- "The host is AMAZING. Never a time she didn’t answer when I had a question. Parking was great. It’s street parking but we never had an issue having a spot. The only thing I had an issue with is I would have loved a deadbolt on the main door for while we were sleeping. The automatic lock and pin pad on the door were nice but I could not figure out if it was locked on the outside or not. If you turn the knob on the inside it automatically unlocks so I never knew if it was locked on the outside and that made me nervous. Other than that fantastic stay!"

I invite you to come stay at The Willow Cabin where you have no choice but to relax. This is a real all-wood cabin with a peaked roof open to the top. The wood gives off an earthy smell that hits you as soon as you walk in whisking your life stresses away as though they were swept away by the creek that runs out back. Walk around for a minute...take it all in...then start a fire in the stone fireplace that was crafted by one of the most revered stone masons in the northern panhandle...or maybe cook a meal in the giant kitchen while your family sits at the counter bordering the kitchen to keep you company. Go outside to play cornhole, take a walk by the creek, or have a beer on the deck. You could always soak in the outdoor hot tub until you retire to bed.

The Willow has a master suite on main, a huge kitchen, a stone fireplace, and a three-sided enormous deck with two sides covered. The master suite has a separate soaking tub and a shower, a king size bed, and HD TV. The second floor supplies two more bedrooms, one with a queen bed and the other with a full over queen bunkbed. The second floor also has a full bath with separate tub and shower, and a loft overlooking the main floor.

The Willow is 5 minutes from everywhere you want to be in the area. Downtown Wheeling is under ten minutes. Oglebay Resort with its three golf courses, skiing, hiking trails, and multiple restaurants is under 5 minutes. Wheeling Island Racetrack and Casino is within ten minutes. The bedroom is a comfortable retreat, boasting a cozy atmosphere enhanced by the exposed brick wall and large window with views of the surrounding area. For you to use are luggage racks, ample closet space and a dresser ensuring plenty of storage for your wardrobe and belongings, as well as a vanity.

The living area contains a 75in HDTV and two couches that can sleep two people on each.

The space
Our 1889 home is in a historic district near Centre market shops and restaurants. We are also near the Heritage Trail along the Ohio river for biking, running and walking.
There is a first floor, one bedroom Airbnb rental that has a solid door in the foyer. That apartment used to be the doctors office.
The main house entrance has glass in the front door.
The exterior wooden double door to the foyer is generally kept ajar. Packages are delivered inside that foyer area. Mailboxes are in the foyer. Your mailbox will be apartment 3. Mailbox keys are in the cabinet drawer just inside the main house door. Please use it and then put it back in the drawer.
We have cats in the main house. If you are allergic to cats, this would not work out for you due to having to walk through the main house staircases.
You would occupy the entirety of the third-floor that has been remodeled.

The front and back patios and fire pit are available for use year-round.

After you arrive, we can set up a laundry day for you. You will need to bring your hamper downstairs and leave it at the bottom of the stairs. Please include any towels you would like laundered. Shoot me a text when you leave the laundry for me. Once I complete washing it, I will put it back in the entry for you and message you that your laundry is completed.

Trash can go out any day, but definitely on Wednesday for Thursday morning pick up. You can leave your trash bag at the bottom of the staircase in the entry so it can be taken out to the alley. Shoot me a text when you leave trash for me.

Guest access
The front door and third-floor apartment door have digital code locks. When exiting you can do one touch, locking by pressing the lock symbol next to the zero.
The last four digits of your phone number will be added to both locks to permit entry during your stay.

Under no circumstances share your lock code with anyone. We do not want strangers having access to our front door.
Please meet your guests at the front door and escort them upstairs. Then escort them out when they leave and lock the main door behind them.

You must turn the lock to lock the front door after entering and lock it when exiting. The door must be kept locked so that the cats do not get out. If it is not locked, the wind can blow the door open because the handle doesn’t always latch.

