Food and Fun: Every little town seems to have a great restaurant or two. The Red Apple in Arcadia just about a mile away serves breakfast, lunch and dinner. The Cabbage Shed in Elberta is our FAVORITE with good food and live bands most nights – grab a pint of Guinness and enjoy! Frankfort has several great places to eat and see bands plus the Crescent bakery for breads and baked goods which you just have to check out – delicious! All the little towns have something going on all the time from food, music, festivals, shopping & antiquing – Up North has it all. The Elberta Farmer’s Market is great on Thursdays and Frankfort Farmer’s Market takes place on Saturday for fresh, home grown stuff. Local fruit & vegetable farmers have great produce stands along M-22 and elsewhere for anything from famous Michigan cherries, to apples, blueberries and asparagus. Take the kids to the Cherry Hut in Beulah or an actual retro drive-in experience at The Cherry Bowl Drive-In Theater between Beulah and Honor. A fall visit to Old Mission Point's wineries is a great day trip as is St. Ambrose Cellars in Beulah for a selection of wines, meads and ciders. The area has a lot to offer, check it out!

Outdoors: Just plain paradise!
Spring / Summer - Water-sports galore with unsalted big surf on wave days, or kayaking and paddle boarding on calm days - unspoiled beach and nature walks on the preservation lands. Some of the nation’s most treasured trails, dunes and scenery to seek out and sunsets to die for. The Sleeping Bear Dunes are about a half hour north along scenic M-22 if you want a workout and view you will never forget. Golf courses, hiking and bike trails galore. Bring your fly-rod for the Betsie, Platte, Big & Little Manistee and Bear Creek rivers - or any of the other nearby trout streams and have a blast. Charter services for the big lake and rivers are available or bring your boat for the inland lakes if you like. Manistee National Forest is open to hunters within a half hour, and May is morel month if you know what to look for.

Fall – Nothing beats fall in Michigan! Relax at the cozy cottage with the wood burning fireplace glowing. There’s cable for catching a football game with a view of the lake, or take a day trip to wineries, scenic trails, local festivals and apple orchards galore. The fall colors are the real star of the show – a leisurely drive along M-22 to take it all in is worth a trip on its own!

Winter - Just less than 20 minutes away is luxurious Crystal Mountain for skiing, snowboarding and lodge life- hit the slopes during the day and return to the cabin for a cozy fire in the wood burning stove (firewood is provided). Caberfae Peaks is just less than an hour away for variety. There’s trails for snowmobiling, and fun for the whole family sledding at the hill at Onekama high school, just 10 minutes away. Up North Michigan is a tranquil place in the winter often with stunning frozen lake views (keep an eye out for ice balls that form and create a fascinating frozen landscape), and usually quite a bit of snow. There’s a reason it got the Winter Wonderland moniker!

They range in age from 20-30 years old w/2stroke motors ranging from 25 - 35 hp. While these boats may not fulfill the boating dreams of some people, they are perfect for a sunset cruise or a family fishing outing. We even supply you with 10 gallons of pre-mixed gasoline!. To get the most enjoyment from these boats it is recommended that person with a knowledge of boating and two stroke motors be involved operating them. LOCATION: Home is perfectly located next to the popular Arcadia Bluffs Golf Club, with amazing sunset views of Lake Michigan. Arcadia is a quaint small town with most shopping and restaurants found north 15-20 minutes in Frankfort or south 15-20 minutes to Manistee. Only about 45 minutes from Sleeping Bear Dunes and Traverse City.

Check in time is after 4:00PM and check out time is before 10:00AM. Please note that we are not able to accommodate early arrivals or late departures from May – September. Any request for additional time will depend on availability of the rental and an additional fee may be added to the stay.

ARRIVAL: There is no formal check-in procedure. Arrival details are sent prior to your check-in date and will include the exact location of the property, parking and entry information. Guests will have a private, secure entrance and the rental is not shared by owners or other guests.

DEPARTURE: We do have a very short checklist we ask renters follow upon departure. It includes making sure the property is left tidy, furniture is in the same place you found it, everything is closed, locked and turned off, and the thermostat is set properly. These items will only take a couple of minutes but help staff immensely.

