The apartment consists of a spacious open plan lounge/kitchen/dining area, a large master bedroom with super king size bed (6 feet wide), luxury en suite shower room, a twin bedroom and a further luxury family bathroom.

The apartment has two dedicated car park spaces just 20m from the front door.

The comfortable lounge area has seating for at least six people, a Samsung smart TV, DVD player and a Bluetooth speaker. A flame effect wall fire creates a cosy atmosphere and an extra boost of heat in the cooler months.

The well equipped kitchen was completely refitted and upgraded in 2022. It comes with a built in double oven and microwave, induction hob, extractor, fridge, freezer, washer/dryer and dishwasher as well as the wide variety of cooking equipment you would expect to find in your own kitchen, including a Nespresso coffee machine. There is a dining table seating up to six people and a large island with four bar stools.

Both spacious bedrooms have fitted wardrobes and TVs. Both bathrooms were refitted and upgraded in 2024. The large en suite shower room to the master bedroom has a full width walk-in shower with both rainfall and hand held options. There's a large luxury double basin vanity unit with generous storage. The space
The master bedroom has a kingsize bed, fitted wardrobes, smart tv, a dressing table/desk and an en-suite shower room with toilet. There is direct access onto the terrace (so you have your morning coffee in bed watching the sea, then take breakfast and a book onto the terrace).

The second bedroom is fitted with twin 3' single beds, fitted wardrobes to provide plenty of storage space and a desk. This also has direct sea views.

All bookings include linen and towel hire - our housekeeper will make up your bed ahead of arrival.

The main living area has a large 3 seater leather sofa, a pair of armchairs and a dining table and chairs which seats 4. There is a 40" flat-screen TV with FreeView channels and Raku for you to use you streaming accounts.

There is also unlimited fibre broadband wi-fi to use in the apartment.

The kitchen is well catered with a gas hob, an electric oven, a integrated large fridge-freezer and a dishwasher, as well as a washing machine/tumble drier. There is plenty of crockery and cutlery provided, including smaller versions for younger guests and of course all the usual kitchen accessories. The kitchen is accessed off the main living area but is fitted with doors that can be closed off to separate it if required.

The main bathroom has full size bath for a long soak after a day out and about and shower over with fixed shower screen, mirror with demister and shaving point.

All rooms are south facing with sea views. There is a large private terrace immediately outside the flat which runs the full width of the flat and extends over 5m (15ft) and with extensive sea views. The terrace has outdoor seating - large table with four chairs, plus 4 additional reclining chairs for enjoying the sun.

The apartment is on the fist floor of the building. There are both stairs and a lift to the flat. The main entrance has grand revolving doors, and original feature of the property.

The apartment is suitable for guests with restricted mobility. As well as the main entrance which has steps, there is also a side entrance with a ramp for pushchairs, wheelchairs or easy access with shopping. The side entrance is conveniently located for the car parking spaces. The lift in the building is immediately outside the apartmnet. There are no steps in the apartment. The shower has a small lip (approx 5cm) and there is a small lip on the threshold of the door to the terrace. Around the pier you have level access to the sandy beach, places to eat and a surf shop.

From the pier you can walk along with sea front towards Bournemouth (approx 2.5 km/2 miles) or catch the land-train which runs during holiday seasons. You can also access Boscombe Chine Gardens which has children's play areas, a cafe, mini-golf and garden bedding displays.

Away from the beach you can easily access Southbourne which has a number of restaurants & bars. The area also has a number of antique, craft and vintage shops - in Boscombe and neighbouring Pokesdown.

Enjoy being 5-10 minutes walk to the beach, train st, town centre, BIC, Oceanarium, restaurants & bars.

Although central, the flat is very peaceful and quiet with a skyline view inc. the Purbecks.

The room has 2 double sofa beds which are convertible into sofas for you to sleep at night and socialise during the day. There is also a dining table in the room for 4 ppl.

You can cook and use all the amenities.

The bus stop to multiple locations is directly out the front door :)

As you walk into the apartment there is a wide open hallway with a WC on the right, then a large bright kitchen which you can use the breakfast table to eat (2 people) and use fridge/freezer and cupboard space as well as having use of all amenities.

You will have full access to the WC, kitchen, lounge which has two double sofa beds and a dining table (for up to 4 people). You can turn the sofa beds into sofas during the day if you would like to use it as a social space while not sleeping. The space
Large, open, light, the attic room is on the third floor. It has a comfy double bed, a desk, and coffee table near the window. Hardwood floors with carpet and large ensuite bathroom. You can glimpse the sea in the far distance.
Tea and coffee is available as well as free wi-fi. The large bathroom has natural light from skylight and is a wonderful relaxing space. You are alone on this floor so it feels like your own bit of escape. Crisp white sheets and pleasant surrounds.

We have a large welcoming hallway, and your room is right up the stairs to the top floor. No-one else has access to this floor. There are good parking facilities on the roads surrounding the house, it is not normally a problem to park very close to the home. All shops and the beach are within a few minutes walk.

During your stay
We will be here to greet you and to get you settled in. We provide a guide book that will help you understand the area and discover places to visit. We can speak some languages (not very well!), and are most happy to advise you on all the places to visit.

Other things to note
We are most happy to have Mon to Friday business people, couples for the weekend or small families on holiday. The room is suitable for all. You will have your own key so that you will be able to come and go as you please.
We ask you to leave your shoes in the lobby, thanks.
Please be happy and confident about pets, our dog is friendly and will want to greet you.
We have a blow up Kayak which is available to hire for £50/day for Stour river and harbour paddling at Christchurch.