Access to any other parts of the interior of the house besides the entry, staircases and third floor apartment is strictly prohibited unless you are invited. If you are found in other parts of the house you will be required to leave the property immediately.

Please use the guest profile on Netflix and other apps that are on the TV if that option is given.

If you prefer to only pay one month at a time, you can just book your first 30 days now and then tell me the additional dates that you need so I can see if they are available and block them out on the calendar to reserve them for you.

It is vital that you lock the house front door each time you enter and exit. If it is not locked, the wind will blow it open because the door handle doesn’t always catch.

On arriving use ramp for door access next to court house is a keyed entry. Your personal room key will be accessed in box on an old desk with the name of the room on it. The house key is used for all main doors other than the keyed entry.

My home is handicap friendly. There is a ramp to get into the house and a handicap lift to get to the 2nd floor and one bedroom equiped with handicap toilet and easily accessible shower. You have acces to the 2nd floor reading area dining room and all porches.

During your stay
The third floor is private with no guest access I may be on site, working or away. If you need anything you can always reach me via my phone number when you get to the house.

The space
This is a cozy and secluded apartment in my backyard. You have private access to the garage for parking as well as the apartment. The backyard is shared, but there is plenty of space between you and my home. The yard is also rarely used since it is just myself and my teenage son here, so feel free to put it to use!

There is complete visibility and sound privacy between your rental and my home, with the ability to come and go as you please without disturbing anyone. Ambient sound levels are also low, especially with your place adjacent to the alleyway.

The neighborhood is beautiful and walkable, at all times of the day and night. (Holidays, especially Halloween are incredible!)

Watch the trees and mountains turn green, while listening to the songbirds in the Spring. Enjoy nighttime strolls with the fireflies in the Summer. Enjoy the crunch of leaves under your feet with a coffee as the leaves turn for Autumn. Or come during the chilly winters and walk through the snow capped trees and homes while staying cozy in your space.

It is a 200 year old 2 story house living room, dining room, kitchen, bath first floor, 2nd floor 3 bedrooms. Back porch off the 1st floor looks down over the hill. Quiet area with wildlife from rabbits, coyotes, and deer. Is a good place just to unwind. Lots of parking. You will have access to 110 acres if you like to walk around.
We are very pet friendly. There are a few Great Pyrenees dogs who patrol the area to keep coyotes and other animals away from the houses. Not handicap accessible.

The space
The house is over 200 years old and is always being upgraded. Recently new flooring and windows. The kitchen will be fully equipped. There is a back porch with a view of the area. This is a nice place to just get away from everything but not too far away from everything. Not handicap accessible. It is on the side of the hill that can make it difficult for some people to get to. All bedrooms are on the second floor. No Wi-Fi

The home is over 200 years old. It has been updated 3 times during that time and some things still need changed. This is an ongoing project. Heat is provided via oil heaters and electric baseboard heaters. The house has no duct work for a regular heating system. You will be staying in the woods. You may see and/or hear wildlife, sometimes in home even. If this happens please call us to fix the issue. You may smell smoke from the fireplace. It is not strong but it has bothered previous smokers who have stayed.

My home is pet friendly and to respect mine and other guest staying the following are my requirements. You bring all your own equipment and food for your pet. If your dog is a barker especially at night I require a muzzle or it be boarded nearby. You are also responsible for any damage caused. Thank You.

Quaint and cute loft (duplex) for a comfortable stay located on Wheeling Island. This is a no frills stay. You will have the entire second floor apartment to yourself.

Please note that the apartment is located right next to the Wheeling Island Casino and Wheeling Island Stadium, walking distance to Suspension Bridge, downtown, and interstate. Feel at home in our quiet apartment, whether you are playing, watching, site seeing or just passing by. There is a sunroom and exit from back and front.

Enter your space with your own private entrance, and make yourself at home at our furnished unit. Your unit includes 2 spacious bedrooms, 1 living room, a clean bathroom, and a kitchen.