Please know that all rental policies and house rules are strictly enforced. This includes occupancy limits, age requirements, the ‘no parties’ and ‘no smoking’ clauses or any other rule posted online or within the rental. These are often defined by local ordinances, Homeowner’s Associations or other legal requirements and can result in fines or eviction if violated. We do not provide additional refunds for cancellations, late arrivals or early departures except as required in the posted cancellation policy.

- "Arcadia is a favorite and frequent destination of ours-we were excited to find a little place right in the neighborhood to make our home base for the weekend. We believe the listing is a new one as it did not have any reviews, but we gave it a shot anyway. The house has recently been renovated and is coming along nicely-they may have more to do on the outside and maybe a bit more inside as the bedroom ceiling seemed a bit unfinished. The entire house was impeccably clean! The kitchen had everything anyone could need to prepare meals and it all appeared to be brand new. The small bedroom only had a sheer-type curtain and the morning sun was bright at 6:00 am. Maybe a set of blinds like the other bedroom has would help. The water in the shower did slow to a cool trickle (not just the hot water, but the water in general) after I showered and before my husband could finish his. We adjusted the next day and made it work with our timing. A family might have trouble getting everyone through though. The front door is full glass and a blind or a shade would make guests feel some privacy once the sun sets, also in the second living, room the windows maybe could use the same. We had a lovely stay- we walked for coffee every morning and walked to the sunset every evening. Weather wasn’t warm enough for a beach day, but the addition of the beach chairs and beach towels is sure a nice touch for later in the season. Great little place in the heart of all M22 has to offer! "

- "Perfect for us. Didnt know much about the area ahead of time other than having been up north a bunch of times. This place and community really captured our hearts. If you want to unplug, live slowly, and focus on family, this is a great choice. The place is not massive, but you will spend most of your time outdoors and the grounds are plenty spacious. The deck helps a bunch. If you have little ones be prepared to give them the bedroom for noise isolation and sleep on the pull out. But we knew that going in not a problem. We were surprised to find that the design of the interior added so much to the experience. Just a very well thought out little space with lots of great light and color. Fun to be up in the trees with a bright green countertop :-)"

- "This was a gem of a place. My family was a little hesitant at first to reserve this property because we usually like to have a full laundry (there is only a clothesline), but we were attracted to its lakeside location. And the location really is wonderful. We used the kayaks and paddleboards from the boat house on Herring Lake, the kids enjoyed swimming around the dock and pontoon, there is a fantastic forest trail behind the property, and a beautiful Lake Michigan beach is an easy ten minutes walk away. The cottage is part of a historic logging township and the setting is very relaxed with lots of outdoor benches and tables. The cottage itself was great for our family with two young kids, but would be a little small for two older/teenage children. Overall we had lots to do, from borrowing games, water play, using the playground, and walking the trails, as well as visiting our favorite spots in Frankfort and Beulah. We hope to return."

Check in time is after 4:00PM and check out time is before 10:00AM. Please note that we are not able to accommodate early arrivals or late departures from May – September. Any request for additional time will depend on availability of the rental and an additional fee may be added to the stay.

ARRIVAL: There is no formal check-in procedure. Arrival details are sent prior to your check-in date and will include the exact location of the property, parking and entry information. Guests will have a private, secure entrance and the rental is not shared by owners or other guests.

DEPARTURE: We do have a very short checklist we ask renters follow upon departure. It includes making sure the property is left tidy, furniture is in the same place you found it, everything is closed, locked and turned off, and the thermostat is set properly. These items will only take a couple of minutes but help staff immensely.

Please know that all rental policies and house rules are strictly enforced. This includes occupancy limits, age requirements, the ‘no parties’ and ‘no smoking’ clauses or any other rule posted online or within the rental. These are often defined by local ordinances, Homeowner’s Associations or other legal requirements and can result in fines or eviction if violated. We do not provide additional refunds for cancellations, late arrivals or early departures except as required in the posted cancellation policy.

