You and those staying with you during your stay are the guests ("Guest" or "You"). Anyone You invite into the Property during your stay is a visitor ("Visitor").

Registration:
All Guests must be registered prior to arrival. No unregistered Guests or Visitors are allowed inside the Property.

This property has a maximum capacity of 9 Guests. Standard rate applies for bookings of up to 6 Guests. A $10 Guest Fee applies to each additional Guest after the initial 6, up to the maximum of 9 (thus, for each of up to 3 additional Guests).

The maximum Property capacity of 9 is firm. If one or more unregistered Guests stay on the Property without registration, the booking is subject to immediate cancellation without a refund, a $75 Non-Registered Guest Fee per unregistered Guest, or both.

Early or Late Arrival:
We will make every effort to accommodate requests for early check-in or late check-out when possible, for a fee of $30.00 each. However, You must let us know at the time of your booking and please understand that there is no guarantee that this will be possible.

Smoking and Substances:
No smoking or use of substances inside the Property. Butts must be disposed of in an ash tray in the back yard of the Property. No signs of smoking should be left anywhere on the Property. This includes butts left on the ground. A $300 fine will be assessed if we have to pick up cigarette butts or find evidence of any illicit drug use (including marijuana) inside the Property.

Parking:
Guests and Visitors may park only in designated parking areas or on the street, and must comply with all parking regulations and requirements. Please show consideration for other vehicles in the neighborhood. Do not park on neighboring properties.

Parties:
No parties or public events of any kind are allowed inside the Property or on the exterior grounds of the Property. A party is defined as any period of more than 30 consecutive minutes during which more than 2 Visitors are on the Property, or any effort to have multiple Visitors with such intent (a "Party"). If you are planning to have Visitors and wish to clarify whether this meets the definition of Party as defined here, please call or message the Manager. Any costs for repair due to property damage or excess cleaning will be invoiced to You.

Quiet Time:
Quiet time begins at 10 p.m. and lasts until 7 a.m.

Security:
For the safety of all Guests and Visitors, this Property is equipped with exterior cameras (which may include ADT Security systems, Ring doorbells and/or Blink cameras with audio/video surveillance) that are in plain view in public spaces and on the Property exterior. All are monitored regularly.

Holdovers:
Guests and Visitors remaining in or on the Property beyond the Guest's reservation period (a "Holdover") will be deemed to be trespassing. We will take all possible legal action (civil and/or criminal) to have Holdovers removed from the Property and prosecuted to the full extent allowable under law.

Property Condition and Damage:
You accept this Property during the course of your Stay on an "As Is" basis. Due to the volume of guests staying over the course of a year, the Property is subject to regular wear-and-tear that will not interfere with the quality of your Stay. However, if you find any of the furniture, fixtures, or other aspects of the Property to be excessively damaged or in disrepair, including any damage caused by You, other Guests, or your Visitors during your stay ("Guest Damage"), please notify Us immediately. We will work with You to remedy the situation in a timely manner to everyone's satisfaction.

You may be liable for direct costs associated with repairs to address Guest Damage. We will communicate this to you. If you fail to report any Guest Damage, You will be liable for the direct costs for any associated repairs plus an additional $100 Unreported Damage fee.

Pets are welcome. Pets include any animals You bring onto the Property during your stay (each a “Pet”). All Pets (a) must be registered at the time of Your booking and (b) are subject to a $50 Pet Fee each. You will be liable for a $100 Unregistered Pet Fee for each unregistered Pet, and a $20 Cleaning Fee if such Pets leave excess mess, at our discretion.

Miscellaneous:
No eating or drinking in bedrooms. Please enjoy your meal in the dining room or outside.

Keep a close eye on your kids at all times.

Please keep track of all keys and report any lost keys. You will be liable for a $50 Lost Key Fee if You lose a key during your stay.

Generally, please leave the Property the same or better than you found it!

Please report any problems in a timely manner and allow us to rectify the problem first.

Dispose of all trash in the trash bin and outside receptacles when you check out.

Make sure to turn off all lights, air conditioning, and any electronics. Don’t forget to close all the windows and lock all the doors.

Check all rooms, closets, and drawers for your personal belongings. We are not responsible for lost items or items left behind.

During cold-weather months, please turn the heat down to 55 degrees when leaving. In warm weather, please turn AC off or set to 72 degrees.

Everything you will need is on the main floor. There are 5 steps up from the ground level to the main floor of the house. Inside you'll find 2 cozy and nicely decorated bedrooms, each with a large closet, TV's and alarm clocks.

The living room is perfect for a small gathering or watching your favorite movie or TV show. There is 1 main bathroom, with a full size tub, and 1 bathroom off the master bedroom that contains a standup neo-angle shower.

Our kitchen has every amenity necessary to prepare a meal or heat up those left overs from one of Akron's many restaurants. There is a small 2 seat table in the kitchen as well as a formal dining room with plenty of seating for your whole group.

The front porch has a nice seating area that's great for morning coffee or watching the sunset on the lake.

If you need to wash clothes during your stay, there is a High Efficiency Front Loader Washer and Dryer in the basement.

The cabin boasts two beautifully appointed bedrooms, each designed to provide the utmost comfort and relaxation. Step outside onto the deck, where you'll find breathtaking views of the surrounding forest.