Please note that the master bedroom is private, but the second bedroom is an open concept, that leads to the master bedroom. In other words, you have to walk through the second bedroom to get to the first. Amenities include, but are not limited to: Wi-Fi, toiletries, fridge, microwave, Coffeemaker (both pot and Kurieg), and self-check-in. TV is located in the living room.

The area is equipped for two guests. We will accomodate additional guests upon request. Pets are allowed with a $10/night fee per pet. As a courtesy of other guests who may be allergic to pets, we request that you travel with your pet bed, and avoid pets on the furniture.

The guest will have no contact full access to their apartment on the top floor. The facility has two rooms, a bathroom, dining room, kitchen, and living room. There are two doors to the apartment. The left door upon entry will lead you to the apartment with contact less key pad. Please refrain from using any other lock besides the key pad. The neighborhood is quiet, and you will have a full view of Casino parking lot with ample lights at night, with no neighbors to worry about.

Make sure you check the photos. Big Tiny has a larger loft, a smaller loft and a sofa bed. The lofts are reached by ladders and a kind of stairs. Care needs to be taken and children require supervision of course! You have full facilities here -- everything you need and nothing you don't. You're at the edge of the farm's smaller pond and there's a firepit, an outdoor dining table, and Adirondack chairs near the dock. There's a huge umbrella for shade from the sun -- please take it down if there's wind! If the weather goes south, there is a small record selection or you can bring your own vinyl.

UPDATE: The Big Tiny now has it's own EV charger, one of two on property. It hasn't had any customers yet, but if you drive on sunshine we are eager to see it in action.

Need more space? Innisfree Farms has another tiny house, the Oculus Tinyhouse at Innisfree Farms, a cabin in the woods ("the Cabin by the Lake at Innisfree Farms"), and a large five-bedroom house ("The Estate House at Innisfree Farms") available on AirBnB and other places on the web. Another three-bedroom converted horse barn is coming in 2023! Extended family reunions are some of our happiest visitors because of the ability of people to be together, while also having some private space.

The tinyhouse is all yours and there is a flat grassy area with a fire pit, Adirondack chairs, outdoor table, and a charcoal grill is also available - some charcoal is often left behind to get your started but bring some if you need to be sure you have it on arrival. You're nestled in the woods at the edge of a small pond It's one of only four inhabited locations on a 70 acre farm that you're free to walk and explore. Please don't go out on the iced over ponds in winter -- that's dangerous!

Other things to note
4WD or AWD necessary in the snow to drive to the tiny, (or you could hike there, about 400 feet down a gravel drive. Note there is a queen bed in the loft and a futon downstairs but the futon is really only suitable for a smaller person or little kids. It is a tinyhouse!

Our rental home is beautifully remodeled & restored to better than original. It’s a 2 bedroom/ 1 bathroom with all the necessities of being at home.

The Guesthouse is the smaller of two houses on my 2.5 acre property. Access is via the driveway of the main house. Guests are welcome to "play" in the field below the Guesthouse and to use the fire circle. Chairs and firewood provided. Please keep vehicles parked on the gravel.

"The Mayapple" - Tiny house seclusion. Off-grid, solar hand-built cabin sits on its own eight acre hilltop, 1 mile from Bethany College in beautiful West Virginia. The entire property has 180 acres of private land with two miles of beautiful Buffalo Creek frontage and miles of hiking trails for you to enjoy. A comfortable double bed provides an ideal cozy slumber for one or two people. Extra guests are $10/person/night. Pets are welcome - $35/pet - see pet policy.

The space
Quiet, relaxing, private, inspiring. These are some words that describe your stay at the Mayapple, a unique, tiny house hilltop retreat on Redbud Hill Farm! We guarantee you will leave with your creative batteries recharged and a renewed sense of focus and inspiration. You just won't find this kind of seclusion in most state parks or private venues. There are only two other cabins (about 1/2 mile away), on the 180 acre property that is entirely surrounded by Buffalo Creek.