Kitchen, dining room, living space, and a loft... all in one room! This is a tiny house on wheels built (by us!) on a 7 ft by 18ft. trailer. There is a ladder to the loft, so make sure to check out the photos to see if this is something you would be comfortable using. The bed is a comfortable foam mattress (Air B and B doesn't have this option). Bathroom facilities are in the house. Also near the house is a delightful outdoor shower-like rinse station with hot running water.

We have another tiny house on the property. Each tiny house has its own privacy. They are located approx. 40 yards apart, separated by a piece of forest. We built our family home in the woods behind this tiny house. When the leaves are out, the view is protected but in the shoulder seasons, you will see our house behind the tiny house. Just want you to know this!

You will have the whole tiny house to yourselves. Enjoy the hammock, relax by a bonfire, enjoy the stars. There are two sleeping areas. One is a private bedroom with a full bed and one is a room partitioned off with curtains and a full bed. The kitchen is fully equipped with the basics every kitchen needs.

There are a set of stairs down to the sugar sand beach. A fabulous rustic small cottage on a wonderful beach with a stunning view!

You can't get much closer to both lake Arcadia and Lake Michigan. This bright and clean two bedroom summer home is just across the street from a marina on Lake Arcadia and less than a 1/4 mile to the beautiful sandy beaches of Lake Michigan. AC installed but you might not need it so close to the lake.

The space
The location is amazing if you like water and beautiful sunsets. The house is a very tight and solid 1950s ranch home with old charm and modern upkeep. Perfect for a family or a small group of friends. Open living room dining room and kitchen area can accommodate a small gathering. Hardwood installed hardwood floors in the kitchen and living room. There is NO AC, only heat, so please open windows and use the fans if you get warm. The place is on the lake, so it is often 5-10 degrees cooler than inland during the summer.

Two full bedrooms with a full bathroom on the main floor can accommodate 4-6 guests depending on your sleeping arrangements. 2nd utility bathroom in the basement also available.

The living room has a large sectional and couch to seat 9 easily. Newly purchased entertainment system with HDTV, receiver, AppleTV, blue ray, and premium speakers is available for those times when you want to stream music or watch Netflix after a day on the beach. High speed Wifi internet available.

Clean full basement with fireplace, laundry, and a second utility bathroom and shower, a love seat and chairs. Bonus ping pong table downstairs if you want to have a late night tournament...not that it has ever happened before... there is also a small weight and exercise bench.

Guest access
Main house and basement. Use of the garage if desired for extended stays. The back patio and grill are also available for cookouts. Remember to turn off gas and clean up the grill after you are done.

Sheets, towels, and full kitchen are available. Please leave it clean and fully equipped for the next guest or for me when I visit from Boston. :)

The back corner of the basement has tools and storage and guests are asked to not enter that space.

Other things to note
We hope you treat our summer home as you would your own. Use it, relax, invite a friend, and treat it with care. We love it and would be there year round if we could. Shoes are left at the door and sand gets washed off your feet with a hose before you enter to preserve the new wood floors.

DO NOT turn the fan on for the AC, it is set to Auto and will turn on when there is heat. Otherwise I get $400 electric bills...and that doesn’t make me happy!

Too bad I get paid a lot more to work in Washington, DC...or I would be here all year and you would be out of luck!

Entertainment system. Samsung HDTV is connected to a Sony receiver which controls and connects an Apple TV and a BlueRay player. The sound comes out of two tower speakers. Turn on the tv, receiver, and select your source with the Sony receiver.

If you use the Apple TV, remember to log out of Netflix, and the Apple Store before you leave so the next person doesn't accidentally charge or use your accounts.

A Full kitchen (no dishwasher)is stocked with the necessities. One of the bedrooms boasts a sliding door to the deck for great views and the sound of the lake. Cable HD flat panel TV/DVD/WIFI are included. Washer/dryer available in the lower-level laundry room. If the weather is a little too warm, there are fans in each room. Typically, the breeze off Lake Michigan can keep you cool and comfortable.

The sunsets here are amazing and not to be missed. Night skies are breathtaking. For golf lovers, Arcadia Bluffs is just 3.5 miles away. Nature trails, dunes, and an amazing scenic overlook are also close. Make sure to explore the quaint towns of Arcadia, Frankfort, and Onekama. Manistee is 23 miles away. Arcadia Beach and Veterans Memorial are just minutes from the cottage. It is a beautiful drive north on M-22 to reach the Baldy Dunes or Sleeping Bear Dunes.