This cabin is located within Valley Overlook, a private Lodging and Campground area surrounded by the Cuyahoga Valley National Park. Travel just minutes to many trailheads for hiking and biking, or bring your kayak for a day on the river. Check out local restaurants in the historic village of Peninsula, just 4 miles to our north. Hop on your bike and take the Towpath Trail as far north as Cleveland or south to Akron. Enjoy local restaurants, breweries, farm markets and more!

During your stay, you're free to walk/hike around the property. Please stay on the road when around the other sites and cabins, and respect the privacy of our other guests. Hike our beautiful trail to a scenic overlook with a beautiful westward across the valley. The trail entrance is on our map, which we will send in a message before check-in. The farm across the street utilizes propane canons during the day for a few weeks out of the year to deter birds from eating their corn. Plan to bring a flashlight, as it can get dark in the woods! We use security cameras to monitor our driveway; there are no recording devices of any kind inside or pointed directly at any living space.

Our cozy cabin is located near Lake Rockwell with lots of trees and outside space. The inside of our home has 4 skylights that welcome lots of natural sunshine. There is a sauna in the basement and a wonderful park called Towner's Woods located just a mile and a half away. We are also 10 minutes from Kent State University and downtown Kent.

We recommend having a 4x4 car for winter! If there’s a lot of snow and you don’t, you could get stuck.

***We host up to 6 guests. Only guests staying in the the cabin are allowed to come over unless we have talked about it ahead of time. Please review the rules you agree to when booking. We charge $500 for every rule broken. This includes parties, smoking inside, extra guests, etc.***

We do not provide sauna towels, please use white towels for the shower only and bring your own if you plan to use the sauna. Thank you.

We are open to hosting SMALL events and weddings. If this interests you, please reach out to discuss fees.

Note: bathroom is on the main floor, bedrooms are upstairs. The shower knob is also opposite of what it displays. Please turn it to the right (cold) for warm water.

Note 2: the upstairs oftentimes gets very warm in the summer months. We provide 1 fan for each room and there’s also a ceiling fan in each room. We recommend sleeping with the door open OR closing the door and sleeping with the windows open.

This is our home most of the year. Please respect our space like it is your own. A few rooms are locked away but anything that’s open is yours to use!

If you plan to use the sauna please see the welcome book or reach out with any questions. It takes about 45-60 minutes to heat up (it gets to about 165°).

The upstairs gets warm during the summer months. Each room has a ceiling fan and an additional fan. We recommend sleeping with the door open to allow more cool air to come in and/or opening the windows at night.

The shower is for some reason backwards! Turn to the right for hot water 😊

If you plan to use the air mattress it is in the closet of the small (purple) bedroom. On the shelf you will find 2 pillows, a sheet, a fitted sheet, and a quilt. There are also extra blankets.

The vacation home features 3 bedrooms, a fully equipped kitchen with a dishwasher and an oven, a washing machine, and 2 bathrooms with a hair dryer. Towels and bed linen are provided in the vacation home. For added privacy, the accommodation features a private entrance. Guests can also relax in the garden. Akron-Canton Regional Airport is 14 miles away.

Welcome to our luxurious cabin nestled in the heart of Cuyahoga National Park! This stunning retreat offers the perfect blend of tranquility and convenience, as it is just a short drive away from the renowned Blossom Music Center and numerous iconic hiking trails.

The cabin boasts two beautifully appointed bedrooms, each designed to provide the utmost comfort and relaxation in king beds. Step outside onto the expansive deck, where you'll find breathtaking views of the surrounding forest.

This cabin is located within Valley Overlook, a private Lodging and Campground area surrounded by the Cuyahoga Valley National Park. Travel just minutes to many trailheads for hiking and biking, or bring your kayak for a day on the river. Check out local restaurants in the historic village of Peninsula, just 4 miles to our north. Hop on your bike and take the Towpath Trail as far north as Cleveland or south to Akron. Enjoy local restaurants, breweries, farm markets and more!

We're a half-mile from the Ohio and Erie Canal Towpath Trail, great for biking to local destinations to the north and south. Free parking is available at many trailheads in the National Park. Street parking in the Village of Peninsula is paid via phone. Ride sharing availability can be limited, so we recommend planning your own transportation. Walking to Blossom Music Center is neither practical nor recommended. We use security cameras to monitor our driveway; there are no recording devices of any kind inside or pointed directly at any living space.

This cabin is self check-in with parking available on site.

If you are traveling with two vehicles, please park the second one in the large lot next to the office located in the large brick building. Maximum of 2 vehicles please.

Visitors and extra guests are not permitted without prior written approval.

No trailers or oversize vehicles without written approval before arrival.

The cabin will be ready any time after 4pm. We can sometimes coordinate an early check-in for a fee of $30. If you're interested in this option, please send a message with the time you hope to arrive, and we will let you know if we can accommodate this request.

On some evenings, concerts at our neighbor, Blossom Music Center may be audible. The farm across the street utilizes propane canons during the day for a few weeks out of the year to deter birds from eating their corn. Plan to bring a flashlight, as it can get dark in the woods! We use security cameras to monitor our driveway; there are no recording devices of any kind inside or pointed directly at any living space.

We explored many places in the National Park, including the Canal Exploration Center, the Boston Mill Visitor Center, the Beaver Marsh (our favorite!), Brandywine Falls, Ledges, and Cuyahoga Valley Scenic Railroad, and they were all within a 15 minute drive. The kitchen came stocked with everything needed except kitchen towels. Some of us are light sleepers and would have preferred blinds on all the windows including the small ones above the beds. That is a very minor thing though and we would definitely love to stay again! Thank you for a lovely long weekend!"