This non-smoking cabin sits 1/4 mile from our home through the woods on it's own hilltop, which you will have to yourself. Solar panel provides minimal electricity. Hand pump for spring water. Very clean outhouse. Rainwater catchment with filtration system for all cooking, washing, and drinking. Outdoor, au naturel, homemade solar bucket shower. Secluded and private, with a lot of charm. All built by us out of wood salvaged from trees on our farm and processed into lumber on our sawmill.

If you like to camp, without the hassle and hardship, you will enjoy the Mayapple - a tidy cabin, a comfortable bed, a screened in porch, and a setting all to yourself. There is no refrigerator, but we can provide a cooler if you need one. There is a wonderful old-time country store 1 mile away where you can purchase ice, food, and other supplies. We supply all basic cookware and utensils. You can have a campfire, hike the trails, birdwatch - kingfishers, ducks, geese, turkeys, bluebirds, even a nesting pair of bald eagles that live on our adjacent property one mile away, canoe or kayak Buffalo Creek - depending on water levels , or enjoy some smallmouth bass fishing. PETS ARE WELCOME! See our pet policy under "Other things to note."

The cabin has a comfortable double bed, and suits 2 people just fine, though other guests are welcome to roll out sleeping bags inside the cabin or on the porch. (Please note: The bed is only 6’ long, so taller guests may want to stay in one of our other tiny houses.) The solar panel provides some lighting, a cell phone or laptop charge, or fan, depending on how cloudy the day is. After a sunny day some recent guests were able to run a box fan (provided) through the night. Cloudy days will provide less electricity, so you will need to conserve your electricity usage and bring some alternative light sources such as a flashlight or lantern.

The one room cabin is insulated, clean and comfortable. It has beautiful oak, maple, and cherry flooring, paneling, and cathedral ceiling - harvested and milled on our farm. There are a couple of tables and some chairs, including an antique rocking chair to read a book on the screened in porch and maybe catch sight of some deer or turkeys strolling by. A cute little Jotul Swedish woodstove provides heat for warmth or cooking. The kitchen is on the porch with a propane cooktop, a sink, supplies, and counter space.

Make no mistake, this is a rustic, secluded experience. You will have the hilltop to yourself. The outhouse is about 25 feet from the cabin. We provide toilet paper, but you will need to bring your own hand sanitizer. The rainwater catchment system provides all the fresh water you need for washing dishes, showers, and general cleaning. A Big Berkey filtration system filters the rainwater into completely safe and drinkable water. A hand pump also provides access to spring water, about 100 feet from the cabin. It is a shallow spring, so we recommend filtering it with the Big Berkey system or bring your own bottled water for drinking. A homemade solar bucket shower is a highlight! A black bucket can be placed in the sun to provide 5 gallons of water for a couple of warm showers per filling. Enjoy a private, off-grid, bucket shower experience, surrounded by trees and sunshine!

EGGS and Maple Syrup - (NONE AVAILABLE UNTIL FURTHER NOTICE. WE ARE IN THE PROCESS OF REPLACING OUR LAYING HENS AND OUR MAPLE SYRUP PRODUCTION WAS VERY LOW THIS YEAR. HOPEFULLY WE WILL HAVE EGGS AND SYRUP NEXT YEAR).

Depending on availability we may have some farm fresh, colorful eggs for sale at $5.00/dozen. We also make and sell maple syrup for $10 for an 8 oz bottle. If you are interested please let us know in advance and we will set some aside for you if we have any available.

CELL Service - No WIFI is provided, but there is a cell tower on a neighboring farm so Verizon and ATT have strong signals. We have heard mixed results about T-Mobile.

CLEANING - Please be prepared to thoroughly clean the cabin and leave it in the same condition in which you found it. Our $50 cleaning fee is mostly used for maintenance - several thousand dollars a year for gravel to maintain our farm roads - so we rely on our guests to help us keep our prices low by helping with some cleaning. Thanks!

