including Culbone, home to the smallest church in England. One of the more unusual attractions at Porlock Weir is the submerged forest. At low tide, the remains of ancient tree trunks arise from the grey clay soil. These desiccated stumps are the last remaining evidence of a forest that, once upon a time, lay five miles inland.

Pets Description
The Pippins will welcome a maximum of two dogs small 1 medium for a supplement of £25 each, per stay. Dogs are to be kept off the furniture, are not to be left unattended, are not to cause nuisance to neighbours (including the Alpacas and sheep) and all mess is to be cleaned-up immediately.

There is a private garden/enclosure to the rear of The Pippins, where your dog/s can be off lead but please keep your dog on a lead outside of the property and enclosed garden.

Please make sure flea and tick treatment is up to date, and don't forget the dog bed and towels as all our beaches are dog friendly in the winter!

The front entrance door opens into a small porch, leading directly into the sitting room with coastal views and an open fireplace, perfect for cosy evenings in! Through to the dining area, there is also a wood-burner here, and the open-plan kitchen extension beyond. The former cupboard under the stairs is now converted into a ground floor toilet with hand basin. At the far end of the kitchen double doors open into the terraced patio-style courtyard garden.

Stairs lead from the dining room up to the first floor where the three bedrooms are, one of the double bedrooms has a vaulted ceiling and an en-suite bathroom (comprising, bath, toilet and hand basin). There is a second double bedroom and one bedroom with bunk beds. The family shower room has a large walk-in shower, toilet and hand basin.

Dogs are welcome but not permitted to get onto the furniture or to go upstairs at all. Dogs are charged at £20 per dog per stay.

The kitchen is newly fitted and well equipped including an electric range cooker with oven and 5 hobs, dishwasher, freestanding fridge-freezer, microwave, and washing machine. Other items include toaster, kettle, a variety of cookware, kitchen utensils, cutlery, crockery and glasses.

From the parking space, a garden gate opens into the front garden which is enclosed by a low stone wall and has a lawned area. A paved pathway at the side of the property gives access to the rear patio-garden area, which has been landscaped with paved terraces.

It's a short walk into the village where you'll find local pubs, restaurants and tea rooms.

Off-road parking for one car outside the garden gate, adjacent to the front garden wall. Further parking is available in the Pay and Display car parks in Porlock (a permit costs £25 for the week).

Porlock is a popular Exmoor village with a thriving community and a range of local shops, including chemist, village shop plus mini-supermarket and traditional local butcher together with a Church and village hall, primary school, plus pubs, restaurants, tea rooms and other independent shops.

The quaint harbour and hamlet of Porlock Weir is approximately 1.5 miles, and well worth a visit. A short drive or a nice coastal or woodland walk will get you there.

The larger town of Minehead is approximately 6 miles, here you will find the larger supermarkets (Tesco, Morrison's and Lidl) and a range of shops throughout the town. It's approximately 26 miles from the county town of Taunton which has mainline rail connections and access to the motorway.

For those who enjoy exploring the countryside there are superb walks literally on the doorstep straight into Exmoor National Park, plus the Quantock and Brendon Hills and the coast are all close at hand too. Splatt Barn in Porlock is beautiful, thatched country cottage, situated on the outskirts of the village of Porlock. Splatt Barn enjoys uninterrupted views across the marshes to Porlock Bay and is an easy walk into Porlock with pubs, restaurants, shops and tea rooms.

Downstairs there is a large kitchen/dining room with adjoining utility room plus a conservatory to admire the garden from. The large sitting room has a wood-burner for topping up the heat on those cooler evenings. There is also a downstairs cloakroom with toilet and shower. Upstairs, the master bedroom has a king-sized bed and a balcony to make the most of the fabulous sea views towards Hurlstone Point. The second bedroom has a king bed with en-suite shower room. There is a second upstairs bathroom next to the master bedroom. The cottage sleeps up to 4 guests in total (sorry, no children under 11 years of age).

One dog is permitted at Splatt Barn, for a supplement of £25. I'm sorry, it's not possible to accommodate more than one dog, and only allowed downstairs, thank you for your cooperation.

Minehead is the nearest town, approximately 6 miles from Porlock. Here you will find the larger supermarkets and petrol stations (Tesco and Morrison's are both situated on the outskirts of the town and have longer opening hours), most major high street banks with cash machines, plus a range of other shops throughout the town.

Indoor Description
Splatt Barn is fitted with dishwasher, washing machine and dryer, fridge, freezer, microwave, and Rangemaster with 2 ovens and hob. Other equipment includes toaster, kettle, a variety of kitchen utensils, cutlery, crockery and glasses.