The rental is located in the Arcadia peninsula between Lake Michigan and Arcadia Lake. Arcadia has an ice cream shop, gift shop, coffee café, food truck, premier golf courses (Arcadia Bluffs) boat launch, tennis and pickleball courts, community hall with library and fitness center, public beach, and post office. Shopping can be found in Onekama (to the South) or Frankfort (to the North). Both towns offer the usual grocery store, bank, restaurants, gas station, hardware store. You will also find some super cute shops.

You will find some quirky things to do around Arcadia, such as Gravity Hill and Old Facefull! There is biking, hiking and kayaking all in Arcadia as well.

The space
Welcome to Dozing Bear Den - a 4500 sf home constructed in 2024 with big family gatherings in mind. Set on 2 acres with 114 feet of Lake Michigan waterfront, the beach is accessible with only 14 steps to the sand. The sunset views from the house are unmatched - from the two story great room, to 7 bedrooms with a lake view.

The home features 8 bedrooms in all (including two 1st floor primary suites), 5.5 bathrooms, a great room featuring oversized windows with a stunning lake view, and a 12 ft long dining table - perfect for entertaining multiple families. The first floor great room leads to the elevated deck with seating for 16, as well as a Blackstone grill. The 2nd floor includes a custom bunk room and a multipurpose room which can function as an office or kids playroom (with a daybed as the 8th bedroom). The house design allows for a walkout basement to a covered patio, with an 8 person hot tub. The basement has another common space with a 75” TV and more room for games, including shuffleboard and a peloton.

We have stocked our favorite games both inside and out - board games, cards, puzzles, cornhole, and bocce. There's a tandem kayak and stand up paddle board for calm water days. Nearby marinas at Crystal Lake or Portage Lake can facilitate daily boat rentals. We are only 4 miles from the famed Arcadia Bluffs Golf Club. Enjoy a traditional up north small town in Frankfort (11 miles away) or drive on gorgeous M22 up to Glen Arbor with various breweries and vineyards along the way. While there, check out Sleeping Bear Dunes its many hiking trails. The home is under a mile from the Arcadia scenic lookout and nearby trails and views at the Arcadia Dunes nature preserve. We also have 2 adult bikes, 1 tween bike, 1 kid bike with helmets for you to enjoy and explore all of this wonderful nature.

After decades of large family gatherings up north, we built this house to provide everything that a big rental home needs for a fun reunion or friends trip. We hope your family loves Dozing Bear Den much as ours does. Of note, the local regulations only allow 16 guests (2 per bedroom). We added all of the extra bed space for our own personal use, or in case you want to spread out.

The boring stuff/rules:
1. No parties, no illegal substances or activities, no smoking on the property
2. Primary renter over age of 25; please register each guest (message me names/ages). No overnight guests aside from those registered.
3. No pets.
4. Watch your children and use common sense with the waves/undertow on the lake or when using kayak/SUP. There’s obviously no lifeguard with the hot tub or beach. We have multiple sizes of life jackets. Lake MI can actually become dangerous with undertow.
5. Be gentle on the septic system - toilet paper only
6. No fireworks
7. Be a good neighbor with quiet hours 10p-8a
8. Follow all hot tub rules please (re: temps/settings/floater/cover).

Guest access
You have access to the entire 4500 sf home (aside from one locked closet in the basement + locked cabinets in the laundry room) and 2 acres of yard/woods.

Other things to note
This is rural but easily accessible from M22. We do have a long, gravel driveway. Since it is rural, there will be insects and animals nearby (please don't leave food outside, tempting to those animals). We do have the home/property treated regularly by a pest control company, but it is possible for bugs to enter the house (particularly at night if you aren't fast at closing the sliders).

It includes making sure the property is left tidy, furniture is in the same place you found it, everything is closed, locked and turned off, and the thermostat is set properly. These items will only take a couple of minutes but help staff immensely.

This includes occupancy limits, age requirements, the ‘no parties’ and ‘no smoking’ clauses or any other rule posted online or within the rental.