NO FORGAGING - We practice sustainable forest farming practices. This means that we maintain and protect edible and medicinal plant species such as mushrooms and wild herbs. These plants are very susceptible to over-harvesting, and it takes a lot of care to maintain their viability. Because of our many guests, just a few foragers here and there can easily wipe out an entire colony. For that reason we ask that you do not pick any wild mushrooms or wild herbs during your stay. Feel free to collect creek stones, beach glass, wildflowers, black berries, black raspberries, etc. But please, no wild plant foraging. We will assess a $50 fee for violating this policy. Thanks.

COVID19 VIRUS -

Because of the unique nature of our properties - isolated tiny homes with minimal human contact, we believe we can continue to provide safe and enjoyable stays for our guests. However in order to operate responsibly we abide by the Airbnb safety guidelines.

1. All tiny homes will be left vacant for a minimum of 24 hours before a new guest arrives.
2. Guests will be asked to either walk or drive their own vehicles (high clearance AWD) to their tiny home. We can transport luggage in our ATV for those without AWD. For those who need a lift we are OK with you riding in the ATV if you feel comfortable doing so.
3. Bedding: We provide mattresses, mattress covers, comforter, and pillows. Guests should bring their own sheets, pillow cases, towels, and/or sleeping bags. (Freshly washed linens can be provided if you let us know in advance. There is a $25 fee per bed for freshly washed sheets, pillow cases, and two bath towels).
4. We will thoroughly clean each tiny house according to CDC guidelines as prescribed by Airbnb.

No smoking permitted in the building.

Some amenities include a campfire pit, screened in porch, stovetop and propane for cooking, basic dishes and cooking supplies. If you need something, we can get it for you. Our farm is called "Redbud Hill Farm" because of all of the beautiful redbuds that bloom around our property during the spring.

We invite you to hike the trails on the property through woods and fields. You can also enjoy our 2 mile private access to Buffalo Creek for fishing, swimming, canoeing, or skipping stones. We have a lot of wildlife to observe, including bald eagles, blue herons, whitetail deer, wild turkeys, grouse, rabbits, foxes, and birds of all kinds. You will hear coyotes yipping at night, but they are very reclusive and are not a threat to humans.

Hunting privileges do not come with the cabin rental. Also, no discharge of firearms without permission.

NO UNREGISTERED VISITORS - Our insurance only covers registered paying guests so if you want to invite additional guests you will need to check with us first so we can register them as paying day use customers ($10/person/day).

EVENTS - The space is exclusively meant for the lodging and enjoyment of our renters. No events or guests not listed on the rental are permitted.

BUFFALO CREEK - SWIM AT YOUR OWN RISK - The Homeowner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. Buffalo Creek completely surrounds the property and there are two kayaks available for guest use. Guests are completely responsible for any accidents or incidents related to the creek or the use of the available watercraft. Water can be fun, but it can also be dangerous. Be safe at all times. Guests assume all liability for any interaction with the creek.

KAYAKS - There are two kayaks available for you to use. We keep them in a boat house near the Lower Cabin (Wild Mustard), for safekeeping, but all guests are allowed to use them. PLEASE SHARE THE TWO KAYAKS WITH OTHER GUESTS BY LIMITING YOUR USE TO ONE HOUR INCREMENTS. Paddles and adult life jackets are with kayaks and should be worn at all times by anyone using the boats. (You will need to provide your own life jackets for children under the age of 12). You will carry the kayaks about 50 feet down to the creek and return them to the boathouse when you are finished. The best thing to do is to paddle upstream for as far as you can go and then turn around and come back. You can go downstream as far as the bend, but we don't advise going much past the bend because the creek can get shallow and paddling back upstream can be a chore.

FIREWOOD - Each tiny house comes with a wood stove and a wood bin stocked with a supply of dry, split hardwood for the wood stove. Firewood is free to use in the cabin to keep warm, however there is a charge for using the wood in the outdoor fire pit - $5 for a bundle of 8 pieces.