The Samsung smart TV in the sitting room offers streaming Networks plus Sky box with all the free view channels. Small TV in kitchen. Wireless broadband is available in the property.

Electricity and heating costs are included in the price of your accommodation. The central heating can be adjusted to suit your preferences and the seasons. Splatt Barn has a wood-burner in the sitting room; a basket of logs and kindling will be provided.

Bed linen, duvets, blankets and towels are provided for your convenience, but please bring your own beach towels if you wish to take towels with you on day trips.

A small amount of tea, coffee, sugar, milk and biscuits are provided to ensure you can have a hot drink as soon as you arrive. There may also be other non-perishable items like a salt, pepper and a few herbs or spices available.

Cleaning materials such as washing up liquid, dishwasher tablets, washing powder and surface cleaner will be present in the property. Toilet rolls will be provided.

One dog (maximum of 1 dog) welcome per booking, please do not allow your dog on the furniture or upstairs, thank you for your cooperation.

Tanglewood is less than a mile from the friendly Exmoor National Park village of Porlock, with its excellent range of shops, pubs and restaurants. Well-equipped and cosy, and with wireless internet access, the cottage has a large private garden bordered by a pretty stream. It offers easy access to coast and moor, with excellent opportunities for walking and site-seeing.

Tanglewood is a detached cottage on a quiet track in Hawkcombe Woods, a National Nature Reserve - so it provides peace and seclusion, while being within an easy walk of the village.

It has two bedrooms: one with a king-size bed and the other with two single beds. It has a well equipped kitchen, large lounge with cosy wood-effect stove and dining area and a sunny conservatory that allows you to enjoy the views across the valley whatever the time of year.

Outside, there is a raised terrace with table and chairs that overlooks the garden. There is also a table and chairs at the bottom of the garden, from which you can listen to the rush of the stream.

There was so much to see and do nearby, we really needed another week to do it justice. Lynton and Lynmouth were just breathtaking (and Charlie Friday's family cafe the best EVER), we loved the local stony beaches which were quiet even in peak season and my 7 year old declared our trip to Kilve beach as the best day of her life, due to the abundance of fossils. A small part of the downstairs of the house has been made into a one-bedroom apartment which is used by the owner, her phone number is in the welcome pack and she will be there to answer any questions you may have during your stay.

Dogs are welcome by prior arrangement (maximum of 3). A supplementary fee of £10 will be added to your invoice per dog. Please do not allow your dogs on the furniture or beds and do not leave them alone in the property at any time.
Please note the garden is adjacent to a field which sometimes contains sheep, there is a waist high fence.

Chapel Knap is strictly non-smoking.

Secure off-road parking for two cars is available within the property's grounds; this is a short walk from the front door, approximately 30 metres along a gravelled path. You can squeeze 3 cars in the drive if you park tight. The parking area is inside the double wooden gates off the road.

Minehead itself is ideally situated for an outdoor type of holiday, with excellent mountain biking routes nearby and the South West Coastal path only a short distance away. We also have some lovely restaurants and tea room, and a watersports school.
Our nearby villages of Dunster, Porlock, Dulverton, Lynton and Lynmouth are a short drive away and are lovely places where one can spend a pleasing afternoon.
We have space for parking your car, less than 5 metres from your front door
The house is quiet with no noise from neighbours or pubs, and it is well lit for finding your way back to at night.
You are welcome to use our patio with a dining area and also we have a garden table and benches you may make use of.

We are centrally located in Exmoor National Park, ideal for walkers and those looking to explore the area, whilst still being close to nearby towns and villages.

Wheddon Cross is the highest village on Exmoor and is close to Dunkery Beacon, the highest point on Exmoor. On a clear day from Dunkery Beacon, you can see for miles around, to Wales and all of the surrounding countryside. There are plenty of places to visit in the area regardless of your interests, whether you want to have an active holiday with watersports, visit National Trust properties, visit family attractions or simply enjoy time away from home. Unfortunately we cannot accept bookings that include children under 7 years of age. This is because Stream is situated above Juniper cottage.

There are 9 other self catering cottages on site. The space
Triscombe Farm is situated in Exmoor National Park within its own valley location. The 10 self catering cottages are in a hamlet-like environment and are mostly converted farm buildings. We are 1 mile away from Wheddon Cross and 10 miles away from Minehead. We are centrally located in Exmoor National Park, ideal for walkers and those looking to explore the area, whilst still being close to nearby towns and villages.