Pets are great. We have pets. We love pets. If your pet is not mean or harmful to other pets and/or people then he/she is welcome on the farm. However some of our guests have pet dander allergies (not to mention a dislike for pet smells, fleas, and ticks), so we prefer to have pets stay on the porch or outside the cabin. Pets may stay inside the cabin, especially in cold weather, under the following conditions - 1. They should be very well behaved - no gnawing or scratching the floors or furniture. 2. They should be pre-treated for fleas and ticks. 3. Guests must do a thorough job cleaning up any hair, footprints, or other messes. 4. Of course, the dog should be house trained. 5. No pets on the bed or sofa. You may bring bedding for your pet, or you are welcome to use one of our portable pet carriers at no charge.

ALSO, You will be living in the woods with wild animals, such as raccoons, opossums, foxes, etc., that your pet may encounter. Your pet may also feel the call of the wild and run off (though we have not lost any yet). It will be your responsibility to take care of your pet and make sure it is safe. Our pets know our property and run free, so we don't tie them up. Bringing your pet with you is one of the perks of staying with us, but you will need to do whatever it takes to keep your pet under control and safe. Some people bring pet carriers, leashes, or run lines. Some let their pets run free.

Arabian Nights sits directly on the Ohio River in Wellsburg WV. You will have complete access to the first, minus kitchen and second floor and coffee is always on. Each room has its own distilled water fountian located in the bathroom and kitchen sinks.

The space
My home is listed on the National Historic Registry as the Lucas Walter House cirque 1906. I have completly restored and saved this home from years of neglect. I looked forward to sharing my home with my community and anyone who appreciates a mixture of traditional with artistic flair. You can apprectiate the art and fine furnishings that I saved. Some came with the home some found elsewhere each one has a story behind it and look forward to telling its story.

You can access the Ohio River via boat launch off Charles street next to sanitation department about 1/2 mile down rom my home. There are plenty of places in front of the house for fishing access, picnics all public areas.

Guest access
On arriving use ramp for door access next to court house is a keyed entry. Your personal room key will be accessed in box on an old desk with the name of the room on it. The house key is used for all main doors other than the keyed entry.

My home is handicap friendly. There is a ramp to get into the house and a handicap lift to get to the 2nd floor and one bedroom equiped with handicap toilet and easily accessible shower. You have acces to the 2nd floor reading area dining room and all porches.

During your stay
The third floor is private with no guest access I may be on site, working or away. If you need anything you can always reach me via my phone number when you get to the house.

Other things to note
There is NO Smoking in the house or any rooms. Ashtrays are outside on both porches. If you smoke in the house you will be asked to leave and a cleaning fee of $500. will be added to your cost. Thank You.

This non-smoking cabin sits 2/3 mile from our home through the woods on the edge of a 40 acre field that borders Buffalo Creek. A new 400 watt solar system with 24 volt battery bank provides decent electricity for lights and small appliances - depending on sunshine. Very clean outhouse. Rainwater catchment with filtration system for all cooking, washing, and drinking. Secluded and private, with a lot of charm. All built by us out of wood salvaged from trees on our farm and processed into lumber on our sawmill.

If you like to camp, without the hassle and hardship, you will enjoy having a tidy cabin, two comfortable beds, indoor kitchen, a full porch, and a setting all to yourself. There is no refrigerator, so you will need to bring a cooler for your food. There is a wonderful old-time country store 1 mile away where you can purchase ice, food, and other supplies. We supply all basic cookware, propane, and utensils. You can have a campfire, hike the trails, birdwatch - kingfishers, ducks, geese, turkeys, bluebirds, even a nesting pair of bald eagles that live on our adjacent property one mile away, canoe, kayak, or swim Buffalo Creek - depending on water levels, or enjoy some smallmouth bass fishing.

The cabin has a loft with a comfortable queen inner-spring mattress. There is also a high quality solid wood full-size futon with an extremely comfortable double mattress that easily sleeps two. (PLEASE NOTE: Access to the loft requires climbing a set of ladder stairs that require agility and strength to climb. If you have trouble with heights, balance, or navigating ladders we request that you stay off of the ladder and sleep on the futon since there is an inherent risk of injury that you assume by climbing into the loft. Only do so if you are very comfortable with your climbing skills. Especially, do not climb into the loft if you have been drinking alcohol or are on medication of any kind. In addition, the weight limit on the ladder is 200 pounds. Persons weighing more than 200 pounds should sleep on the first level fold out sofa).

The one room cabin is insulated, clean and comfortable. It has beautiful oak and maple flooring, and black cherry ceiling, and white pine walls, milled from logs on our sawmill. There is a nice wooden kitchen table and chairs in front of a picture window for you to catch sight of some deer, turkeys, fox, or even a bald eagle. A small woodstove provides heat for warmth or cooking. A stocked wood bin has plenty of fire wood for free use in the wood stove. (There is a $5 fee per 8 piece bundle used in the fire pit). The kitchen is inside the cabin, with a sink, supplies, propane stovetop and counter space.

Make no mistake, this is a rustic, secluded experience. The outhouse is about 50 feet from the cabin. We provide toilet paper and paper towels. Rainwater catchment and filter system for cooking, cleaning, and drinking, or you are welcome to bring bottled water for drinking.

EGGS and MAPLE SYRUP - (NONE AVAILABLE UNTIL FURTHER NOTICE. WE ARE IN THE PROCESS OF REPLACING OUR LAYING HENS AND OUR MAPLE SYRUP PRODUCTION WAS VERY LOW THIS YEAR. HOPEFULLY WE WILL HAVE EGGS AND SYRUP NEXT YEAR).

Depending on availability we may have some farm fresh, colorful eggs for sale at $5.00/dozen. We also make and sell maple syrup for $10 for an 8 oz bottle. If you are interested please let us know in advance and we will set some aside for you if we have any available.

CELL Service - No WIFI is provided, but there is a cell tower on a neighboring farm so Verizon and ATT have strong signals. We have heard mixed results about T-Mobile.

Our $50 cleaning fee is mostly used for maintenance - several thousand dollars a year for gravel to maintain our farm roads - so we rely on our guests to help us keep our prices low by helping with some cleaning. NO FORGAGING - We practice sustainable forest farming practices. This means that we maintain and protect edible and medicinal plant species such as mushrooms and wild herbs. These plants are very susceptible to over-harvesting, and it takes a lot of care to maintain their viability. Because of our many guests, just a few foragers here and there can easily wipe out an entire colony. For that reason we ask that you do not pick any wild mushrooms or wild herbs during your stay. Feel free to collect creek stones, beach glass, wildflowers, black berries, black raspberries, etc. But please, no wild plant foraging. We will assess a $50 fee for violating this policy. Thanks.

COVID19 VIRUS - Because of the unique nature of our properties - isolated tiny homes with minimal human contact, we believe we can continue to provide safe and enjoyable stays for our guests. However in order to operate responsibly we abide by the Airbnb safety guidelines.

1. All tiny homes will be left vacant for a minimum of 24 hours before a new guest arrives.
2. Guests will be asked to either walk or drive their own vehicles (high clearance AWD) to their tiny home. We can transport luggage in our ATV for those without AWD. For those who need a lift we are OK with you riding in the ATV if you feel comfortable doing so.
3. Bedding: We provide mattresses, mattress covers, comforter, and pillows. Guests should bring their own sheets, pillow cases, towels, and/or sleeping bags. (Freshly washed linens can be provided if you let us know in advance. There is a $25 fee per bed for freshly washed sheets, pillow cases, and two bath towels).
4. We will thoroughly clean each tiny house according to CDC guidelines as prescribed by Airbnb.

Our farm is called "Redbud Hill Farm" because of all of the beautiful redbuds that bloom around our property during the spring, which we make into delicious jelly! We invite you to hike the trails on the property through woods and fields. You can also enjoy our 2 mile private access to Buffalo Creek for fishing, swimming, canoeing, or skipping stones. We have a lot of wildlife to observe, including bald eagles, blue herons, whitetail deer, wild turkeys, grouse, rabbits, foxes, and birds of all kinds. You will hear coyotes yipping at night, but they are very reclusive and are not a threat to humans.