Wheddon Cross is the highest village on Exmoor and is close to Dunkery Beacon, the highest point on Exmoor. On a clear day from Dunkery Beacon, you can see for miles around, to Wales and all of the surrounding countryside. There are plenty of places to visit in the area regardless of your interests, whether you want to have an active holiday with watersports, visit National Trust properties, visit family attractions or simply enjoy time away from home. The swimming pool uses a booking system to ensure fair usage of the pool. The link for booking will be sent to guests prior to arrival if the pool is open during your stay (closed until Feb 2024).

Guest access
Juniper is a private self-contained cottage with access only given to the guests staying in the cottage. We have an emergency key to the cottage which is only used if we need to gain access in an emergency.

The swimming pool and gardens are shared areas, shared only with other guests staying on site and occasional family use.

There are 9 other self catering cottages on site. We do not accept pets as we are a livestock farm but we do have a Labrador called Max (trained to stay away from animals), as well as four farm cats so please be aware that animals live on site. Jake (Black and white male cat) and Mitzi (Tabby female) sometimes come and say hello to guests but should not be let into the cottages.

The Cottage is single storey but is not accessible to wheelchairs as it has a single step up into the bedroom. We suggest you try Holly, Laburnum or Cherry Tree Lodges for wheelchair users or any of the Lodges for limited walking ability as they are single storey with two shallow steps onto their verandas.

Centrally located in medieval Dunster, on the edge of the Exmoor National Park, our cosy 17th century thatched cottage is ideal for couples, families, or groups of friends. The cottage is well appointed with modern appliances but retains bags of medieval character. To the rear is a sunny, private outdoor area; free parking and a children's playground are 2 minutes' walk away at Gallox Bridge, and the High Street, Water Mill/Tea Room, Castle, pubs, and restaurants are all within 5 minutes' walk.

The space
James and Emma, and James’s sister, Helen, invite you to a warm Exmoor welcome at Chimney Cottage. Our cottage is a gem, located centrally in Dunster, and with all of Dunster's amenities and places of interest within easy walking distance. The cottage has two spacious bedrooms upstairs (one king with en suite, one twin) as well as a third bedroom with a double bed off the living room downstairs which is outfitted with a sink and toilet en suite. The kitchen/dining room is large, and is outfitted with high quality appliances including washing machine, fridge/freezer, gas oven, microwave and toaster. The large dining room table can comfortably seat six adults. The kitchen/dining room opens through a back porch into a landscaped rear garden which is a fantastic sun trap and which has a large patio with table and chairs, as well as a barbecue. The garden is flanked by a leat which flows through the village and powers the working water mill on Mill Street, alongside Gallox Bridge. The living room has a large, open fireplace with an electric wood burner and comfortable soft furnishings. The cottage has a smart TV in the living room and has private wi-fi access. Ceilings are low in places, so mind your heads! The space is very child and family-friendly, and the short staircase connecting the living room with the kitchen can be gated as necessary with the stair gate. There is also a high chair in the kitchen and a travel cot available upon request.

Bikes can be safely stored (and locked), in the shared passageway (covered) accessible from the street, or in the back garden (uncovered).

Guest access
The cottage is accessed directly from West Street, from which a shared passageway is accessible. An external lockbox in the covered passageway contains the door keys, and the cottage is accessible with a combination code that we will give you in advance of your arrival. From the passageway, the cottage is accessed via a door on the left which takes you directly into the living room.

Other things to note
PARKING: On arrival, you can unload your car by TEMPORARILY parking (use your hazard lights) and unloading the car directly in front of the cottage. Please pull in extremely close to the cottage such that you are not obstructing other vehicles. Pulling up here for any more than brief unloading is not recommended.

We anticipate that during low season, parking in the village will be very straightforward. There is parking at the Park Street car park (near Gallox bridge), about 200m from the cottage. Note that this car park is small and can sometimes fill up, especially in high season. Overnight parking from 6pm-9am is free, but the car park is occasionally full overnight. Where there are no yellow lines, you can also use on-street parking, in West Street, further up St George's Street (5-10 minute walk) or at Frackford Bridge (10 minutes walk, turn off to the right further west along the A396). Rates at the Park Street car park are: up to 1 hour - £1.00, up to 2 hours - £1.70, up to 4 hours -£2.70, all day - £4.90 (rates as of early 2017). You can also consider parking next to the road at the locations described above.

National Trust members with valid membership cards can also use the Dunster Castle car park for free (5 minute walk).