KAYAKS - There are two kayaks available for you to use. We keep them in a boat house near the Lower Cabin (Wild Mustard), for safekeeping, but all guests are allowed to use them. PLEASE SHARE THE TWO KAYAKS WITH OTHER GUESTS BY LIMITING YOUR USE TO ONE HOUR INCREMENTS. Paddles and adult life jackets are with kayaks and should be worn at all times by anyone using the boats. (You will need to provide your own life jackets for children under the age of 12). You will carry the kayaks about 50 feet down to the creek and return them to the boathouse when you are finished. TRANSPORT TO YOUR TINY HOUSE - If the conditions are dry and you have a 4WD/AWD vehicle with decent clearance (like a Subaru Outback, Honda CRV, or Toyota Rav 4), you can drive to the cabin. Most of our guests opt to drive in, and the others require their belongings to be carted to the cabin with our ATV. Either way works for us. Just let us know an approximate time of arrival and we'll be here for you. We provide one free ATV trip in and one out. Extra ATV trips are $10 per trip.

BUFFALO CREEK - SWIM AT YOUR OWN RISK - The Homeowner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. Buffalo Creek completely surrounds the property and there are two kayaks available for guest use. Guests are completely responsible for any accidents or incidents related to the creek or the use of the available watercraft. Water can be fun, but it can also be dangerous. Be safe at all times. Guests assume all liability for any interaction with the creek.

KAYAKS - There are two kayaks available for you to use. We keep them in a boat house near the Lower Cabin (Wild Mustard), for safekeeping, but all guests are allowed to use them. PLEASE SHARE THE TWO KAYAKS WITH OTHER GUESTS BY LIMITING YOUR USE TO ONE HOUR INCREMENTS. Paddles and adult life jackets are with kayaks and should be worn at all times by anyone using the boats. (You will need to provide your own life jackets for children under the age of 12). You will carry the kayaks about 50 feet down to the creek and return them to the boathouse when you are finished. The best thing to do is to paddle upstream for as far as you can go and then turn around and come back. You can go downstream as far as the bend, but we don't advise going much past the bend because the creek can get shallow and paddling back upstream can be a chore.

FIREWOOD - Each tiny house comes with a wood stove and a wood bin stocked with a supply of dry, split hardwood for the wood stove. Firewood is free to use in the cabin to keep warm, however there is a charge for using the wood in the outdoor fire pit - $5 for a bundle of 8 pieces.

Pets are great. We have pets. We love pets. If your pet is not mean or harmful to other pets and/or people then he/she is welcome on the farm. However some of our guests have pet dander allergies (not to mention a dislike for pet smells, fleas, and ticks), so we prefer to have pets stay on the porch or outside the cabin. Pets may stay inside the cabin, especially in cold weather, under the following conditions - 1. They should be very well behaved - no gnawing or scratching the floors or furniture. 2. They should be pre-treated for fleas and ticks. 3. Guests must do a thorough job cleaning up any hair, footprints, or other messes. 4. Of course, the pet should be house trained. 5. No pets on the bed or sofa. You may bring bedding for your pet, or you are welcome to use one of our portable pet carriers at no charge.

ALSO, You will be living in the woods with wild animals, such as raccoons, opossums, foxes, etc., that your pet may encounter. Your pet may also feel the call of the wild and run off (though we have not lost any yet). It will be your responsibility to take care of your pet and make sure it is safe. Our pets know our property and run free, so we don't tie them up. Bringing your pet with you is one of the perks of staying with us, but you will need to do whatever it takes to keep your pet under control and safe. Some people bring pet carriers, leashes, or run lines. Some let their pets run free.

CHECKOUT by 11:00 AM. If we are carting your belongings, we will not arrive with the ATV before 8:00 AM. If you are driving yourself, you may check out as early as you wish.
